Trading a Traditional Mortgage for a HECM Mortgage – Why would I ever do that! The biggest difference with a HECM (Home Equity Conversion Mortgage) is you choose to make payments or not. If you have a HECM and want it to work like a traditional forward mortgage, you make monthly principal and interest payments. If you don’t make the monthly payments, the principal and interest is added to the balance of the loan. Sue Christensen, reverse mortgage loan officer, explains one the biggest myths with reverse mortgages: I can owe more than my home is worth. “This is a non-recourse loan, which means the borrowers, estate, heirs, etc. have no personal liability. If the loan balance is $200K and home is worth $175K when the last borrower passes away or vacates the home, FHA covers that $25K difference.” Sue also hears the concern, “If I take out a Reverse Mortgage on my current home, I can never move!” John and Nancy, local seniors, took out a HECM loan and decided to build a new one, all on one level with no steps. They sold their old home and used a HECM loan, again, to purchase their new home. John says, “The Reverse Mortgage for purchase allowed us to build our dream home and retain cash from the sale of our old home.” HECM loans can also be used as a tool in retirement planning. For example, Sue has had clients use the HECM line of credit (LOC) feature as a planning tool. “Think of it as a glorified HELOC,” Sue said. “It can never be cancelled; the money is available whenever you want to draw it and you do not have to pay it back. It is also guaranteed to grow every year at the interest rate plus ½ point. It grows regardless of your home value.” Mike and Chris, native Kansans, opened a HECM to use the LOC as opposed to a traditional HELOC. Chris says, “We’ve used the line of credit for a variety of things that have come up such as a $1,600 bill to remove a limb from a tree in the backyard that wasn’t part of our monthly budget. And, with stock market impacts from the global pandemic, we appreciate the fact that the HECM LOC growth rate isn’t impacted.” Sue has been in mortgage lending for 24 years, with the last 11 specializing in HECM (Reverse Mortgage) loans. Sue is a proud WSU alum and is focused on educating and helping seniors on their loan financing options.
