Letter From The Editor As the fall season settles on Amelia Island, we’re reminded why it is such a special time here. While the days may still hold onto summer warmth, autumn quietly ushers in football weekends, the promise of cooler days ahead, and the anticipation of the holidays just around the corner.

Amelia Island Single-Family Homes The single-family home market during the first half of the year on Amelia Island experienced an increase in the number of home sales by 2% and a decrease in the average sale price by 1%. Inventory, measured by the number of homes available for sale, was up 15% per month on average during the 1st half compared to last year. Months of supply, a statistic which indicates how long it would take to sell all current listings at the current sales pace if no new listings were added, was 5 months in June 2025 which was the same as June 2024, despite inventory being 14% higher in the same period. The 10 year average for months of supply in June is 5 months with a low of 3 months during 2021 and 2022 and a high of 7 months in 2015. The 1st half of 2025 saw 424 new home listings which is higher than the covid years but slightly less than the average during the five years prior to 2020. In general, we are seeing more of a balanced market that is similar in activity levels to 2016 through 2019. Even though the number of sales are less than those years, so is the amount of inventory for sale making the ratio of sales to inventory about the same. This relative balance has kept pricing stable.

Breaking the sales numbers down by price point, there were 19 more sales (12% increase) in the $1m and under category in the 1st half of 2025 compared to the previous year. Inventory of homes in this price point was up by 25%. The $1m to $2m price range had a decrease of 14 sales or 20%, while inventory was up 6%. The $2m to $3m price range was down 3 sales in 2025 with an average of 4 more listings for sale each month. The $3m to $4m price range was even between the two time periods with an average of 5 more listings for sale each month. The $4m to $5m price range was down 1 sale in 2025 with an average of 1 less listing for sale each month. $5m plus sales were up 4 in 2025 with less inventory. In fact, there was only 1 sale over $5m in the 1st half of 2024 compared to 5 sales in 2025 and this was with only half of the inventory available for sale.

The fact that 1st half 2025 sales activity, defined by the number of sales compared to the amount of inventory, is similar to the 2017 to 2019 markets is interesting as there are two key differences between those markets and 2025. The average sale price of single-family homes on the island has more than doubled since then as has the average interest rate. The combination of higher prices and interest rates raises some questions about affordability in the future. At current pricing levels, can demand keep up with supply?

1 Half MarketMarket UpdateUpdate 2025 It is interesting that the sales gain in the 1st half of 2025 over the previous year was a result of increases in the $1m and under and the $5m plus categories. The $1m and under price category as a percent of total sales and as a percent of total inventory has been decreasing each year since 2018. The 1st half of 2025 saw a reversal of this 7 year trend with the $1m and under category increasing as a percent of total for both sales and inventory. Is this a sign that affordability is starting to impact the market? We think the primary reason the $1m and under price category had a significant increase in sales in the 1st half of 2025 was because this price category experienced the the brunt of the inventory shortage over the past 5 years. Since 2020, the inventory levels in this category have been an average of 60% lower than inventory levels from before 2020 so the 25% increase was a welcome event for buyers in this price range. On the other side of the pricing spectrum, the fact that the $5m plus price category saw an increase in sales despite lower inventory demonstrates continued demand from high-net-worth buyers. We believe inventory will stay lower than the pre-covid years as higher interest rates will encourage some sellers with existing low interest rate mortgages to stay in their current home. We expect to see continued activity this fall, particularly with the Fed lowering interest rates in September. If the stock market remains strong, we could see a flurry of activity as some buyers who have been waiting on the sideline jump back into the market.

Amelia Island Condos The Amelia Island condo market experienced a 33% decrease in the number of sales compared to the previous year. The average number of condos listed for sale per month during the 1st half of 2025 was up 58% compared to 2024. This level of inventory is 196% higher than the covid lows yet comparable to pre-covid years. However, the same inventory levels in 2017 through 2019 were generating over 150 sales during the 1st half of each year, compared to 76 in 2025. Despite the large drop in sales, the average sale price was up 2% in the 1st half of 2025 compared to the previous year. Breaking condo sales down by price point, all price points saw a decrease in the number of sales except for the $3m plus category which increased from 4 in 2024 to 5 in 2025. All price points had an increase in inventory levels. Months of supply for condos was 14 months in June of 2025 compared to 5 in June 2024.

The average months of supply for the 1st half of 2025 was 14 compared to 6 during the 1st half of 2024. In fact, the average months of supply during the 1st half of every year for the past 10 years are as follows: 6 in 2024, 4 in 2023, 3 in 2022, 3 in 2021, 8 in 2020, 7 in 2019, 8 in 2018, 7 in 2017, 11 in 2016, and 13 in 2015. The increase in months of supply is consistent with the rest of the country as the Wall Street Journal reports it is at a 10 year high.

The statistics from the 1st half of 2025 show a sharp slowdown in the condo market. Although the average sale price was slightly higher than the previous year, condo pricing will face headwinds should the current trend of lower sales and higher inventory continue. We believe there are multiple factors impacting the condo market. The cost of owning a condominium has risen due to increases in insurance and new reserve funding requirements that resulted from the Surfside condominium collapse. The impact of the recent legislation varies from condo to condo depending on each condo’s physical condition and the association’s financial health.

Economic uncertaintly through the first half of this year softened buyer’s confidence which impacted both the single-family home and condo markets. However, increasing carrying costs of condo ownership likely encouraged some sellers to list which increased the condo inventory. Economic uncertainty tends to impact the condo market more than the home market since a larger percentage of condo sales are discretionary purchases like vacation rentals versus homesteaded properties. We think buyer uncertainty is the biggest factor impacting the condo market. Over time, condo associations will adjust to the new reserve funding requirements and it will actually be a positive for associations as buyers will have greater confidence that condos are well-managed and properly funded.

Similar to our thoughts on the single-family home market, a drop in interest rates, if accompanied by continued strength of the stock market, could create increased buyer activity during the second half of 2025.

Amelia Island Plantation The Amelia Island Plantation (AIP) market mirrored the overall Amelia Island market. The number of single-family home sales was up 2 or 11% while the average sale price was up 14%. Average pricing from such a small data set can be heavily skewed by variations in the type of properties sold. There were multiple large homes with high price points that sold in 2025 which shifted the average sale price up but the average price per square foot down. For example, there were 4 sales of homes with over 5,000 square feet in 2025 as compared to only 1 in 2024. Inventory of single family homes in AIP is extremely low. At the time of this writing, there are 10 homes active for sale in AIP. In June 2025, the total number of active listings (which includes pending sales) was 13. For comparison, the inventory of single-family homes for sale in June for the past five years was 30 in 2024, 22 in 2023, 16 in 2022, 14 in 2021, and 31 in 2020. The average inventory of AIP homes for sale in June for the five years prior to 2020 was 52. With inventory so low, prices have remained stable. AIP condos had a 33% percent reduction in the number of sales while average inventory for sale each month was up 78% over last year. AIP condo inventory levels are up 200% compared to the covid lows and are consistent with 2016 and 2017 inventory levels. Despite having similar inventory levels, the number of sales in the 1st half of 2025 was 60% less than the average number of sales during the 1st halves of 2016 and 2017.

The Answer Will Come God never promises a life free from trials, but He does promise to walk with us through every step of the journey.

The year 2020 was a trying time for the world. Everyone has stories from that year that nobody would have believed possible the previous year. We know wives who were not allowed to be with their husbands as they died alone in hospitals. We know fathers who were not allowed to be with their wives as their first child was born. People died and family members didn’t see each other for a year trying to protect themselves and their loved ones. It was an awful year for many people. Despite all the negative circumstances, there was much good that came out of 2020 as people gained clarity about what they valued in life and realigned their priorities accordingly. For example, appreciation for family and community gatherings grew as did emphasis on health and wellbeing.

Our family experienced the stress and beauty of 2020 as both love and death touched our lives. We lost loved ones that year but we also witnessed the hope of new love. Babies were born. Weddings were had. In fact, the greatest gift to my life occurred in 2020 when I married Carrie Freeman, the love of my life and the future mother of our two beautiful children. As we celebrated our five year anniversary this year, we reflected on the lessons we learned going through our “covid” wedding. Even just five years later, some of the minor details had begun to fade from memory so we decided to document what happened and what we learned in order to share with future generations. This is an attempt to tell that story.

The journey Carrie and I had through the beginning months of 2020 leading up to our wedding on April 4th was the most transformative experience of our lives. The world had gone into upheaval with the onset of the coronavirus as announcements of more covid cases scrolled across all media channels. We have photos on our phone of Harris Teeter with many empty shelves and no toilet paper. Announcements of major event cancellations and business closings came every week. Nobody knew what was going on or what to expect as the normality of everyday life was slipping from our grasp. In times like this, when the future is opaque, one has to rely on faith to move forward with conviction and courage. But faith in what or who? For Carrie and I, the answer came through the process of having all the material aspects of our wedding stripped away from us.

With no other resource to help, we found ourselves praying to God more each week. Then amazingly, in ordinary moments or through small acts of kindness and love, we would be overcome by a powerful sense of peace, despite the circumstances around us. We could only describe these experiences as evidence of the divine.

One of these moments for me was when I realized for the first time that our wedding was not likely to happen. It was mid-March and everything was in the process of shutting down. Events were still allowed to occur but they were limited to 50 people. Covid was still very new at this point. Only a few weeks before, the virus outbreak seemed isolated to China. We were weighing the decision on whether to go ahead with the wedding and reduce the invite list from 170 people to 50 people or to postpone the event. The safest option was to postpone the wedding but the risk of postponing the wedding was not knowing when we would be able to have it. Would it be a month, a year, or more? Carrie and I were in our mid-thirties and postponing the wedding a few years could create challenges for starting a family given our ages. These were the concerns I was considering one afternoon as I was about to order lunch from Jersey Mikes. I sat in my car, praying to God to end covid and let our wedding happen. Then, as I waited in line to order my lunch, “New York New York” by Frank Sinatra started playing on the speakers in the restaurant. This was one of my grandmother’s favorite songs and it always reminds me of her. Hearing the song, I felt a strong sense of calm come over me and an inner voice say “everything is going to be ok.” When I walked out of Jersey Mikes carrying my Italian sandwich, I felt a newfound peace that I can only attribute to God. I’ll admit this sense of peace did not stay with me constantly as world events kept trying to steal it over the following weeks. Yet, it wouldn’t be the last time God brought peace to Carrie and I and it was a sign of things to come.

Carrie had a similar experience around the same time. Before she became a mother, my wife worked with her mom as a cardiac sonographer. She scanned the hearts and carotid arteries of 14 patients a day. Her ability to connect with people is one of her strengths and naturally she had great conversations with many of her patients. Leading up to our wedding, a conversation with one particular patient made a great impact on us.

This patient probably doesn’t recall the conversation because on the surface, it wasn’t necessarily remarkable.

During their 20 minutes together, Carrie and this patient talked about the troubling world events and Carrie shared our wedding challenges. She concluded her story with “I just don’t know what we should do.” The patient looked at her and said “the answer will come”. That simple statement brought peace to my wife.

When she told me about this conversation later that evening she couldn’t explain why a statement so simple as “the answer will come” gave her such peace. She could only conclude that God was sending her a message.

To this day, when Carrie and I face a challenge with no immediately apparent solution, we say to each other “the answer will come,”we thank God, think of that patient, and feel at peace.

A few weeks after Carrie’s conversation with her patient, the answer to our wedding dilemma did come.

Three days before our planned wedding date, the state of Florida shut down, restricting any activity except those deemed essential. Our wedding, which had already gone from 170 guests to 50, was now likely not to happen at all. Gatherings were limited to 10 people and we couldn’t be inside. The church where we were planning to get married closed its doors. The businesses that we had already paid to handle the various aspects of the wedding were not deemed essential and were closed down. We had no idea if we would get any of our money back. Our honeymoon, the most expensive trip I had ever booked which was scheduled to be in four days, wasn’t going to happen because of travel restrictions and our money was not refunded. A wedding is a significant financial investment for a young couple and all of that money we had spent looked like it might have been lost. We were faced with postponing our wedding to an undetermined date and wondering if we would be able to afford paying for it twice.

After the announcement to close the state by the governor, Carrie and I took a walk. We didn’t speak much.

We thought and prayed silently as we walked along the greenway that once was the Ocean Links golf course.

We stopped by the old sixth hole’s tee box which sits atop a huge sand dune overlooking the ocean. We sat on the grass watching the waves crash on a deserted beach which had been closed by the state. In the distance, we could see vacant cruise ships, shut down due to covid protocols, stationed off the coast. It was eerily quiet.

The deserted beach and empty cruise ships were a conspicuous reminder of the covid environment that created the challenge we faced. After a few minutes, Carrie turned to me and said “I want to get married to you in three days on April 4th. I’ve waited 34 years to find you, I don’t want to wait any longer.” The answer had come. The familiar sense of peace we had felt in certain moments before returned, albeit stronger. We would forgo the pomp and circumstance of our planned wedding and get married in three days, whatever it took. At that moment when Carrie made the decision to prioritize our marriage over the material aspects of the wedding itself, I fell even more in love with her. We called the pastor who was supposed to marry us, to see if she still would. She said “marriage is essential to God therefore it is essential to me, so yes.”

We had to plan a new wedding in two days. The wedding location needed to be outside and the answer seemed obvious: the old tee box overlooking the ocean. Our wedding guests were limited to our parents, each of our best friends, our siblings, and my aunt. Each and every one contributed to our special day. My parents offered to host a small reception at their house after the wedding. Carrie’s mom made a bouquet of flowers for her to hold during the wedding. Our best friends surprised us with a photographer to document the special day, offered to do hair and makeup for the girls, and helped prepare the wedding spot.

Our wedding day was the most beautiful day of our lives. After weeks of stress, there was none on April 4th, 2020. We got married in the most picturesque setting with our closest family and friends. We prayed, laughed, and cried together. We sang Amazing Grace and after reading the vows we wrote ourselves, Carrie and I said “I do”. That evening we gathered at my parent’s house for a reception where lasagna was served and lots of wine was consumed. It wasn’t fancy. There was no cake cutting, swanky band, or sparkler send-off for the bride and groom. But there was lots of love. Everyone in attendance had quality time with each other and by the end of the night our hearts were full.

To this day, people ask us if we are going to host a renewal wedding so we can have the “wedding of our dreams.” Afterall, Carrie didn’t wear her wedding dress, which I still have not seen to this day even though it is hanging in a closet in what is now our son’s room. I remember well-meaning friends and family sending us messages afterward saying “I know this wasn’t your dream wedding” or “we’re so sorry your wedding wasn’t what you wanted.” But I don’t think we will host another wedding because we felt that ours was perfect and complete. Yes, it wasn’t the wedding we thought we wanted, but it turned out to be the wedding we needed. We were too focused on material things and not focused on what truly matters. God had answered our prayers in a way that only He can. Despite our own wills and intentions, God gave us a wedding that recentered our lives around His will. It was a launching point for a new life in holy matrimony that would prove to be fertile grounds for starting a family with strong foundations. A key part of a strong family is creating shared stories that celebrate the family’s values and teach them to future generations. Our wedding will be one of these stories for our family. The key lesson we learned which we plan to share with our children is that God never promises a life free from trials, but He does promise to walk with us through every step of the journey.

Carrie and I both felt God’s presence and guidance through our experience. Covid was an unprecedented journey with no map to guide us through the constantly changing terrain. We, just like everyone else, felt like a sailboat at sea being tossed about by waves of a storm. The only mooring that we could consistently find was our faith in Jesus Christ. After struggling against the tide in the beginning by relying on our own wills, we eventually found peace in submitting to God’s will. About The Miller Report The Miller Report is Amelia Island's only luxury real estate magazine and is published by the Miller Group of One Sotheby's International Realty. This magazine is directly mailed to luxury properties on Amelia Island with the goal to inform our readers about Amelia Island's luxury real estate market, promote local businesses, and celebrate the luxurious yet approachable lifestyle offered by our community. About The Miller Group The Miller Group is dedicated to serving the Amelia Island Community and is one of the top producing real estate teams in Nassau County. Our family’s history in the community extends back to 1974 when David F Miller Sr. purchased a Captains Court Villa in the Amelia Island Plantation, moving here permanently in the 80's. David Miller Jr. and his son, James, moved here full-time in 2001. David Miller Sr. and David Miller Jr. owned a real estate development company that developed a few local neighborhoods but primarily focused on building and operating climatized selfstorage facilities throughout the southeast. After graduating from the University of Florida, James spent 6 years in retail sales management before starting the Miller Group real estate sales business in 2016.
