NOTE
In Michigan, Mother Nature doesn’t usually show us the first signs of spring until May. We start to hear the birds chirp a little louder, the wind is slightly warmer and the grass turns a little greener. Coincidently, May is also the month we celebrate Mother’s Day. A mother figure can come in all forms: biological mom, adopted mom, foster mom, stepmom. Many times, it’s an aunt or a grandmother who plays the strongest role of a mother, and other times, we find motherly guidance and support in a colleague, a neighbor, a teacher or a coach. Whomever it is for you, the impact a mother has on a life is valued and respected.
Would you like to nominate someone for our new feature titled, “Behind-the-Scenes AllStar”? Email us to nominate someone who is helping and supporting behind the scenes. THANKS to our Preferred Partners, this magazine is FREE to the Top 500 REALTORS® in Oakland County. Our partners come to us as a trusted source of business from YOU.
Take time this month to call your mom or that like-mom person in your life and enjoy some much needed time with Mother Nature.
In the spirit of springtime, we can watch a mother bird teaching her young how to fly — sometimes falling far from the nest, other times taking flight right away. Just as in nature, the mothers in our own lives not only teach us to fly but also remind us to put our wings back on when we have forgotten that we can fly. Here’s to all the moms in our lives who have shown us how to soar! Check out our monthly feature titled, “We Ask, You Answer,” where each month we will ask a question and YOU get to answer. We will include the answer along with a photo to be featured in our publication! This month we are celebrating our mothers with some great photos! Look for our monthly email with new questions. We are looking forward to seeing YOUR answers to some questions — thank you in advance for participating.

Lanie Hardy Cosgrove & Leslie Hardy
Sisters Lanie Hardy Cosgrove and Leslie Hardy often wonder how they have managed to work together and build such a successful real estate business over the last 16 years. On one hand, there’s Lanie — she’s the one with the crazy hair that Leslie describes as “spreading out in 1000 different directions at 100 miles per hour.” Much like her hair, Lanie is not easily tamed or deterred. She’s patient, super energetic, positive, resilient, sensitive, restrained — unless there is vodka around — generous and totally computer illiterate. When she was 15, she worked for Doug Hardy, her uncle and owner of Century of 21 Today and Signature Sotheby’s. She got a degree in communications from Michigan State University and went on to become the vice president of human resources for The Palace and the Detroit Pistons before finding her way back to the industry where she has worked as a REALTOR® for the past 28 years.
Stronger Together
On the other hand, there’s Leslie. She’s impatient, street smart, intuitive, tenacious, very matter of fact, solution-driven and brutally honest, sometimes to a fault. After high school, she moved to Los Angeles without much of a plan. She went
on to become a touring musician and to enjoy the glamorous life of a Rockstar, living in a van or a tour bus seven months out the year, writing songs and recording with her friends, or, as she puts it, “basically getting paid to party.” She spent a stint as Hole’s bassist in the early 90s and joined the Murder City Devils as their full-time keyboard player in the late 90s. Without one another, Lanie and Leslie are undoubtedly strong, but they have learned that they are stronger together. Through Hardy Cosgrove Real Estate at KW Domain, REALTORS® Lanie and Leslie have managed to find a perfect balance and harness their collective strength — and “insane work ethic” — to build a dynamic partnership and top-producing team. “We both strive for excellence, and we both excel in our areas of expertise,” Lanie said. “We consistently go above and beyond expectations, and we become a partner with our sellers and buyers throughout every transaction.”

“Sometimes we want to kill each other, and sometimes we don’t — I do things differently than Lanie does, and she does things differently than I do, but we have mutual respect for one another and learn from each other every day,” Leslie said. “We keep each other on our toes, offer different perspectives to one another and hold each other accountable. Lanie has taught me a lot over the years and I’m grateful. I think I’ve taught her a lot too, and she better be grateful, or I’ll punch her in the face.” Together, Lanie and Leslie have a career volume of approximately $600 million, as well as a consistent record of 5-star reviews from their clients. They take great pride in what they do for their clients and go to sleep each night satisfied that they did everything possible to help their clients achieve their goals. “Lanie will do whatever it takes to get through any obstacle,” Leslie said. “That girl gets to the closing table come hell or high water and is usually writing checks left and right to squash out any snafus that may have arisen in the eleventh hour of the transaction.”
Before Lanie and Leslie joined forces to establish their team in 2004, Lanie had over 10 years of experience as a REALTOR®, and Leslie had just moved back to Michigan after spending several years living on the West Coast. While Leslie was trying to figure out her next move, she began helping Lanie with paperwork and holding open houses for her. “I had no intention of becoming a real estate agent — my past life as a touring musician was much more glamorous,” Leslie said. “Back in the day, it was very common to walk into an open house and find me asleep on the couch or floor and reeking of booze after a fun-filled Monday night out.” Somehow Lanie “bamboozled” Leslie into getting her license, and Leslie is ultimately grateful that her sister enticed her into the industry because Leslie says that she probably would have ended up in a mental institution or in a really bad band if the universe didn’t step in to change her path. As their business grew, Leslie had less time to play music, and her diminishing opportunities for creativity left a huge void in her life. “Luckily, after a decade, I was able to fill that void with a newfound love for

real estate photography,” Leslie said. “Photographing our listings is one of my favorite aspects of my job — I’m obsessed, I can’t learn enough about it, and I spend a ton of time shooting and editing our listing photos... but it’s worth it when I see how much our clients love them.” Lanie and Leslie are passionate about staying current with ever-changing real estate trends via their social media and marketing initiatives. “We are constantly striving to add value to every transaction,” Lanie said. They have also recently added Tim Schearer, Jen Margherio, Erin Redmond and Lanie’s daughter Cali Cosgrove to their team. Lanie and Leslie are thankful for the guidance and mentorship they have received from their father and highly respected attorney Tom Hardy, as well as from Leslie’s husband and general contractor Chris Proper. In their free time, Leslie and Chris enjoy hanging out with their furry children — dogs Pogo and Meatball — and creating award-winning Halloween displays. Leslie also enjoys photography, cooking, binge-watching Netflix and new wave/punk/rock music.
Lanie has been married for over 25 years to her junior-high crush, David Cosgrove, and they have three children — Cali, 23, David, 21, and Erin, 16 — and two mutts, Brody and Oliver. In her free time, Lanie enjoys walking and biking with her husband, reading beachside or on the elliptical at the Birmingham Athletic Club and volunteering at Christ Child Society, a local organization that helps at-risk children. Lanie and Leslie, who are either laughing really hard or fighting really hard, may have an enigmatic partnership, but there is nothing puzzling about their passion for real estate and their commitment to clients — they love what they do. They are truly dedicated to being “the best” in the business, and that dedication manifests itself in Hardy Cosgrove Real Estate, a thriving team brought to life by two sisters who equalize each other’s craziness and fiery personalities with a lot of collective strength — and infectious energy.

EN-VISION PROPERTY INSPECTIONS partner spotlight By Robbyn Moore Photos by Jessica Laine Photography
Brian has been in the construction industry his entire life, working as a trade, builder and re- modeler. The company first began during the recession when Brian realized there was a great need for inspectors to help protect people against construction defects and errors. Soon after, Brian earned his certification through Kaplan Schools and the International Association of Certified Home Inspectors and started a home inspection company in 2011.
“Inspections exceeding expectations®” are words that husband and wife team, Brian and Michelle Walker have stood by since the day they began their residential and commercial inspection business. Their motto was set in place to be a daily reminder to go above and beyond the standards in the industry. “In our inspections, we include so much more than an average inspection company; and it’s fun to see how pleasantly surprised our customers are when they see our pricing and our work,” says Brian who is a certified master inspector with INTERNACHI.
The company has been steadily growing and expanding their internal team and hope to add more employees by next year. The growth pace is intentionally designed to align with the right individual. “We are extremely particular when it comes to others taking care of our clients and real estate agents,” says Brian. “We want to maintain a high level of integrity, honesty and standards when we bring new employees on board.” Additionally, Brian explained, “We are looking for people who want an opportunity to get into business with a company that aligns with their personal and professional goals, not just another job.”
The inspections offered by En-Vision Property Inspections include six free warranties, with a total warranty potential of $100,000 in coverage, as well as a $10,000 structural damage warranty to the seller of the home that they inspect.

Brian and Michelle have been married for 27 years. They have two daughters: Madalynn, 18, just completed an internship at NASA and will attend Florida Tech to study astrobiology in the fall, and Angela, 15, is a 4.0 student who plays volleyball for Michigan Elite’s state team. “All of our inspection findings are delivered in a clear, easy-to-understand and non-alarming manner,” says Brian. “This ensures the customer understands what we found as well as what the potential next steps are for any deficiencies that might have been identified.”
Beyond the Inspection
“We might not make as much as the next company, however, we take comfort in knowing that we have protected our customers from issues that may arise after their home inspection and limited the liability for the agent,” says Michelle.
repair lists or estimates, and savings on key products or services.
As with most businesses, technology has become an important part of the home inspection process. These advancements have made it easier to detect deficiencies, allowing quicker and more interactive reporting, and a more complete, comprehensive check on all the systems in the home. “We are using drones, infrared scanners, sewer cameras, mold testing equipment and electronic radon monitors,” says Brian. “This ensures that the homes are completely safe and livable.” Educating the customer and real estate agent is a top priority for En-Vision. They carefully review maintenance and deficiencies with the client as well as the real estate agent. Their hope is to help the agents limit their liability during the inspection process for both buying and selling a home. The husband and wife team are certified through CE Marketplace to teach Continuing Education classes to real estate agents and brokers. Together, they host “Con-Ed & Cocktails” every second and fourth Tuesday of the month at local restaurants where real estate agents can obtain one hour of free continuing education. The monthly events are posted on their Facebook page. @realproducers
“We are fortunate that our children still like to spend time with us,” jokes Michelle who makes it a priority to eat dinner together as a family. “Because we both work in the business together, it can be hard to cut off work time and focus on family time. But we try and spend as much time together as we can — even if that’s just going to the grocery store.” Brian and Michelle define success as being able to support their family while doing something they enjoy. “We also believe that success means creating and maintaining balance in our lives,” says Brian. Michelle concluded, “It’s important to work hard and accomplish your goals, but it’s crucial to remember to take care of yourself and spend time with family and friends.” En-Vision’s services include residential and commercial inspections, pre-listing inspections, radon testing, mold testing, septic inspections, sewer scope inspections, pool inspections, water testing, termite inspections and thermal imaging. Newly announced is the launch of Home Fixology that will service all home maintenance and repair needs. “We enforce a strict policy to not work on homes that we have inspected,” explains Brian. “This new company compliments our inspection business by giving customers the same high level of service, commitment and dedication.” For more information about En-Vision, or to set up an inspection, call 586-453-8755 or go to www.en-visionpropertyinspections.com. Yasmin Rogers A Fearless Spirit Rising to the Top As a young, curious girl growing up in Chiapas, Mexico, Yasmin Rogers had an adventurous childhood. Her experiences and lifestyle developed her into a strong, fearless spirit that would become the foundation upon which she would build her dreams in both her personal and professional life.
“I was a rebel kid,” Yasmin explained. “I would test the limits and would often find myself learning lessons in a very hard way. But those experiences shaped me and taught me the value of trying new things and following my gut instincts.” Furthermore, Yasmin attributes so much of her strength to the lessons her mother taught her at an early age. “My mother is a very strong woman who showed me how to be tough and to seize every opportunity to be the best that I can be,” Yasmin proudly shared. Today, Yasmin is a top producing REALTOR® with Exp Realty. However, the road she traveled to get there began after nearly 13 years of being a stay-at-home mom. “It was always my plan to stay home with my kids and enjoy them as much as I could,” Yasmin said. However, when her kids reached their teens, and became more involved in activities outside of the home, she too, found herself looking for involvement beyond her family life. “It wasn’t easy to find a job that I could be passionate about along with the flexibility I wanted for my schedule,” she said. 28 • May 2020
Yasmin, who has a bachelor’s degree in international business, took a job in insurance sales and quickly discovered her talent for finding the best deals for her clients. “I come alive when I’m helping people,” she said. Additionally, Yasmin realized being bilingual gave her a competitive advantage, allowing her to broaden her client base for her office. “I’ve always been very ambitious,” she said, “But a true passion for success was emerging from within me.” After just one year into her insurance sales career, Yasmin - a self-proclaimed risk taker – continued to push herself to try new things. This time, it was to become a real estate agent. “I just went for it,” Yasmin said. “I didn’t think too much about it. I spent all my time studying for the exam; I knew I would be good at this and it would be worth it.” Needless to say, Yasmin passed her exams and in her first year of business, she earned the position as top 5% REALTOR within her agency. Today, her career sales volume is over $16 million.
Yasmin said she loves the real estate business because it continuously tests her skills, her knowledge and capabilities. “My agency has a philosophy which firmly believes in the never-ending pursuit of learning and growing,” she said. “Our team is committed to supporting each other and to helping others reach their goals. It is a perfect fit for my personality and mindset.”
“I am proof that professional dreams can come true for women who choose to enter the workforce after raising their kids,” Yasmin said. “I believe it is possible to do it all. With hard work and determination, women can achieve whatever goals they set for themselves.”
As a REALTOR®, Yasmin’s biggest challenge is work/life balance. “I am overcoming the ‘mom guilt’ and learning that being an entrepreneur requires more time, energy and discipline than a regular job,” Yasmin said. “But in the end, I am showing my kids that sometimes the best rewards @realproducers

require sacrifices. Hard work always pays off - especially if it’s fulfilling your dreams.” Moving forward, Yasmin said she would like to help new agents get into the real estate business. She currently has five agents that are working on her team both nationally and internationally. She strongly believes in the power of helping others and demonstrating what it takes to reach your goals. “I want to be an example to new agents,” Yasmin said. “I want to show them what it takes to make it; remind them that if a Latina, stay-at-home mom can become a top-producing REALTOR®, others can do it too, especially if they are willing to work hard for it.” Oakland County Real Producers • 29

I love motorcycles and have been riding my entire life. A perfect day would be riding all day and just exploring Chicago.
behind-the-scenes all-star
When you’re not working, what do you like to do for fun?
All About Master Problem-Solver
Marc Rosario Name: Marc Rosario Title: Closing Coordinator Company: The Mark Z Team at eXp Realty Years in Current Position: Almost two years Years in the Real Estate Industry: 15 years
What did you do before you began working in your current position?
I managed the mortgage compliance group for the largest privately-held corporate bank in Chicago, and we maintained branches nationwide. I’m particularly proud of this as I helped create the department and its training material. Before that, I held various jobs in real estate lending as I worked my up the corporate ladder. Prior to working for Mark Z, I was the closing coordinator for another mega-team which gave me the background I needed to serve in my current position. What does your typical workday look like?
My primary role is supporting my agents and successfully closing all of the deals that the Mark Z Team originates. With the volume that we typically do, my workday comes down to managing all of my tasks as efficiently as possible. As the closing coordinator, I deal directly with our clients, agents and vendors. Keeping everyone on the same page through clear communication and moving everyone forward toward a timely closing are my only goals. How would you describe your job in one word? 32 • May 2020
more times than I keep track of and has helped me close deals that could have easily fallen apart. He’s always ready to help — his can-do attitude lifts our entire office, and we’re the better for it. Lastly, but not certainly not least, some of my closest friends are a result of working here and that’s priceless.
Spending time with my friends, finding new restaurants to try and working on my golf game (I’ve got a long way to go — LOL). How do you feel about being nominated as a Behind-theScenes All-Star?
I’m both flattered and honored at the same time. It’s always nice to be acknowledged for doing a job well, and I’m genuinely grateful that my work has made a difference. Is there anything else you’d like to share about yourself, about your job or about your relationship with the person who nominated you?
Working with Mark Zawaideh and his team has been a privilege, and realizing that I can help behind the scenes provides all the motivation that I need. Mark is dedicated to building the best — not necessarily the biggest — team, and knowing I have a role in making that work is so rewarding. Curt Shewell, our director of agent development, has given me the benefit of his experience
For the past two years, Curt Shewell, director of sales at Mark Z Real Estate Experts, has witnessed Marc’s “phenomenal ability” for putting out fires and getting transactions across the finish line at the closing table. “What I respect and appreciate the most about Marc is his determination to succeed and complete each task,” Curt said. “When you bring his kind of creativeness and strength to keep together the messiest of deals, you should be recognized.” According to Curt, who has been in the real estate industry for 16 years, Marc’s daily tasks require a lot of attention and expertise: on a monthly basis, Marc oversees the closings of the 60+ agents on the Mark Z Team, in addition to working with the 50-70 agents on the other side of the transaction. “Marc constantly plays above and beyond and does so without complaining or slowing down,” Curt said. “Marc is altruistic and truly embodies the team spirit— he feels most satisfied when a closing results in an incredibly happy client even though all the credit goes to the agent and not him.”
Do you work with someone who truly makes a difference in the industry, in your business or at your office? Email Terra Csotty at terra.csotty@realproducersmag.com to nominate them to be featured as a Behind-the-Scenes All-Star in an upcoming issue.

Why do you think you excel at your job?
Any potential issue that could delay a closing is an opportunity to solve a problem and find a way forward. I’ve found that my previous job experience allows me to calmly approach these situations and provide a solution that may not be immediately obvious. When you consider how many people are involved in a transaction — clients, vendors and agents — problem-solving and keeping a deal on track is the most effective way I can contribute and make a difference. What is the most rewarding aspect of your job?
Whether it’s a first-time homeowner, a family buying their dream home or an investor, there are real people behind all of our deals. I know that we can make a difference in their lives by doing our job well. The most gratifying feedback I can receive is when our client takes the time to let our team know that we came through for them and that they will recommend our services to their friends.
Auto | Homeowners | Life | Motorcycle | Recreational | Watercraft
What is the most challenging aspect of your job?
At times, it can be like the movie “Groundhog Day” in that the workflow repeats itself from day to day and then re-sets itself again at month’s end. Staying organized and managing the myriad details that make up every deal are my main goals on a daily basis. If I can do that well, I’ve found that the deals fall together as best they can. What is one thing about you that others might find surprising or interesting? @realproducers

Nuts and Seeds: Go big or go home! Marcona almonds, spicy nut/

Once you have your delectable ingredients chosen, decide how you want to assemble them. Begin with your cheeses and small bowls of various canapés, arranging the rolled-up meats around them. Scatter crackers and bread around the space, then add fruits, nuts, and herbs to keep the colors of your platter balanced and beautiful. Don’t forget to choose a lovely foundation for your charcuterie spread, such as a large bamboo cutting board, marble slab, or ceramic platter.

Sunshine WILHITE
Paving the Way for Future Leaders
E
ight years ago, while Sunshine Wilhite was working in sales for a national furniture chain, she was recruited by a builder and began her real estate career as a new construction online sales counselor. “I have always been told I had natural sales skills, and those skills combined with my passion for connecting with people made it a seamless transition,” Wilhite said.
After three successful years in new construction, Wilhite transitioned into resale and began to envision her future in an industry that “propels opportunities to grow and to lead.” Fortunately, at Keller Williams Home, where she has spent the last four years as a resale agent, Wilhite has not only found the perfect place to grow her business; through Keller Williams Young Professionals (KWYP), she’s also discovered a rewarding way to lead others and facilitate their growth. As the president of the Detroit chapter of KWYP since February of 2019, Wilhite is building a collaborative community of young leaders who come together to network, mastermind and build strong relationships between market centers. “Choosing to go into business with Keller Williams has paved the way for my leadership role with KWYP,” Wilhite said. “I want to be remembered for making a difference in the lives of young leaders and helping them start and race through that path of their dreams.” 36 • May 2020
KWYP Detroit was launched in September of 2019, and membership is open to KW agents/staff ages 40 and under and to KW team owners with agents/staff ages 40 and under. The Detroit chapter currently has 21 members, and KWYP has almost 1000 members nationally. KWYP supports its members through training and networking events, monthly webinars and discussion guides, access to the KWYP online community, quarterly book clubs and exclusive discounts on other KW memberships and vendor products. In addition to educational events, KWYP also hosts fun social events for its members. KWYP’s official launch party included a talent-packed panel moderated by Wilhite, #1 Michigan agent Jeff Glover, Macomb County top team leader Charles Tamou and branding coach Jessica Woodbeck, as well as musical entertainment from dueling pianos.
way from $20/week salary.” Wilhite is the individual she is today as a result of becoming a mother three and a half years ago. “Having my son Mattox changed the trajectory of my ‘why’ — it went from ‘how many things on my goal board can I buy?’ to ‘how many experiences can I have with my son and what legacy can I leave for him?’” she said.
Throughout Wilhite’s years in the industry and involvement with KWYP, she’s learned that the best way to lead is “from the front”. “Being a leader isn’t something that you choose for you — it is something that others have chosen for you when they decided to follow you,” she said. “Always put people first, and everything else will fall in line.”
Throughout a series of personal and professional successes and setbacks, Wilhite has grown into a respected, wise and humble leader who is dedicated to facilitating the personal and professional growth of the industry’s future leaders. “Leadership is learned and earned — not given — and the most valuable lessons are learned through your failures,” she said. “Fail forward daily and strive to be 1% better than yesterday in everything you do.”

Wilhite and Mattox enjoy spending time together, especially when it includes hibachi, Mexican food, superheroes or playing with dinosaurs. Wilhite describes herself as a “total foodie”. “I love all wine that began as a grape, and cheese is my love language. I also love to travel,” she said. In honor of her grandmother who passed away from multiple myeloma, Wilhite diligently supports the Leukemia and Lymphoma Society — in 2015, she was one of the organization’s “Woman of the Year” candidates for personally raising over $20k during a 10-week campaign that collectively raised over $50k to help find a cure for blood cancers. Wilhite also supports various children’s charities aimed at targeting food scarcity, especially ones that aid single-parent households.
Wilhite was born and raised in Alabama and moved to Metro Detroit four years ago. Sue Burden Elliott, Wilhite’s grandmother and Alabama’s first female UPS delivery worker, is her greatest inspiration in life. “After my grandma retired from UPS, she went on to open a successful jewelry and floral shop, which is where I began my working career when I was 10 years old,” Wilhite said. “I’ve come a long

W
esson Gappi is known for her unwavering commitment to her clients along with a trusted moral compass, which has guided her to a successful career in the insurance industry. She is an independent owner for Goosehead Insurance Agency, LLC and determined to educate others about the coverages of insurance while also helping her clients in catastrophic situations. The events that led Wesson to her success have made her the best in the business. She was born and raised in Baghdad, Iraq, arriving in America as a young wife and later a mother, focusing most of her time and attention on raising her children. About five years ago, Wesson was involved in a hit and run drunk driving accident. In the car with her was her two-month-old daughter, her mother, and two other passengers. Thankfully, no one in her car was injured. However, shortly after the accident, one of the other passengers in Wesson’s vehicle filed a lawsuit against Wesson’s insurance company claiming she had suffered a neck injury, resulting in the inability to work. After much investigation and inquiry into the credibility of the claim, Wesson discovered — for herself — that the claims were false. While the actions of the other person wouldn’t have affected Wesson personally or financially, she felt a strong ethical obligation to “do the right thing.” Without hesitation, Wesson contacted her insurance company to inform them of what was going on. When the filed claim escalated to the court system, Wesson was approached and confronted by the outraged woman (who was pursing the claim) because she couldn’t understand why Wesson was getting involved. Wesson explained, “My morals wouldn’t allow for this to happen.” Because of the significant amount of evidence that was found against the other woman, a jury sided with the insurance company. “It was in that exact moment I knew I wanted to become an insurance agent,” Wesson said. “I wanted to help explain coverages to consumers who may find themselves in disastrous situations or to simply assist them in making sense of a claim. Additionally, I am extremely motivated to help end insurance fraud.”

and helping others get the proper insurance coverage for all their assets,” Wesson said. “I am a competitive broker with a mission to find a solution for every insurance problem in real estate. I make a promise to all of my clients to never hold up a closing.” The agency is a national brokerage, which allows them to pick and choose which carriers they use for a risk. “Our depth of resources within our business gives us an advantage to write with the most financially sound insurance companies in the industry,” Wesson said. “We are backed with a world-class service team that provides 98% client satisfaction; the average rate is only 60%.”
Wesson, who has four adult children and two granddaughters, said her family and her faith in God have been the biggest influencers in her life. “I had my children at a very young age, and I wasn’t ready to establish my career until the timing was right,” she said. “My experiences taught me to lead my life with integrity, hard work, and a commitment to helping others. These basic principles are the contributing factors to my insurance business success. I am so blessed to be doing what I love while helping others at the same time.” For more information go to wesson.gappi@goosehead.com or call 248-275-8600.
Her involvement in the insurance fraud case, coupled with her desire to pursue a career for herself, lead Wesson to decide it was time to go after her dreams. She quickly learned everything she needed to launch her agency and became an insurance brokerage agency owner. She built her business on referral partners and by word of mouth. “I am passionate about establishing solid relationships realproducersmag.com

FINANCIAL TIPS FOR NEW COLLEGE
GRADS
Ah, spring is here! The birds are singing, the sun is shining, the flowers are blooming… and your whole life is stretching out before you – congratulations! As a new college grad, you’re about to launch your career with your first serious job, bringing with it your first real paychecks. While exciting, deciding what to do with your money can be overwhelming. Embrace the following suggestions for new college graduates to get your fledgling fiscal life off on the right foot!
Establishing a reliable budget is a crucial first step once you’ve acclimated to your new salary and lifestyle. Once you have determined precisely where your money is going, you can confidently manage your expenditures, knowing what you can afford and when. For new grads, the 50/30/20 rule is appropriate: allocate 50% to needs like rent, utilities, transportation, groceries, and minimum loan payments; 30% to splurges, like trips and concert tickets; and 20% to savings. Overall, always aim to spend less than you make! Build Your Credit
Good credit is the key that unlocks many doors to financial success. A high credit score will help you get the best rates on loans, insurance, and a mortgage, and many employers and landlords also check credit scores when making employment/tenancy decisions for due diligence. Now is the time to begin building your credit. Start by reviewing your credit report on a free, helpful website such as Credit Karma, both to see where you stand and to access their personalized suggestions for building your credit. In terms of debt, tackle all high-interest balances first. Establish an Emergency Fund
Set aside an emergency fund of three to six months’ worth of living expenses. While you may never need it, having this cushion in place just in case you become injured/ill or lose your job is great for peace of mind. Also, putting those funds into a money market mutual fund or a high-yield savings account will make your money work for you. Some final words of advice: Amid all these responsible behaviors, don’t forget to have fun!

Selling His Strengths to Shape a Successful Second Career Five years ago, Phil Cini retired from a 30-plus-year career in television advertising and marketing, and he was intent on transitioning into a new industry wherein he could help people and utilize his previous professional experience. In April of 2016, Phil grasped the opportunity to start the second chapter in his career and became a full-time REALTOR® at Century 21 Sakmar and Associates.
“The best way to explain what I find to be the most rewarding aspect of this business is ‘making new friends... one house at a time,’” Phil said. “It’s so true — I’ve made so many new friends, and it’s great!” Pre-retirement and pre-real estate, Phil spent 14 years as the vice president for Turner Broadcasting where he was responsible for overseeing the Detroit territory and over $150 million dollars in annual sales. Before being recruited by Turner Broadcasting, Phil served as the vice president for CBS Cable, and earlier in his career, he held several management positions at WKBD Channel 50. Throughout his longstanding career in both national and local media, Phil has grown to appreciate the many generous and kind people who have made a positive impact on his career and helped him along the way, especially George Williams and Duane Kell, two “superb leaders” and very understanding individuals whom Phil had the honor of working with at Channel 50. “In corporate America and in real estate, it’s not always easy to meet people who really like being there for 50 • May 2020
others,” Phil said. “Real estate is an industry where you can learn something new every day and with each new deal, so I am fortunate that at Century 21 Sakmar, we have people who want to help agents succeed — Janet Jaworski, Sherie Kury and Lisa Sebesta are a big reason why I’ve been so successful in such a short amount of time.” Phil is also thankful for the comradery and spirit of helpfulness that is prevalent among the agents at Sakmar and especially for the guidance that he received from other agents and longtime Broker Andy Sakmar. “When I first started, Andy always made himself available,” Phil said. “I could get a hold of Andy anytime, and he was always happy to hear from me and talk business — Andy is ‘retired,’ but he still has a strong presence in our office, and the sales-conducive and sales-friendly environment that he created continues to prevail.” Phil’s early success in the industry is evident by his notable sales history — he has a career volume of $20 million, $7.7 million of which he generated last year — and by his many professional recognitions in the industry, including the Century 21 Master Ruby Sales Award, the Master Emerald Award, and the Sakmar Sales Volume Leader Award. He also just received the Quality Service Award for the third year in a row — this is the accomplishment that he is most proud of. @realproducers
Phil’s daughter Rachael Darin recently got her real estate license, and Phil anticipates that his business will multiply as Rachael’s skills evolve and develop. “Rachael has been getting her feet wet with me, and it’s been a lot of fun working with her,” Phil said. “Rachael is smart and many of my clients know her and my family.” Phil and his wife Julie have been married for 37 years. They enjoy vacationing and summer rides in their Vintage 1970 442 convertible, which happens to be the same car that Phil had when he met Julie back in high school. Phil also enjoys vacationing and reading. “Thanks to my daughter Rachael, I’ve read all of John Grisham’s novels,” Phil said. “She says that reading makes me relax...not much does.” Phil and his family support many charities, but he especially enjoys serving as a bell ringer for the Salvation Army — he and his daughter volunteer together each year and love getting others involved in such a great outreach program. Phil is blessed to have so many people in his “span of influence” and is proud that many of the great people in his life have reached out to him for help. “I run all my business transactions like I approach my relationships: with total transparency,” Phil said. For Phil, success is a matter of being able “to have the things you want in life” and knowing that he’s earned those things by earning the respect of the people who are important to him in life and in business. “It does not matter how long you have been in real estate — I’m proof of that,” Phil said. “It’s about having a sense of urgency, always being available, working the proven system you believe in and applying yourself.” realproducersmag.com

HEALTH Mother’s Day, the day we set aside to honor and celebrate motherhood and, above all, the women most cherished in our lives. This holiday also marks the beginning of National Women’s Health Week. As we all know, women tend to fall into the role of caregiver, whether for young children, a spouse, or elderly relatives, and this consuming work often necessitates putting the needs of others before their own, especially when it comes to health and wellness. This Mother’s Day, show love for the special mama(s) in your life by educating yourself about the following health matters (and ensure you are taking good care of yourself if that mama is you!).

Become more physically active – Women should strive for 30 minutes or more of moderate physical activity at least three days of the week. Regular physical activity can lower the risk of heart disease, stroke, high blood pressure, unhealthy cholesterol levels, type 2 diabetes, breast cancer, and depression, according to the U.S. Department of Health and Human Services. Regular physical activity also can improve your cardiorespiratory (heart, lungs, and blood vessels) and muscular fitness.
Eat healthier – To achieve a wellbalanced diet, women should choose fruits, vegetables, grains (particularly whole grains), fish, lean red meats, eggs, and nuts to help prevent heart disease and stroke. Foods high in saturated fat, trans fat, cholesterol, sodium, and added sugars (as well as alcohol) should be consumed rarely or in moderation.

Focus on mental health – We all acknowledge the impact mental health has on overall wellness, and studies show depression is becoming more and more common in women, particularly postmenopausal women. If anxiety and sadness are impacting a woman’s daily functioning, lifestyle changes and professional help should be introduced. Managing stress and getting adequate sleep are key elements in maintaining excellent mental health.
