BUILDING AND ELEVATING BUSINESS ONE HOME AT A TIME

Pam Stoler didn’t get to where she is today by chance. She’s achieved success in real estate as a result of 34 years of hard work. “Many times, people would ask me how I was so lucky — it wasn’t luck. It was hard work seven days a week and 12 hours a day,” she said. “The happiness of my clients and my team is my measure of success in real estate — seeing the joy of a family as they make a house into their home has been the most rewarding part of my business.”

Pam was born in Cleveland, Ohio. Her father spent Monday through Friday working as a salesperson in Michigan, so Pam’s family moved here in 1962. After receiving a bachelor’s in nursing from Mercy College of Detroit in 1974, Pam worked as a head nurse of a surgical floor for four years before the birth of her two sons, Randy and Bradley. In 1986, Pam, who had become a single parent, went to a pool party where she met John Hannett. “He recruited me by promising not to give me a desk or demanding any structured work schedule,” Pam said. “From the moment I walked in, I knew I had found what I loved to do. In the first 30 days, I sold five homes, and I never stopped from there.” “My children were and are my biggest and first priority, and I didn’t have anyone to lean on during that time,” Pam said. “Both of my boys learned how to go with me on showings, set up appointments with offices — this was pre-ShowingTime — and sit quietly during open houses. My success was reward enough to keep me going.” In the early stages of her career, Pam encountered experienced agents who offered to guide and realproducersmag.com

advise her, but she says that she needed to sell her own way. “Simply by watching, I learned the parts of the business that worked specifically for me,” Pam said. “I knew my children would always come first, and then my clients became my close friends and extended family.” In 2001, just 30 days before 9/11, Pam moved her business to Hall & Hunter, REALTORS®. She says it was a “tough beginning” but also that she felt very comfortable joining the Hall & Hunter family where she is currently an associate broker. In May 2020, Michelle Katitus, a close friend of Pam’s son Randy, became Pam’s assistant. Michelle spent the past 20 years as the lead singer of the popular, local band Killer Flamingos and was looking for a new career path after COVID-19 halted all live performances. “When I mentioned that I was looking for a new assistant, Randy suggested Michelle,” Pam said. “Michelle is a dream come true for me and will be with me until I retire.” Over the past 34 years, Pam has achieved a career volume of just under $1 billion. In addition to her impressive sales history, Pam was the top producer at Hannett from 19871994 and spent many years as a top producer at Max Broock, REALTORS®. At Hall & Hunter, she was a top producer from 2004-2011, as well as the top producer as a single agent in 2018. Pam, an Hour Detroit Real Estate All-Star from 20122020, has also earned her Certified Residential Specialist (CRS) credential as well as the Graduate, REALTOR® Institute (GRI) designation. Pam describes herself as a hands-on real estate agent who is willing and ready to go out of her way for her clients. “For me, that means that when the basement or roof is leaking, the furnace is broken or the plumbing is not working, my clients know that they can call me, and I will have the ability to have it fixed quickly and professionally,” she said. “When there’s an emergency, I will stop what I am doing to help anyone who needs my help.” Oakland County Real Producers • 19


Pam’s greatest passion is spending time with her family. “I love my work but know that work/ life balance is the healthiest way to live,” she said. Pam’s oldest son, Bradley, and his wife, Diana, live in New York City, where Bradley is a wealth management specialist at Merrill Lynch and Diana works for Goldman Sachs. Pam’s youngest son, Randy, lives in Birmingham and works as a manager at 220 Merrill in downtown Birmingham. No matter how busy they are, Pam and Randy always make time to have dinner together every Sunday. “All of our family time usually revolves around The Amazing Princess Camelia — which is what she insists we call her,” Pam said. Pam says that Camelia, Bradley and Diana’s 5-year-old daughter, has been adored since before she was even born. “Camelia appears to like all of the same things that I like, including talking on her toy phone as she walks down the streets of NY with her parents — she has been carrying her own handbag since she was 2,” Pam said. “She loves to color and draw, and she can’t pass a dressing room without trying 20 • March 2021

on dresses — never pants. Camelia is smart, sassy and has a big heart. Just don’t try to take her gluten-free pasta!”

Pam’s health is a major priority to her, and she enjoys doing Pilates six days a week. She likes to be surrounded by beauty and nature — and she especially loves adorning her home and outside landscaping with flowers. She has always been interested in fashion. “I enjoy wearing fun and beautiful clothing,” Pam said. “It uplifts my mood and makes me happy to wear stylish clothes.”

Because she is a strong proponent of paying it forward, Pam regularly supports the Alzheimer’s Association, the American Cancer Society, the Michael J. Fox Foundation, the Holocaust Memorial Center, Friends of the Israel Defense Forces and Magen David Adom — Israel’s national emergency medical, disaster, ambulance and blood bank service. Her charitable support of these specific organizations stems from personal connections: Her mother had Alzheimer’s, her father died of cancer, her best friend has Parkinson’s, and Pam has strong ties to her Jewish faith. “I believe no Jew stands alone,” she said. On a professional level, Pam believes that agents who treat their real estate career as a business are more successful. “Real estate is built one home at a time, and a good businessperson understands how to elevate more business on a constant basis,” she said. “Every day is a new day. Don’t worry about what you did yesterday — just go out and sell another house!” realproducersmag.com

If you ask Brandon Ramsay about real estate, he’s likely to explain it from a 400-foot point of view. Five years ago, with a drone in his hand and a vision in his head, Brandon founded WayUp Media, a media marketing company that offers a full suite of services that specialize in the creation of high-quality real estate videos and photographs. His passion to market businesses in unique and engaging ways with digital content, including aerial footage, has converted viewers into customers.

Some of the nation’s top real estate agents have used WayUp Media for photographs and virtual walk-through tours. L

eila Modetz has always been an entrepreneur at heart. For years, she ran her own accounting business where she helped her clients with business operations. While helping others with lifelong decisions brought Leila great joy, she felt she could have a greater impact working from the other side of the desk. After years of brainstorming different business ideas, Leila decided to invest in her own long-term future and give real estate a try. “I love everything about the word ‘home’; it’s the place I feel happy and safe,” Leila said. “With real estate, I get to help people find their safe and happy place, and pursue my interest in design and architecture. Furthermore, a career in real estate has given me the opportunity to spend time with my family; it’s a perfect fit!” As a Florida native, Leila was raised in a small community surrounded by familiar faces and friendly neighbors. “In a small town, everyone looks out for each other,” Leila shared. “To this day, it warms my soul when people care enough to stop and help one another; growing up in that environment had a positive influence on me.” After earning a degree in accounting from Florida Atlantic University, Leila worked as an accountant in West Palm Beach. A year later, she moved to Rochester, Michigan, to be with her college sweetheart — now husband — Scott. With a positive mindset, Leila never misses an opportunity to learn from those around her. “I have a mentoring philosophy and welcome the exchange of ideas and experiences,” Leila explained. “I have always aligned myself with top-performing business professionals who care enough to share their knowledge with others. And in turn, I

find moments where I can also offer new perspectives or suggestions on how to approach a problem.” In addition to finding inspiration from other real estate agents, Leila found her greatest role models in her parents. Her father, Abdu Taguri, taught her to never give up on her goals, and her mother was a shining example of how to be kind, compassionate and caring toward others. When Leila was 29 years old, her mother, Brenda, died at the age of 61. “Losing my mom put life into perspective for me,” Leila recalled. “I used to get consumed in my work, but once I lost my mom at such a young age, I looked at life through a new lens, which showed me I needed to go after my dreams and passions in life.” That realization was the catalyst to Leila’s real estate career. “I was not going to live the rest of my life from behind a desk.” Two weeks after Leila’s mother died, Leila and her husband had a total house fire. All that remained of the house was a cement slab in the basement. Luckily, everyone made it out of the house, thanks to their dog, Koda, who alerted them to the house fire. “We lost everything,” Leila shared. “But keep in mind, it was all material things that we lost. I don’t think I would’ve felt that way had I not just gone through so much loss just two weeks prior to the fire,” she said. “Again, my view of what was important in life was put into perspective: shoes are truly just a pair of things I put on my feet. I can always go and buy a new pair of shoes; they’re replaceable.”

great people, and soak up all the knowledge you can,” she said. “Find people you can relate to or who inspire you, and learn from them.” Additionally, Leila suggested making a to-do list and committing to it. “There are a lot of distractions, and it’s easy to spin in a circle and go nowhere; having a daily list of action items will help to stay focused and on track.” All of Leila’s life events led her to find her passion for helping her clients, who are often family, friends and referrals. “I know it sounds cliché, but I am passionate about helping people through the roller coaster ride of purchasing or selling their home,” Leila said. When Leila began her career two years ago with CENTURY 21 Sakmar & Associates, she was determined to put in the work and accomplish her goals. “I went into the office five to seven days a week, I watched YouTube videos, attended office meetings, listened to podcasts and asked my broker and top agents questions,” Leila explained. “I just never stopped.” Leila’s dedication to continuous learning came from a mentor who assured her that the greatest impact on her work wouldn’t come from the number of years in the business: It would come from her expansion of knowledge. “The advice I received was empowering because I was just launching my career amid a sea of others who had been in the industry for over 30 years,” she said. “I knew if I kept studying and evolving, I could gain more understanding and experience than someone who had been flat-footed for far too long.” Leila’s advice to others just entering the real estate world is to become a sponge. “Surround yourself with 30 • March 2021

Leila’s family has molded her into a loving and kind person. Her husband, Scott, and daughters, Zuri Mae and Ziley Jane, make her laugh and smile every day. Zuri Mae is 8 years old and attends St. Joseph Catholic School in Lake Orion. Like her father, she loves life and is always making people smile. The newest addition to the family is Ziley Jane, who is 16 months old. She is a happy baby who is always on the move and believes sleep is overrated. Leila’s in-laws, John and Mary Modetz, have been instrumental business guides, demonstrating their unyielding commitment to their family funeral home business for over 30 years. “They have been inspiring examples of what leadership looks like in the community,” Leila said. “And their sterling reputation for exceptional customer service inspires me to do the same.” The most rewarding part of Leila’s business has been accomplishing her goal of helping dozens of families and becoming a real estate agent and REALTOR®. “In the beginning, I had a lot of people who laughed at the idea of me pursuing my dreams in real estate,” Leila shared. “I’m glad I wasn’t afraid to take a chance. I trusted my gut and put my faith before my fears.” Leila said real estate is now a part of her everyday existence. “Stepping into this career showed me the value of following my heart and taking risks,” she said. “Whether I’m helping others find their forever home or investing in my own properties, I will invariably have real estate in my life.”

What does your typical workday look like?

What is the most challenging aspect of your job?

There is a lot that goes on behind the scenes — I wouldn’t call a day working for a top-producing agent typical because every day in real estate is different. I prioritize my tasks for the day and start working on those items, as well as provide account management support, after communicating transaction updates to all parties. I juggle a lot of projects, deadlines and other people’s schedules to keep the team organized. Aside from coordinating transactions, I handle a number of processes and administrative projects that come up. Other items include launching and managing new listings/purchase agreements, verifying signed paperwork for accuracy, creating assets for email marketing and making sure no detail is missed, and monitoring administrative projects and performance metrics to maintain our continued trend of surpassing goals year after year.

The urgent nature of some projects makes it difficult to manage a work-life balance, and having high expectations for my own performance can also be challenging. What is one thing about you that others might find surprising or interesting?

I have a passion for marksmanship and a love for the outdoors. November 15 — opening day for rifle season — is deemed a holiday in our family! When you’re not working, what do you like to do for fun?

I like to clean and organize around the house, host gatherings and restore furniture.

How would you describe your job in one word? Meticulous Why do you think you excel at your job?

I thrive in fast-paced environments. I am thorough and highly organized, which allows me to work well — and autonomously — under pressure. I have a strong work ethic and a team-orientated mindset, and I put my duties and responsibilities above everything else. I haven’t been working with Nick for long, but because of his positive, supportive and friendly personality, I feel like I have known him much longer. He has the ability to understand individuals on a personal level and provide them the necessary motivation and support to be the best. Nick is someone I look up to both professionally and personally, and I am excited to see him further succeed.

Alyssa successfully manages the day-to-day operations for Nicolas Petrucci and Kaitlyn Pangrazzi, both of whom have completely different business models. Nicolas says that Alyssa does an incredible job of identifying his and Kaitlyn’s individual challenges as well as their strengths. Starting from when he was a young child, his parents, as well as his extended family, instilled a strong sense of accountability in him and taught him to earn everything in life. At the age of 12, Ken embraced his industrious mentality and got his first “job” painting fences on his neighbor’s farm. Throughout high school, as a result of the mentorship of his football coaches, Ken continued to work hard on the field and also developed a heightened sense of accountability and teamwork — both in sports and in life. After graduating from Central Michigan University with a degree in marketing and finance, Ken spent the first five years of his career as a district manager for ALDI grocery stores. “Being a district manager at ALDI was incredibly demanding. I worked long hours, wore lots of hats and always had to bring my ‘A’ game,” Ken said. “After a while, I began to grow a bit complacent and wanted a change — I also wanted control realproducersmag.com

over my income and the autonomy of running my own business, and I actually loved the thought of working on 100% commission. Crazy, right?” Ken, who was living in Royal Oak at the time, realized he had built a large network in Metro Detroit, which he knew would benefit him in real estate. More so, he enjoyed sales, helping people, customer service and the competitive nature of the real estate industry. “July 7, 2014, was my first full day, and I went in full time and full speed!” he said. “I think that’s the only way to successfully do it — real estate demands too much.” From 2014-2017, Ken was an owner and partner at REALTEAM Real Estate where he and his team of approximately 80 agents averaged 1,000 transactions per year. Today, Ken is the team leader of Best Life & Co. and the branch office broker at eXp Realty — Royal

Oak at their new office space at 928 E.11 Mile Rd. Over the past three years, his team has achieved a sales volume of over $100 million — $37 million of which they generated in 2019 — and they closed out 2020 with $47.5 million. In real estate, he strives to be a “good agent” who is trusted by his colleagues and friends in the industry. “Real estate, like life, is never perfect — they both hit you with many ups and downs along the way,” Ken said. “In six years, I have been to one brokerage twice, opened up my own brokerage, left my own brokerage and started another team at another brokerage — all in six years! To say I have failed at some point is a massive understatement. Real estate gives you the rare opportunity to fail often and experience massive success as long as you pursue relentlessly — just stay on course, and don’t give up.”

Serving as a sponsor of the Children’s Miracle RE/MAX agents at the RE/MAX Communication Preschool Network (CMN) Hospitals® event for a second year, RE/MAX of Southeastern Michigan not only raised the highest amount of any corporate partner; RE/MAX agents, who faced the challenge of moving donations to a virtual platform, doubled the amount raised in 2019.

The funds will support the RE/MAX Communication Preschool Program, part of Beaumont Children’s Hospital in Royal Oak that serves children ages 3 through 5 diagnosed with speech or language impairments. The program is funded entirely by annual contributions made by local RE/MAX brokers and agents through CMN. “We are thrilled with the amount raised this year and so proud of our agents who continue to step up and give back to the RE/MAX Communication Preschool Program,” said Pam Bellante, marketing director for RE/MAX of Southeastern Michigan. “Now more than ever, families need our support. Team leader, broker and REALTOR® Justin Oliver knows real estate. With 25 years of experience, he’s been a top-producing agent as well as a business luminary in guiding, mentoring and coaching real estate professionals on best practices and how to be a standout in the industry. His no-nonsense approach is both direct and relatable, and respected by many on a national level.

As team leader at Keller Williams Metro — Royal Oak, Justin advises more than 300 agents. “This business isn’t what you see on HGTV,” Justin shared. “I explain to all our new agents that this profession will not be easy. The first couple of years in the industry will be very hard and, initially, may not be financially rewarding. I share this upfront because it’s the reality of any new business venture, and it sets the groundwork for a strong mindset to enable hard work and tenacity.” Justin is acutely aware of the business models that agents should employ to make them successful, and he coaches to that standard. “I pour myself into my agents with whatever they need,” he said. “Classes, coaching, mentorship, a shoulder to cry on, a tactical discussion — I always have time for them.” To propel his agents forward, Justin makes it his business to help his agents know their business. “It’s mandatory to have intentional conversations with every level of production on our roster,” Justin explained. “I am here to add value to an agent’s day and business.”

Justin believes success is simple: Results come when things aren’t overly complicated. “Success is simple, but it’s not easy,” he said. “When our teams create the right organizational model and our agents understand that they are a business, the outcome is favorable.” Justin implores other brokers to have tough conversations with their agents and to set goals around an economic model. “A solid real estate agent needs to run their business on a 30/30/40 model with a P and L, and expenses need to be tracked,” he explained. “If a broker isn’t having those conversations and that kind of accountability, then why charge a split?” In addition to consulting his team of agents on their business, Justin is also the CEO of the company — responsible for running and, ultimately, generating profit for the business on behalf of its owners. Moreover, Justin oversees the managing broker, director of first impressions, director of agent services, market center administrator, assistant market center administrator, productivity coach and two launch coaches. Originally from Bury St. Edmunds, England, Justin once had aspirations of playing professional golf. “In my eagerness to fulfill my dreams as a pro, I left school early,” Justin recalled. “However, it was about the same time I started to realize a profession in golf wasn’t going to happen that I found myself extremely drawn to sales. And being the confident young man that I was, I wanted to sell the biggest thing I could imagine … and what’s bigger than selling houses?” Similar to how most newcomers enter a new profession, Justin started his real estate career at the bottom — or, in his case, in the mailroom of a small local firm. He quickly progressed to the sales floor, eventually moving to a few different companies and selling country property. Soon, Justin was recruited by a larger firm and moved to London. “While the financial rewards were great, my work was grueling and demanding and not something I was ready for, especially in my early 20s,” he said. Burned out and needing a break, Justin decided to travel for a year … which turned into four years. During that time, Justin traveled the globe, sailing and teaching scuba diving. “I learned more about the world and people and myself than I could ever imagine,” he said. “It was the break I needed to grow and gain perspective on myself and my goals. More than anything, these experiences shaped my personality and mentality.” When Justin returned to London, he went back to his old firm and continued developing as an agent — although, with a very different perspective. In 2007, Justin moved to Chicago, where he became a top producing agent and made a name for himself as one of the most respected luxury agents in the area. With the aid of a small team, he still conducts business there today.

“When my wife’s company relocated us to Michigan, I was forced to make a decision: carry on and start another sales business or grow,” Justin explained. “I chose the latter and decided to be more involved with the business side of real estate, not the practice.” Initially, Justin was attracted to the income potential that real estate could offer him. As time went on, he found a greater appreciation in his profession beyond the financial freedom and success. “The biggest reward has always been the people,” he shared. “The people are what make the industry so special. I really enjoy the idea of success through others.” His decision to join Keller Williams was an easy one for Justin. “Aligning myself with the Keller Williams team was life-changing for me,” he shared. “The culture, training, coaching and mentality are all extraordinary. Gary Keller and Jason Abrams have had a big influence on my life, my knowledge and mindset.” Like many others, Justin was impressed with the agency’s forward thinking and advancements in technology, training and coaching. “It speaks volumes that the head of our organization has done and written more than any other CEO in the industry,” Justin said. “He positively impacts the lives of real estate agents and improves their businesses in ways that’s inspiring and encouraging. The month of March brings the timely end of cold and flu season as well as the beginning of spring allergy season. And after a year like 2020, everyone is significantly more concerned with boosting those immune systems. Let’s learn more about elderberry, one of the most commonly used medicinal plants in the world. Nutritious elderberry berries and flowers come from Sambucus nigra, a medicinal plant native to Europe and grown worldwide that has confirmed antibacterial and antiviral properties. The berries of the Sambucus plant can be found in small black or blue-black bunches and should not be consumed raw (the raw berries could be poisonous, at worst, or cause digestive issues, at the least). Elderberry is generally consumed through syrups (raw elderberry syrup is the most potent preparation), lozenges, gummies, juices, jams, and teas. While scientific research on elderberries is always ongoing, experts believe this medicinal plant shows promise in several areas of wellness, namely:

Last year was truly the year of stayat-home entertainment. Being locked down indoors for most of 2020 gave us ample time to explore what shows, performances, and films could be experienced from the comfort of our own living rooms. Particularly for those depressed by the closure of movie theaters and entertainment venues, streaming offered the ability to bond with other fans over live-streamed music performances, to stay in touch with box-office trends, and, importantly, to zone out from pandemic-related stress with endless episodes of The Office or The Great British Baking Show. Unsurprisingly, 2020 saw video-streaming activity increase by up to 40% in the U.S., with the average user streaming over three hours of content daily during the key months of lockdown, primarily on the most familiar and well-known, over-the-top (OTT) media services: Netflix, Hulu, Amazon Prime, and Disney+. Each option provides instant access to a wide-ranging library of high-quality content – with a growing segment of original programming – at a variety of price points, devices supported, and simultaneous streams allowed. Newcomers to the streaming scene, like Peacock, Quibi, and Acorn, are moving toward niche content; for example, Quibi streams short videos exclusively to smartphones, while Acorn offers U.S. viewers programming specifically from the UK, Ireland, Canada, and Australia. Other recent streaming trends that will continue into 2021 include…

• Nostalgia: Streaming services are bringing back the ‘80s and ‘90s to capitalize on the nostalgia factor for millennials. In 2020, Netflix brought us the popular Cobra Kai, a Karate Kid reboot, as well as The Baby-Sitters Club, based on the beloved literary sisterhood from an erstwhile era. • Health and wellness: Virtual fitness has become the “new normal,” as over 80% of U.S. households report they utilized live-streamed workout services during 2020. Yoga and HIIT (high-intensity interval training) / bootcamp classes topped the list. Notably, many consumers say they plan to continue to stream fitness classes post-COVID. • Docuseries: Remember the Tiger King mania of spring 2020? The show was reportedly watched by over 60 million households in the U.S. last year. Documentary miniseries are growing in popularity, with more being released for streaming constantly.
