THE NEW STATUS SYMBOL IS FEELING ALIVE BY SARAH JANSEN-MOUNT

P

icture your happy place. Where do you go? Perhaps you’re sitting on a quiet beach, warm sand beneath your feet. Maybe you’re lying in a forest meadow, watching sunlight filter through the trees or swiftly skiing down the slopes of a snowy mountain. Or perhaps you’re tucked into a soft bed, your body relaxed and—for a sweet moment—free of any demands.

It became the freedom to move through the world unmistakably as yourself. His debut collection was not presented as a flawless decree, but a "proposal"— one he wanted the freedom to test, evolve and even get wrong.

What if this is luxury?

For generations, luxury offered us a thrilling language of beauty, craftsmanship and distinction: the right labels, the right address, the recognizable markers of arrival. We bought into the dream. And why wouldn’t we? Beautiful things can bring genuine pleasure. Exceptional materials, extraordinary homes, exquisite clothes, art and travel can enrich our lives. But the dream was incomplete. Consumption alone could not deliver everything it promised. The perfect life, it turns out, cannot be purchased off the shelf or validated with enough likes on social media to become real. So, we’re going deeper. The new luxury begins with

knowing yourself: what restores you, what moves you, what you value and how you want to feel. Put plainly, luxury is getting to live in your body, be present and not feel like sh*t.

At Art Basel 2026 in Switzerland, Nairy Baghramian transformed the fair’s 60-meter fountain into an expansive sculpture and 48-meter public bench—an artwork that invited visitors to stop, sit and experience it with their bodies. Amid one of the world’s largest art marketplaces, the most meaningful gesture may have been the invitation to pause.

It's the privilege of feeling safe, restored and alive. It is inhabiting your life rather than performing, documenting or purchasing the appearance of one. It is saying: I know this. I chose this. This feels like me. This doesn’t diminish the value of beautiful things. Quite the opposite: it asks us to appreciate them more deeply. To recognize the hand behind an embroidered jacket, the provenance of a piece of art, the grain of natural stone and the way a room holds the afternoon light. New luxury knows the difference between cost and quality, ubiquity and rarity, trend and taste. It understands that discernment— knowing what is good and why—is its own form of pleasure. At Chanel, Matthieu Blazy brought the house’s 2026 Métiers d’Art collection into a New York subway station. Models emerged from a train as an eclectic cast of city characters, bringing exceptional craftsmanship into the infrastructure of everyday life. Luxury was no longer a uniform or something kept on a pedestal.

Oversized windows frame sweeping views of the hills and treetops, while a chef’s kitchen and a separate prep kitchen is designed for serious use. Here, quality is not simply something you see; it is something you experience in the weight, texture and function of the home. Grandeur invites you in, asks you to exhale and makes room for real life. These shifts reflect a shared desire to exchange prescribed taste for personal meaning and flawless performance for something warmer, more human and more real. You.

Across architecture and hospitality, placeless perfection is giving way to warm, tactile spaces rooted in nature, and the way people actually want to feel. On the Greek island of Tinos, the villas of Pnoēs emerge from the rugged terrain in dry stone and limewashed walls, opening themselves to the island’s light, wind and water. Here, luxury comes not from imposing a global aesthetic, but from creating an intimate relationship with one particular place. That impulse is also taking shape closer to home. The Agency’s Blair Chang and May Nachum are representing The Collection at Hidden Hills, including 25079 Jim Bridger Road—an estate of extraordinary scale designed around something more intimate: how it feels to live there. A sculptural olive tree rises from a bed of pebbles inside the home, introducing a language of natural stone, and custom cabinetry.

The new luxury is about agency: the freedom to create a life that feels unmistakably your own. To feel at home in your surroundings, in your life and in your own skin. The Agency was built for this moment. We believe home matters—not simply as something beautiful to own, but as the setting for everything that makes life meaningful. The right home can offer privacy, connection, restoration, inspiration and the freedom to live according to your own rhythms. Luxury has always been about desire—and the new luxury asks us to desire more honestly and from a deeper place. To seek quality and beauty not as substitutes for meaning, but as expressions of it. So, be honest: Where’s your happy place?

HOW THOUGHTFUL GIFT-GIVING IS AN EXTENSION OF CLIENT CARE

ALL

THINGS

CONSIDERED UNFORGETTABLE EXPERIENCES "I like to book a family photo shoot with a professional photographer, capturing a picture-perfect holiday card to send out in December. I even take it one step further by arranging for a local designer to create special holiday and home decor for the winter season." Yvette Stout, Los Altos, California "We’ll give a luxury getaway at The Resort at Paws Up in nearby Greenough. It offers an unforgettable Montana experience including fine dining and horseback riding. We love the Green O, their intimate adults-only retreat. We’ll gift a guided rafting trip through the Alberton Gorge with Montana River Guides." Emily Mackenroth and Leland Reed, Missoula, Montana

STATEMENT GIFTS “I note things my clients like as we work together. If they drink tea, for example, I might give them a tea set from Hermès. Or I try to find out their color scheme so I can pick the right type of china to match. For an apartment with a grand terrace, a Dior tray would make a beautiful display piece” John Antretter, Manhattan, New York “A hand-selected Rolex… and a bottle of champagne! It’s something that will appreciate over time, and every time the client wears the Rolex they will know who bought it for them… and remember that agent for life.” Christina Aguirre, Los Gatos, California

“I love giving gifts that become part of the home itself. One of my favorites is having custom outdoor pillows made from premium fabrics, with colors selected to complement the buyer's personal style. It's thoughtful, practical, and every time they enjoy that space, it reminds them of the moment they made it theirs.” Clari Vega, Costa Rica “A handcrafted custom hat from Double H Custom Hat Co. in Darby, Montana. Each is individually shaped and fitted, creating a one-of-a-kind piece that will be treasured for generations.” Emily Mackenroth and Leland Reed, Missoula, Montana “We love giving to our Venice clients Venice-Opoly, a custom board game celebrating iconic local spots like the Canals, Muscle Beach, and the Venice Sign. It's a playful gift for buyers who are new to Venice, or for sellers leaving the area who'll miss it and want a nostalgic keepsake. We love that it's a connection to the community!” Michael Grady, Venice, California

TASTE OF PLACE “We make a lot of baskets at A Côté, the general store next to Zinqué in Venice. We like to get creative, and they have a lot of bespoke items such as olive oils, cutting boards, mezcal, linen napkins, natural wines, and books.” Alice Cannington and Malyn Dahlin, Brentwood, California “A handcrafted Sardinian ‘Welcome Home’ basket, carefully curated with high-quality, local products that represent the authentic spirit of Sardinia, such as a bottle of wine from Gallura, artisanal Sardinian honey, traditional Sardinian biscuits, and a handmade ceramic piece.” Salvatore Baldinu, Sardinia, Italy “We’ve given a freezer stocked with premium, locally sourced beef from The Oxbow Cattle Company, giving clients a true taste of Montana while supporting local ranching families.”

CRAFTED WITH CARE “I make personalized needlepoint signs. I love the signs that sit on stands they can put anywhere in their home, or serve as an ornament. It's a lot of time and effort, but gorgeous and completely personal.” Chelsea Picken Cain, New York City, New York

Not Home for the Holidays Five Places to Spend the Season

Sun Valley, Idaho Winter here trades in discretion. The Kennedys, the Fords, and generations of famous names have chosen Sun Valley precisely because it doesn't perform for anyone. Our region's snow-globe-like seclusion attracts the same seasonal crowd year after year, looking for an unbothered escape. We also get more than 250 days of sunshine a year, and that includes winter! Visitors can enjoy world-class skiing on Bald Mountain by day and some of the most spectacular starry skies by night.

Sardinia, Italy

Robyn Moir, Managing Partner

Sardinia attracts winter visitors with its mild Mediterranean climate, making it the perfect destination for those looking to escape colder weather. Winter also reveals the Sardinia that locals know and love. The beaches are wonderfully peaceful, villages return to their authentic rhythm, and visitors can enjoy a slower, more personal connection with the island. Winter unveils a completely different side of the island. You can hike through mountains and canyons in the morning, then enjoy lunch overlooking crystal-clear waters in the afternoon.

Salvatore Baldinu, Managing Partner

Tampa Bay, Florida Winter is one of Tampa Bay's most energetic seasons— it’s the perfect escape from colder climates with average temperatures in the 70s and abundant sunshine. In the winter, seasonal residents return, visitors arrive from across the country, and the entire region feels more vibrant. Many people are surprised by how diverse the Tampa Bay lifestyle is—championship golf, pro sports games, Michelin-recognized dining and a thriving arts scene are all within a short drive. Winter showcases why so many people decide to make Tampa Bay their permanent home after first visiting.

Brian Hyser, Managing Partner

Belize During the winter months, Belize stays warm and offers many opportunities to experience the country from sunrise to sunset. Many people are surprised by how much diversity Belize offers within such a small country. Visitors spend their days boating, fishing, snorkeling, kayaking, hiking, exploring ancient Mayan sites or inland waterfalls. The social atmosphere is welcoming and vibrant, with beach gatherings, live music, and opportunities to connect with both locals and international visitors. Belize is a place where people quickly feel at home, build lasting friendships, and often begin imagining a future here beyond their vacation.

Dean Astren, Managing Partner

The Abacos, Bahamas Winter here has a different energy. Friends and families return to their island homes, marinas come alive, and you start running into familiar faces everywhere you go. It's a more laid-back crowd than the summer visitors, where people are more interested in slowing down, reconnecting with friends, and enjoying everything that makes The Abacos special. I've always said The Abacos is perfectly imperfect, and I think that's exactly what people fall in love with.

COOLER SEASON, HOTTER TAKES Agents Debunk The Biggest Fall Market Myths The temperatures might be cooling down, but real estate markets around the world are just starting to heat up. From Southwest Florida to the San Fernando Valley, Canada to Portugal, we asked our global team of agents to separate fact from fiction and debunk the biggest myths about buying and selling during the fall season.

What's the biggest myth you hear about the fall real estate market? And what's the reality on the ground in your area? NAPLES, FLORIDA “I actually think fall is one of the best times to be on the market in Naples. The tourists may not all be here yet for the season, but the buyers who are looking tend to be intentional. They're planning ahead, making decisions before the end of the year, and paying attention to new inventory. I don't look at fall as a slowdown, but as an opportunity to be in front of the right buyers before everyone else floods the market during peak season.” Chris Resop, The Agency Naples SAN FERNANDO VALLEY & CALABASAS “Sellers assume that buyers (typically families in my realm) are hyper-focused on getting their kids back in school and routine, so they think it’s not a time that buyers are focused on purchasing — but ultimately it's quite the opposite. Once kids are settled, families can make space to get their search on and find the next home for them to spend the holidays in.” Michelle Schwartz, The Agency Sherman Oaks, Studio City and Calabasas PORTUGAL “One of the biggest myths is that the market slows down significantly in the fall. While that may be true in countries with harsher winters, Portugal is a different story. From what we see on the ground, autumn often brings more focused buyers. The summer holidays are over, people return to their routines, and those entering the market tend to be ready to make decisions rather than just browsing.” Ayres Neto, The Agency Portugal CANADA “One of the biggest misconceptions is that the fall market is just as strong as the spring market, when in reality it's a much shorter selling window

where timing is critical. Sellers who want to maximize buyer demand should aim to list by early September and ideally close by the end of October, before holiday distractions slow buyer activity.” Steve Bailey, The Agency Waterloo Region, Brantford, Oakville, Muskoka, Toronto West, York Region, Niagara, Halifax and Sarasota NEW YORK, NEW YORK “One of the biggest real estate myths is that spring is the best time to buy. In reality, many buyers who have been searching throughout the summer find that inventory improves significantly after Labor Day. For families, if they want to be settled before the next school year, the search often begins in the fall so they can close, move, and be established before school enrollment decisions are made in February and March.” John Antretter, The Agency New York ALAMO, CALIFORNIA “The biggest myth about the fall housing market is that sellers have missed the peak spring season when prices are typically highest. In my experience, this isn't true; I have closed some of my largest sales late in the fall season just before the holidays.” Jill Fusari, The Agency Alamo

Is fall actually a better time to buy or sell than people assume? Why or why not? NAPLES, FLORIDA “I believe that fall is a better opportunity than most people realize. For sellers, this is a huge advantage. Your home is getting in front of buyers before inventory really ramps up during peak season. For buyers, fall can also be a sweet spot. There are often motivated sellers who've been on the market through the summer and may be more open to negotiating.” Chris Resop, The Agency Naples CANADA “Fall often creates a unique opportunity where sellers can present their homes beautifully while buyers may find themselves with greater negotiating leverage than they would have in a competitive spring market.” Steve Bailey, The Agency Waterloo Region, Brantford, Oakville, Muskoka, Toronto West, York Region, Niagara, and Halifax.

SAN FERNANDO VALLEY & CALABASAS “Sellers assume the summer is a vibrant market. For us, it is often on the slower side. Buyers who can purchase during the summer often don't want to enter into escrow while they are away and across the globe, and often adopt the mentality that if the house is available in September, then it was meant to be. The start of fall also brings cooler weather, which helps in the Valley, especially for people moving from another area.” Michelle Schwartz, The Agency Sherman Oaks, Studio City, and Calabasas PORTUGAL “Autumn is often underestimated. For buyers, there's usually a little less competition than during spring or early summer, which can create more room for meaningful conversations and negotiation, particularly on properties that have been on the market for a few months.” Ayres Neto, The Agency Portugal. NEW YORK, NEW YORK “I actually think fall is one of the best times of the year for both buyers and sellers. I've seen countless buyers make decisions almost immediately in early September after spending the summer thinking about what they want next. The tradeoff is that the best homes don't sit on the market for long. Well-priced, high-quality listings tend to attract strong interest and move quickly, so buyers need to be prepared to act.” John Antretter, The Agency New York ALAMO, CALIFORNIA “While spring is traditionally the peak, fall is the next season where real estate remains swift and strong in the East Bay. I believe fall is a better time to sell than people assume because buyer demand is still very active and buyers want to get settled before the holidays.” Jill Fusari, The Agency Alamo
