A CONTINUUM
Life at The Towne House comes with the personal freedom to enhance your retirement lifestyle. It also comes with increased peace of mind While you may never need to use the full continuum of health care on our campus, just knowing these services are available can help you put your worries aside and truly enjoy life.
Our range of health care services includes access to your physicians’ offices, temporary rehabilitation, assisted living, memory care, and skilled nursing. For couples with varying needs, we offer the ability for one spouse to reside in a higher care setting while the other lives close by in a private residence.
The Towne House offers the unique opportunity to take advantage of our personalized assisted living services without the need to relocate to a smaller apartment.
A full range of physical, speech, and occupational therapies (including outpatient) is available to all residents, if ever needed, through our Medicarecertified Health and Rehabilitation Center. Also available is The Towne Square, a specialized supportive setting, designed for residents with Alzheimer’s disease and other forms of memory loss. The Towne House also provides 24-hour security monitoring and emergency response service for all residents.

ASSISTED LIVING
As a resident of one of the apartments at The Towne House, should the need arise, you can take advantage of our personalized assisted living services available to you without relocating. Assisted living services are intended to allow for maximum independence for residents. We provide a broad spectrum of supportive services that are in addition to the standard services already available.
All apartments at The Towne House are licensed for residential care. That means assisted living services are provided by our own nursing staff and carefully monitored by our own administrative staff. Residents receiving assistance under this program at The Towne House will be provided specific services tailored to meet their individual needs.
Following is a partial listing of some of the services available under The Towne House’s assisted living program.
• Medication management and administration
• Minor treatments or other nursing services
• Assistance with bathing and shampooing
• Assistance with grooming and dressing
• Extra daily housekeeping services, such as making beds, personal laundry, and tidying up of the apartment
• Reminder services and mobility assistance to and from meals and activities

RESIDENCY OPTIONS
PriortobecomingaresidentofTheTowneHouse,youwillhavetheopportunitytoselectaresidencyagreementwiththefinancialplanthatbestsuitsyour situationandpreferences.Thefollowinginformationisprovidedtoassistyouinbetterunderstandingtheoptionsavailabletoyou.TheTowneHouseoffers twomajortypesoffinancialplanswiththeirresidencyagreements—continuing care and monthly rental plans
CONTINUING CARE PLANS:
Residents who enter The Towne House under a continuing care residency agreement pay an initial (one time only) entrance fee and a monthly service fee throughout their residency. All continuing care agreements provide the following:
• Priority access to on-site health care services, should the need arise.
• Sixty free days in the Health and Rehabilitation Center (per contract).
• Access to all the services and amenities available at The Towne House.
• Lower monthly service fees than the fees required for rental plans.
• The opportunity to apply for charitable care if your financial resources are exhausted through no fault of your own.
• A medical tax deduction (calculated annually) for a portion of entrance fees and monthly service fees.
The terms and benefits of the various continuing care residency agreements are the same with the exception of the fees charged and the refund policies.
Two different continuing care plans are available.
Declining Refund With this plan, should you move out permanently from The Towne House, the potential refund is based on 90% of the entrance fee and declines each month of residency until it is fully exhausted at the end of 48 months, as per the terms of the residency agreement.
Return of Capital (80% Refundable) Under this plan, if you should move out permanently from The Towne House at any time, up to 80% of the entrance fee would be refunded to you or your estate, as per the terms of the residency agreement.
The monthly service fee is the same for both the Declining Refund and Return of Capital plans.

2023 RATES
Individuals moving into an apartment or Chapman’s Crossing villa at The Towne House may choose whether they wish to enter under a Continuing Care Plan or Monthly Rental Plan. The sales and marketing staff at The Towne House are available to discuss the various available options to help you determine which plan might best suit your individual needs and preferences. Following are price ranges associated with each of the plans.
Declining Refund Plan: With this plan, the potential refund is based on 90% of the entry fee and declines each month of residency until fully exhausted at the end of 48 months, per the terms of the residency agreement.
Return of Capital Plan: With this plan, 80% of the entrance fee is refundable to you or your estate, per the terms of the residency agreement.

2023 FEES FOR HEALTH CARE, MEMORY CARE AND OTHER SERVICES
Dining Services: A $240 per person credit towards dining services is included in the monthly service fee of all apartments. All other dining services are optional and priced on an ala carte basis.
The Health and Rehabilitation Center is Medicare certified. All of the Medicare rehabilitation accommodations are private rooms. In addition to the Daily Rental Plan, a Continuing Care Plan is also available for individuals being admitted directly into the Health and Rehabilitation Center and the Towne Square Memory Center.
