Hey Beach Cove!

Welcome to June — summer is officially here, and things are heating up in the best way! From friendly get-togethers to sunny strolls and cool drinks on the porch, our beautiful community is the perfect place to enjoy it all.

Here’s what’s coming up this month:

��Community Events Don’t miss out on our events - whether it’s bingo, potluck, trivia / family feud, poolside potluck, or a tiki BBQ, there’s something for everyone! Check the mail depot bulletin board or our newsletter calendar for all upcoming events.

��Resident Spotlights We would like to start a monthly Neighbor Spotlight! Nominate someone who’s gone above and beyond to make our community feel like home. Call, email or stop by the office with your nominations and we will present them in our next newsletter.

��Summer Tips Stay cool, stay safe! Remember to hydrate, wear your sunscreen, and keep an eye on loved ones (including furry friends!) during warmer days.

��Happy Birthdays! Sending big birthday hugs to all our June celebrants. May your month be filled with joy, laughter, and maybe a slice of cake or two!

Time For SUMMER

COMMUNITY UPDATES

• We are continuing to replace the unsatisfactory electrical pedestals and disconnect panels for your homes. You will be notified if your home is affected and when the replacement will take place. You will be without power during the process and we will update you with the date and time as it gets closer. There will be more trenching involved so if your Comcast / Xfinity cable is cut please notify them immediately as the office cannot report the issue on your behalf. If there is a service fee, please present the invoice to the office.

• Be sure to check out the flyer for our Beach Cove Mobile App. This application will eventually be replacing our phone broadcast and mass emails. It will have all the information about events and much more. They are working on making it available for your computer too, if you do not like using your phone.

Please Remember:

• If you put an umbrella up at the pool, be sure to close it when you leave. If they are left open the wind can catch them and cause lots of damage to the umbrella, table, chairs and even the pool shell and deck.

• PLEASE SLOW DOWN! There have been many vehicles speeding in the community, both residents and guests. This is a major rule violation, not to mention the danger of hitting someone or something. Remember, the speed limit is 10 mph, and every resident must follow the rules and make sure their guests do the same.

• Please do not touch the irrigation clocks or try turning your system on with the valves. You can change the times accidentally and/or damage the valves. If you have a problem, you MUST report it to the office so we can generate a work order for the crew. Please understand that the crew cannot always respond the same day.

• Hurricane season is coming up fast. If you are leaving for the summer, you are responsible for removing or securing all items that could become flying projectiles.

• All residents must keep their homes and yards clean and tidy whether you are here all year or not. Your flower beds must be kept weeded and attractive and your home free of mold and dirt. Management is driving the community on a regular basis and will post a notice on your home if there are any issues they see.

UPCOMING EVENTS

at Beach Cove

Coffee & Donuts and Social Club Meeting – Please join us for coffee and donuts at 10 am and the social club meeting following at 11 am on June 5th. Enjoy a sweet treat and help us create our monthly events with your ideas and suggestions.

BINGO – Bingo is held the first Friday of the month starting at 3 pm. This month it will be held on Friday, June 6th, at 3 pm in the clubhouse. Be sure to mark it on your calendar!

Trivia Night/ Family Feud – We have updated our Trivia Night to Family Feud Night. This month it will be held on June 17th at 6 pm. Test your wits and join in the fun!

Karaoke Happy Hour – We are having a special Happy Hour on Friday, June 20th at 4 pm featuring karaoke, pizza and wings. Have fun singing and eating with your neighbors!

Pancake Breakfast – There will be a pancake breakfast on June 22nd starting at 10 am to help raise money for the Heart Association benefit. It will be $10 per person for a worthy cause and a delicious breakfast!

Chair Yoga – Held every Tuesday and Thursdays starting at 10 am at the Clubhouse. It’s a great way to keep in shape!

Water Aerobics – Monday, Wednesday, & Fridays starting at 10 am. Have fun while keeping healthy!

Horseshoes – Every Sunday at 1 pm the talented horseshoe players gather along with their faithful spectators. Try your luck or just come and watch!

Game Night – Every Wednesday and Sunday at 6 pm you can find the card and game players using their crafty strategies to beat their opponents. Feel lucky…. why not join in?

Welcome June!!!

Wow, we made it through the crazy busy month of May.

Here is something I read recently and thought it was interesting:

National Trends in MH Housing. In March 2024 8,447 New manufactured homes were produced, an increase of 92 homes 1.1% compared to 2/2024, and an increase of 801 homes or 10.5% increase compared to 3/2023 This report includes numbers for both MH production and shipments. There were no FEMA units produced in 3/2024. In 3/2024 8,464 new MH homes were shipped, an increase of 117 homes or 1.4% compared to 2/2024, and an increase of 799 homes or 10.4% compared to 3/2023. Compared with the same month last year, shipments in single & multi section homes were up by 11.7%and 9.4% respectively. Total purchases in 3/2024 were 13,166, an increase of 1,187 homes or 9.9% compared with the same month last year.

The seasonally adjusted annual rate of shipments was 102,924 3/2024 up 0.5% compared to the adjusted rate of 102,386 in 2/2024. Cumulative purchases through 3/2025 totaled 24,272 compared with 21,162 homes for the same 3 months of 2023, a net increase of 14.7%. I found this interesting and hope you all do as well. Resident Centric

• The Social Club Meeting was held on May 1st to plan this month’s upcoming events. Thank you all who came and shared their ideas. Everyone is invited to join our next meeting on June 5th following our coffee and donut gathering at 10 am. We would love to hear your ideas and suggestions.

• Bingo was held on May 2nd. Congrats to the winners! Join in next month’s fun on June 5th and every first Friday of the month starting at 3 pm.

• Cinco de Mayo celebration on May 5th was a great turnout with great food and fun! Thank you, Marsha & Gina, for decorating and everyone who helped with setting up and cleaning up. Check out the great pictures!

• Mother’s Day Brunch on May 11th was delicious! Thank you Rick, Pam and Marsha for decorating and organizing the event. The pictures show some happy faces!

• Tiki Happy Hour is every Friday starting at 4 pm. Bring your own drinks and snacks and catch up with your neighbors.

• Trivia Night was held on May 13th and changed from Trivia to Family Feud! It was so much fun and lots of laughs! Join in the fun at the next one being held on June 17th at 6 pm.

Grilled Baby Back Ribs

INGREDIENTS

RIBS

• 2 racks of baby back ribs, roughly 2 lbs each

• 1 1/2 tablespoons coarse sea salt

• 1 tablespoon smoked paprika

• 1 tablespoon ground mustard

• 1 tablespoon garlic powder

• 1/2 tablespoon black pepper

• 1/2 tablespoon onion powder

• 2 teaspoons chipotle chili powder

ROOT BEER BBQ SAUCE

• 3/4 cup ketchup

• 2/3 cup root beer

• 1/2 cup honey

• 3 garlic cloves, minced

• 2 tablespoon apple cider vinegar

• 2 tablespoons Dijon mustard

• 1 teaspoon Worcestershire sauce

• 1/2 teaspoon onion powder

• 1/2 teaspoon smoked paprika

• 1/2 teaspoon freshly ground black pepper DIRECTIONS

1) Preheat the oven to 300 degrees F. Place each rack of ribs on a doubled sheet of aluminum foil. In a bowl, whisk together the salt, paprika, mustard, garlic powder, pepper, onion powder and chipotle chili powder. Rub the mixture all over both sides of the ribs, then wrap the ribs up in the aluminum foil. Place the racks on a baking sheet and put them on the center rack in the oven. Bake for 2 1/2 hours.

3) After 2 1/2 hours, gently pour the juice in the foil packets into a large bowl or measuring cup. Whisk in 3 to 4 tablespoons of BBQ sauce.

4) Heat the grill to the highest setting and remove the ribs from the foil. Once the grill is hot, place the ribs on the grill and cook for 10 to 12 minutes, until they are charred and slightly crisp on the outsides, basting and rubbing the juices/BBQ sauce mixture on top. Let cool slightly before serving with lots of BBQ sauce.

ROOT BEER BBQ SAUCE

1) Place all ingredients in a saucepan and whisk together until combined. Heat oven medium heat and bring to a boil, then reduce to low heat and cook for 30 to 60 minutes, until thickened. Stir occasionally. Remove from the heat and let sit at room temperature until it cools and thickens even more.

2) Store in a jar or sealed container in the fridge.
