ong-time Harrow Home Hardware Building Centre employee and owner Gord Nascimento has completed the trifecta by purchasing the store’s property on County Road 20, just west of the town center.

The sale of the almost three-acre property from Amherstburg’s S&T Waters (Scott Waters) Holdings Ltd. for $3 million closed at the end of July.

Nascimento, who has worked at the store since high school, has been there 28 years and long worked with Waters.

Nascimento became store manager at 18 and in 2015 became a partner.

“We were just a hardware store at that point, and I really pushed for the building materials (lumber)” addition, he said.

JUST THE FACTS: • Despite living in the world’s largest economy, Americans have shorter life expectancies than residents of many other wealthy nations. This gap is driven by several factors, including limited access to healthcare, high obesity rates and elevated homicide rates.

• People in Japan – the world’s fourth-largest economy – live about five years longer on average. Meanwhile, residents in countries like France and Italy outlive Americans by roughly four years.

• Notably, the U.S. is the only G10 country without universal healthcare. It also has some of the highest healthcare costs among wealthy nations, at $14,885 per person, roughly double the OECD average.

• China, the world’s second-largest economy, has an average life expectancy of 79 years, up from 68 in 1990. In recent years, national policies have focused on improving disease prevention and expanding medical insurance coverage.

• India’s life expectancy stands at 73 years, among the lowest of the top 30 economies by GDP. Life expectancy also varies significantly by caste, with lower-caste individuals shown to live about four years fewer on average than those in higher castes.

• However, India has recorded some of the largest gains in life expectancy globally over the past six decades. Since 1965, the average lifespan has increased by 27 years. In particular, this reflects growing advancements in healthcare, child mortality and enhanced nutrition, further aided by strong economic growth.

ometimes, in the middle of the harried and crazy days of work, it hits me how fortunate we are to have so many technological advances at our disposal.

I well appreciate the abilities of Artificial Intelligence, Smart appliances, and hybrid vehicles that don’t require an entire charging station to operate.

I’m talking about those now-basic things we all take for granted, but that still make me almost weep in gratitude.

As someone who gets easily disoriented and lost on the road, GPS has literally been a lifesaver. In earlier times, I had to print out the directions from point A to point B, and half the time I still missed the turns. How often did I have to pull over and ask for help? It felt risky to stop in the middle of nowhere, especially when alone and across the border.

The ease of credit or debit card tapping ranks right up there after GPS. I admit I am an extreme germaphobe; touching public screens literally turns my tummy. But to tap and go? The easiest, fastest and cleanest way in which to make a purchase.

And speaking of money, to this day I would like to plant a big kiss on whoever came up with the idea of overdraft protection on one’s bank account. Dealing with the cash flow struggles of small business, the overdraft has also been a lifesaver many times over.

May I give a shout out to whomever designed the ice maker? Whether in a refrigerator or a countertop contraption, that technology is worth its weight in gold. In fact, unlimited, endlessly accessible ice is worth more than diamonds to me.

Then there are all the latest medical advancements, health tracking systems and online access to experts around the world, all at the mere click of a button. It can be overwhelming, yet so useful and painless.

As we saw during the Covid-19 pandemic, video conferencing and collaboration tools boomed. Zoom, Teams and even Skype became indispensable devices that kept businesses operating.

One last thing, and this is relevant for any small business owner: being able to accept or send E-transfers immediately has been a godsend. Unlike yesteryear, when we had to chase down a cheque, deposit it and wait for it to clear. Again, you can’t ask for anything more effortless, or more likely to ease the flow of cash in your operation.

While grateful, this all begs the question: how did we manage before? Color me curious …

Customers don’t want org charts

A

recent company meeting revealed what management called a “handoff problem.” The sales team would close deals, then toss them over the wall to the service team, who would promptly fumble the relationship because they didn’t understand what had been promised or why the customer bought in the first place.

The real problem? They were thinking about sales and service as completely separate functions when, in reality, there’s far more overlap than most people realize. And more importantly, their customers don’t give a damn about their internal org chart. Here’s what’s crazy: Companies have created this artificial division in their own minds, then acted like it’s some law of nature.

Consider what most organizations think sales does: • Prospecting and building relationships • Diagnosing customer needs and issues • Solving those needs and issues • Proposing solutions and talking money • Ongoing relationship building and upselling/cross-selling Now, here’s what most organizations think service does: • Product or service delivery • Establishing and building relationships (usually at the operational level) • Solving problems and addressing customer complaints • Potentially upselling and cross-selling That’s not two completely different jobs. That’s one customer experience that’s been artificially chopped into pieces. But while sales and service might be separate and distinct in the company’s mind, they’re usually not distinct in the customer’s mind.

When a customer calls a company, they don’t care if they’re talking to “sales” or “service.” They care about getting their problem solved by someone who understands their business and can help them succeed.

When you really think about it, the core skills of sales and service are remarkably similar.

Both require the ability to listen – really listen – to what customers are saying and what they’re not saying.

Both require problem-solving skills. Sales people diagnose business problems and propose solutions; service people diagnose operational problems and fix them.

The main difference isn’t capability – it’s context and timing.

Community Living sells downtown center to area developer for $1.5M

C

ommunity Living’s former Windsor Downtown Centre building at 1225 McDougall Street has been sold to wellknown area developer Baird AE. The building is on a half-acre site, sandwiched between Coulter’s Furniture and the one-time Green Shield office, on the corner of McDougall and Giles Boulevard East.

The sale closed last summer for $1.55 million, and the building is now undergoing renovations.

The single-storey 12,500-squarefoot building, with lots of glass windows, will be converted into Baird’s architectural office. It currently has 70 staff at 1880 Assumption Street.

Baird president Matthew Baird he always “liked this building” and it was “maintained really well” by Community Living. The exterior is being refreshed for $200,000.

“There are basically five units of varying sizes, and we’ll try to lease it up,” he said.

Meanwhile, Baird purchased the neighboring the former Green Shield building at the corner of McDougall and Giles several years ago. It will open by year end as a major residential complex, with 46 units to be known as The Deco Lofts, after a $8- to $10-million reno.

“This building had been vacant for nearly 20 years,” he said. “We

wanted to do a government office hub in this building initially, and had been working with a few organizations to do so. Unfortunately, Covid happened, and market dynamics shifted, so we had to pivot.”

Community Living has a long pedigree in Windsor. Formed in 1952 by parents who wanted educational support for their developmentally challenged son, it morphed into the first school in the province for kids with disabilities, paid for entirely with public funds.

The non-profit’s mission is to support people with intellectual disabilities and their families “as they pursue possibilities, make choices and achieve the life they want.”

The organization’s central facility is at 7025 Enterprise Way. It has also operated a Venture Works building on Temple Drive.

Amy Pinsonneault, Community Living’s property manager, declined to comment on the McDougall sale.

ush Truck Centres has taken over Carrier Truck Centers, including the local outlet on Walker Road in Windsor, the company’s largest acquisition to date.

The area outlet is run by service manager Mike Parent, who is also president of the Windsor Transportation Club. Parent deferred comment to head office, but a spokeswoman said Rush CEO Kevin Tallman was not available for an interview.

Rush made the move in June, adding five outlets in southern Ontario. A recent press release referred to it as “one of Canada’s most important transportation and manufacturing regions and a critical cross-border freight corridor between Canada and the United States.” This means Rush now has 20 Canadian dealerships. The takeover will retain Carrier’s employees.

No reason or dollar value was given for the acquisition. But, in the release, former long-time Carrier owner Marv Long said the sale made sense given the shared “values” of both companies.

“Rush Truck Centres of Canada has earned an outstanding reputation in the industry through its commitment to customer service, integrity and treating both employees and customers the right way.”

In conjunction with the buy, Rush has appointed Tyler Szigatti as southern Ontario regional manager, with 15 years of truck deal-

ership experience.

Rush is part of Texas-based Rush Enterprises, which trades on Nasdaq and had revenue of $1.9 billion and net income of $72.8 million (U.S.) in the second quarter. It operates the largest network of commercial trick dealerships in North America, with more than 150 locations. Rush has been in Canada since 1973.

Carrier was founded in 1960 by Marv Long with its five Ontario locations.

Besides the Carrier acquisition, Rush also recently completed the purchase of five Peterbilt dealerships in Louisiana.

Aftermarket products and services accounted for approximately 64 percent of the firm’s second quarter gross profit.

New business opens in Sandwich Town

A

new café and gift shop has opened in Sandwich Town, bringing baked goods, coffee, chocolate and locally made products to Sandwich Street.

Pretty & Co., owned by Katie Wall, opened earlier this month after several months of preparation.

Wall said the decision to open in Sandwich Town was influenced by her previous connection to the neighborhood.

“I actually used to live in Sandwich Town many years ago,” Wall said. “I just always loved this part of the city; I like the historic aspect of it.”

Wall said the opportunity to open the shop came unexpectedly.

She had been doing Christmas shows and other events before the Sandwich Street location became available last December.

“I wasn’t even sure if I was going to open a dessert place,” she said. “This kind of the location popped up. I was like, let’s go take a look.”

The original plan was to open in the spring, but renovations, equipment orders and other preparations delayed the opening.

Since opening, Wall said customer response has been strong, particularly from residents and other businesses in the neighborhood.

“SINCE THE BRIDGE HAS OPENED, YOU SEE THE AMERICANS COMING EVERY SINGLE DAY.” “It’s been tremendous,” she said. “A lot of support from the people who live around here, and a lot of support from the people who own other businesses around here.”

Wall has also noticed more American visitors since the opening of the Gordie Howe International Bridge. She said Americans were already visible in Sandwich Town on Sundays while the shop was being prepared, but she now sees them throughout the week.

“Since the Bridge has opened, you see the Americans coming every single day,” she said.

Pretty & Co. focuses on products such as homemade spices, artisan chocolate, chocolate-based desserts and simple syrups. The shop also carries products from other local vendors.

For Wall, the early demand has meant long hours and frequent re-

stocking. She said the shop has already been busy enough that she has had to lock the door temporarily to restock.

The Sandwich Town Business Improvement Area has also promoted Pretty & Co. La Maison Marché on its Facebook page, encouraging visitors to check out the new business. Wall said the BIA has been supportive since the shop began taking shape.

Dental practice buys former day spa

T

he long-time Estetica Day Spa in Tecumseh abruptly closed last month, and a dentist has purchased the building.

A numbered company bought the firm. It’s associated with Dr. Danilo (Denny) Jezdic of Belle River of the Lakeshore Dental Centre. The buyer paid $4.4 million in July for the approximately oneacre property on Amy Croft Drive.

The seller was a numbered company at 152 Lesperance Road.

Jezdic did not respond to

requests for comment, nor was it possible to track down the former owners of Estetica.

In the immediate aftermath of the closing, there were questions about staff not receiving pay and customers upset over the terms of the closure.

Nicole Dell and husband Darcy Dell, were the owners and there may have been one other person.

The business quickly deleted its website and social media accounts.

Meanwhile Hideaway Spa in

Windsor has been offering a “limited-time courtesy” through October 31st to any gift card holders.

The terms are on its website.

Owner Erika Ziraldo worked at Estetica from 2016 to 2020.

Jena Campeau, owner of Beach Bum Spray Tanning, said the new owner is honoring the lease and her business will continue at the location, as will other businesses in the building – Nest Haven Family Wellness Centre, and Hair at the Spa. WB

LaSalle daycare operator buys Essex properties to open fifth site

T

he owners of a prominent local daycare company have purchased properties, including the former Essex Weld Solutions and E Data+ buildings on Talbot Street North, in the town of Essex.

Randy Saccucci and wife Michelle own LaSalle-based Olivio Di Maio Early Childhood Education Centre; Saccucci purchased the properties in June for $3.4 million.

“We’re opening another daycare in Essex,” Randy said.

This will be their fifth area facility, but will be one of two operating as a non-profit.

The daycare will go into the larger building, which appears to have been a credit union or bank at one time, and will accommodate 88 children. The other is already the home of Baker Tilly, a tenant. “They moved in in December,” he said.

For non-profit status, operators must apply to government to open a daycare and Olivio Di Maio was successfully approved for this location, where need had been determined. “We were the winning applicant for Essex,” he said. Parents will pay a subsidized rate to attend.

The smaller building previously housed the offices of Essex Weld Solutions and EData+, both owned by the Freisen family, which operates the Essex Weld plant elsewhere in town. Those offices have moved to 39 Maidstone Avenue in Essex.

Essex Weld has been a mainstay in the town offering a wide range of custom fabrication and automotive packaging design. Customers include Honda and Volvo.

EData+ specializes in customizable business software to automate workflow, improve inventory accuracy and real-time analytics.

“We’ll come in, we’ll do a full review of how your company operates, what you do, how you manufacture, and then we will build

software tailored toward your business and operations,” said Randy Friesen.

Friesen operates the business, which is part of the Essex Weld companies owned by Abe and John Friesen.

Meanwhile, Essex Weld bought a separate property at 333 Gosfield Townline West in Essex, the Pepsi bottling plant, for $5 million. Abe Friesen said it was “just bought as an investment” and there will be no change in the property’s use.

“While ownership of the site has changed, PepsiCo Canada continues to operate there under a lease agreement,” a company spokesperson said. “The facility will remain a PepsiCo Canada trailer storage location that serves the broader Windsor community.”

Since then, his family has built two drive-thru lumber barns. At the time Sulja Brothers, the town’s only lumber yard, had just closed.

A seasonal department was added in 2022, and Gord is current working on a large addition to service contractors. “I just got the prints back today,” he said, adding he’s hoping for a December opening.

The outlet has also become a Beaver Home and Cottages dealer.

“What’s hot now is the Additional Dwelling Units, the secondary suite houses,” he said. “The kids are moving into those because they can’t afford a home.” But Beaver homes can offer much larger and various architectural styles.

The Beaver outlet has a display home on-site. Beaver, a BC-based firm, is owned by Home Hardware.

Not every Home Hardware is affiliated, but Nascimento’s is. “You can be the contractor, and we have the knowledge (including blueprints) to help you get to where you want to be,” he said.

Nascimento purchased the entire property now because the previous owner, “was looking to sell;” the alternative was moving. “But we’re pretty much established and we’ve got a good location, so I ultimately decided to purchase the property.”

The business also specializes in so-called “Barnominiums,” a poststyle home with living quarters and a garage or shop. “They’re becoming very popular (and) can be costeffective,” he said. “But with a variety of styles and finishes, they’re definitely not considered a barn.”

Family member of failed Café brings Iraqi-style flavors to area company buys up land

A

man who was part of the management of a tomato canning company, which failed a decade ago, has been buying up property in the same area of Comber.

Robert Thomas, along with William Thomas (the principal), were members of the family that owned the ill-fated Thomas Canning, which at one time received $3 million from the province to build a muchpublicized new processing plant.

The company filed for bankruptcy long ago, and last spring the three properties in the immediate Lakeshore area as the original plant were sold by order of the Ontario Superior Court of Justice.

They are 346 and 372 South Talbot Road, and 3782 Maidstone Townline Road.

Thomas Canning’s one time plant was located at 326 South Talbot.

The properties, totaling 298 acres, sold for $3.32 million in May. Among voluminous bankruptcy court documents, as far back as June 2017 Robert Thomas was proposing the purchase of Thomas Canning’s assets for $21 million.

During its heyday, the company also made headlines by signing a $25-million contract with a Nigerian company to sell millions of cases of its Utopia brand tomatoes to the African market.

The company had contracted widely with Leamington farmers, providing potential income to dozens left high and dry after Heinz

closed its processing plant there in 2014. Some of that work eventually went to Highbury Canco, which took over the Heinz factory.

But more than a dozen farmers lost their crops because Thomas Canning couldn’t accept the produce by the end of the second growing season. This was because the processing equipment funded by the provincial government was not yet operational. Reportedly as much as $4 million worth of tomatoes went to waste.

new café is bringing Iraqistyle breakfast, snacks, sweets and drinks to Windsor’s Walker Road.

Mazaj Café, located at 4050 Walker, recently opened its doors with owner Mansour Mohsen at the helm. Mohsen said the decision to open the café was to focus on breakfast, sandwiches and drinks.

That particular location was also a practical business decision. With commercial rents continuing to be

a consideration for small businesses, Mohsen said the location offered a balance that worked within his budget.

“Everywhere is very expensive,” Mohsen said, adding the location is not cheap but is more manageable than other options.

Although the café is located in a plaza away from some of Windsor’s busiest pedestrian areas, Mohsen said the response since opening has been encouraging. He estimates the café is now seeing

about 30 to 40 customers a day, with numbers gradually increasing.

For Mohsen, creating a welcoming experience is just as important as the food.

The café currently has four people working, including Mohsen. He also confirmed that he is the sole owner of the business.

With its focus on Iraqi-style flavors and Middle Eastern-inspired offerings, Mazaj Café adds another option to Windsor’s growing food scene.

One of the farmers, Peter Epp, said the lawsuit by about five farmers wasn’t successful because the group was made up of unsecured creditors. “My understanding was the money all went to the secured creditors,” he told Windsor Business.

Epp, a board member of the Ontario Processing Vegetable Growers, said of his relationship with the processor, “our first year was fine, the second year was really bad. They didn’t take the crop in 2016.” WB

Am I being screened out because of my age?

Dear J.T.: I am in my fifties with a strong track record. I apply for roles I am clearly qualified for and hear nothing. I cannot prove it, but it is hard not to wonder if my age is working against me. Is ageism real and, if it is, what can I actually do about something I cannot change?

— Seasoned and Sidelined Dear Seasoned: Let me be honest with you, because you deserve honesty. Age bias exists. Pretending otherwise would insult your intelligence. But here is the trap I do not want you to fall into: if you decide age is the reason for every silence, you hand away your power and stop doing the things that actually work.

So, let us separate what you cannot control from what you very much can.

Start with your materials, because they often signal age in ways you may not intend. Trim your résumé to the last 10 to 15 years of experience.

That photo is your visual signature, and a recent, approachable image quietly signals you are present and engaged. Make sure your profile reflects current tools and current language in your field.

Demonstrating fluency with how work is done today does more to counter the out-of-date assumption than anything you could say.

Then, reposition your experience as an asset, not a level. The danger word is overqualified, which often masks age concerns.

Do not present yourself as someone winding down or someone who has done it all. Present yourself as someone who reduces risk and delivers fast. Employers are nervous about bad hires and slow ramp times. Your experience means you have seen the problems before and can solve them quickly. Frame your value as speed to impact and steady judgment, the exact things a less experienced hire cannot promise.

Lead with recent, relevant wins, not a 40-year highlight reel. Show energy and forward motion. Talk

about what you are excited to build next, not just what you have already built. Curiosity and momentum read as ageless. But here is the move that beats the bias more reliably than any résumé tweak: Get out of the applicant pool and into relationships.

An applicant tracking system or a quick résumé scan is where snap judgments happen. A human conversation is where your experience becomes magnetic. Backchannel into your target companies.

Reach hiring managers and team members directly. When someone talks to you and feels your sharpness and energy, the age assumption evaporates, because now you are a person, not a graduation year. Your network is your biggest advantage here, and it is one that younger candidates do not have. Decades in your field means you know people, and people who know your work do not screen you out. They bring you in. Reconnect with former colleagues, clients and contacts. Let them open doors that the front door keeps closing.

Two more things: watch your own language for signals of fatigue or resentment, because that does more damage than your age ever could.

And consider targeting companies and leaders who visibly value experience, often smaller or growing firms that need someone who can steady the ship. You cannot change your age, and you should not have to. What you can change is how you are packaged, how you are found, and whether a real human gets the chance to see what you bring before a bias gets there first.

Your experience is not the problem. Let us make it impossible to ignore.

Not storage wars, but a yard purchase

A

self-storage operation in west Windsor and a building in Walkerville have been sold for almost $4 million by one major storage company to another.

Make Space Storage of New Westminster, BC sold the properties at 694 Cameron Avenue and 1307 Wyandotte Street East for $3.8 million.

The storage yard is at the end of Cameron, and has a forbidding gate with warning signs and a steel fence topped with barbed wire. There is an office and a phone number, but Windsor Business was unable to leave messages seeking comment.

Meanwhile, 1307 Wyandotte is

an older two-storey brick building which has commercial units on street level and apartments above.

It’s at the northeast corner of Wyandotte and Hall Avenue.

The buyer is purportedly Canada’s largest storage firm, Scarborough-based StorageVault. Officials there did not respond to requests for comment. It has a multitude of brands from storage businesses to logistics, even “concierge moving” and document shredding.

One of those is Access Storage, the brand under which the Windsor location operates. Access Storage in fact has as many as a dozen local storage yards.

The company started out in 2007. Its current management team includes Steven Scott as CEO and

chair, and Iqbal Khan as CFO, who is focused on acquisitions. His name is on the sales information for the Windsor properties.

Khan has been president of RecordXpress, a records management company and CEO of Parkit Enterprise Inc. He is the chair of the Canadian Self Storage Association Tax Committee.

As of this year StorageVault has $204 million in acquisitions with $132 million closures, with 265 facilities. It trades publicly on TSX with its share price $4.67.

“Our goal is to have multiple stores in each market, with complementary portable storage units, integrated storage and logistics, and records management storage services,” states its website.

In business, are you managing change or leading it?

T

here is a time for everything, and a season for every purpose under heaven.”

On its face, this well-known King Solomon wisdom, from the 3rd chapter of Ecclesiastes, delivers hopeful encouragement.

But implicit in this passage is a somewhat hidden and often troublesome paradox: A time for everything also implies nothing can be forever and, therefore, change is inevitable.

In the abstract, we accept the re-

ality of change. But in practice, we often regard it like the medicine we know we need, but don’t want to take. And knowing change is inevitable doesn’t make the pill sweeter.

In the marketplace, it was challenging enough to implement change when we had the expectation of not having to do it again anytime soon. But in the 21st century, the bitter pill of change has acquired an unfortunate new characteristic: a frighteningly short duration.

Organizations that will enjoy

consistent success in the future will make change an abiding element in their business model, rather than an intrusion to “the way we’ve always done things.” They’ll create a culture and environment where change can occur whenever necessary, without creating a casualty list.

Rick Maurer, author of Beyond the Wall of Resistance, conducted a survey of organizations that have implemented change. He identified four things they did to create a culture compatible with change.

1. Make a strong case. Maurer found that “when change was successful, 95 percent of the stakeholders saw a compelling need to change.”

Change must be accompanied by evidence of its importance. If you can’t make the case, either you haven’t communicated effectively, haven’t done your homework, or it’s not the right thing to do – yet.

2. Establish the vision. Maurer’s research indicates 71 percent of suc-

cessful changes happened “when people understood the vision of the project.”

Clearly, stakeholders will support a new direction better if they can understand the long-term benefits of the change.

3. Sustain the changes. Failed changes reported to Maurer indicated the primary reason was “leadership’s inability to sustain the change.”

Leading a successful change isn’t a sprint; it’s a marathon. It takes time and must endure pressure from many sources. Sustaining change may be the greatest test of leadership.

4. Anticipate maintenance. Maurer found that managers who attended to the first three areas had the least concerns with the fourth. But all managers must recognize that it’s not the nature of change to be selfperpetuating.

Finally, hundreds of human behavioral studies have established that when something positive (or negative) is expected, that’s what is likely to happen. It’s called the Pygmalion Effect and it can be very powerful – either way.

If we can help our people expect something positive in the changes we’re proposing, the outcome probably will be.

Write this on a rock: The inevitability and velocity of change makes the ability to lead and maintain it an essential management skill.
