FINANCE PLUS CLIENT SERVICE EQUALS REAL ESTATE SUCCESS John Delia stepped away from college during the 2009 financial crisis and moved to California, where he co-founded a commodity business. His success within the business led him to real estate investing, which sparked his passion for the real estate industry. When he moved back to Michigan to finish his degree at Central Michigan University, he changed his major from finance to real estate development and joined a real estate club at the university. Soon after graduating, John took a position as a mortgage banker and financial analyst at a real estate investment trust (REIT), and later, became a fulltime real estate agent in November 2015.
As a self-proclaimed numbers geek, John originally had plans to build a career in finance. However, after finding success in real estate investments and having an incredibly gratifying client experience, he knew his future was working with clients one-on-one as their real estate agent. “My original desire to become a real estate agent was to have closer access to investment opportunities,” John recalled. “But after working with clients and helping them with their needs, I found the entire process to be extremely fulfilling.”

While John was growing up, his parents were wonderfully supportive of him and his two brothers and encouraged them to chase their dreams. “My parents made a lot of sacrifices for the betterment of our family,” he said. “My brother Joe and I share the same passion for real estate. His guidance as a real estate professional and individual has been priceless.” John’s other brother, Jerry, has been serving in the United States Air Force for nearly 15 years and underscores the meaning of commitment and bravery. “Jerry is a leader in everything he does, which is a great source of motivation to me,” John said. Moreover, John said his fiancé, Dayna — who he met in college — has been a steady rock in his life and inspires him to be a better person every day. For the past six years, John has worked with his brother Joe, who is the founder of The Delia Group with Keller Williams. There, they have 10 full-time agents and seven full-time operation members. Since launching his career, John has a total sales volume of over $78 million — $17 million of which he achieved in 2020. He has been ranked for four consecutive years in Hour
Detroit Magazine as one of the top 5% of real estate agents and has been a top-producing agent each year within The Delia Group. “I’m most passionate about maintaining and improving relationships with all of my current and former clients,” John said. “It’s incredible to see their life unfold through big life milestones such as marriage, children and birthdays. Many of my former clients have become good friends, and I’m honored to be included and trusted with their significant investments of homeownership — it’s truly the most rewarding part of my business.” An interesting fact about John is that he’s extremely punctual. “I’ll never let my schedule interrupt my assistance to a client because there’s always a way to help,” he said. “However, that being said, my biggest challenge for me when I was initially getting into this business was dealing with time management. During my first year, I assisted 72 clients with either buying or selling a home — nearly 70 of them were buyers. I learned how to properly time block my schedule and leverage the team.” realproducersmag.com

For Evaluation. https://www.qoppa.com/pdfstudio Part of John’s structured discipline came from his years as a wrestler in high school. “Our family was huge into wrestling, including my father, uncles and cousins,” he explained. “The dedication I gave to my sport encouraged a disciplined lifestyle that greatly impacted me as a person.” For John, success is making a positive difference in the lives of those around him while also accomplishing his personal and professional goals. “My favorite part of being a real estate agent is the lasting relationships I’ve been able to develop,” he said. “That’s a true measure of success.” When John’s not working — or running numbers on potential investment properties — he enjoys traveling with his fiancé, Dayna. Together, they also find time to be on the water or with family and friends. Dayna is an avid Detroit Red Wings fan and has a dedicated space within their home for her Red Wings memorabilia. The couple has two dogs named Lylah and Izzy whom they rescued from the Humane Society — an organization that they love and support, and will be donating to in honor of their wedding. To get the greatest return on his real estate business, John invested in his relationships with clients, colleagues and industry partners. “I found creative ways to add value into people’s lives,” he said. “It’s important to continue planting seeds every day and to have as many conversations as possible to continuously add contacts to your database.” Whether it’s selling a home or investing in new properties, John said real estate will always be a part of his life. “I nerd out when I’m running numbers, analyzing company financial statements and trends, and finding ways to improve property values,” he said. “The number-crunching is really fun for me, but I’ll never get away from working with my clients — that’s what makes this business so rewarding.” 18 • January 2022

Kim Cryderman ESTABLISHING PERSONAL ACHIEVEMENT IN DILIGENT WORK

“Hard times and hard work always lead to great things,” Kim Cryderman, real estate agent at RE/MAX Classic in Milford, said. “There was a time in my life where I wasn’t sure how I was going to buy groceries for my family or put gas in my car to go show a house.” However, even in the darkest moments, Kim had an unyielding belief in herself and found a way to be resilient, which paid off. In 2013, Kim went from years of having the support of a team to being on her own, and she was scared. “I felt like I was starting all over again as an agent,” she recalled. Within two years — because of Kim’s determination — she received the RE/MAX 100% Club award for the first time in 2015, which was one of her greatest accomplishments outside of raising her sons and buying a house on her own. In 2020, she earned the Top 5% award from Hour Detroit magazine for a second time as well as the RE/MAX Platinum Club award for the first time. “Reaching that level in my career was really emotional because it was a goal I had for a long time,” she shared. Kim conveyed that a career in real estate isn’t for the weak. “You need to get up every day with a plan and then work that plan,” she said. “But I couldn’t have done it without the love and guidance from my fellow agents, brokers, friends and family, and my amazing, wonderful clients. I’m so grateful for their support that helped me get where I am today.” Kim’s journey to real estate success started when she waited tables for 16 years to help pay for nursing school as well as after being a “Tupperware Lady,” 26 • January 2022

where she learned about sales. “Back in 1997, after just six months with the company, I was the #1 consultant in the region, selling $10,000 of Tupperware in one month,” she shared. Despite eight prosperous years as a senior executive VIP manager, Kim’s Tupperware distributorship was near its end, and she looked to real estate to find her next adventure. “After watching my now-ex-husband sell real estate for five years, I felt the need to give him a little ‘nudge,’ so I got my license and joined him in the business,” she said. After eight years of selling real estate together, Kim and her husband parted ways in business and in life. Struggling to adjust taught Kim how to work harder and dig realproducersmag.com
deeper for her goals. “Going through my divorce made me even stronger, and having to make it on my own was probably the best thing for my personal success,” she said. As the oldest of four children, Kim was often reminded by her father that she was to set the example for her siblings. “My father’s belief in me began at the age of 12 when he had me balancing his checkbook,” she said with a laugh. “But honestly, the responsibility really shaped my life because my father’s influence taught me that hard work pays off and that ‘handouts’ are not something given to us but something that’s earned through dedication and commitment.” Kim added that her parents’ encouragement and advice was an intangible gift that she will always treasure. For Evaluation. https://www.qoppa.com/pdfstudio In her 17 years of selling real estate, Kim’s biggest challenge continues to be how the changing markets affect her clients. “I simply need to remind myself and my clients that everything will always work out somehow,” she explained. “I’m very intentional with my decisions and passionate about doing the right thing. My clients know that when I find them a house, it should be the ‘right house’ and not something they should settle on.”
HARD TIMES AND HARD WORK ALWAYS LEAD TO GREAT THINGS.
Kim’s greatest reward comes from her referral-based business. “It makes me smile every time I get a call and the voice on the other end says, ‘I was referred to you by ...’ It means I did a good job, and that makes me feel proud of my work,” she said. “Giving my buyers the keys to their new home changes people’s lives, and that never gets old,” Kim shared. “When I know I have made a difference in someone’s life — that is how I measure success.” Kim’s two sons — Zachary and Garrett — are her whole world. “When we have time to spend together, it usually involves food, conversation and them making me laugh,” she said. Kim also finds time to occasionally golf or take walks in Kensington Metropark, but she mostly enjoys just hanging out with friends and family while sitting at one of their favorite restaurants in Milford. Kim’s advice to new agents is to be patient and to be available. She also suggested getting involved in the community and to consistently network with others. “It’s also important to stay connected with your clients,” she added. “Remind them that you appreciate them. This business shouldn’t just be about the paycheck — if it is, you probably shouldn’t do it.” While Kim finds fun ways to interact with her clients, she treats her profession as a business and not a hobby. “I take a lot of pride in this thing I call a ‘job,’” she said. “You have to be there if you say you are going to be, and always put your clients’ best interest first.” 28 • January 2022

Love For A Child An Advocate for Fostering Opportunities Michigan ranks #3 in the U.S. for having the lowest quality foster care development for agencies and caseworkers. As a result, numerous children, youth and families within the foster care system are underfunded, under supported and without care. However, thanks to Joe and Michelle Savalle, founders and executive directors of Love For A Child — and advocates for foster care families through education and by being voices in the community — children are getting opportunities to be seen, nurtured and mentored. Joe and Michelle work across Michigan in direct partnership with agencies to provide cost-free opportunities for families in need, with the direct intention to help offset Michigan’s overwhelmed and rapidly growing foster care industry. With nearly 15,000 kids

in foster care, most kids do not get opportunities to have tailored experiences when they’re in transition. Love For A Child finds the most overlooked demographic of children in Michigan who are statistically predicted to fail out of high school, become addicted to drugs or age out of care without purpose, and provides life-changing experiences through summer camps, year-round programming and overall support. “We work around the clock with our own developing partners to raise awareness and support for kids living within these circumstances,” Joe said. “Our challenge is that we picked a much overlooked industry; however, we couldn’t be more honored to make these children our focus, because if it was easy, there would be more programs like this out there.” Founded in 2012, Love For A Child is a faith-focused, 501(c)(3), nonprofit organization that focuses on impacting children who have experienced traumas such as abandonment, neglect and different forms of abuse. The organization has created and facilitates overnight camps and mentorship opportunities for children and youth, as well as tailored resources for foster families to meet the specific needs within their care. “The program was realproducersmag.com
designed to meet the child in their time of need through a one-week, overnight camp to gain trust and understanding,” Michelle explained. “Each designated camp throughout Michigan selects 40 foster children to attend camp, which are hosted by over 200 trauma-informed, trained volunteers who selflessly dedicate their time and compassion for children in care.” Every year, the camp rolls out the royal treatment and celebrates each child with activities such as swimming, rock climbing, arts and crafts, a birthday party, princess tea party or man walk, boat rides and bonfires. “We also teach them that no matter their background or challenge, God’s protection can travel with them wherever their story and journey takes them,” Joe shared. “People often see us as just a camp for kids or another child attending a baseball
Beyond the camp, each child enters a mentorship program where they are seen in monthly sessions by a committed Love For A Child mentor who serves and supports them. “Whether it’s a holiday, birthday, graduation or just a sunny day, we are there for each child to provide leadership, guidance and a forever friendship,” Joe said. “Once a child enters a program, our goal is to walk them through adolescence and high school, and then into college and adulthood; we are there for the entire process.” Many children in foster care will move homes throughout their journey, and it is the organization’s hope to be a constant throughout the changes. The purpose within the program is to provide overlooked children a place where kids can be themselves. “We want to be an example to kids by showing them that, through God’s love, hurt can be healed,” Michelle explained. “By giving them hope, the loss can be filled with actions of authentic love.”

The program has many success stories, but the one that stands out the most for Joe and Michelle is when a 10-year-old boy named Timmy came to camp 11 years ago. “This kid was athletic, sensitive and obedient,” they recalled. “We could not fathom how this child was labeled as ‘damaged’ and ‘living with rage.’ After Timmy attended the camp, we made it our mission to mentor and visit him on a monthly basis. We soon discovered that Timmy was left alone to fend for himself for nine weeks — eating nothing but dry cereal, cake and scraps, which eventually led to him eating the grass on the front lawn due to starvation.” Joe continued, “At this point, our monthly visits were designed to assist the child and their family with any food needs, clothing assistance and benevolence aid they needed while also mentoring and creating positive memories for the child. The goal is to give a childhood back from where it was stolen.” Timmy went on to graduate from high school and received a full-ride college scholarship. He is now 22 years old, a high school wrestling coach and one of the head mentors at Love For A Child. He is a living example of the program’s ultimate goals: mentor children 34 • January 2022
and create leaders, who can then serve as mentors and examples for the program. “We believe the best impact we can give to these children’s lives is a sense of purpose and direction,” Michelle said. At the age of 36, Joe has spent more than half of his life — 18 years’ worth of experience — being involved with foster care advocacy, outreach programs and camps. With no signs of slowing down, he’s currently managing two offices in Michigan with his wife, and is opening a third location in 2022. “Our success is not based on how much fundraising dollars we raise or how many media articles are written; rather, it’s the moment a child who is living in trauma and abuse no longer lives in fear and begins to walk in freedom,” he said. Love For A Child welcomes volunteers and enjoys seeing professionals find creative ways to financially support the organization. Recently, former Detroit Tigers player Andy Dirks of eXp Realty partnered with Love For A Child in 2021 by giving 5% of his sales to the group. “It’s a great partnership when a real estate agent lets their client know that the sale or purchase of their home provided an opportunity to a foster child,” Joe shared.
