PLANTATION ANALYSIS Wow. What a year. 2020 was one of the biggest years in real estate for the Amelia Island Plantation. Not only did the number of sales increase by 12% during a year plagued by a pandemic, but average and median prices increased across almost every category. You can see these impressive statistics on the previous pages. From January through May 2020, there were 30 fewer sales as compared to the same time in 2019. The lockdowns and fear associated with the coronavirus impacted sales in March, April, and May. May experienced the largest drop with a decrease of 14 sales, year to year. But the trend of weaker sales started in January and February, before the pandemic, as a result of decreased inventory. For most of the first half of 2020, it looked like it would be a tough year for real estate sales. Then June came and the trend reversed. There was an increase of 8 sales between June and July over the previous year. Most likely these were spring sales delayed due to the coronavirus. After July, sales skyrocketed with year-to-year increases of 44%, 145%, 114%, 100%, and 21% respectively for the remaining months of 2020. More impressively, these sales increases occurred with historically low inventory levels for single-family homes which ended the year with a 34% decrease in the number of active listings. Condo inventory was also low, but not nearly as much as single-family homes. Pricing is always difficult to analyze because many factors (age, condition, views, etc.) influence average and median prices. However, the increase of Amelia Island Plantation property values in 2020 was clear. Here are a few specific examples. A 4th floor Piper Dunes Villa sold for $1.6M in December 2020. In February of 2020, a 6th floor Piper Dunes Villa (higher floors usually command a higher price) sold for $1.3M. In 2018, two 4th floor Piper Dunes Villas sold for $1.09M and $985K. Another example is the increase in price per square foot of marsh-front homes from $351 in 2019 to $374 in 2020. This increase occurred despite the fact that many of the homes sold in 2020 needed updating and were larger on average than homes sold in 2019. The good news for sellers is price increases are continuing in 2021. Inventory remains historically low for single-family homes. If you are currently looking to purchase a home in the Amelia Island Plantation, you only have 6 options to consider (at the time this article was written). By comparison, we reported low inventory in our March 2020 Miller Report when there were 24 homes for sale. Condo inventory has also dropped in 2021 and is reaching historically low levels in March. Currently, there are 12 condo listings for sale with 20 under contract. The bottom line? If you have any interest in selling, now is the time!


FOUND OBJECTS & THE COLLECTED LOOK I love the term "found object"...that unique something found in an antique or vintage store, a resale store, a flea market or discovered during your travels. Interior designers talk about the collected look...those special items that are fun to incorporate in your home design...the mixing of different styles...the juxtaposition of the old and new. I love using these special finds in my still-life paintings as well as displaying them throughout the home. Nothing is more fun than scouring antique and vintage shops searching for the right vessel for a flower arrangement. Many times I use some old vase that has been gathering dust in my armoire...or a sentimental item that sits on a vintage piece of furniture. (One of my favorite vessels is a pewter samovar that belonged to my Grandmother).

On this wall in my sunroom I surrounded an antique planter's desk found in the North Carolina mountains with 3 of my flower paintings. On top of the planter's desk is a collection of antique medicine bottles all in purple or aqua and part of a collection of perfume bottles. The purple and blues set the theme. My painting to the right of the desk captures an antique buffet with "a painting within a painting". I painted this antique buffet, including a section of an Ellen Diamond painting I own, with tulips in my grandmother's samovar and a photo of my parents celebrating their engagement. This is a nice way to capture a client's special niche or a favorite display of their collected items. And you don't have to put all of a collection together in one spot. I used only one perfume bottle on the planter's desk that had the correct colors, blues and purples. The rest of my perfume bottle collection is on an antique chest in the bedroom, joined by a vintage oil lamp and antique mirrors.


FOUND OBJECTS & THE COLLECTED LOOK When remodeling our old family home, as with every home we have built or remodeled, we have always combined the old and the new. I've always loved antiques and vintage finds, especially in case goods...armoires, desks, buffets, apothecary cabinets and small antique bamboo cabinets. These pieces were very important in their time because homeowners relied on them for storage rather than large closets. Dave and I knew our old family home did not have as much storage space as some of our larger homes so we used our antique case goods for extra storage.

I find that I am using my antique armoires to store vases, table decor, chargers, and glassware. I use an old, antique apothecary cabinet I bought from The Plantation Shop on Amelia Island, to store napkin rings and dining room accessories, such as platters and place cards. Love the mirrors and hand carving on the doors. What a great way to utilize all those drawers! I am using an old bamboo armoire in the toilet room of our main bath to store bed linens, towels and toilet paper. I have collected antique bamboo cabinets over the years (most of them bought at The Plantation Shop). These cabinets with glass fronts are perfect for holding different unique collections. In the bathroom, a cabinet holds my mother's old lace gloves, vintage mint julep cups, Jefferson cups, art deco perfume bottles, vintage mirrors and my parents' framed wedding invitation. Another antique bamboo cabinet houses a collection of sugar and creamers. While showing a friend the wooden shoes my father brought back from The Philippines after serving his country in the army in both the European theater and the Pacific theater during WWII, I decided to leave them out. Enjoying them every day.


FOUND OBJECTS & THE COLLECTED LOOK I love visiting other homes, seeing how people like to decorate and display their collections. Julie Johnson of Julia Hall Interiors along with Benjie McEntyre have helped me with 3 homes and are experts in all areas of design, from kitchen design, lighting, plumbing fixtures, coordinating colors, choosing fabrics to reupholster the items I want to keep...Any and everything I've asked them to do. They know how to layer your collections to give you the most enjoyment out of those found objects!
