Prior to launching his business, Dave worked for years in engineering and design, and as a certified property manager — both excellent precursors to a career in the real estate inspection field. Beyond that, Dave has been involved in residential and commercial construction projects throughout the country as well as mission work in Mexico. “My involvement in construction was inspired at an early age as I watched my father run a very successful homebuilding business for over 50 years,” he shared.

Dave’s company is involved with various groups within the community and actively serves on the Affiliate committee for the Greater Metropolitan Association of REALTORS® (GMAR) and the Dearborn Area Board of REALTORS® (DABOR). In 2020, the DABOR honored the company as Affiliate of the Year.

“Be the easiest part of the real estate transaction” is their team’s motto. From the booking of the appointment to the completion of the inspection, the group aims to provide above-and-beyond exceptional care to their clients. “We have six full-time inspectors, with over 75 years combined experience,” Dave said. “We are the largest franchise in Michigan with daily operations running seven days a week. Our technology allows clients to review their report 24/7 online, ensuring quality service is communicated at all levels.”

Throughout the years, Dave has seen a lot of changes — many of them due to technology and the increasing market demands. “When we started, 15% to 20% of transactions had professional inspections handwritten,” he explained. “Today, it’s about 85% and completely digital. We’ve been very involved with the evolution of new technologies in homes: everything from geothermal HVAC and tankless water heaters to solar and various home technology automations.” The team’s ability to keep up on technology allows them to inform and educate customers on the condition of such systems in the home. “Technology has improved the way we test homes and how we document results and prepare the report. It allows us to print the report on-site to meet the demands on time and make it available any time of the day,” Dave said.

The Dalfino Team performs inspections that require an investigative role as well as an educational role, both key elements that have earned them a stellar reputation in client service. “We enjoy helping our clients buy with confidence by providing an accurate assessment of the home in a way that doesn’t cause alarm,” Dave shared. “I embrace every opportunity to educate our team and real estate partners so that we can all build our business together. We are professionals who support other real estate professionals.” Dave is a continuing education (CE) instructor for GMAR and DABOR, and conducts CE classes for brokerages and teams when requested.

Additionally, Dave handles commercial inspections, and the office staff handles scheduling and marketing. “We believe it’s important to do our own scheduling rather than using a call center,” Dave said. “This allows us to build relationships with our agents and clients, and schedule appointments with preferred inspectors to better meet their needs. As home inspectors, we have the unique opportunity to meet people during a rather strenuous time in their lives. What we do and say matters in these moments to our clients as they think through one of the largest single purchases in their lifetime. If we can effectively communicate our findings in a way that eases fear and brings confidence, we’ve done our job.”
