TO REMODEL OR NOT? THAT IS THE QUESTION. When The Millers bought a lot and built a home in Sawgrass in Ponte Vedra in the early 90's, we remember talking with a builder who had recently relocated to Northeast Florida from South Florida. He wanted to build new homes and he said the good coastal property in South Florida was already built out and the only home construction options were to rebuild or remodel on existing properties. At the time, Sawgrass and the Amelia Island Plantation were seeing unprecedented new construction. Fast forward to the present and we are now in a very similar situation as South Florida was in the 90’s. Not many communities have our beaches, marshes, the intracoastal waterway, tree canopy, golf courses, and private, intimate lots. Because of these special attributes, the The Plantation is close to being built out. There are not many lots available. It’s the land that is so valuable. Which means...when homes become available on the market, many times they may be dated, perfect for their time, but…trends change...things get old...homes need updating. Because we live in this special community, buyers may have to be willing to adapt. Depending on the age and condition of a home there are many options when deciding on a remodeling plan. If it is a very dated home on a spectacular lot it might be considered a total tear down. You could rebuild the house exactly as you want. Another option would be to stay within the original footprint, which would save foundation and roofing costs. Our family has done all options here on The Plantation...a basic teardown and rebuild the first time around, a remodel of an oceanfront condo (mainly redoing the kitchen and a few bath changes) the second round and most recently we remodeled our current home, changing many things, but basically living in the original footprint. Our current home was originally a small three bedroom, three bath home with a tiny kitchen, a breakfast area, and a large great room. David Miller Senior remodeled the home adding a large dining room, a large screened-in back porch, an over-the-garage suite and a minor kitchen and bath remodel. Very basic. The roof was also replaced at this time. When Dave and I bought this family home on Marsh Creek we knew that this special property needed a facelift. We decided to stay within the footprint so as to utilize the existing roof, but major changes were made during the five-month renovation. After living in the over-the-garage suite during the renovation, we now have a cozy home using every room in the house. All pipes, electrical, insulation, and heating and air were replaced. French oak wide-plank wood floors were used throughout the house. Some windows and the sliding glass doors were replaced. The front door and all decks were replaced.
TO REMODEL OR NOT? THAT IS THE QUESTION. A total kitchen remodel included ripping out the drop down ceiling, reclaiming space over the kitchen that previously housed air handlers. We added wood to the vaulted ceiling, (knowing the vault was already there), stained the wood to match the rest of the house, then whitewashed the wood throughout the house for a lighter feel. We bumped out several walls by removing a foyer closet and wet bar and ripped out a pass-through counter. All new appliances and dramatic leathered quartzite countertops with the feel of oyster shells or waves in the ocean, are highlights of the new kitchen. An unused small screen porch was enclosed becoming a larger laundry room, butler’s pantry and wider hall.

TO REMODEL OR NOT? THAT IS THE QUESTION. The most important consideration during the remodel was to keep the view to the marsh open…from the kitchen, through the dining spot (with a special Aidan Gray chandelier created and designed for that “one of a kind” look) to the sunroom, to the marsh. The large dining room became the sunroom... a favorite room with its lofted cypress beams and ceilings that fit perfectly in the marsh side location. A very small master bath was enlarged by taking space from the old laundry room and closet finding room for a large tub and shower.

THE MILLER GROUP REAL ESTATE SHOW HOW THE SURFSIDE CONDO COLLAPSE COULD IMPACT LOCAL CONDOMINIUMS As a result of the Surfside condominium tragedy, The Florida Bar formed the Condominium Law and Policy Life Safety Advisory Task Force. The task force's mission was to review the condominium and other laws to suggest amendments that would help prevent future accidents. On October 12th, 2021 the task force issued its report with numerous recommendations which include mandatory maintenance schedules, frequent engineering studies, reserve requirements, and more. The report only includes recommendations and it is uncertain what the Florida Legislature will pass into law. However, what is certain is that changes are coming that will impact how condominium associations operate. Our local condominium boards must be aware of the potential changes and prepare for the inevitable. In this series, James and Dave discuss the potential impacts on our local condos and how the boards might best prepare for them. The first episode is an interview with Jason Hambrecht of CSI Engineering about condo maintenance. The second episode is an interview with Ben Stephens of Capital City Home Loans, LLC about how lender requirements have changed for condo loans.
