his is the setting for those few who desire to experience the distinct and prestigious opportunity to be a part of something so unique, so amazing, so extraordinary. The vistas defy words, the beauty of its nature is unrivalled. Arguably one of the most beautiful game lodge properties in South Africa, this singular estate might best be described as a natural playground. Untamed, breathtaking and pulsing with the deep rhythm of the African bushveld, Thornhill Private Luxury Lodge is the quintessential experience of the wild lands and animals. Majestically situated, the private game reserve occupies 21,500 acres of prime wilderness in the Great Karoo, an area of incomparable beauty and sweeping views. While the Great Karoo consists of vast open plains, valleys and mountains, Thornhill is unique in that it combines all these features in one single property. The private reserve provides a perfect balance of spectacular game and wildlife, extensive flora and neverending African skies. Known locally as the ‘Jewel of the Karoo’, animal life is plentiful on Thornhill’s mountains and plains and wildlife encounters are part of the daily routine. Vast herds, conservatively estimated at 4,500 in strength, roam freely across the property. Thornhill is home to more than 40 of Africa’s most interesting and unusual animal species. Some of the more common include: springbok, kudu, eland, blesbuck, blue wildebeest, black wildebeest, red hartebeest, impala, southern mountain reedbuck, grey rhebok, klipspringer, oryx, waterbuck, blue duiker, red and grey duikers, steenbuck, hyrax, Burchell’s zebra, bushbuck, European fallow deer, wild ostrich, Guinea fowl, Egyptian goose, lynx, leopard, jackal, meerkat and the shy eagle owl. There is also a herd of 25 very tame giraffe, which may be the largest group living together at any one place in the wild. This is wildlife galore at its finest. The private game reserve is fully fenced with more than 40 kilometres of steel, to the requirements of the Department of Nature Conservation. This means all the 14

game on the estate belongs to the property, and that trophy hunting may be carried out as part of a conservation management practice. A limited number of animals is allocated for hunting each year, based on creating sustainable populations. Healthy conditions allow animals to grow to their full potential. The main residence is an impeccable 4-bedroom Cape Dutch-style house of supreme allure and distinction, created with elegance and gracious taste. The lodge is situated in the centre of an award-winning garden of lush lawns and flora. The game reserve even boasts its own vineyard, the first vintage having produced an excellent 50-50 blend of Merlot and Petit Verdot. There is also a rustic bushcamp that sleeps eight and is located in a stunning river canyon and an additional second bushcamp where four guests may sleep.

The exceptional property is conveniently located an easy drive north of the town of George in South Africa’s Western Cape Province. You may also land at the estate’s private landing strip from Pretoria or take a brief 45-minute trip from Cape Town International Airport. Thornhill Private Luxury Lodge is one of the finest game properties in South Africa, a quintessential trophy property for a celebrity, jet-setter, entrepreneur, wildlife and nature aficionado, avid hunter or connoisseur of fine living. How to find the next international property hotspot What is it that makes one destination a property hotspot whilst another will never enjoy the benefits of a booming property market? The simple answer is supply and demand. But whilst supply and demand are market drivers in themselves, it is the market drivers that affect supply and demand that need to be understood to successfully assess whether a destination or property market is on its way up and have hotspot potential. Here are some of the most important market drivers.

Location

Infrastructure

This is possibly the single most important factor to consider before making any property investment. The location of a property is directly linked to the return on investment you can expect from both capital growth and rental yields. Comparing current property and rental prices in the immediate and surrounding areas of any proposed investment will provide first-hand knowledge of pricing. If possible, pay a visit to the area to better understand it. Needless to say that if the investment is primarily for summer holiday makers then the climate needs to be warm and sunny. If the investment is primarily for skiers then good prolonged snow fall is needed.

Investments in infrastructure are one of the best signs of an emerging property hotspot. Government investment into an area is in particular a big plus because it tends to attract money, as well as work and infrastructure improvements. New airports, roads and rail links, as well as expansion of existing services and amenities, are strong signs of economic growth and commitment by the local authorities.

Accessibility and transport links Accessibility always help to open up new areas to tourists and investors. Affordable and reliable transport links, new low-cost airline routes, new and upgraded airports, roads and rail lines

19

as well as the time it takes to reach a location all play a role in determining whether a property or area will turn out to be a good investment.

role by enacting measures such as tax cuts or subsidized financing to encourage and facilitate home ownership.

Low-cost flights in particular can increase demand for holiday homes and rented accommodation. However, no buyer should solely rely on buying into an area on the basis that low-cost airlines are flying in. If routes do not prove sufficiently popular, or if airport costs rise, airlines may pull out and hurt those letting and resale opportunities.

Tourism

Local services and amenities New or expanded leisure facilities - such as ski lifts and golf courses - have a positive impact on property investment potential. More restaurants and cafés, shops and supermarkets are equally positive signs of a growing community. In areas where permanent homes predominate, good-quality schools is increasingly having a substantial impact on property prices.

Local demand and ownership ratio Unless your strategy is to only invest in resort properties in the established beach destinations, a key element to successful property investment is to invest in areas that have a strong local demand. That way, you avoid limiting future resale to second home or overseas buyers. Consider as well the ownership ratio. That is, the proportion of households owning their homes as opposed to renting. The ownership ratio is a good indication of the demand for rentals versus home ownership and a sign of whether ‘flip’ or ‘buy-to-let’ is the most suitable investment strategy for that market. This ratio depends partly on culture, but home ownership tends to rise steadily along with incomes. Governments can sometimes play a 20

Tourism is a major factor that enables many emerging property investment markets to create a successful real estate market. Visitors, from overseas or from other pats of a country, have a significant impact on property markets, influencing resale prices and rental yields. Better transportation is opening up a wider range of locations as potential property hotspots. Areas of cultural, natural or recreational appeal - and in particular destinations that invest in their offerings - can benefit from more visitors and and hence be a stronger investment proposition.

International events High-profile events - think Olympic Games or the World Cup - have helped to boost property values. Host cities benefit from the employment opportunities, tourism growth and infrastructure improvements, boosting both property prices and rental yields.

Economy Economic performance, both nationally and regionally, is a key factor. Look for countries with expanding economies that help to bring in foreign direct investment and tourism. A good sign in emerging hotspots is large companies relocating to the area as this often generates other investments and improvements in infrastructure. In these areas, both letting and resale markets are often expanding and ‘buy and hold’ strategies may be very rewarding. For countries and regions relying on tourism, a critical factor is that they allocate sufficient investments in marketing and infrastructure to

www.theaddressmagazine.com

attract construction and visitors. A potential risk is that too much planning permission may be allowed, resulting in oversupply and downward pressure on property prices and rental yields.

Financing Markets where mortgages are available to buy property will exhibit stronger demand for property than markets where you cannot get mortgages. Whilst most countries have an established system in place for mortgages, some do not accommodate overseas investors, or have restrictions that negatively affect demand. However, the interest expressed by outside investors has forced many regions to introduce friendlier investor requirements.

Political stability With terrorism around the world on the increase and many political, religious and legal implications to consider, it is essential that the stability of the location is carefully considered prior to any investment. A stable political environment where sound economic policies are being pursued over the medium-term is an essential backdrop to successful investing. Overseas property markets are often driven partly by foreign investors who are reluctant to buy into unstable countries. Whilst it is possible to achieve significant returns by investing in a troubled region of the world, there are significant risks, too. Brazil is a prime example of how political stability is followed by economic growth and stability. As one of the BRIC countries (Brazil, Russia, India and China), Brazil is one of the world’s better-performing economies. Against a backdrop of significantly reduced political unrest and economical risk, local and international investors have reaped the rewards.

Regulatory environment Before you spend too much time on research, look at whether there are ownership restrictions for foreign buyers. Favourable laws for foreign ownership would have a positive impact on property investment. Changes in legislation such as limitations of the number of new planning permissions or decisions that new properties cannot be built as close to the beach as they once could can also influence supply and property prices. Both examples limit existing supply, which means that the price of existing properties is increased.

Conclusion Whilst this list is not exhaustive, it offers important considerations for anyone wishing to invest. It serves to demonstrate the importance of doing your homework as part of any potential property investment. Keep in mind, too, that every market around the world is different. Define your personal goals and investment strategies. It might take time, but the most important aspect of property investment is to stick to your goals and strategies. Luxurious chalet graced with stunning mountain scenery and breathtaking panoramas www.theaddressmagazine.com

S

pectacular in style and setting, this is a unique opportunity to purchase one of the best examples of a Savoyard chalet in the Haute Savoie. Nestled on the French-Swiss border, Chatel is an enchanting Savoyard village and forms part of the enormous Portes du Soleil ski area. This magnificent region is the largest linked ski area in the world and offers over 650 kilometres of piste, connecting 12 resorts including Avoriaz in France and ChampĂŠry in Switzerland. Whatever your skiing needs and expertise, you will find it here. There are excellent, easily accessible nursery slopes, mile upon mile of easy blues and reds for the intermediates, and some of the most challenging black runs in the Alps, including the notorious La Chavanette (The Swiss Wall), for the more advanced. The Portes du Soleil has a fantastic snow record. Its location in the northern French Alps and its proximity to Lac Leman and Mont Blanc mean that the area receives on average more snow 52

then anywhere else in the Alps. The ski chalet is steeped in history and natural beauty, boasting a south-facing setting with panoramic views across the valley. The gorgeous chalet is not just one of the oldest buildings in Chatel, it is a landmark in the village. Being one of the first properties in the village, originally as a Savoyard farmhouse built around 1890, it enjoys a privileged location: three minutes walk to the village centre, five minutes to the nearest lift (Super Chatel telecabine), and a bus stop just around the corner. The 11-bedroom chalet consists of three separate quarters, all under a single roof and adjoining with full access. It is comprised of a 6-bedroom main residence, a 3-bedroom apartment that can be integrated as part of the main chalet, and a 2-bedroom loft apartment on the top, which to date has been used as staff quarters. With a small amount of renovation, it can be integrated into a spectacular chalet with six or seven ensuite bedrooms.

Alternatively, left as is, it can continue to be run as a successful business. The 734m² chalet has been meticulously renovated and restored to offer all of the modern amenities while preserving its traditional style and grace. The living space consists of a grand entrance with a beautiful exposed staircase offering direct access to either of the two lounges. One is more formal with an open fire, and the second is a more casual lounge currently used as a media room. There is an exceptional dining room with a wonderful wooden table and dazzling valley views. The family kitchen is equally impressive, with granite countertops and all the appliances you would expect in a modern kitchen. The kitchen features a small informal dining and breakfast area. ings, while retaining traditional features such as 100-year-old exposed beams. Š Chamonix Tourist Office - Mario Colonel - Summit of Mont Blanc

A new prestigious residential address facing Europe’s highest mountaintop, Mont Blanc

L

ocated in the French Alps, Chamonix is the perfect blend of pure mountain splendour, old Savoyard culture, world-class skiing, stunning hiking and unsurpassed beauty. Chamonix lies in one of the most spectacular valleys of the French Alps, dominated by the beauty of the Mont Blanc chain to the south and the Aiguilles Rouges to the north. Situated close to Italy and Switzerland, Chamonix enjoys easy access to three countries. It is also conveniently placed just an hour from Geneva Airport, making it an ideal destination for a weekend break. The natural beauty and breathtaking scenery of the region is incomparable, and with a bustling Alpine town and abundance of outdoor activities on offer, it is apparent why Chamonix is one of the top tourist destinations in the world. Chamonix is a vibrant town with a wonderful architectural heritage that bears witness to a wealth of history: the Priory, alpine farms, baroque churches, Art Deco buildings and palaces from the Golden Era. Chamonix Mont Blanc has been long recognized for its first-class skiing and mountaineering, hailed as not only one of France’s top resorts but as one of the world’s best ski destinations. It is also widely recognized as the World Capital of Mountaineering. For skiers and snowboarders, Chamonix offers more than 150 kilometres of ski slopes, 90% of which are situated above 2000 metres. Its reputation as a Mecca for expert skiers, however, hides the wide selection of beautiful sunny pistes that are perfect for ski “cruisers.” Chamonix is not just a winter ski resort. The cosmopolitan town is a true year-round destination, even more lively in the summer. There are up to 100,000 visitors per day during the summer, compared to around 60,000 in winter. The summer visitors are drawn by

an extraordinary choice of sports activities: 350 kilometres of marked hiking trails, 40 kilometres of mountain bike tracks, plus rock climbing, mountaineering, white water rafting, canyoning, fishing and paragliding. There is also an 18-hole golf course designed by Robert Trent Jones Senior - and lots more. Here is a unique opportunity to own an elegant residence prestigiously located in Les Moussoux, one of the most sought-after areas of Chamonix and with dazzling views overlooking Mont Blanc. The luxury duplex apartment is a 5-minute walk to the new cable car station of Le Brevent and seven minutes from the centre of Chamonix. The 4-bedroom chalet apartment exudes the essence of craftsmanship and timeless elegance, while providing a sophisticated living environment to enjoy any occasion. It offers 160m² of stylish living space and is finished to the highest standard with natural stone, oak parquet and underfloor heating in the bathrooms. The impressive living room boasts a grand fire chimney and south-oriented panoramic windows, which open to a 28m² terrace facing the Alps. The laundry room and kitchen are completely equipped and finished with high-quality materials, including granite working surfaces. The mountain home also enjoys a 60m² garden, two parking spaces, cellar and ski lockers. This is an exquisite lifestyle investment, where multimillion-dollar views meet classic elegance. Famous vineyards and olive groves carpet the landscape from the hills to the blue shores of the Mediterranean. Quickly being discovered by holiday-makers and property buyers alike, the region enjoys a perfect climate, with more than 300 days of sunshine annually. The Languedoc offers tremendous diversity: sandy beaches, wooded mountains, ancient market towns and thriving fishing villages, as well as vineyards of international renown. The region is a land of marvels. It overflows with natural and historical sites that range from medieval castles, caves, dolmens and Romanesque churches, to abbeys.

It boasts five UNESCO World Heritage Sites, including Carcassonne, known worldwide for its medieval fortified town, and the Canal du Midi, a major construction linking Toulouse to Sète, plus 13 villages featured on the list of Plus beaux villages de France (the most beautiful villages in France). These include SaintGuilhem-le-Désert, Minerve and Olargues. Le Domaine de la Mandoune, a beautifully restored 19th-century wine-growing estate, represents a rare opportunity to purchase an elegant vineyard apartment in this beautiful area of France. Combining authenticity, wellbeing, appreciation of heritage and refined luxury, Le Domaine de la Mandoune offers the very best of the Mediterranean lifestyle. Sitting on a truly exceptional site, the domaine is only fve minutes from the beaches, and sits on the shores of the Étang de Thau, opening out onto the sea. Its eastern shore forms an 11-kilometre beach, with the Mediterranean on one side and the tranquil waters of the basin on the other, whilst the western shore is

a hive of traditional activities such as fishing, shellfish farming and wine-growing. In front of the property there is a park with 100-year-old trees featuring pines and other Mediterranean species. Alongside are vineyards, an olive grove and vegetable gardens. Around the estate, shoreline vegetation extends out of sight and includes reed beds, wild orchids and sea daffodils. Everywhere, the scent of pines, sea, thyme and rosemary blend tantalizingly. The immediate locality offers delightful small ports like Mèze, Bouzigues and Marseillan. Marseillan is an ancient Phocaean town that charms visitors with its authenticity. It is one of Languedoc’s gems, once named “what St Tropez most probably looked like before Brigitte Bardot went there” by the The Guardian. The port of Marseillan is a Mediterranean hotspot for water sports, for those cruising on the Canal du Midi, and is notably home to a sailing school (Ecole de voile les Glénans). There is so much to do in the area, from relaxing and sunbathing around the swimming pool or along the beach, to kite surfing with one of several sailing clubs. Sailing, rowing, water-skiing, hiking and cycling are all very popular. Le Domaine de la Mandoune is 20 minutes from Pézenas, 25 minutes from Sète, 40

minutes from Montpellier, 50 minutes from Narbonne, and an hour from Nimes, Carcassonne and Perpignan. Easy to reach, with superb motorway and high-speed rail links, six international airports also connect the Languedoc to every major European city. This superb development, with only 28 one-ofa-kind residences, is set in 45 acres of vineyards and Mediterranean countryside, including 300 metres of unspoilt natural beach. The domaine is made up of the original Château, mews and wine storehouse. Each luxurious residence boasts period features that are integrated seamlessly into schemes that marry the traditional and the contemporary. The interior will combine modern décor - metallic stairway, unvarnished wood, fair-faced concrete - with the nobility of the past, including exposed stone and beams, floor boards and arched doorways. The result promises to be homes of style and refinement. Each apartment is unique. The stylish 1-3 bedroom residences come fully furnished and equipped. Almost all of the apartments enjoy gardens, patios and/or balconies. The world’s largest wine-producing region, wine-making in the Languedoc dates to Roman times. varied terroirs to produce exciting and elegant wines that hold their own against the best of Bordeaux and the New World. The centerpiece of this development will be the estate’s vineyard, which is made up of Grenache, Chenin, Merlot and Sauvignon grapes. The vineyard gives all residents the opportunity to follow the wine-growers throughout the seasons and participate in the harvesting, blending and various stages of wine-making. You can also invite friends to wine-tastings in the estate’s cellar, or picnic by the waterside. Why not pack a few oysters and shellfish to complement the wine of the estate? With a host of first-class facilities and services, the luxury vineyard resort offers a unique opportunity to experience the authentic ‘Art de Vivre’ for which the South of France is so renowned. Amenities include a restaurant, wine bar, swimming pool, wellness centre, sun deck, tennis court, golfing area with putting green and practice holes, and a fitness trail where you can jog or walk in an outstanding natural environment between the vines, by the olive grove and along the waterfront. Steeped in history and beauty

A world of natural splendour surrounds this estate

H

ere is a singular opportunity to own one of the most historic posesiones (country estates) in the north of Mallorca. With a beautiful and tranquil setting on the slopes of the Tramuntana range, the exceptional 13th-century country estate sits majestically on 620 acres in the desirable Vall d’en March. It is not just a beautiful Mallorquin finca, surrounded by wildlife and 360-degree views, but also a working farm and organic olive estate, with thousands of ancient olive trees, a herd of Mallorquin and Spanish sheep, a large green garden and carob trees. The estate is a haven for lovers of outdoor living, offering great opportunities for hiking, biking, climbing, hunting (wild birds, goats and rabbits are plentiful), mushroom picking, bird watching and horse riding, plus plenty of solitude, tranquillity and seclusion from the outside world. While most of the main house was completed by the late 19th century, the house was origi86

nally built around a 13th-century Moorish tower, which is the centre of one of the two patios. It has a spiral staircase that leads to a large attic and a matanza room, used traditionally to cure the locally produced hams and sausages. The historic farmhouse offers approximately 1,300m² of living space and is comprised of nine bedrooms, two kitchens, a living room, dining room and three sitting rooms. Nearly every room has a fireplace. It also features a bodega (wine cellar), a carpenter’s shop and two large covered outdoor ovens. There is an independent, single-bedroom staff apartment with kitchen. One of the standout features is the enormous olive pressing room, where oil is still produced in the traditional way. It boasts an original olive oil press, a tafona, dating back to 1833. A small portion of the olives is used to produce oil in this press, using an ancient millstone and the resident mule. The remainder is pressed

www.theaddressmagazine.com

in a nearby co-operative press, producing oil of a high commercial standard which, as an ecological oil, commands a premium price. Altogether there are ten major buildings on the estate, including two large, 2-storey garages and two stables containing five stalls. There is a recently constructed hunting lodge that boasts views as far as the Bay of Alcudia. It offers a great hall with vaulted ceilings and a fireplace, two bedrooms, kitchen and a lookout tower. At the top of the farm is a large valley with arable fields and a shepherd’s hut. Within the grounds of the property are numerous fruit trees producing figs, apricots, plums, grapes, peaches, pomegranates, persimmons, apples, pears, lemons and oranges. There are several fields, currently planted in alfalfa, that are suitable for fruit trees or an expanded green garden or vineyard. Garden enthusiasts will love the hundreds of rose bushes and the full kitchen garden surrounding the main house and pool area.

During the fall, there is an abundance of wild mushrooms, including the area’s famous chanterelles. For those who enjoy nature at its finest and wildest state, there are wild martens, local mountain cats (ginetas) and other wildlife, as well as a wide variety of flora. The estate is also home to eagles, hawks and the extremely rare black vulture. Many migratory birds travelling between Northern Europe to Africa stop off, too. The exceptional country estate is located in Vall d’en March, a lovely valley at the bottom of the Tramuntana mountain range, about 12 minutes from the town Pollensa. The sea is only a 15-minute-drive away. This is country living at its best. Price: € 8.75 million. CURRENTLY FOR SALE WITH

Leaseback properties could avoid the proposed wealth tax in France Overseas property buyers in France are being advised to choose leaseback properties to avoid having to pay a 20% tax on second homes under a plan being proposed by President Sarkozy. If it all goes ahead, this will come into effect from 1st January 2012. The European Commission has said that it is going to “scrutinise” the new French tax proposals targeting non-resident owners to ensure that the proposed legislation complies with European law. As the proposed tax of 20% of a property’s rental value will only apply to those homes which remain regularly available to owners for personal use, leaseback properties, which are effectively rented out year-round, should be exempted. The leaseback scheme is equivalent to a French state-sponsosered buy-to-let programme. A major difference being that it operates within a set framework and instead of adopting a quick get rich mentality, aims to be a low risk long-term investment.

Major US airlines step up Brazil services Two of the United States’ major airlines have applied for permission with the Department of Transport to increase services to Brazil by up to 10 flights a week, in a move that would bring a huge influx of American tourists to the booming nation. American Airlines has proposed to step up its flights from Miami to both the capital of Brasilia and the south-eastern city of Belo Horizonte, providing a daily service from its Floridian transport hub to both airports. It would also add a new route to Manaus, capital of the Amazon region.

Low-cost carrier Delta has also applied for nine new flights out of its main base in Atlanta. The extra services would see a daily connection between Atlanta and both Sao Paulo and Manaus. The onslaught of US air passengers is expected to further increase in the coming months, with the signing of a new agreement between the Brazilian and United States governments allowing the full liberalisation of air traffic between the two countries. Delta and American are expected to be the first of many US airlines to increase their services to Brazil, as tourist interest begins to spike in the lead-up to the Olympics and the World Cup.

Surge in foreigners buying property in Cyprus Sales of properties in Cyprus to foreign investors rose by 19% in April thanks to new property laws and improving consumer confidence in the country. Sales to overseas buyers have risen across the first quarter of 2011 and Cyprus’ property market finally looks set to emerge from a difficult period. Foreign demand for buying property in Cyprus has partly been encouraged by government announcements. The Cypriot parliament approved a new law giving land contracts power over any mortgages owed to the banks by the property’s seller. The new law will allow the buyer to have Title Deeds, independent of whether the seller owes money on that property. This will help buyers in circumstances where developers have failed to pay the mortgage on the land, but the owner of the property has paid in full. Also, Cyprus has reported a staggering 43% rise in tourist numbers in April compared with 2010 figures, revealing a surge in foreign interest that could certainly help the future rental income and home values of Cyprus property owners.

Is the archipelago of Koh Chang the next Koh Samui or Phuket? Koh Chang is the last major group of virtually undeveloped tropical islands in Thailand and is emerging as a new luxury outpost, hailed as the next Koh Samui or Phuket. With its chain of white sandy coves and beaches, pristine rain forests and abundance of wildlife and marine life, coral reefs, high mountain peaks, several scenic waterfalls, a rich variety of cuisine and great nightlife, Ko Chang is one of Thailand’s most sought-after holiday destinations. Koh Kood in the Ko Chang archipelago is Thailand’s fourth largest island yet is virtually untouched. It has managed to remain an unspoiled slice of tropical heaven. With gorgeous beaches and little other infrastructure, it is a resort destination that caters to those looking for a quiet beach paradise, with soft sand, crystal clear water, a rainforest, quaint fishing villages, coconut plantations and breathtaking snorkelling spots. At present, access to this little known island is limited, but within the next three years the island will have its own airport which will have a profound effect on land and property value. However, Koh Kood has already started to attract paradise seekers and property investors. The Thai government has announced that Koh Chang will developed into the next premium beach resort tourist destination and vowed that they will not commit the same mistakes they made in Pattaya, Phuket and Koh Samui where resort development was not meticulously regulated and are infrastructural nightmares.

Barcelona tourism posts record year

Barcelona posted its best-ever year in terms of tourism in 2010, with more than 14 million hotel rooms booked and with a record 7.13 million tourists, a 10.1% increase over the previous year. 122

It was in fact the largest increase in the number of tourists in 2010 of any major European city. However, 2011 looks likely to be even better, stressed Joan Gaspart, the President of Turisme de Barcelona. According to Gaspart, if matters continue as they have begun in the first months of the year, 2011 will see a new record. Barcelona is the 12th-most-visited city in the world and 4th most visited in Europe after Paris, London, and Rome. Home to the masterworks of some of the world’s greatest artists such as the legendary Pablo Picasso and sporting a skyline dominated by Antoni Gaudi’s masterpieces and Europe’s best-preserved Gothic Quarter, this vibrant city is truly worth exploring. If you are interested in investing in the Spanish housing market, Barcelona’s real estate market offers some good investment opportunities and its trend is strong.

Cities from Canada leads the way in the Top 10 most liveable cities An annual survey from the Economist Intelligence Unit, which ranks 140 cities in terms of stability, health care, culture and environment, education, and infrastructure, has found that Canadian cities are disproportionately the best places to live. Vancouver was coming in at number one (for the 5th year in a row) as the most liveable city in the world. It achieved 98 out of 100 points ranked by stability, health care, culture and environment, education and infrastructure. Calgary (in 5th place) and Toronto (in 4th place) were also among the top ten. Surrounded by the Coastal Mountains, lush forests and the Pacific Ocean, it’s no wonder so many people continue to flock to the beautiful city of Vancouver. With its mild winters and pleasant summers the city offers year-round activities for all lifestyles. Vancouver’s bustling

downtown business core is minutes away from world-class ski resorts, pristine beaches and spectacular old-growth forests, making it a very attractive city to live in. Its infrastructure was extremely improved due to the 2010 Winter Olympics which were held there. Anyone looking for a city that combines economic muscle with cosmopolitan flair will feel at home in Toronto. As Canada’s largest city and leading business address, Toronto has more nationally and internationally topranked companies than any other Canadian city. The city is also home to many colleges and universities, including the University of Toronto, consistently ranked as one of the top universities in the world and highest-ranked in Canada. Calgary’s many advantages include the fastest growing economy in Canada, the highest personal income in Canada, the lowest tax rates in the country and one of the highest purchasing powers and lowest costs of living in North America.

Investing in Argentina Real Estate – a future luxury residential market With one of the most iconic capital cities in the world, Buenos Aires, and with a great potential as a centre for South American tourism, Argentina has much to offer both travellers and overseas property buyers. Buenos Aires, often called the Paris of South America, has a population of approximately 13 million people and is considered as the richest city in South America and the Southern Hemisphere. The city is set to receive a boost this year as a new daily non-stop flight from London, operated by British Airways, starts this month. The city offers the visitors a unique mixture of European elegance and the enterprise atmosphere of the great cities. The texture of the city combines parks and wide boulevards framed by Parisian, Italian and Classical architecture, alternating with the 124

skyscrapers of modernity and the districts of historical character and present life. Spectacularly beautiful and utterly untouched, Argentina offers a huge variety of landscapes; ski the powdery slopes of the Andes; tread Patagonia’s dusty plains; explore lush rainforests in Missiones; ride horseback amid scorched red mountains in Salta; play the gaucho in the Pampas; and find shady refreshment in the Lake District’s evergreen forests. In the decade since the financial crisis of 2001, Argentina has worked hard to establish economic prosperity, boasting five straight years of 9% GDP growth through 2007 and impressive GDP of 8% for 2010. In addition the tourism sector is also rapidly expanding; more than five million foreigners are expected to have visited the country in 2010, 15.5% more than in 2009, generating revenue of US$470 billion. According to the country’s Minister of Tourism, Enrique Meyer, tourism in Argentina is projected to grow at a rate of 10% annually until 2020, compared with the world average of 4.1%. This increase in tourism numbers is having a positive effect on Argentina’s housing market, and the South American hotspot of Argentina has been named a future high growth luxury residential market by the Knight Frank Global Property Wealth Survey, 2010.

Cities from Australia dominate the Top 10 most liveable cities The cities of Australia that dominated The Economist Intelligence Unit’s list of the World’s Most Liveable Cities, winning four of the top 10 spots. Melbourne was in at number two, Sydney was number seven and Perth and Adelaide tied for number eight. Melbourne boasts great events, a passion for food and wine and a fabulous arts scene. Melbourne is home to 50 per cent of the top 20 biotech companies listed on the Australian Stock Exchange and there has

been substantial international investment in the city’s property market. Vibrant and cosmopolitan, Sydney offers a great quality of life. A financial hub for Australia and the Asia Pacific, Sydney has a financial services workforce half the size of London’s and approaching half New York’s. Leisure pursuits range from the active – sailing, swimming, bushwalking and more – to the cultural – theatre, music, movies, galleries and festivals. Perth ranks amongst the top three most important centres of corporate power in Australia. Offering fantastic weather, pristine beaches, luscious parkland and great shopping, Perth is shaping up as one of the leading lifestyle destinations in the whole of Australia. Adelaide offers all the amenities of a big city, but is still small enough to reflect a rural charm due to its close proximity to surrounding farmlands, wine regions and the Adelaide Hills. Adelaide is noted for its many festivals and sporting events, its food, wine and culture, its long beachfronts, and its large defence and manufacturing sectors. The climate is Mediterranean – with hot, dry summers and cool, mild winters. Australia offers international property investors an attractive haven in the Asia Pacific Region.

Barcelona is the the world’s top beach city

Lonely Planet has released its compilation of the World’s Top 10 Beach Cities and Barcelona, Spain topped the list. Its 4.5-kilometre long coastline near the city centre showcases several Mediterranean beaches including Barceloneta, Mar Bella, Nova Icaria and Bogatell. Every year, Barcelona´s beaches greet more than seven million people. Apart from being a jewel in the sun, Barcelona is also famous for architectural wonders, buzzing nightlife, and cutting-edge cuisine. The city has been breaking ground in art,

architecture and style since the late 19th century. From the marvels of Modernisme to the modern wonders of today, from Picasso to the likes of Susana Solano, the racing heart of Barcelona has barely skipped a beat. Today, avant-garde chefs are whisking this traditional city’s restaurant scene into the future. Barcelona will always be in demand. It’s unique – the only major European city on the sea with nightlife, culture and business, having massive lifestyle advantages.

Island hotspots – Balearics surge ahead in Spanish property market

The UK has London, France has Paris and now, it seems, Spain has its own elite property market that’s surging ahead of the rest of the country. Whilst recovery in the national property market after the 2008 collapse remains slow, properties in the Balearic Islands are a different story, with sales increasing by 14.5% in 2010 and expected to keep growing as tourism booms this year. This is the first time the market has increased in the last four years, though compared to 2007 the market was still down by 45%. The Balearic Islands are the second most popular tourism destination in Spain, with over 10 million international tourists each year. Mallorca, Ibiza and Menorca all have international airports and numerous low coast airlines from many European destinations. With nearly 17.5 million passengers until September 2010, Palma de Mallorca’s Son Sant Joan Airport is one of Europe’s leading airports. The Balearics are considered as a hotspot for property investment with long-term tourism prospects looking good, and continuing foreign interest has ensured prices retain their value compared to the rest of the Spanish market. Café des Artistes

Café des Artistes

CAFE DES ARTISTES Puerto Vallarta, Mexico Chef Thierry Blouet’s multi-room fantasia, Café des Artistes, is a Puerto Vallarta landmark. Is probably the fanciest restaurant in Puerto Vallarta - from the rooftop garden to the exclusive Cocina de Autor dining room with its tasting menus and hand-rolled cigars. This is a place where the great French tradition meets the explosive creativity and variety of New World cuisine. The chef creates signature dishes that are visual and epicurean works of art. The menu is seasonal, and offerings might include home-made smoked salmon tart with chipotle cream and fresh herbs, coconut milk sauce, lemon and caviar; or giant shrimp flambé and tequila over a clay comal served with mushrooms gratin and champagne,

spinach and carrot mousse. Extravagant desserts are not to be missed, such as the chocolate fondant with caramel sauce and nutmeg ice cream. Walls are adorned with pieces of fine art. The outdoor garden is spectacular. www.cafedesartistes.com

Housed in a romantic 19th-century building, everything is cutting-edge such as the cleanlined, egg-shaped check-in desk. Taking the inspiration from The Kalevala, the Finnish national epic, the room categories interpret the four emotional themes of the literary work - passion, mysticism, envy and desire. The rooms are playfully furnished, some with bold floral artwork, others with a funky retro chair or reindeer-skin headboard. Here you’ll enjoy all the state-of-the-art features that range from custom-made beds and mattresses to laptop-sized safes and LCD TVs. The Ilmatar restaurant showcases the best in modern Finnish cuisine, from delicately smoked reindeer steak, to Baltic herring with lingonberry rye bread and beetroot risotto. CA’ SAGREDO HOTEL Venice, Italy The grand dame of Venice’s luxury hotels has enjoyed an aristocratic history from its beginnings in the 15th century. The majestic palace is not just a meticulously renovated luxury hotel on Venice’s iconic Grand Canal, it is a historical palazzo, a national monument and museum. While the waterfront location is superb, the lavish pink façade will take your breath away. Amazingly, even after five centuries, it preserves the untouched beauty of an ancient noble residence. Initially the home of the noble Morosini family, the palazzo passed during the mid-17th century to the Sagredo, at the time one of Venice’s most influential families. The resplendent marble staircase is by Tirali, with an original fresco by Pietero Longhi and an

ornate 18th-century music room, all conjuring up the sense of a bygone era. The ambience is one of pure grandeur from 17th- and 18thcentury works of art by Tiepolo and Andrea Urbani, to antique furniture, crystal chandeliers, magnificent gilding and ornate furnishings. Many rooms evoke the building’s grand past, with masterpieces from Venetian greats and beds with gilt headboards. Stucco work, frescos, specially commissioned rich fabrics, antique furniture and silk curtains create a sense of refined opulence and history. Many rooms also enjoy magnificent works from the most important Venetian painters of the 17th and 18th century: Nicolò Bambini, Giambattista Tiepolo, Sebastiano Ricci, Pietro Longhi, amongst many others. The various suites are most reminiscent of the grandeur in which the Sagredo family kept their palazzo and include original 17th & 18th-century Venetian artwork.

Isn’t it time to finally match your beautiful interior décor with a more stylish waste basket. Even the most attractive waste basket looks trashy with a plastic bag hanging over the sides. I can’t help but want to upgrade mine to this clever number, as it doesn’t only boast a sleek, minimalist style, but the two-part design seamlessly hides that ugly plastic bag perfectly. The Tubelor Brick by Ideaco is where style meets function. www.ideaco-web.com www.theaddressmagazine.com
