STACY MILETTI

GROUNDED in GOODNESS Stacy Miletti has been fascinated by real estate ever since she was a young child, so much that she spent hours playing with her grandfather’s old real estate forms while her sisters dressed up their Barbie dolls. “The houses, the staging, the photos, the contracts — I am drawn to all of it!” she said. In addition, one of her favorite things about her career in real estate — and the very thing that she found most appealing when she had young children and started in the industry 16 years ago — is being an independent contractor and having the freedom and flexibility to make her own decisions and schedule.

“When our youngest child started kindergarten, my husband and I decided it was time for me to go back to work. I envisioned getting a part-time job, but when my husband mentioned real estate, something clicked,” she said. “I remembered thinking about my grandfather being a real estate agent and thought, ‘Yes, that’s it!’ I always enjoyed his stories about selling homes, and I knew it was something I wanted to pursue.” When Miletti first received her license, she imagined that she would “dabble” in the business, but the business had something else in store for her. “My career took off extremely quickly, thanks to the support of family and friends,” Miletti said. “Our family was/is involved in the community, and I quickly became the go-to agent and expert in the Troy market because I have lived here my entire life.” After receiving the Real Estate One Rising Star Award in recognition of her successful start in the business, Miletti sold over $5.5 million during her first full year and continued to build a thriving business founded on customer care and driven primarily by referrals. Her career volume is now over $154 million, with $24 million+ in sales and 84 closed transactions in 2019 alone.

Despite her longstanding success, Miletti doesn’t view her career as a series of numbers, awards, credentials or achievements. “For me, it is about putting my clients’ needs first and building lasting relationships,” she said. “I compete with myself every year to remain at the top, and, at the same time, I maintain my ethics, honesty and integrity — these three values that shape my reputation are not to be bartered.” Miletti is grateful for her grandfather who sparked her interest in real estate, her mother — her “greatest cheerleader, supporter and role model” — her father who inspired her work ethic, and her husband who encouraged her to pursue a real estate career. Additionally, she is thankful for the listing appointment strategies and successful negotiating techniques that she gained from “Flying Tigers,” a sales mastery class offered by John Tenza. Regardless of the circumstances, Miletti, who describes herself as possessing a combination of compassion and precision, never loses focus and never takes her success for granted. “I’m approachable and unassuming while being a strong negotiator at the closing table,” she said. “My goal is to make my clients’ experiences so exceptional that years after the transaction, there’s no question who they will use or recommend in the future.”

Due to her passion for her business and commitment to her productivity, Miletti finds it challenging to slow down and take time for herself. In her free time, Miletti, who lives in Troy about a mile from her childhood home, enjoys spending time with her family: Todd, her college sweetheart and husband of 26 years, Erica, their 23-year-old daughter who recently began her career as a recreational therapist after graduating from Calvin College, and Jordan, their 20-year-old daughter and junior at Grand Valley State University who is considering attending law school. The Miletti family enjoys traveling to their favorite destinations of Florida, Puerto Rico, Bermuda, and The Cayman Islands. They also have a cottage 18 • March 2020

in West Branch and have a lot of fun during their annual Mackinaw Island family getaways. The Milettis like to check out new local restaurants and coffee shops, go to the movies and attend as many Red Wings games as possible. In addition to spending time with family and friends, Miletti, also a group fitness instructor at Lifetime Fitness in Troy, values her time at the gym. She is a strong supporter of multiple Troy School District organizations, as well as the Troy Chapter of 100 Women Who Care and The Jenna Kast Believe in Miracles Foundation. On top of everything else, Miletti is also interested in real estate coaching. “I want to give back to an industry that has been very good to me,” she said. “And, I hope to continue looking for ways to invest in the market — we currently own a rental property and want to buy more and possibly try our hand at a flip.”

James Danley Hustling His Way into the Real Estate Game 22 • March 2020

James Danley, a selfprofessed “outsider in the luxury real estate market,” was a sophomore in college the first time he visited Birmingham and Bloomfield Hills — and he remembers how that encounter awakened him to new possibilities and changed his entire perspective on life. Today, despite not having a sphere of influence or a family network to lean on for referral business, Danley has earned his way into the highestdemand market in the state by hustling and building his clients’ trust through his competence, experience and passion for the business. “Now I live, work and sell in Birmingham and absolutely love this city,” Danley said. “There is nowhere else in this state I’d rather live and work.”

Danley has spent his life paving a path for future success. He had a paper route when he was 10 years old, he cut lawns throughout his youth and worked at McDonald’s as a teenager. “The greatest

thing my parents did for me was force me to acquire a strong work ethic,” Danley said. Throughout college, Danley spent his summers gutting homes and doing demo work for a family friend who flipped houses. In 2007, he also began studying real estate trends as the supply increased and the market leveled off. Then, in 2008 as the market was crashing, Danley took an internship cold-calling and selling Detroit homes to out-of-state and overseas investors. After graduating with a bachelor’s degree in business in 2009, Danley founded Luxury Updated Homes (LUH) and forged his own path purchasing, renovating and selling homes for investors. “My experiences with Luxury Updated Homes honed my skillset and clarified what aspects of the business I loved and what aspects exhausted me,” Danley said. He discovered that he enjoyed the hunt, acquisitions, negotiations, marketing and selling, and relationship-building but disliked the stress of managing residential contractors, dealing with warranty issues and fixing subcontractors’ mistakes. “I was spending less than 1% of my time doing the things I loved and 99% of my time doing things that drained me,” Danley said. “I continued to run Luxury Updated Homes longer than I should have, mainly because of my loyalty and admiration for my senior business partners whom I respected a great deal.” In 2016, Danley decided to wrap up LUH and began selling real estate full time in 2017. Today, as Associate Broker and REALTOR® at KW Domain Luxury Homes International, Danley’s three-year career volume is over $43 million. Danley has earned Double Gold and Quadruple Gold awards from Keller Williams Realty International and was voted 2018 REALTOR® of the Year by Hour Detroit readers.

In his free time, Danley spends time with Churchill, his stubborn English Bulldog named after his all-time-favorite historical figure, Winston Churchill. Danley also enjoys listening to country, poppunk and EDM, reading biographies and historical nonfiction, and watching inspirational movies, especially John Wayne western films. He loves traveling, riding motorcycles, driving fast, snowboarding, and occasionally enjoying a good cigar and a glass of bourbon. Danley is also active in his church and supports Child Safe Michigan, where he spent several years as a volunteer mentor. For Danley, the human psychology that goes into a well-negotiated transaction is by far the most fun part of the business. He loves the game and the sport of negotiation and business and never wants to retire because his job is too much fun and so rewarding. “Winston Churchill once said, ‘You make a living by what you get, you make a life by what you give,’ and I aim to give by inspiring strength, leadership and masculinity in an era when these qualities are drastically lacking,” Danley said. “For me, success is a matter of achieving my true God-given potential and becoming the best version of myself by refining and maximizing my skill set to serve others.”

Danley is excited to be surrounded by good talent and to build a foundation for future growth. He is especially thankful for Dillon Ruczko, his trustworthy and detail-oriented “right arm” who handles operations. There are several factors that have contributed to Levans’ success including the book The Magic of Thinking Big, written by David Schwartz. “It was the first book I ever read cover to cover,” says Levan, who loves to learn about other people’s successes and struggles. “It gave me the confidence to keep pushing and further develop myself.” Another factor is Levan’s commitment to being committed. “I have made the commitment to going into the office every day,” he says. “It’s so important to show up in life. et’s face it: It’s difficult for most of us to get excited about any activity that has “cleaning” in the name, and it’s not like we don’t clean every other season of the year! But we know it must be done, and the month of March, in particular, is an excellent time for an intensive scrub of our homes. Why now? To answer that, we look back to 19th-century America: In many areas of the country, March was the ideal time for dusting because we could open windows without getting too cold but also not worry about insects; the windy weather this month often brings was perfect for drawing dust up and out of our homes. Now that we have modern cleaning tools, this process is less of a necessity, yet we cannot deny the lingering desire for a deep and satisfying clean. Get started with this preliminary checklist of cleaning tasks applicable to every room in your home. Wash baseboards, windows (inside and out), doors, and walls:

Dust/vacuum first, then wipe or wash down. Replace air filters and clean air vents. Reseal grout: The grout between the tile on your floors and countertops is porous and shows stains easily. Scrub and then apply a grout sealer to protect. Wash window treatments and screens, and dust blinds.

Ensure fire safety:

Change/check the batteries in your smoke detectors twice a year. It’s also a convenient time to confirm every family member knows where extinguishers are located and how to operate them. Sanitize light switches, door handles, and knobs. Vacuum/shampoo rugs and upholstered furniture: Use a shampooing machine or have rugs professionally cleaned, depending on whether they have a waterproof backing. Take cushions outdoors to beat them and use the crevice tool on your vacuum to collect hard-to-reach dirt in corners and cracks.

When you’re not working, what do you like to do for fun?

I like attending spinning classes at Equinox (usually at 6 a.m. — not sure how “fun” that is, but it keeps me sane). I like to spend time with my husband who makes me laugh. Girls’ weekends, trips to Florida, friends and my two children take up a lot of my spare time. I’m very involved with Christ Child Society, a local charity where I currently am the president-elect and will take over as president in January 2021. Along with several other programs, we have a home in Detroit for abused and neglected boys ages 5-17. It’s something very near and dear to me. Talk about rewarding!

March brings about the observation of a very special month: Women’s History Month. 2020 marks the 100-year anniversary of women gaining the right to vote in the United States. Indeed, the last century has brought many significant social changes for women, including in the financial arena, yet female wage-earners still face considerable and unique challenges. The first is, overall, women still make less money than men, even in positions for which they are equally qualified. As of 2017, women earned approximately 80 cents for every dollar their male counterparts earned across every age group. The gender pay gap – while improving as millennial women continue to dominate in higher education and secure higher-paying positions – is still very real. Additionally, women tend to live longer than men do – on average, about five years longer – which impacts retirement savings as well as money set aside for health care costs as we age. Add to this the fact that women’s peak earning age falls significantly earlier on salaries that already started out lower than men’s, and that women, almost exclusively, spend time away from their

careers to raise children, and it becomes much harder to save throughout our wage-earning lifetime. What can women, specifically, do to address these gender-based financial challenges? Set goals and plan ahead. Set necessary yet attainable short- and

long-term goals for your money. Focus on paying off debt first, then turn your attention to saving. Studies suggest women should save approximately 1.5% more yearly than men to reach the same savings target by retirement. Discuss finances in relationships early and often. Finances are one

of the top stressors in relationships, so stay on top of it by being as transparent as possible from the beginning. R E D E F I N I N G PA S S I O N Kellie Aiken is known for her outgoing personality and charisma. Her sense of humor, which is warm and inviting, is a natural draw to those around her. She was first introduced to real estate at the age of 18, when a close family friend — who had 30 successful years as an agent — suggested she would do very well in the business, given her extroverted nature. Kellie took the career advice and has never looked back. “I’ve always connected well with people,” explains Kellie. “Now I’m connecting people with houses,” she laughs. A Path of Patience, Perseverance and Possibility Sarah Cameron, who grew up in the small town of Halifax in West Yorkshire, England, has always been fascinated by the American process of home purchasing. “It is so different from the British process where buyers and sellers often interact from the very first moment, and sales are agreed on a handshake with contracts coming into play very near to the actual closing,” she said. Following her experience of moving to the U.S. in 1996 for her husband’s job, Cameron, a “mum” to three young children, developed a great appreciation for the challenges that people face during the relocation process. “My focus on family made me realize how important a home truly is, and I really did want to help families buy, what for many of them, is their greatest asset,” Cameron said. 44 • March 2020

Wendy got into real estate investing after her mother gifted her course in the subject when she was 21 years old. “At the time, I had no idea how much this would impact the way I make decisions about money and investing,” says Wendy. “My mom changed my life by that one simple gift.”

Helping others find financial independence, especially those in their 50s and 60s, is important to Wendy as she explains, “It concerns me greatly, how so many people in this age range have little or no net worth. Helping others get out of debt and build financial freedom is why I do what I do.” She stresses the importance of educating people on how to effectively save their money in addition to investing their money. Over the years, Wendy has encountered (and overcome) challenges in the market. While programs such as HGTV have helped the investment business, they have also created more competition for investors and tighter margins for profit. Additionally, Wendy says legislation is always being pushed to protect homeowners, and while this is good in some cases, it can also cause investor problems. “The Dodd-Frank rules were passed a few years ago, which makes it difficult for investors to do seller financing at a high level,” she explains. “This law can create some challenges, but that’s where we (MREI) come in and can help REALTORS® and others, work through these glitches to find solutions.” Michigan Real Estate Investors provides educational and networking opportunities at their monthly meetings and workshops. There, they bring together local and national professionals who share their knowledge and expertise. “It’s never a waste of time to expand your mind and learn something new,” says Wendy. “That’s always a good investment.”

Once you stop selling real estate, what income will you have? And is it enough? Do you have other real estate interests? Do you want to network with like-minded individuals and investors?” These are just a few of the thought-provoking, hardhitting questions asked by Michigan Real Estate Investors Owner and President, Wendy Patton.

“Being able to help people in my community and surrounding cities become financially free through real estate investing is the most fulfilling aspect of what I do,” says Wendy. “Nothing makes me happier than when I hear about our members who are able to leave their full-time jobs and work for themselves.”

According to Wendy, real estate investing is a great way for REALTORS® to build wealth from their own expertise and industry. “REALTORS® come across deals all the time,” she says. “But most do not know how to invest or if they should invest in properties.” Wendy also says REALTORS® can assist their clients who may need a more creative way to acquire financing for a home. “By learning different real estate investing techniques, REALTORS® can pass those techniques on to their clients and work with them to purchase their dream home or invest in real estate to build wealth.”

Wendy has never looked back. She has written four real estate investing books and created her own real estate investing course on lease options. In addition, “I decided to start Michigan Real Estate Investors to help others,” explains Wendy. “There are so many ways to invest, and our group wants to educate the community on how to live financially free through real estate investing.” Much of the growth and success of the group is largely due to a dedicated team of professionals. Kristin Grenillo is Director of the organization handling all operations, and Patty Phillips works closely with vendors and various events. “No one succeeds to this high level alone,” says Wendy, who leads one of the largest REIAs in the country with over 1,200 members.
