Eleven architectural gems One elegant collection An eclectic showcase of ultra-stylish holiday homes in an iconic setting

uch beloved and famed, the Greek island of Santorini is a place of jaw-dropping beauty and bewitching atmosphere. Often described as one of the most stunning places on earth, Santorini is not only beautiful, but cosmopolitan and seductive. Located in the southern Aegean Sea, about 200 kilometres southeast of the Greek mainland, Santorini is the largest island in a small archipelago of volcanic islands of the same name. It is located at the north of the island of Crete, only a 40-minute flight from Athens. During the summer, Santorini is also connected with flights to Mykonos, Rhodes, Crete and Thessaloniki. Nowhere else in the world can be found such an impressive and magical combination of landscapes and backdrops: breathtaking Caldera views, unforgettable sunsets sinking into the deep cobaltblue sea, lovely beaches surrounded by high volcanic rock cliffs, sparkling snow-white cube-shaped houses carved into the cliffside. The island is awash in archaeological finds, historic churches, monasteries and Venetian castles, as well as charming villages. Several spectacular beaches are very distinctive in character due to the volcanic nature of the area. The eruption of the Santorini volcano thousands of years ago resulted in the creation of some of the most dazzling beaches in the world, with colourful sand and pebbles, such as the red and white beaches near Akrotiri, and the black and grey beaches in Kamari, Monolithos, Perissa and Perivolos. Santorini is home to some of the oldest vineyards in Europe, which cover over 1,400 hectares of the island. The volcanic soil produces complex wines with distinct aromas. More than 50 white and red varieties of grapes can be found on the island. As for the whites, Assyrtiko (covering 80% of the viticultural region of the island), Aidani and Athiri are those included in the AOC Santorini, dry white wine and the AOC Vinsanto, dessert white wine. Red regional wines are also produced form the varieties Mandilaria and Mavrotragano. Attracting an international jetset crowd, yachters and wealthy Greek families, it comes as no surprise that Santorini captured the No.1 spot as the “World’s Top Island Destination 2011” by the leading magazine Travel + Leisure – beating Maui, Bali and the Galápagos. Here is a rare investment opportunity to acquire a stunning collection of nine premium holiday home villas and two very popular restaurants in Santorini. It is a place where style, opulence and perfection meet the world of beauty and tradition. 22

Superbly located in the unique natural environments of Megalohori and Imerovigli, the idyllic Santorini dream houses express the ultimate in luxury, exclusivity and privacy. An extensive, multimillion-Euro renovation has transformed the property into a sensational work of art. Graciously restored to maintain their historical significance, the elegant collection of holiday homes ranges from an ancient 5-bedroom Santorini mansion with private pool, expansive terrace and sea views, to an authentic 3-bedroom mansion with a delightful olive garden, pergola and dazzling terrace with sea views, to a 4-bedroom traditional Canava house complete with huge courtyard featuring colourful flowers and plants native to the Cyclades Islands. Renovated with the skills and attention of local craftsmen, the villas have been restored with traditional local materials, including rock and wood, using understated, organic colours from the five elements of the earth. Masterfully decorated, the gorgeous mansions and villas in Megalohori come furnished with rare and fine antiques from France and Russia, original features and exquisitely restored furniture. Sumptuous fabrics, wrought-iron details, vaulted ceilings, whitewashed walls and hand-picked objets d’art meld with stunning bathrooms and kitchens, gloriously simple, yet sybaritically luxurious. Standing alone in one of the most beautiful spots in Santorini, the villa in Imerovigli is the most eye-popping property on the island. The traditional villa’s glass façade allows the inside and outside to merge, highlighting the untamed splendour of nature. Heart-stopping, magnificent panoramas of the volcano and the surrounding islands and spectacular sunsets are at the doorstep. Rare is the opportunity to secure such premium real estate in a sought-after destination such as Santorini, offering the perfect combination of both an investment and leisure portfolio. The 30-bedroom property is suited for the investor seeking a world-class trophy property of exceptional quality and value. Alternatively, it would appeal to someone who is looking to operate a successful, well-established group of exquisite holiday homes to rent in Santorini. Truly one of the most incredible luxury properties in the world, here is a prestigious real estate offering not to be missed. Price upon request. The 11 properties are for sale strictly as a package, not as individual villas. CONTACT

As one of the best-regulated property markets in the world, France offers buyers excellent protection The process of buying and selling real estate in France is well supported by consumer protection laws: It is structured and very strictly defined by French law, with a series of checks and balances designed to ensure a fair and legal transaction takes place. The system is one of the safest and most equitable in the world. By Fabien Cordiez, Director and Co-Founder of ECD Avocats & Solicitors 32

rom a legal standpoint, the key benefit to buying property in France is buyer protection. Numerous aspects of the buying process are biased in the purchaser’s favour. Issues such as title deeds and planning permissions are very strictly controlled and monitored, making it very rare for property transactions to go awry. Regulations governing the sale and purchase of property in France are long established and strictly governed and enforced by the notaire assigned to the contract. A notaire is a government official, responsible for receiving the deeds. The notaire is under the authority of the French Department of Justice and is appointed by decree. This profession has a monopoly in matters relating to purchases, sales, exchanges, co-ownerships of real estate, leases, mortgages, etc. Thus, transfer deeds must be prepared by a notaire, whose role consists of authenticating the parties’ signatures. Notaires do not represent the interest of either party in the transaction. Nevertheless, many people believe having their own independent legal advisor is necessary.  There are mandatory precedent conditions for the sale contract, which make completion subject to the buyer’s ability to obtain the financing of the property in question. The seller is legally bound to assume a guarantee to the property’s precise surface and is under a legal obligation to disclose certain defects (specifically termites, asbestos and lead). Buyers are protected by a 7-day cooling-off period, during which time they may withdraw from the contract and receive a full refund of their deposit.

All conditions must be fulfilled

An initial agreement sets the sale’s terms and conditions. There is a provisional contract

while the notaire prepares the Title Deeds. The preliminary contract is legally binding upon both the buyer and the vendor: the two parties agree – one to sell, the other to buy – subject to specific conditions called “conditions suspensives”, and only if all these conditions are complied with. The property transfer only becomes effective once all the conditions are fulfilled. Precedent conditions may, for example, include obtaining a loan, clearance from a structural survey or obtaining a planning permission. Prospective buyers should carefully review the contract’s terms and ask questions of their own advisor. In the same way, buyers should not hesitate to negotiate the clauses of the contract. Do not make any payment before signing. Buyers are expected to pay the notary or the estate agent a deposit, but should never pay anything to the vendor or the developer directly. One of the main advantages of the French two-stage conveyance process lies in the fact that, once the initial contract has been signed, sellers cannot pull out and sell the property to someone else. Gazumping, the practice of sellers pulling out of a sale at the last minute without penalty, is non-existent in France. Where a seller decides to pull out, a court may order him to sell or pay the buyer high damages as compensation. In French law, there are limited situations where gazumping can take place. A pre-emption (preference) right may arise in favour of one or several local authorities. Also, all purchases made by joint owners can be subject to the pre-emption right of the other joint owner. Once the initial agreement or ”compromis” has been signed by both buyer and seller, there is still a 7-day cooling-off period. During this time, the buyer may withdraw from the sale without penalty, but the vendor cannot. In

order to exercise this right, a registered letter must be received by the notaire before the seven days have elapsed. Property transfer takes place only at the time of the signature of the Title Deeds (Acte Authentique) at the notaire’s office. The notaire will have previously carried out the relevant planning checks and Land Registry searches and ensured all precedent and legal conditions are met. The purchaser is given a provisional ownership certificate whilst the title deed is being registered. The notaire pays the vendor the balance of the price and hands over the keys to the purchaser. Pre-sale surveys also bring purchasers a fair degree of protection. The “dossier de diagnostics techniques” includes all the mandatory reports that must be provided to protect both the vendor and purchaser. These are increasing regularly in number and are all provided at the vendor’s expense. The tests required vary depending on the region and property. Since 2002, a survey mentioning the presence or absence of building materials containing asbestos (walls, posts, beams, floors, etc.) must be carried out before the sale of those buildings whose planning permission was delivered before September 1, 1997. For dwellings built before 1948 and located in designated areas, another survey must be carried out by a qualified technician in order to establish the risks of lead poisoning. In other designated areas, a further compulsory survey reveals whether the property is infested with termites. The surveyor’s report must be less than three months old at the time of completion and is attached to the title deeds. The price stipulated in the contract is deemed to take account of any financial consequences arising from the condition of the property, such as with regard to termites, asbestos, lead poisoning, energy performance and major natural and technological risks.  34

High-end property at the lowest possible price

French off-plan real-estate purchases offer investors the ability to acquire high-end property at the lowest possible price and achieve maximum potential return on investment. Some investors are concerned about buying off-plan as they have heard frightening stories from other markets where developers have disappeared with their money without completing the work. Buying off-plan in France is, however, very formalised and the buyer of new-build properties is highly protected. The French construction industry is highly regulated and developers by law must meet rigorous government standards. All new properties must meet the new building regulations and energy efficiency measures. Contracts for the sale of new off-plan properties provide for payment of a deposit (up to 5%) and subsequent stage payments and precedent conditions. The initial security deposit is paid into a client escrow account and is fully refundable should the transaction not be completed. The reservation contract is a comprehensive document that must contain a full description and plans for the proposed dwelling and its precise location. It must also include a technical description of the materials and equipment used in the construction, and list the communal facilities and their conditions of use. This document is called the “notice descriptive” and is contractually binding on the builder. The deed of sale is signed before the building work is complete, usually once the foundations have been laid, and purchasers acquire ownership of the land and whatever buildings have been built upon it at the time the deed of sale is signed. Buyers automatically acquire ownership of the rest of the building as building progresses. French builders and developers are required

by statute to obtain a completion certificate in place to ensure that the property is being completed. It is advisable to insist on such a certificate being provided by a third party, such as an independent architect.

France’s off-plan record excellent

These statutory safeguards throughout the conveyance process are a huge advantage for off-plan property buyers. There are welldocumented problems regarding off-plan purchases in Spain and several other counties. However, the good news is that France has a very good record in this respect. For example, the process guarantees that beyond a certain stage of the development and payments, whatever may happen to the developer (e.g. if the developer goes bankrupt) the property officially belongs to the buyer and will be completed to the agreed standard by another builder appointed by the guarantor, usually a bank or an insurance company. The guarantee of completion is mandatory. It ensures the purchaser that the developer will be able to continue construction until completion of the building. In practice, the backup guarantee rarely proves necessary, but it means that if the builder goes bankrupt, the project will still be finished. This is a particularly salient point when compared to the situation in Eastern European countries such as Bulgaria, or in Spain, where this safety net does not exist. Buyers cannot lose their investment, nor can the price be raised.  Another safeguard lies in the 10-year building guarantee rule. The property is guaranteed to be free from structural building defects for 10 years by the builder and his insurers. Several other mandatory guarantees apply, such as a 2-year guarantee for non-structural defects. French off-plan purchase agreements set fixed delivery dates, but most contracts include a waiver in case of force majeure, such as an act of God. Very bad weather over a long period of time, for example, may be regarded as an

act of God. In any event, delays in completion of new off-plan developments are rare and usually are for no more than a couple of weeks.   Where delays are unreasonable and substantial, off-plan property buyers may cancel the agreement and receive full reimbursement. What can amount to unreasonable delays is a matter for judges to decide, depending on the circumstances of each case. Buyers may be awarded compensation where they suffer damage as a result of the delay, but in order to also obtain penalties, a suitable clause must be included in the reservation contract. Another example of French consumer protection laws that offer good security lies with the fact that buyers are entitled to pull out and get a full refund if the property upon completion differs from what is set out in the reservation contract, and these differences reduce the value of the property by 10% or more. These laws are strictly enforced but given the differences in language, culture, law and ethics, it remains advisable to obtain a qualified French lawyer to proceed through the purchase or sale process. Investors should exercise due diligence and choose wisely, making sure that the builder and developer have a track record of building high-quality real estate and that their property will be situated in the right location. Fabien Cordiez is a dual-qualified Franco-British lawyer with extensive experience in advising private clients on French property law issues. Having practised in a London firm of solicitors, and in-house counsel for Swiss Bank UBS in the City of London and Zurich, Mr. Cordiez set up his own practice in France in 2002, where he successfully developed a specialty in French property law. The firm, which is based in Provence and the French Riviera, is exclusively dedicated to helping non-resident clients seeking assistance with French property law.

Alpine Sophistication Argentière’s most luxurious boutique development ever – not just an elegant mountain home but a superb year-round investment in the Chamonix Valley

Š OT Chamonix P Labarbe

nternationally renowned as the place where Alpine tourism began and home to the magnificent Mont Blanc - Western Europe’s highest summit at 4,810 metres Chamonix boasts a superb snow record, a season that stretches from December to May, unrivalled off-piste skiing and views to die for. Chamonix’s long-standing reputation as a premier international ski destination, it is not surprising that demand for property in the area is strong. Ski buffs and snowboard lovers looking for a second home are naturally drawn to the area because of its great high-altitude skiing and guaranteed long season. Investors are attracted by its excellent year-round rental potential. About 60,000 visitors flock daily to the Chamonix area in the winter months. The figure leaps to 100,000 per day in the summer months, highlighting the appeal of rental investment. As in most other sought-after areas of France, property prices have not suffered dramatic declines in recent years, and in fact Chamonix real estate prices continue to rise.

Chamonix Mont-Blanc is considered by many to be the most spectacular and scenic ski area in the world, and the superlatives do not stop there. Chamonix offers the world’s greatest lift-served vertical drop as well as one of the longest runs, the famous Vallée Blanche, boasting 20 kilometres of aweinspiring scenery. The area offers what is perhaps the best expert and advanced skiing in the world, on spectacular mountains rising more than 4,000 metres above the valley. There is 108 kilometres of pistes around Chamonix itself, but it is also linked to the large Mont Blanc ski area. The Mont Blanc lift pass covers eight local and 13 regional ski areas with over 200 lifts and 700 kilometres of pistes, with the majority of the ski areas being above 2,000 metres. For skiers, Chamonix really does have it all: powder fields, glacier skiing, mogul slopes and endless gentle slopes for beginners. Nowhere in the Alps does life revolve so much around the mountains as in the Chamonix Valley, which is truly a year-round playground with thriving summer and winter seasons. Mont Blanc, the “roof of Europe”, is the world’s third most visited natural area and a Mecca for climbers and mountaineers. It is also enormously popular in the summer months with paragliders, mountain bikers, hikers, white water rafters and nature lovers. There are opportunities for Nordic walking, canyoning, fishing, horse riding and sailing on Lake Geneva. In a majestic setting, between Mont Blanc and the Aiguilles Rouges, the Chamonix Golf Course has a truly exhilarating location and, with Robert Trent Jones Sr. as its designer, the 6,076-metre-long, 18-hole course is a real gem. And because the glaciers and pistes are omnipresent even in the summer, the lifts and tramways stay open for beautiful balcony walks and breathtaking views over France, Switzerland and Italy. The Aosta region of Italy is just 30 minutes away through the Mont Blanc Tunnel and less than an hour away 96

is Annecy, the “Venice of the Alps”, with its idyllic setting by the lake encircled by mountains. Another huge plus for Chamonix is the easy accessibility. Chamonix is a 75-minute drive from Geneva, its nearest international airport, to which there are dozens of daily flights from several major European and international cities. Chambéry Airport, near Aix-les-Bains, also has direct flights to Chamonix during the winter ski season. From Paris, there are trains to Geneva, Aix-les-Bains and Annecy, all of which are less than 90 minutes from Chamonix. Part of the Chamonix Mont-Blanc ski area, Argentière offers some of the most challenging skiing in the Alps. Expert skiers are drawn to Argentière’s legendary Les Grands Montets ski area, a Mecca for epic off-piste skiing and boarding. One of the most renowned alpine resorts due to its enviable location, the ski area offers an array of off-piste and glacier skiing, along with a mixture of steep red and black runs, moguls and hidden couloirs. Argentière not only offers some of the best skiing around, but also is an extremely picturesque, typical alpine village, set in some of the most breathtaking scenery of the Alps. Property in Argentière is sought-after as the destination is well-known and respected throughout the skiing and mountain-loving world. Finding high-quality new properties in any well-regarded alpine location is becoming increasingly difficult, let alone in one of the most famous locations. For those seeking optimum value from their property, this boutique development will take some beating, with its privileged location, refined décor, superb skiing at the doorstep and great investment potential. As stylish as it is exclusive, it is a luxury property comprised of only six limitededition townhouses, duplex apartments and residences offering owners mountain living without compromise. Located in the centre of the village of

Argentière, at the foot of the hills of Les Grands Montets, the new ski properties combine environmentally friendly construction methods with contemporary design and sustainable materials for modern living at its finest. Natural material such as wood and glass will be used to complement the surroundings. Encompassing 102-131m² of living space, the mountain homes feature three or four bedrooms with ensuite bathrooms, fully fitted Italian kitchens, impressive areas to entertain, parking space and a cellar. The luxurious architect-designed residences boast stunning views and spacious balconies or terraces from which to enjoy the mountains and the magical scenic surroundings: Mont Blanc, Chamonix Valley and Les Grands Montets. A Year-round Alpine Wonderland Stylish and sustainable mountain living define these superb ski residences

or those looking to invest in a second home in France but are still torn between the attractions of an alpine winter ski base and an idyllic summer setting, the good news is it can all be obtained in one package. A property investment in the northern part of the French Alps sits in the heart of not only the leading ski and board resorts of Mont Blanc, Grand Massif and Portes du Soleil, but also in a

beautiful summer landscape. The allure of fresh mountain air, breathtaking views, unspoilt and diverse nature for walking, biking and climbing seems to be growing ever stronger. It is obvious why some of the highest concentrations of overseas property buyers are found here. The Alps are host to a number of summer festivals, concerts and sporting events attracting visitors year-round. 99

Consequently, demand for property is proving less seasonal in many of the world’s luxury ski resorts and summer is now almost as important as winter. Ironically, a key factor in choosing a ski property has become summer. Clearly, a year-round location maximises investors’ own use of the property. From an investment point of view, summer adds significant value both for rental income and capital growth for second-home owners. Consisting of Flaine, Les Carroz, Morillon, Samoëns and Sixt Fer à Cheval, the Grand Massif area is the third largest inter-connected ski domain in France. The pistes are renowned for their good snow cover and suitability for varying levels of skiers and snowboarders, as well as excellent skiing above 2,000 metres. Its 100

two nature reserves offer endless opportunities for hiking and other outdoor activities, and its unique heritage includes world-renowned contemporary developments and authentic mountain villages. Sitting at the centre of the Grand Massif region, Flaine was meticulously designed in the 1960s by architect Marcel Breuer, a master of the Bauhaus style, widely acclaimed for his architectural creations (UNESCO’s headquarters in Paris and the Whitney Museum in New York) as well as his furniture (the Wassily chair). The artistic theme goes beyond the architecture with a key feature of the resort being its open-air sculpture museum. Works on display – owned by the Centre Pompidou in Paris – include La Tête de Femme by Pablo Picasso. Listed in the inventory of historical

monuments and architectural heritage, the modernist Flaine is the only place in the world where it is possible to admire a Picasso, a Vasarely and a Dubuffet in the same place. At 1,600 metres altitude (the lift-served area extends up to 2,500 metres), Flaine is the highest resort in the Grand Massif ski area. It is blessed with one of the best snowfalls in the Alps and long seasons. It boasts untouched nature with dazzling 360-degree views over the Massifs of Mont Blanc, Aravis, Belledonne and Jura. The skiing is extensive and varied, with trees, moguls and sunny motorways. These predominantly north- and northwestfacing runs are highly reliable and all levels of skiing enthusiast should find something to suit. The Cascades piste is the jewel in the crown, its 14-kilometre run being one of the longest in the world, with an altitude drop of 1,800 metres and wonderful scenery. Other winter activities include ice-skating and ice-driving, paragliding, snowmobiling and a lively après-ski scene, as well as a variety of activities and services for children. During the summer, Flaine is a big playground to the local fauna and offers spectacular hikes. Summer activities include walking, mountain biking, climbing, hot air ballooning, paragliding, tennis, archery, white-water rafting and canyoning. At an altitude of 1,900 metres, the nearby 18-hole Golf de Flaine-Les Carroz is one of the highest in Europe with panoramic mountain views at every hole. Flaine’s green credentials make it one of the most environmentally aware resorts in the French Alps. It is fully pedestrianised, with vehicles banished to car parks on its perimeter, and all hot water supplies are heated naturally with the aid of pumps extracting the earth’s heat. Between Geneva and Chamonix Mont-Blanc, Flaine sits in a privileged location for ski holidays thanks to its proximity to Geneva airport, the A40 and the TGV train stations (Cluses, Geneva, Annecy and Annemasse).

With the allure of the mountains right at its doorstep, this brand new development boasts incredible views over the valley and ski slopes. The ski in ski out property will feature traditional architecture, offering 151 ski apartments with stylish interiors and chic décor. The freehold property features elegantly furnished apartments equipped with all modern comforts in a warm and inviting ambience. Each alpine property comes with fully fitted kitchen, balcony, private cellar, ski locker and underground parking. Blending the charm of a mountain property with modern informality, investors have a choice of 1-to-4-bedroom apartments with 31-88m² of living space and valley or ski pistes views. Ski apartments are complemented by firstclass facilities that include a stunning indoor heated swimming pool, wellness area by Payot with sauna and Turkish bath, lobby, bar, baby club, children’s club and game room. One of the most popular ways of buying ski resort property is under the French system of leaseback, in which the buyer purchases the property freehold and leases it back to a management company for a guaranteed rental income. These year-round alpine holiday homes offer up to 4.51% rental returns, although there is a select number of residences that can be acquired as second homes without any usage restrictions. The attractive ski residences will be well designed and represent exceptional value for money, with their magical views, tasteful living areas and great location. From: €152,000 (excl. VAT). CONTACT

An architectural statement New ultra-modern waterfront residences in a privileged and exceptional location, facing the Seine River

aris’ allure is as enduring as ever for international property buyers as it continues to hold the title of The Most Visited City in the World, attracting more than 15 million international visitors each year. With its robust foreign demand, elegant sophistication, cosmopolitan lifestyle and transparent tax and legal systems, Paris remains amongst the elite tier of “global cities”. European buyers were the most active in the Paris luxury homes market in 2011, according to research from Knight Frank, but buyers from Russia, the Middle East and Asia increased their presence. Prices soared by 22% last year, according to Knight Frank’s Prime Global Cities Index – the highest of any city monitored – helped by demand from international buyers keen to find a base in the magnificent city. The capital provides heritage, culture and beauty, but its added advantage is that the price of prime Parisian property still represents value compared with many other key world cities. Paris is seen as a “safe haven” in uncertain times, attracting a flow of investment from those seeking protection for their wealth. Due to the strong demand from both French and overseas investors, Paris offers attractive long-term capital growth opportunities. It is a historic city, rich in culture, majestic Haussmann architecture, magnificent avenues, fashionable boutiques, traditional cafés and outstanding restaurants, all acting as a major pull factor for buyers seeking to combine property investment with a fine lifestyle. The concentrated space means property supply is limited and new-build developments are rare in the centre of the city, and much sought-after. Demand will always exceed supply due to the absence of construction of new luxury residences in the capital. Here is the first new-build development on the River Seine in 25 years, offering a rare opportunity to invest in “old Paris” in a location that affords river views. The excellent location and the striking design make it a unique proposition for luxury Paris real estate. The property offers the wonderfully unique combination of waterfront living and convenient access to the fantastic restaurants, charming cafés, chic boutiques and fine culture. 148

The choices are endless. The day-to-day is easy here, thanks to nearby access to public transportation and main thoroughfares, prestigious high schools and famous Latin Quarter universities. With only 73 riverfront residences, here is a limited-edition collection of condominium homes that offer the very best in city living. A statement in luxury family living A modern villa in an idyllic spot with dazzling panoramic views

tretching from Lisbon to Figueira da Foz, the Silver Coast is rapidly evolving into the new Portuguese property hotspot, attracting the attention of both investors and secondhome buyers. Portugal’s Silver Coast (known locally as Costa de Prata) is a gem of largely unspoilt beauty and takes its name from the effect of the sun on the waves of the Atlantic Ocean. The region enjoys an excellent climate and boasts proximity to the wonderfully historic and elegant city of Lisbon. The beautiful sweeping coastline features kilometres of exceptional, white sandy beaches, an abundance of picturesque fishing villages and laid-back charm. Inland, the rolling countryside is dotted with fragrant orchards, vineyards and olive groves. The area is well-known for its winemaking and the many vineyards give the area a Mediterranean feel. The region remains

ingly Portuguese in its cuisine, culture and pace of life, and the Portuguese government is keen to manage and control development of the coastline to preserve its natural heritage. The area is readily accessible from both Lisbon and Porto airports, with flight times of little more than two hours from most European capitals. A luxury family idyll, loved by children and parents alike, this modern villa is set in a commanding position, with breathtaking views over the Obidos Lagoon and the Atlantic Ocean beyond. Designed for today’s modern family, the luxurious home combines clever practicality, smart innovation and stylish clean lines for a fresh, uncluttered feel throughout. The contemporary design makes for easy family living, great entertaining and is filled with innovative ideas to make the most of a relaxed lifestyle. 179

The standout home offers 400m² of living space and features five bedrooms, a lovely living and dining room with fireplace, fabulous kitchen and indoor-outdoor gym. Designed to maximise its incomparable position, all rooms and balconies enjoy the most magnificent panoramic views of the Obidos Lagoon, surrounding hills, Atlantic Ocean and Foz do Arelho’s picturesque beaches. Stylish versatility and zoned living are the keys to providing the perfect balance between practicality and modern elegance. The beach at Foz is unique because it caters to small children and families, with miles of soft white sand leading into the shallow, calm waters of the Óbidos Lagoon. The property is superbly located only 15 minutes from the medieval white-walled township of Óbidos, considered by many the prettiest town in Portugal. The important spa town of Caldas da Rainha is only ten minutes, whilst one of the best golf courses in Portugal, Praia D’El Rey, is only a 30-minute drive. Old World Elegance Gracious palace in the heart of Spoleto, one of the most beautiful towns of central Italy

ne of Italy’s most loved regions, Umbria remains a desirable location for secondhome owners. The attractions of owning Umbrian real estate are numerous: a stable property market, central location, peace, rural simplicity, history, art and culture. As well, some of Italy’s best property values are in Umbria, where buyers can get a home comparable to one in Tuscany for up to 30% less. Famed for its jewel-like medieval hilltop towns and alluringly magical landscapes, the region 186

pulls off the incredible trick of being adored by overseas holiday homeowners while remaining remarkably unspoilt. Life here offers a wonderful quality of life and an unbeatable opportunity to unwind. Often referred to as the “Green Heart of Italy” and ”the next Tuscany”, the spellbinding charm of Umbria has been obvious for centuries. Setting the stage for the region are expansive views of sun-drenched rolling hills peppered with sunflowers, cypress trees, rows of olive

trees and vineyards, woodlands and open fields. Umbria also offers splendid lakes, nature reserves, glorious sunsets and impressive Italian architecture. Romanesque churches, Gothic cathedrals, basilicas and ancient palaces stand testament to the great artistic production that, from the 12th to the 14th centuries, gave Umbria its enduring masterpieces. They include Orvieto’s show-stopping cathedral and Assisi’s world-famous basilica. There are exhibitions, concerts and festivals that enjoy international recognition such as the Umbria Jazz Festival, Spoleto’s Festival dei 2 Mondi and the National Gallery of Umbria. Umbria is also known for its gastronomy, famed for its olive oil which is considered by many to be Italy’s finest, and the legendary wines of Orvieto. Outside of Piemonte, Umbria is the only region where truffles are found in abundance; five varieties grow wild in the woods. Nestled between Tuscany and Le Marche, the Mediterranean is less than 90 minutes to the west of the region and Rome and Florence are both within easy day-tripping distance, thanks to Umbria’s excellent road and rail connections. Of course Umbria’s charms have not gone unnoticed. Many investors looking to buy property in Umbria are drawn to its delightfully picturesque, unspoilt hilltop towns that include Orvieto, Spoleto, Todi, Perugia and Assisi. Perhaps Umbria’s most charming town, Spoleto boasts entrancing medieval streets and superb Romanesque churches. Here is a rare opportunity to acquire an imposing period residence situated in the heart of the historic centre of Spoleto, not far from the town’s photogenic Duomo. The lyrical beauty of the setting is combined

with the elegant architecture of the historic palace. Elegant and timeless, the palazzo has been returned to its former glory through meticulous restoration and features refined interiors with classic décor. There is a wealth of period detail in the high, coffered ceilings, exposed beams and classic parquet floors. Although its origin dates back to the 13th century, when the first medieval city wall was erected, it was not until the 16th century that the aristocratic Leti family came to Spoleto and transformed the edifice into their private mansion. The elegant neo-classical façades and Italian gardens are an 18th-century addition. Occupying 550m² of living space, the 12 bedrooms, all ensuite, are gracefully decorated with beautiful antiques, period paintings, chandeliers and exquisite textiles and drapes. All rooms enjoy views of Spoleto’s Sacred Mountain and Monteluco Valley. The exclusive property enjoys an enchanting 500m² formal garden of manicured shrubs, flowering plants and palm trees, offering an idyllic haven. Situated amidst bucolic serenity, the grand residence comes with magnificent views of the valley and the scenic surroundings. The unique property is an ideal spot for a boutique hotel but would also make a fantastic family home. For those looking for the good life in Umbria, at a luxurious, exclusive and historic retreat, la bella vita awaits. Price: €2.7 million. CONTACT

According to the Association of Foreign Investors in Real Estate (AFIRE), Vietnam ranks as the fourth emerging global real estate market after Brazil, China and India. With its strong economy, rising tourist numbers, growing middle class and urban population, Vietnam’s real estate market will grow at a fast pace. No wonder global property investors are paying more attention to Vietnamese real estate than ever before. Global banking giant Citigroup has identified Vietnam as one of the eleven 3G countries that is likely to stand out in terms of high growth rate and investment attraction over the next 40 years. Vietnam is one of the fastest growing economies in Asia, second only to China. The country recorded an average growth rate of 7.4% in the last decade, and is targeting an economic growth rate of 8% during the next five years. The World Travel and Tourism Council (WTTC) predicts Vietnam will be among the Top 10 tourist destinations by 2016. luxury WALES

Glamorous Eclectic Style Own a suite in one of the best 100 hotels in the world and get a deal almost unrivalled in today’s UK property investment market

uy-to-let hotel room property investment is a hands-off asset class that should be considered for any property investor’s portfolio. Hotel room investments are attractive turn-key propositions that are fully managed by the hotel operator. Similar to buy-to-let investments, hotel investments allow the investor to purchase a room and, through the hotel operator, rent it out to paying guests. The hotel acts as the management company and oversees the process from start to finish. It is a type of property investment that attracts savvy investors not only for their returns, but because they are extremely low maintenance and require far less involvement than a traditional buy-to-let property. Rental yields can be high with the right combination of location and an effective hotel operator who ensures high occupancy levels and profitability. Unlike buy-to-let properties, investors in hotel rooms do not have to deal with bad tenants, long vacant periods and maintenance costs; all of this is taken care of by the hotel management company. As well as being tax-efficient, hassle-free investments, they offer lifestyle advantages, as many are

located in luxurious holiday locations where free personal usage by investors is often included in the investment. This opportunity offers the safety and security of an existing hotel, coupled with an established track record and a deal almost unrivalled in today’s UK property investment market. The gorgeous boutique hotel has already been operating for several years and has been voted one of “The World’s100 Best Hotels” by The Sunday Times. 198

Tucked away on the far southwest corner of the Welsh coast, the boutique hotel is a glorious haven dedicated to fine food, relaxation and pampering. Surrounded by marshland and the sea, the hotel combines the charm and character of Dylan Thomas’ homeland with a touch of modern glamour. It is the perfect get-away destination. The historic gem is housed in a unique Grade II listed building, showcasing a dazzling décor. The 21 elegant suites are individually

designed with an eclectic mix of antique furniture fused with high-tech comforts, including Bang & Olufsen media centres. The large bathrooms are equipped with REN products, while luxurious Frette linen provides indulgent pampering. Sophisticated boutique chic, the hotel boasts a hip bar and a wonderful restaurant with a lovely Mediterranean-inspired terrace. There are several on-site facilities such as a bijou spa, a charming walled kitchen garden with

full organic accreditation, Andrew Price hair salon and helipad. The stylish hotel is in the process of expanding its operations to accommodate high demand. This has created the opportunity for investors to become involved in this exciting hotel that offers guaranteed high returns. The hotel is selling its existing 21 suites and investors will be offered a 10% net guaranteed rental return which continues for 15 years post-

purchase. At that point, owners will be able to sell their property back with the 150% buy-back guarantee (ten first units only). Of course, properties may be sold at any time – and potentially for more than the 150% guarantee. There are no ongoing fees to pay and interest-free, nonstatus financing is available. The property is also SIPP compliant (Self Invested Personal Pension), which makes it possible for UK investors to plough their 200

money into commercial property as part of their pension. This is now a popular option amongst astute investors looking for tax advantages. Rental income from properties can be directed back into the SIPP free of tax. Capital gains from the sale of property is not subject to tax provided the funds are kept in the SIPP. (Under SIPP regulations, owners are not entitled to free use of the property, however).

Many buyers see merit in the buy-to-let hotel room investment concept as an investment tool as it gives them the best of both worlds. They can enjoy all of the benefits of holidaying in a superb hotel while they own a property that has potential to appreciate, and at the same time receive a guaranteed rental income that offsets the costs. The investment opportunity is attractive; the properties are even better.

Buy Property, Get Residency

By Liam Bailey

With many countries mired in slow growth, unemployment and austerity for what seems as though it could be an eternity, more people than ever are considering emigration, either to find better employment opportunities or a better quality of life – or both. While visa requirements and other rules and regulations often limit the options, there are a number of countries that grant automatic residency to property buyers. By buying a new home, it may be possible to kill two birds with one stone – in a very big way. Here is a guide featuring some of the best places in the world in which buying property grants automatic residency to the country.

Want to Work? We all know that there are some parts of the world where the economy is performing better than the rest of the world, where unemployment is not such a problem. There are even such places that grant residency to property buyers.

Malaysia Automatic Residency Foreigners are automatically granted residency in Malaysia when they buy a property, no clauses, no catches, plain and simple. Chance of Capital Appreciation: Excellent Malaysia has always been one of the favourite Asian property markets. During the boom it never overheated, with growth remaining steady at around 10% per year. Now, after

a short recession (about four months), it has fallen into the same trap as many Asian markets that survived the crunch unscathed and has overheated. However, the government is already acting to slow growth to bring the market to a soft landing, from where steady growth can resume. Malaysian property is therefore a safe bet for capital appreciation over long-term ownership. Few Restrictions on Foreign Ownership Because Malaysia is formerly a part of the British Empire, it has many laws left over from that time. One is a very relaxed system on foreign property purchases. Foreigners may buy any property, anywhere in Malaysia, as long as it costs more than RM500,000 (€124,500), although they are currently trying to make it RM1million (€249,000).

First Language is English Malaysia is a fantastic place to move to and work, especially for those from Englishspeaking countries or who are fluent in English. This is because English has been the first language ever since it was part of the British Empire. This also makes it easier to buy property because all contracts are in English as well. Foreigners May Obtain Financing Foreigners may easily obtain mortgages in Malaysia, both from Malaysian banks like Maybank and from international banks operating in the country, including HSBC. Relaxed Tax Regime While it is about average on things like income tax, Malaysia has a very relaxed tax regime including no annual wealth taxes, no estate duties, no gift taxes, no accumulated earnings tax, no federal (as opposed to national) income tax, no controlled foreign company legislation, no thin capitalization rules (yet) and no transfer pricing rule. After being abolished, capital gains tax was recently reinstated on property sales to curb speculation. Currently, gains from the sale of property are taxed on a sliding scale: from 10% if a property is sold in Year 1, to 0% if it is held for more than five years. Income tax for non-residents is a flat 26%, payable on Malaysian-sourced income. However, permanent residents are classed as resident, and resident individuals are taxed on chargeable income at graduated rates from 2% to 30%, after the deduction of tax relief. First-Class Healthcare Another remnant of its being a British colony is a world-class healthcare system. In fact it is so good that medical tourism is taking off. Growing Economy After one of the shortest recessions of the financial crisis, the Malaysian economy has been growing strongly since 2010. According 204

to the CIA World Factbook, Malaysian GDP rebounded from a 1.7% contraction in 2009 and grew 7.2% in 2010, then 5.2% last year. What’s more, reports indicate great growth in job opportunities for skilled foreigners as the country develops. Outside Natural Disaster Danger Zone Malaysia is outside the Pacific Ring of Fire so there is little risk of earthquakes, tornadoes and tsunamis. Cheap Property While prices have grown rapidly of late, Malaysian property prices are still low compared to many developed nations. For example, it is possible to pick up an attractive 2-storey, 4-bedroom townhouse in Bukit Bandaraya, Jalan Medang Serai or Kuala Lumpur for just 1.35m Malaysian Ringitt, which is over the foreign ownership limit, and currently converts to £274,000. Possible Drawbacks Disease, in particular tuberculosis, is epidemic. Of course, most developed nations immunise against TB in childhood, but this is certainly worth consideration. AIDS is also a big problem in Malaysia.

United Arab Emirates Automatic Residency Foreign buyers of property in United Arab Emirates are automatically granted a 3-year residency permit, which can be easily renewed. Chance of Capital Appreciation: Fair/Good As it is such a wealthy region, it is easy to say that chances for positive capital appreciation are good. However, many investors are nervous about the UAE. Currently it looks as though Dubai might be clambering back to its feet, but at the same time, the UAE is looking increasingly desperate as it constantly shifts the goalposts to keep up the appearance that authorities are control-

ling the slowdown. That said, with all that wealth and because it is such a great place to do business in, it will take some pretty spectacular crashes to stop property prices from growing over the long term. This makes it a question of whether they can learn from the mistakes of the recent past with regards to over-building, rampant speculation and, most of all, over-ambitious plans. Excellent Business Environment The United Arab Emirates is one of the best places in the world to start a business, from the favourable tax regime, to the trade tariffs and central location. Benefits of starting a business in UAE include: „„ No foreign exchange controls „„ No trade barriers or quotas „„ Competitive import duties (4% with many exemptions) „„ Competitive energy costs „„ Competitive real estate costs „„ Competitive financing costs and high levels of liquidity „„ No taxes (except for oil companies and some foreign banks). On top of that, the UAE is a liberal and very wealthy Arab state, very friendly to foreign investment and as such, the regime invites foreigners to start businesses. Foreigners May Obtain Financing Foreigners may obtain mortgages relatively easily in the UAE, not least because international banks are very active in the country. Relaxed Tax Regime United Arab Emirates has a very friendly tax regime and individuals are not taxed. Inheritance and estate taxes are, in the absence of a will, dealt with in accordance with Islamic Sharia principles. Real Property Tax: A transfer charge of 2% is levied on the transfer of the real property, with

the seller paying 0.5% and the buyer paying 1.5% on the sale value of the property. Net Wealth/Net Worth Tax: Does not exist Capital Acquisitions Tax: Does not exist. The UAE is an oil-rich country, which is why it can afford to have such a comparatively lax taxation system. Possible Drawbacks Language barriers: While the expat population is large and English fairly widely spoken, unlike Malaysia, the first language is not English, and foreigners will find it difficult to communicate at times. Emiratisation: Companies are being encouraged to hire more local residents for whitecollar jobs, and a quota system is in place for the insurance, banking and trade sectors. The number of Emiratis employed has gone up by as much as 300% in some sectors as a result of Emiratisation. Arab country, Islamic law, Islamic way of life: The legal system in Muslim countries is far different from most non-Muslim states, including jail sentences for defaulting on debt. Dress and behaviour should be modest, buying and consuming alcohol requires a licence, and living together without being married, adultery and homosexuality are all illegal.

If Work is Not a Priority St. Kitts and Nevis World-Beating Residency Program When purchasing a property in St. Kitts and Nevis for USD400,000 or more, buyers automatically qualify for residency. The program also gives home buyers visa-free travel to more than 100 countries, including the Schengen Zone (25 EU countries), Canada, the UK, Hong Kong, Singapore, etc., as well as making it easier to gain a residency permit to Monaco, Switzerland, Andorra, the UK, Bermuda, Cayman Islands, Bahamas and other Caribbean countries.

Chance of Capital Appreciation: Good St. Kitts and Nevis real estate benefits from its Caribbean location. Ever since the financial crisis, investors and buyers have been scouring the globe for safe havens in which to buy property, places that have proven resilient to global financial shocks. Because Caribbean property is at the higher end of the price scale, and mainly purchased by lifestyle buyers as opposed to investors, the lack of speculation meant it held many safe havens. St. Kitts and Nevis can be put on that list of Caribbean safe havens. Buyers pay USD500,000 and more for a property because: it is an OK property in a spectacular location, a spectacular property in a good location, or a spectacular property in a spectacular location. Either way, these properties hold their value because they are sought after and because the owners are wealthy enough to hold out for the right price, or because an even wealthier buyer makes an irrefutable offer. These properties hold value during down cycles and grow rapidly during up cycles. This gives St. Kitts and Nevis real estate a good chance of capital appreciation. No Language Barrier Like Malaysia, English is the official language of St. Kitts and Nevis. Favourable Tax Regime Homeowners under the residency program pay no capital gains tax, no gift tax, no wealth tax and no inheritance tax. On top of that, there is no personal income tax. Tropical Climate St. Kitts and Nevis are hot, tropical islands, but thankfully there are gentle breezes from the northeast trade winds. Humidity rarely goes above 70% and average temperatures hover around 75 degrees and 81 degrees year-round. Rainfall on the islands is around 54 inches per year.

Tropical Lifestyle In a place like St. Kitts and Nevis, you get to experience a tropical lifestyle. Its beaches are home to beach bars where food and drink may be ordered to enjoy under the shade of the palm trees that line the beaches. The azure blue waters of the oceans that lap these places of paradise are not only bearable, but as warm or warmer than most indoor pools. But this is also a part of the culture. Everything but the temperature is chilled on St. Kitts and Nevis – people are laid-back. This means you can be/ do the same. It is a slower pace of life and this is what many of us desire. Possible Drawbacks Little chance of working: In order to work in St. Kitts, you need a work permit and these are hard to get. You will need to find an employer who is willing to sponsor your application and prove to the labour ministry that you have a unique skill and/or there are no locals who could fill the position. Even if it can be proven that no local could fill the position, there is no guarantee that the permit will be granted. If you are granted a permit it is good for one year, and then there is equal doubt as to whether it will be renewed. Unfortunately, the residency-by-investment program does not affect the work permit application. Technically, you may not live or work on the island while the work permit is being processed, but some applicants do remain as non-working visitors. Tropical Lifestyle: According to people who have moved to St. Kitts and Nevis, you really have to love the tropical lifestyle, because apart from the beaches and the activities that go with it (diving, snorkelling, boat trips, etc.) there is not a lot else to entertain you. There is very little in the way of culture, art galleries, museums, etc. Not that St. Kitts does not have a rich history or culture – it does – it just lacks places where it is displayed. There is the National Museum, which opened in the last few years, as well as the carnival at Christmas

and the masquerade balls celebrating St. Kitts’ exotic fashions and dance. Expensive: St. Kitts and Nevis is a tax haven for millionaires from all over the world, and the tourists who visit the island are predominantly wealthy as well. As a result, some activities, bars and restaurants aimed at tourists and expats are on the expensive side, which can push up the overall cost of living. However, reports of high costs are usually associated with people living on local salaries. If you are going on an expat package, or running an international business, you will be able to live comfortably.

Bahamas Residency through Investment Buying a property costing USD500,000 or more will almost guarantee that your application for permanent residency in Bahamas will be accepted quickly, provided you can prove you are of good character, financially solvent, and say in writing that you wish to live permanently in Bahamas. Chance of Capital Appreciation: Excellent For the same reasons cited for St. Kitts, Bahamas has emerged as a property safe haven, where values hold during down cycles and grow rapidly during up cycles. But Bahamas’ property has the edge of being some of the most sought-after real estate in the world. Thus, if you buy a good property in a good area, you have an excellent chance of achieving solid capital appreciation. No Language Barrier Bahamas was also a British colony and so English is its official and first language. Favourable Tax Regime Like St. Kitts, Bahamas is also a tax haven. There is no income tax, capital gains tax, purchase or sales tax, VAT or capital transfer 208

tax in Bahamas. This applies not only to individuals, but also to all resident corporations, partnerships and trusts. Employees pay national insurance contributions, there is stamp duty on property and mortgage transactions, and a tax on real property. Refined Tropical Lifestyle Bahamas offers a tropical lifestyle to match any other Caribbean island. However, unlike St. Kitts, Nevis and many other Caribbean islands, Bahamas also offers sophistication and modern refinement. Possible Drawbacks Difficult to Work: According to expat forums, Bahamas is even worse than St. Kitts with respect to working there. What’s more, you cannot start your own business in Bahamas, but instead must partner with a Bahamian who has the majority share in the company. High Cost: Bahamas is even more expensive than St. Kitts and Nevis.

Seychelles Automatic Residency Permit to Property Buyers This is the simplest deal of its type: Quite simply anyone who buys a residential property in Seychelles is automatically granted a residency permit. The residency permit is valid for five years, after which it can be easily renewed by paying the application fee of approximately USD12,500. Chance of Capital Appreciation: Good For the same reasons as St. Kitts, Nevis and Bahamas, property in Seychelles has a good chance of capital appreciation because property is expensive and sought after. That said, the unspoilt nature of the islands leaves a lot of room to build and to increase supply, which is a controller of price growth. However, over a longer term, capital appreciation is a good bet.

Unspoilt Paradise Much of the land on the 115 islands that make up Seychelles is still unspoilt and untouched. While clean air and clear skies are big attractions to many people, others may see the great wilderness as being stuck in the middle of nowhere. Tropical Climate Temperatures in Seychelles rarely drop out of the 80s, making it very warm and humid, but residents report a near-constant breeze. As it lies in the Indian Ocean, there are some quite heavy rainstorms on the Islands, but expats report that the rain often falls on only one side at a time of a given island, at which point sunlovers simply move to the other side. Outside the Hurricane Belt Like St. Kitts and Nevis, Seychelles is outside the hurricane belt, so there is little risk of natural disaster affecting your paradise life on the islands.

Tax Regime Seychelles is not the offshore tax haven it once was, not least because buying shares and banking is no longer as anonymous as previously. However, there is no inheritance tax, no capital gains tax and no individual income tax. Also, if you have a business that is classified as non-resident and does not source its income from the islands, no taxes are payable. If income to the business is from within the islands, there is a tax of progressive rates ranging from 0-33%. Use of English While Creole is the main language spoken on the islands, English is used in the business world and in all contracts and legal proceedings. Possible Drawbacks Robinson Crusoe Syndrome: Some forums say that Seychelles is a great place to visit but you would not want to live there, because there is not enough to do.

Language Barrier: Creole is the most widely spoken language in Seychelles. As it lives from tourism, this will not be a huge problem most of the time, but when living there you will not only frequent touristic locations and could encounter a language barrier.

Mauritius Mauritius is located beside Seychelles in the Indian Ocean, so it shares the same turquoise waters, great white sandy beaches and warm, breezy climate. Like Seychelles, English is the legal language, making it easier to buy property. Stronger Country Mauritius has one of the strongest economies and is one of the most stable democracies in Africa. It also has one of the highest standards of living in Africa, with a percapita GDP of USD5,080. Various Residency Schemes Foreigners can now buy property through one of the government’s schemes: the Permanent Residence Scheme (PRS), Integrated Resort Scheme (IRS), and Scheme to Attract Professionals for Emerging Sectors (SAPES). „„ The PRS grants residency to foreigners who purchase up to 1.25 arpents (5,050m2) of residential property costing at least USD500,000. Foreigners may only purchase land at least 100 metres away from the sea. „„ Under the IRS, foreigners may purchase luxury villas of up to 1.25 arpents each. As a property owner, a residency permit is also granted, which is extended to the investor’s family. „„ SAPES is an incentive to encourage professionals to work in Mauritius and allows foreign professionals to acquire residential property.

More in the Way of Culture The main island of Mauritius is much more heavily populated than the smaller islands of Seychelles, although it still has its unspoilt areas with pristine beaches, jungles and national parks. With a bigger and denser population comes a better experience in terms of culture and a wider choice of restaurants, bars and shopping. Tax Regime Like Seychelles, there is no inheritance or capital gains tax in Mauritius. However, residents are taxed on worldwide income at a flat rate of 15%. Residents are entitled to income tax allowances that vary depending on the family circumstance of the taxpayer. Low cost of Living Unlike many destinations these days, expats report that Mauritius is a fairly cheap place to live. Possible Drawbacks: Gargantuan Work Permit Procedure: To get a work permit in Mauritius is a massive ordeal that includes blood tests for everything from HIV and hepatitis B, to urine tests for albumin and sugar, stool tests for parasites and a chest x-ray. However, it only takes a month to obtain the permit. Language Barrier: English is not the most widely spoken language, which may create some difficulties in day-to-day life. Languedoc-Roussillon takes its place among France’s most coveted real estate markets

Nice airport to build a third terminal to accommodate a surge in visitors

For years, property buyers in search of holiday homes and exceptional permanent residences in France have flocked to the regions of Provence and Côte d’Azur. Considered as the real South of France, Languedoc-Roussillon is becoming an increasingly fashionable place to live. With five airports and two TGV stations along with its fine weather, miles of beautiful coastline, charming medieval villages and culture, Languedoc is attracting those in search of a strong investment at a lower price. With Provence and Côte d’Azur property prices out of most people’s reach, many see LanguedocRoussillon property as a fine investment for the future. Also, multinational companies are moving into cities such as Montpellier and bringing with them employees. Languedoc covers that region of France from Provence to the Pyrenees, including the Mediterranean coast, marshes and saltwater lagoons, sandy beaches and wildlife that includes hundreds of species of birds. Languedoc is also renowned as one of France’s sunniest locales, and it is the largest wine producing region in the world. It produces one-third of French wine and nearly one-tenth of the world’s wine production. Properties on offer run from apartments and villas along the coast, to charming stone houses and luxury chateau residences in the interior. France’s famed leaseback program is also frequently used in the region, allowing buyers to generate an income from their purchases while also enjoying use of the property themselves. Although the Languedoc-Roussillon has become increasingly popular over the past years, it has managed to retain its original unspoilt charm. Buying a property in Languedoc will give investors a lifestyle that many people dream of.

As passenger volumes hit record highs, Nice Côte d’Azur airport has announced plans for a third terminal. With total passenger numbers nearing 10.5 million in 2011, officials hope the construction of Terminal 3, slated to begin in 2016 and be ready for opening in 2019, will reduce aircraft turnaround time to approx. 25 minutes. This would allow low-cost airlines to increase the number of flights they operate. It is expected Terminal 3 will have the capacity to handle four million passengers a year. Passenger volumes hit record highs at Nice – numbers went up by 8.5% in 2011 – and airport authorities say they expect a further 20% increase by 2016, which would bring total numbers up to 12.5 million. Nice Côte d’Azur airport – France’s second biggest - boasts 105 direct destinations and 59 scheduled airlines at present. It is the only regional airport in France to provide a daily service to New York and Dubai. Situated at the hub of the French Riviera, Nice’s second-home property market continues to attract strong interest from real estate investors, with its culture, Mediterranean climate, internationally acclaimed events, shopping and beaches. The Riviera is bucking the international trend and Nice is a top choice for holiday-makers looking for a second home in the Riviera.

Property prices in the most soughtafter locations in Barbados could rise in 2012 There has been a noticeable increase in demand for prime Barbados houses since the beginning of 2012, according to a new report from Knight Frank.

The new “Barbados Residential Insight Report” reviews the performance of the market in the past 12 months, with a close look at who is buying, where they are buying and what they are buying. Prices are reported to have fallen between 5-10% in 2011. This year, the property market seems to be picking up pace as buyers are reacting to price corrections and supply remains limited. The report predicts that prices will quickly stabilize, noting that the island’s tax-friendly regime for those of high net worth, as well as the quality of stock on offer, will help to stem the fall that began last year. In fact the report predicts that prices will begin to rise again in the most desirable districts of the island. Most buyers are said to be looking for longterm investments in lifestyle properties that they plan to use as second homes. Others are attracted by the tax regime to make Barbados their permanent home. Barbados stands out from its neighbours in the Caribbean for its modern infrastructure, excellent beaches, easy access – more than 20 international fights a day, including two from the UK – and enticing lifestyle. Purchasing second home property in Barbados has becoming increasingly popular for overseas buyers looking for the lifestyle and luxury offered in abundance with Barbados real estate.

Tourist demand will drive Phuket’s strong property market Incredible beaches, beautiful islands in the sun, reefs for snorkelling, Phuket epitomizes the ultimate tropical paradise. From a tiny fishing village, Phuket has been transformed over the past decade into a tourism powerhouse, attracting foreign travellers in search of a desirable lifestyle along with all of the 214

modern amenities. Phuket’s is also considered as a renowned yachting destination, thanks to its marinas and exotic outlying islands. Phuket International Airport saw 4.2 million passengers pass through during 2011, a staggering increase of 20% — or one million people — from the year before. Knight Frank Thailand Research concludes that there will need to be a boom in residential construction, including villas and condos, to meet the growing demand from buyers, many of whom are from other regions of Asia. There are lots of people buying weekend houses in Phuket, and who are mainly looking at the upper end of the luxury villa market. Property buyers used to come from Hong Kong and Singapore, nowadays those buyers come from all over the world. Most are Europeans expats with the needs of luxury, modernity, and first-class facilities. Phuket has become a destination of choice for those weekend house buyers. The popularity of this idyllic destination never seems to wane and the top end villa and condominium sectors are still going strong and enjoying a constant flow of new demand.

Foreign buyers see Paris as a safe property haven The most visited city in the world is seeing increased real estate buying activity from Russia, the Middle East and Asia, research from Knight Frank shows. The study indicates that while British, Italian and German buyers continue to lead the way in 2011, clients from those developing markets are now showing a high degree of interest in Paris’ real estate market, too. Buyers are increasingly looking for a safe haven from volatile stock markets, underperforming securities and low savings rates. This is in addition to the normal pursuit of that ideal lifestyle purchase that drives buyers to Paris.

Of particular interest to the international buyers are the 6th, 7th and 8th arrondissements, where most of the most exclusive neighbourhoods are located. “Wealth preservation is now a priority for buyers rather than short-term capital appreciation,” said the report, particularly when lifestyle benefits are attached. Prices were strong, with apartment rates up 14.8% year-over-year, to €8,390 per square metre by the end of 2011, according to Notaires - INSEE. Yet the price of prime real estate is still 20% to 30% less than in central London. Paris has long topped the charts among the world’s tourists, attracting more than 15 million international visitors annually – visitors wishing to take in the city’s amazing history, architecture, shopping and restaurants. Paris attracts property buyers in search of combining culture with a refined lifestyle. The city has a truly global appeal and one that shows no sign of weakening. The outlook is a positive one overall, new supply remains limited, foreign demand is robust with buyers drawn to the city’s cosmopolitan lifestyle, its heritage and transparent tax and legal systems, which together indicate that Paris is one of the world’s premier cities.

Thriving tourism and property market in the Seychelles Visitors and property buyers are attracted to the legendary beauty of the Indian Ocean archipelago of Seychelles, which consists of 115 islands, places of spectacular beauty, untouched natural areas, superb beaches, amazing marine life, and a profusion of flora and fauna including bird species found nowhere else. Located 1,600 kilometres off the coast of East Africa, Seychelles has a population of 81,000, and is outside the cyclone belt. It boasts a stable and humid equatorial climate all year long, with average maximum daily temperatures of 29C. 216

After a strong 11% increase in visitor arrivals during 2011, Seychelles is preparing for a more modest yet respectable 3% growth in 2012, according to government figures. The arrival of a number of new airlines – Transaero Airlines, Ethiopian Airlines, Air Austral, and Blue Panorama – is encouraging the tourism board to predict the industry will achieve 200,000 total visitors during the year. The government says it is working on attracting a number of new weekly flights to China as it endeavours to bring in more tourists and create an important new market. Foreign property buyers mainly come to Seychelles from South Africa, Italy, France, Russia and the UK. Apart from a paradisiacal lifestyle, some of the attractions of buying property in the Seychelles are a beneficial tax regime and generous purchasing regulations. Foreign buyers are allowed, for example to own 100% of a property and to repatriate all of their capital and profits. As well there is no wealth tax, no property tax, plus no capital gains or property tax.

Brazil overtakes the UK as the world’s sixth-largest economy Brazil has overtaken Britain and is closing in on France and Germany on the world list of economic output leaders. As the world’s next economic superpower, the South American giant saw an increase of 2.7% last year in economic output, compared to just 0.8% in the UK, and the country claimed the world’s sixthlargest economy with a total economic output valued at £1.56 trillion. The international leaders continue to be the United States, China and Japan. In the past decade, however, Brazil has fortified its position in agriculture, adding economic depth beyond its huge oil reserves off the Atlantic coast, and has seen an immense increase in foreign investment. The national minimum wage rose by 10% in 2011, domestic

tourism and domestic consumption are increasing in a robust fashion. Brazil’s property market is also performing strongly due to the domestic economy, which seems to experience very little exposure to global economic fluctuations. Indeed, Brazil is fast becoming a sound property investment choice thanks to its affordable cost of living, a salubrious climate and strong capital appreciation. On the back of strong economic growth and big demand drivers, Brazilian real estate ranks as a top choice of most global property investors in 2012.

Malta emerges as a property hotspot The tiny island nation of Malta now stands above most of its Mediterranean neighbours as a bright light in the world of economics, having bucked the recessionary illness that has swept from Spain in the west to Greece in the east. Following a short and shallow recession, Malta chalked up a 2.7% GDP growth rate in 2011, which was driven largely by manufacturing exports and tourism. Meanwhile, the Maltese banks emerged nearly unscathed in the international banking crises and did not seek any direct financial backing from the government. In fact on a recent list of 142 nations mentioned in the World Economic Forum’s “Global Competitiveness Report”, Malta’s banking system was listed as the 12th soundest. Although Malta is the smallest member state of the EU in terms of both size and population, most sectors of the island’s economy are performing exceptionally well during a time of doom and gloom among other Mediterranean countries. While construction was somewhat down, real estate grew in the past 18 months as investors sought out quality properties.

The country enjoys one of the world’s finest climates, along with good educational institutions and health care. Add to that the widespread use of English and Malta has the perfect formula for making progress in these troubled times. Bloomberg Markets Magazine adds: “Malta is also attracting a wave of hedge-fund executives lured by an appealing tax structure, a highly educated and relatively inexpensive professional workforce and a coveted and very highly regulated address inside the European Union.” By the end of 2011, there were more than 500 funds with €8 billion under management in Malta, compared with 165 funds with less than €5 billion Euros under management in 2006, according to the Malta Financial Services Authority. Ryanair will introduce new routes to Malta this year with planned flights from Bournemouth, Kaunas, London Stansted, Malmö, Oslo Rygge, Turin and Wroclaw. Such new links are expected to boost traffic to Malta to more than 1 million a year. The growth of low-cost flights to Malta has been a major factor in boosting both tourism and sales of properties to overseas buyers from the UK and across Europe. Property prices also remain competitive compared to rival holiday homes destinations, such as Cyprus and Portugal. The popular island is now well-placed for property investment from overseas investors in search of a country with stability, a growing economy, good residency conditions and the ability to earn capital growth and repatriate funds easily. The seafood couscous in crab and lemon thyme broth is delicious. Finish with coffee in the stunning jet-black bar where the oversized lampshades seem suspended in the darkness. The restaurant is a favourite of the prime minister, as well as celebrities and visiting VIPs.

Elements of the original structure, such as the exposed brick, vaulted timber ceilings and old-fashioned staircases, remain intact. Some refurbished factory equipment serves as interior decoration. Guestrooms are shown off with special lighting and fitted with ultra-modern, all-glass bathrooms, plus original art, magnificent sandstone walls and allusions to the building’s past. The property consists of a row of historic warehouses and the old IXL jam factory that have been restored to house this very cool, contemporary hotel and art space.

The hip IXL Long bar is the perfect spot for that nightcap.

THE HENRY JONES ART HOTEL Hobart, Australia Henry Jones was a late-19th-century jam magnate. Now he is immortalized in Australia’s first dedicated art hotel, situated on Hobart’s historic waterfront with views of the city and Mount Wellington. It is a triumph of innovative design, with unexpected combinations of heavy industrial objects, antiques, contemporary art, photography and furniture. There are over 300 original pieces of art on display, making the Henry Jones a showcase of Tasmania’s finest artists. This is a unique location that merges art and modernity with Hobart’s unique trading history. 222

There is the Peacock Terrace Suite, built around the old private residence of Henry Jones. It includes his living room, complete with uneven floorboards, and the heritagelisted staircase, with the added decadence of an overflowing Kohler SOK bath. For the true connoisseur, there is the Art Installation Suite, a mini-museum of sorts, large enough to host a dinner party, with a balcony that overlooks the sparking glass atrium.

THE GALLERY CAFÉ Colombo, Sri Lanka The chic café-bar-restaurant combines the spirit of modernity, fusion, tradition, style and elegance. Often crowded with the who’s who of Colombo’s jet-setter and expat communities, it is situated within the former office of Sri Lanka’s renowned architect, Geoffrey Bawa. His old workbench is now a table in the lounge area. The café is owned by Shanth Fernando, the man known as the Terence Conran of Asia. There is also a design shop and an adjoining art gallery that exhibits contemporary artists.

The outdoor dining area feels like a secret garden, with mossy walls and cast-iron chairs. 224

DUNBRODY COUNTRY HOUSE Wexford, Ireland The former ancestral home of the Chichester family is now an epicurean retreat, a place of absolute indulgence, coupled with a tradition of gracious, attentive service.

The captivating Georgian manor is set in 300 acres of beautiful gardens and parkland on the scenic Hook Peninsula. From the grounds, views over the Barrow Estuary are grand. Decorated with original 1830s Irish oak floors, pitched pine window shutters, high ceilings, twinkling chandeliers and crackling log fires in period fireplaces. Rooms on the higher floors have exposed beams and balconies, while those on the first floor have 3.7-metre ceilings and fireplaces.

Celebrity TV chef Kevin Dundon is one of the owners, so not unexpectedly, dining is a big deal at Dunbrody Country House. They offer a seasonal menu of contemporary Irish cuisine, with some classical European dishes. The stunning dishes in the Harvest Room look like art on a canvas. Champagne breakfast is served until noon and is a truly luxurious and decadent experience not to be missed. The restaurant boasts a world-renowned cookery school, catering to all levels of cooks, from budding enthusiasts to the experienced gourmet. Here, participants watch and learn as organic ingredients are transformed into culinary masterpieces. The renowned spa is intimate, yet lavishly luxurious. The treatment area is a serene haven, complete with Asian-styled serail steam and mud room. Guests may treat themselves with delicious delicacies designed to be enjoyed between treatments: think strawberries and tarragon chilled soups, champagne and lavender sorbets, citrus salad with toasted pine nuts and exotic iced fruit. In winter, consider the chocolate fondues.

INTERNATIONAL HOUSE HOTEL New Orleans, USA Just two blocks from the French Quarter in the historic Central Business District, the hotel exemplifies the best of New Orleans’ cool colonial grandeur. Housed in a stunning Beaux Arts bank building, it blends that old Southern style with an avant-garde twist and decadent glamour. There is a special vibe that is apparent from the moment one steps in to the grand and elegant high-ceilinged, colonnaded lobby, stunning with its hand-made chandeliers. 226

Paying homage to New Orleans, inside the guest rooms hang dramatic black-and-white photos of local musicians such as Louis Armstrong and Wynton Marsalis and the shelves are stocked with books about the city. The L.A.-based designer to the stars, L.M. Pagano, whose clients include Johnny Depp and Nicolas Cage, is the genius behind the pair of sumptuous penthouse suites. They are highlighted by hardwood flooring, bespoke headboards, spa-like marble-bedecked bathrooms with cube tubs and twinkling chandeliers. From the Muse’s private terrace, visitors may take in the sweeping panoramas of the French Quarter and the Mississippi River. Mineral soap dishes are custom-made by local glass artist Mitchell Gaudet. The guest towels are custom-woven for International House. The enticing restaurant, Rambla, is Basqueinfluenced and run by acclaimed restaurateur Kenneth LaCour. Savoury small plates of smoked cornmeal-encrusted Louisiana oysters, pork meatballs and steak frites with chimichurri and romesco sauces delight the senses. The hotel’s bar, Loa, is one of the city’s most celebrated. Its sultry voodoo atmosphere is accentuated by a candlelit setting, along with red and gold brocaded chairs and banquettes. Mixologist Alan Walters draws inspiration from the seasons when crafting his inventive cocktail menu. The hotel maintains the local tradition of altar-making, to celebrate religious and voodoo holy days. The altars, topped with candles, religious figurines and palm fronds, are created by chefs and local artisans and displayed in the lobby. The boutique property draws an A-list of stars and celebrities, including Uma Thurman, Courtney Love, Bruce Willis, Anthony Bourdain, Gwen Stefani, Matthew McConaughay and Kevin Bacon.

ESTALAGEM DA PONTA DO SOL Madeira, Portugal High on a cliff overlooking the south coast of the island of Madeira, the ultra-cool lifestyle hotel is part modernist, part traditional quinta and an entirely excellent example of how architecture and nature can be seamlessly merged. It is hip, minimalist, modern and utterly magical. Once a farmhouse, the property has been masterfully expanded while being totally transformed from its previous existence. Smooth black slate floors, sleek geometric whitewashed walls and modernist furniture create the perfect accompaniment to the stunning backdrop of endless azure water and sky. This is a spectacular location, with breathless views from the cliff-top setting above the unspoilt village of Ponta do Sol and just a 25-minute drive from the island’s capital of Funchal. Without detracting from the sea’s beauty, bedrooms have been done in black and white, with minimalist furnishings in light wood. Classic blackand-white photographs adorn the walls to further emphasise the monochrome look that contrasts brilliantly against the never-ending and impossibly blue sea. Each bedroom boasts a balcony that offers dramatic views of the ocean and cliffs, or the banana plantations and the village below. The box-like shape of the restaurant sits atop its own perch in a manner that raises the level of originality further. There is no superfluous décor that detract from the stunning view. Even the sterling silver cutlery and 228

table accessories are placed on bare white linens. Clearly, the star of this hotel is the view, seen through floorto-ceiling windows. Striking and dramatic, the infinity pool hangs over the cliffs. The terrace hosts musicians and DJs during summer weekends. Taking a chromotherapy bath in the spa with a full view of the sunset over the Atlantic is not to be missed.

POUSADA PICINGUABA Ubatuba, Brazil Perched on a hill high above a tiny fishing village on Brazil’s Atlantic coast, the chic pousada boasts a picturepostcard setting in an enchanting location, an area of outstanding natural beauty in the heart of the UNESCO World Heritage-protected Natural Park of Serra do Mar. The hotel is set in a pristine bay surrounded by the mountainous jungle, overlooking the beautiful bay of Picinguaba. It is a hip retreat for adventure seekers, a place of seclusion and rustic charm that fuses Portuguese colonial architecture with Brazilian folk art. Enjoy the white-washed rooms, decorated in a simple rustic style. Most come with a private balcony with hammock perfectly positioned for gazing out to sea and spotting hummingbirds in the garden. Bathrooms feature natural Ekos Line toiletries from the Amazon. Wander down to deserted white sand beaches, go trekking in the lush rainforest or just lounge by the spring-water pool. Fresh Brazilian cuisine is served at candlelit tables overlooking the bay.

Savour the flavours of fresh seafood, caught daily by local fishermen, and organic products from the hotel’s own farm, Fazenda Catuçaba. Guests are pampered by attentive staff, overseen by the hotel’s friendly manager. Do not miss renting one of the schooners that bob majestically in the bay, and take a tour through a handful of small and mostly uninhabited islands. Paraty, a UNESCO-protected colonial town, is a 30-minute drive away and one of the region’s many highlights. The region around Picinguaba is one of the most beautiful, well-preserved and least-known parts of the Brazilian coast, an area of extraordinarily rich natural environment combining beaches, forests and mountains.

Stockholm, Sweden The Michelin-starred restaurant is housed in the legendary Grand Hotel Stockholm, which was built in 1874 and is a stunning grand dame that defies time. Run by Swedish celebrity chef Mathias Dahlgren, it offers two different dining experiences, which complement one another through the concept of Matsalen (dining room) and Matbaren (food bar). Dahlgren is known for his organic and natural approach, which he couples with themes drawn from memories of his childhood. He has won the Swedish Chef of the Year award seven times and is the only Swedish chef to have been awarded the international Bocuse d’Or. The restaurant’s elegant design is the work of leading British designer Ilse Crawford and features a gentle palette of warm neutral colours. Diners are presented with electronic menus on individual iPads. The menu is evocative, inventive, playful and original. The 8-course tasting menu is as divine as it is sinful. The Gallery Café

St. Regis Hotel

Where to stay Best Value Hotel Rex Perfectly situated within a couple of blocks of Union Square, this literary-inspired hotel was designed by Candra Scott & Anderson as an homage to poet Kenneth Rexroth. The hotel is popular with writers and artists who enjoy lingering in the dark and seductive lobby lounge, reminiscent of the literary salons of the ’20s and ’30s, and filled with antiquarian books and original art. Rooms may be small, but they are charming, rich with colour and masculine vintage-inspired furnishings. They offer all that is needed for a comfortable downtown stay. Among the amenities are complimentary Wi-Fi, wine hour and morning coffee, as well as room service, a computer station, valet parking and 234

concierge services. No need to leave the pooch at home, Hotel Rex accepts pets at no charge. 562 Sutter Street, San Francisco, CA 94102

Best Luxury St. Regis Hotel Centrally located in downtown’s Yerba Buena area, this 260-room, 5-star hotel houses its own art museum and Museum of the African Diaspora (MoAD), and is within walking distance of top museums, theatres, some of the city’s best restaurants and the popular Union Square shopping district. The interiors are contemporary and masculine. The lobby bar and Ame Restaurant are always perfect places for people watching. A stay at the St. Regis comes with amazing city views and special amenities, such as Pratesi linens and a

Where to eat Best Brunch Zuni Café San Francisco is known for its culinary scene, boasting many of the best restaurants in the country. Great new establishments open almost monthly, and it is hard for locals to keep up with the 4,000-plus choices. A few places have endured over time, and Zuni Café is one of them. I have eaten there since I first moved to San Francisco over two decades ago. Opened in 1979, it has drawn three

generations of regulars with its simple but inviting atmosphere, great selection of wine and spirits, and consistently delicious food that takes inspiration from traditional regional French and Italian cuisines. The made-to-order whole roasted chicken, prepared in a woodfired brick oven and served with warm Tuscanstyle bread salad, is legendary. The Zuni Café cookbook may be found on the bookshelves of professional and amateur chefs alike. 1658 Market Street, San Francisco, CA 94102

Best Splurge-worthy Dinner Atelier Crenn Conceived by Iron Chef-winner Dominique Crenn, the Michelin Star restaurant aims to create “poetic culinaria,” with modernist garden-centric cuisine that is served in a

minimalist setting, accented by the chef’s own poetry and her adoptive father’s artwork. The dishes are globally infused with ingredients that place a strong emphasis on local Bay Area sources and artfully presented as visual compositions. Dining options include an 11-course Chef’s Tasting Menu, a four-course Prix Fixe Menu and a Vegetable Tasting Menu, all with optional wine pairings. This is a restaurant with an experimental and provocative approach to food, meant to stimulate the senses. Bring an open mind, a keen eye (reading glasses if needed for appreciating the intricate dishes), and a full wallet. You won’t be disappointed. 3127 Fillmore, San Francisco, CA

Best Dinner with Atmosphere Gitane Named after the French word for gypsy, this spot is tucked away in a quiet downtown alley and known for its fearless and unpretentious interiors by Mr. Important. Imagine red crocodile wallpaper, giant sensual tapestries, an oxblood vinyl ceiling with enormous chandeliers surrounded by medallions made from moss-covered rocks, and bright-coloured striped velvet banquettes, to name just a few details. But Gitane is of course also worth a visit for its unique artisan cocktails and always pleasing flavours from the Iberian Peninsula, France and Morocco, which are expertly crafted by chef Bridget Batson. The bar offers a generous selection of international spirits and Gitane

rare sherries, Cavas and Madeiras. Dinner at the deep bar with friends from out of town is a personal favourite of mine. I always include a selection of their Catalan flatbreads. 6 Claude Lane, San Francisco, California 94108

Best Italian SPQR Perfectly positioned on Fillmore Street, one of the city’s favourite shopping streets, SPQR (an acronym for “Senatus Populesque Romanus” which translates to “The People of the Senate of Rome”) is known for its forward-thinking interpretation of Italian food by pedigreed chef Matthew Accarrino. The dark interior with its open kitchen is small and simple, and seating is

tight. People don’t come for the ambience, they come for the food, for such dishes as housemade chestnut pasta with suckling pork and spigarello, and crispy pig ears with pickled jalapeno. The wine list is composed of a generous selection from all the main regions of Italy. This is a bustling neighbourhood spot that, given the tight seating arrangements, is a perfect place to rub shoulders with local foodies. 1911 Fillmore St, San Francisco, CA 94115

Best Ethnic Food Yank Sing San Francisco has a large Asian population and a long history of serving amazing Chinese food, including Mandarin, Hunan, Szechuan

and Cantonese. Most of the better restaurants are outside the famous Chinatown, which is more of a tourist destination. Very popular for lunch is Deem Sum, or also called Dim Sum, a tradition that grew out of roadside teahouses along the ancient Silk Road. Yank Sing, with its two downtown locations, could be the most popular place in the city to enjoy these exotic bites that are served by waiters continuously rolling carts laden with freshly prepared small plates around the restaurant. It is easy to overload, as the tempting food keeps coming. Come hungry and ready for a lively ambience. 101 Spear St. San Francisco 49 Stevenson St. San Francisco

Best Without Reservations Belden Place The short downtown alley might have the biggest concentration of restaurants in the city. For those without a reservation and lack of time, Belden Place surely will be able to accommodate, with American, Mediterranean, French, Italian and Catalan cuisines, plus local seafood. Among the most popular restaurants in the alley are Plouf, B44 and Café Tiramisu. Belden Place is also one of the few spots in San Francisco that offers plenty of outdoor seating, a rarity in a city known for surprising weather changes and often cold summers. No worries, outdoor heaters are aplenty! Belden Place, San Francisco, CA 94104

Best Fast Food Off The Grid Food trucks are the fastest growing gourmet trend in the country. They have been popping up all over San Francisco, serving everything from Asian fare like Chinese buns, Korean tacos, Filipino adobo and Indian curry, to Mexican and South American delicacies such as burritos, empanadas

and tamales, as well as sweet treats such as waffles, cupcakes and Crème Brulé. The largest gathering is Off The Grid, which pops up weekly at various places in the city for lunch and dinner. The most popular locations are Hayes Valley on Wednesday evenings and Fort Mason on Friday nights. Check their calendar for other locales.

Where to drink Best Café Mavelous Coffee & Wine Bar San Francisco is not only known as a food mecca, but in recent years it has also become a destination for coffee aficionados. Barista Philip Ma, owner of Mavelous, is very serious about coffee. So as to appreciate the various nuances of beans and roasts, he serves only the very best boutique varieties. They are brewed in six ways, either with a custom La Marzocco espresso machine, or manually with a Hario V60 coffee drip, a Chemex coffee maker, and a French Press, as well as with a Siphon coffee brewing machine and a Kyoto cold slow-drip coffee maker. Mavelous also offers a nice selection of sustainably grown wines from around the world. The sexy and eco-chic interiors, designed by Adeeni Design Group, were inspired by its location in the Civic Center and its proximity to the arts. Its rich palette is reminiscent of the colours of coffee, ranging from deep espresso to red, gold and chartreuse. Several local artists were commissioned for specific artwork and functional designs. The café’s signature piece is a 50-foot long painting by famed street artist Eddie Colla that spans the length of the place and sets an edgy tone. For that amazing cup of coffee or great glass of wine, plus a spot to relax with a magazine or book, Mavelous is the place to be. 1408 Market Street, San Francisco, CA 94102

Best Day Trip Napa Valley The Wine Country north of San Francisco is well worth a visit, but too vast to explore in one day. Ranging from Sonoma to Mendocino to Napa, the region is covered in countless vineyards, beautiful forests and rivers, and dotted by charming towns. If you only have a day, I recommend visiting Yountville and St. Helena. Both towns have much to offer when it comes to culinary delights, shopping and wine. Yountville is home to the world-renowned and Michelin star-rated French Laundry restaurant, which requires

reservations months ahead. But luckily the town is blessed with a number of other great restaurants, including award-winning chef Michael Chiarello’s Bottega. A unique concept was created by Ma(i)sonry, a winery collective and art gallery. It offers tastings in a historic 19th-century stone house and a landscaped sculpture garden, complete with seating around a fire pit, my personal favourite spot to enjoy an amazing glass of wine. St. Helena, just 10 miles north, is a popular destination for shoppers, foodies and wine-lovers alike. Favourite shopping spots are the Martin Showroom by fearless interior designer Erin Martin, the gourmet food emporium Dean & Deluca, and Prager Winery for amazing ports. For nourishment visit the casual eatery Cindy’s Backstreet Kitchen by top chef and restaurateur Cyndy Pawlcyn, or the romantic hillside Auberge du Soleil in nearby Rutherford for a sunset view. Plus, of course, all the wineries in between. Intricate dishes - foams, purées, uncanny textures and unexpected flavour combinations – abound • The restaurant’s speciality is its 6-course tasting menus: ‘The Menu’ and ‘From the Garden’, the celebrated vegetarian tasting menu • The thoughtfully assembled wine list wows and highlights an exquisite menu • The elegant dining room’s décor enjoys understated earthy tones of olive green, browns and biscuit – offset by crisp table linen and statement artworks • There is also an informal kitchen gallery downstairs where you can watch the chefs in action and enjoy a tasting plates menu that consists of smaller versions of those trademark dishes such as Ravioli of snails in Chablis, garlic froth and red wine jus • Attentive, knowledgeable and not intrusive service

Style & design discoveries for your home Modern and versatile, the coffee table by Rotterdam-based designer Reinier de Jong allows expansion or contraction of its surface, depending on need. The REK table is perfect for entertaining guests: panels are easily pulled out to create extra space for snacks and drinks. Multiple levels of sliding pullout parts allow the table to be expanded substantially. Concealed, built-in stoppers prevent pulling the inserts out too far. When completely closed, the REK coffee table resembles a simple block of wood. The top and two sides are finished in white, while the edges are veneered in oak, birch or beech. The end grain side of the wood is bevelled in order to get a grip, which is a subtle detail we rather like. Offering a great fusion of aesthetic and functional features, the coffee table puts other spacesaving furniture to shame. Finally – a smoke detector that does not look like one. Sleek, stylish and simple to use, Kupu is a fabric-covered photoelectric smoke alarm designed by the internationally renowned Finnish designer Harri Koskinen for Jalo Helsinki. The whole surface of the smoke alarm acts as both a test button and for silencing the alarm. Nothing else is seen. It comes in a range of colours and will not only enhance home safety, but add a touch of design. We have become a big fan of Big Dipper Wax Works’ beautiful hand-crafted aromatherapy candles. Their use of all natural ingredients, 254

such as 100% beeswax, eco-friendly dyes for their coloured candle varieties, 100% natural cotton wicks, and pure essential oil extracts for their amazing scents are just some of the reasons the company stands out from the rest. The beeswax candles are a real treat and burn for what seems like forever. Beautifully packaged, there is an artistic selection of nine wonderful aromatherapy scents. Our favourite: Vitality – Lemongrass and Grapefruit – is a zesty, refreshing fusion. Adding a touch of style to the laundry storage, the loop laundry bag from Reisenthel is a great way to store and transport laundry. The chic canvas tote offers large looped handles for comfortable and easy carrying. With magnets to keep the innovative laundry bag closed, laundry will be neatly concealed and look great, wherever the bag is hung. Boasting stylish modernity and strong practical sense, the modular XZone sunshade system designed by Ivan Palmini for All+ is versatile and eco-friendly. Inspired by modern cabanas, the simple design offers flexibility through several layout options, whether for lounging, alfresco dining, sunbathing by day or star gazing by night. The sleek aluminium structure integrates elements of minimalist design with European technology and oodles of innovation, creating a clean-lined look for fabulous outdoor living.
