1. Help you price your home to sell

A. Present you with a Comparative Market Analysis (CMA)

C. Suggest and advise as to any changes you may want to make in your property to make it more saleable

2. Actively market your home until it is SOLD!

A. Call or visit at least 25 people every business day and tell them about your home to actively find a buyer for your property

B. Send an email “E-Blast” to all Park City MLS agents with the new listing or when any terms change for the listing

C. Contact over the term of our listing our database clientele to expose your property

D. Submit your property to the Park City Multiple Listing Service and the Wasatch Front Multiple Listing Service

E. Place a professional “For Sale” sign on your property and an App for potential buyers to view your property info and photos.

F. Maintain a web presence on Realtor.com, TeamSchlopy.com, Coldwellbanker.com, ColdwellBankerhomes.com and other proven affiliated sites and agencies

G. Communicate with www.teamschlopy.com leads to expose your property to buyers

3. Keep you informed

A. Contact every agent that shows your property and provide you with his/her feedback through our transaction report system, if we’re able to obtain the information from the showing agent

B. Invite you to register at www.teamschlopy.com which will search the MLS and notify you of any changes in activity within your subdivision (Sales, New Listings, New Pending, Price Changes)

C. Provide you with a copy of all advertising via the transaction report

D. Constantly update you with any changes in the market that may affect the sale of your home

4. Negotiate all contracts

5. Close the Sale once a contract has been negotiated

A. Keep track of crucial dates in the real estate purchase contract

ORDER TITLE REPORT

The Listing Process

Before the initial meeting, we acquire the Title Report. This report will verify who is on the title and what signatures are needed to sign the listing paperwork. If the property is under a LLC, Trust or Corporation, we will need additional paperwork for proof of who is able to sign the contract.

We visit the property to determine price and market exposure.

One of the best ways to present your home to potential buyers is through a professional home stager. If necessary, we schedule a professional home stage to give you advice and/or help stage your home for future buyers.

Meet With Sellers To Finish Listing Paperwork

Once we have received all the paperwork from you, which should be completely filled out and signed by all parties on the title. We request a key to the property and explain the use of the keybox.

Prior to being able to list the property on the Multiple Listing Services(MLS), photos will need to be completed. We schedule the photo shoot when the Listing agreement is signed. The photographer takes at least 20 pictures of the inside and out along with any views. There is usually a 2-3 day turn around so there is time to edit any photos and pick the best.

HOA & OTHER DISCLOSURES ORDERED

We contact the title company and ask them to send us the HOA information and a copy of the Covenants, Conditions and Restrictions (CC&Rs) for your subdivision. We also ask them to send us an Estimated Seller’s Proceeds (HUD) and that they send you a copy of the property report and HUD statement.

Once we know that the photo shoot is schedule, we order the sign (the sign can not be in the photos). This should take 2-4 days for sign to be installed.

CONNECT TEXT INFORMATION FOR BUYERS ORDER FLYER/ BROCHURE

When the photos and paperwork are completed and approved, we will advertise in both the Park City and Wasatch Front MLS’s for maximum exposure.

On the sign panel placed at your property there will be a code and number for all potential buyers to text for instant information on your property. The information provided includes photos and all property information.

Now that the photos are done, and the sign is ordered, we start the process of flyers/brochures. These flyers/ brochures are handed out to other Realtors and we have some in the house for prospective buyers to pick up. They are professionally printed on top-quality paper. Once approved 4-5 day delivery time.

Your listing is also posted on additional websites included but not limited to: Realtor.com / Zillow.com / Trulia.com / NYTimes. com / ColdwellBanker.com / ColdwellBankerHomes.com / WSJ.com / Real-Buzz. com / luxuryrealestate.com / homes. com. This process can take up to a week for all the websites to populate the information.

Homebase is the source of all your listing information. This is a live site that you can access anytime throughout your transaction to see all documents, marketing materials, and even feedback on your showings. This is a secure site that can only be accessed by you as the seller. You will be able to easily track your transaction and communicate with your agent in one easy to use system.

We will schedule a broker open house when the date is available upon the Park City Board of Realtors schedule. All agents will be invited to attend. We usually offer food and/ or a drawing to attract the agents, anything you would like to offer would also be a great incentive.

We strongly recommend that you get a pre-inspection. It gives you a stronger negotiation position during the buyer’s inspection of due diligence. You will know beforehand the issues that might cause the buyer to ask for additional credit towards the purchase price or even worse, canceling the contract.

If you get a pre-Inspection we will pay for a basic home warranty to cover the seller during the listing period only.

Present Your Listing At Cb Meetings

Our company meets every Monday at Noon and we present your listing to approximately 60 Coldwell Banker agents with a big screen slide show.

There are over 700 agents within the Coldwell Banker Network. An E-Flyer will be sent to all CB agents when your listing goes Active on the market as well as anytime there is an Open House or other Event involving your property.

Per your preference (email, text or phone call), we will contact you every time there is a showing to give feedback from that showing or just to touch base with wants and needs.

Contact With Sellers

SET UP SHOWINGS AND GET FEEDBACK FROM AGENTS

We will attempt to receive feedback from agents that brought their clients through the house. Some agents will give us feedback right away, while others take a few days to back to us, and some won’t get back to us at all.

CREATE A HOME BOOK

Once we have received the information, we will put them in a hard bound book for the buyers agent to look up any questions the buyer might have and to give to the buyer at closing.

Create An Additional Features List

SEND SELLER COPIES OF FINISHED FLYER/ BROCHURE

We also create a list to point out the additional features this home has that will not fit on the flyer/brochure and in the MLS, a kind of a summary of the entire house.

We will send you a number of copies of the flyer/brochure for you to give to friends/family or keep at the house for prospective buyers.

We will send you an email that you can send to your friends/family letting them know your property is on the market.

SEND SELLER EMAIL BLAST

RENTAL OR LEASE

If the property is currently rented of leased out we will need a copy of the contract.

PRINT ADVERTISING

We advertise your property in the local newspapers as well as the Park City & Mountain Express Magazine that comes out twice a year. Your listing will also be featured in our Coldwell Banker e-Zine.

When you sign onto our TeamSchlopy.com website we can update you immediately with any new listings or price reductions in the neighborhood.

News update with your property featured as a new listing or price reduction is sent to approximately 1,000 of our contacts that we have in our data base.

We prospect for buyers and network with agents to find a buyer for your property every day to see if they or anyone they know is looking for a property such as yours.

Every time there is a price change we send a notice out to all the Park City agents announcing the price reduction and announce at our company meeting Monday at Noon.

It is our goal to sell your property in the shortest amount of time for the most money. This is a partnership that we take seriously and work very hard towards a successful closing for you.
