F

or Alex Chapman, being a real estate agent — a top-producing one — requires the drive and the determination to exceed his own goals and his clients’ expectations. “Complacency is the enemy,” Chapman said. “If you grow content with what you’ve accomplished in your professional or personal life, you lose your drive and focus.” With each new day, Chapman challenges and pushes himself to work harder and smarter; he doesn’t wait for opportunities to come to him — he proactively creates them.

Chapman’s drive and entrepreneurial spirit began blossoming well before he became a REALTOR® in 2009. From buying and running family restaurants to his father opening his own brokerage in the early 2000s, Chapman’s family has a longstanding relationship with real estate, business and sales. Chapman’s grandfather George Curis, who started from nothing and exceeded his entrepreneurial goals in the restaurant and development industries, played an integral role in Chapman’s life by teaching him about the front-end and behind-thescenes workings of businesses. Additionally, Chapman’s father Dave Chapman has been in the real estate industry for over 35 years.

“It’s safe to say I have followed in my father’s footsteps and that his career directly influences my success,” Chapman said. “My father, like my grandfather, played a huge role in guiding me to be an honest and truthful person. He showed me how to do things right rather than trying to cut corners.”

After college, Chapman worked as a spokesmodel for Ford Motor Company, presenting to large audiences at international auto shows across the country. As a result of Chapman’s early work experiences and his family’s history in business — especially the mentorship of his grandfather and father — Chapman learned how to thrive in sales, and he developed people skills in ways that can’t be taught.

“I was given the gift of being able to connect with people and build relationships with them,” Chapman said, “and I was taught to play my strengths.”

With a career volume of approximately $160 million, $39 million of which he generated in 2019, Chapman is definitely playing his strengths at Signature Sotheby’s International where he specializes in the luxury market. Chapman is ranked in the

learn and share his dedication to clients. “Knowledge is everything in real estate — you have to stay sharp and current so that your client can lean on you at all times,” he said. Learning and driving to become better are priorities for Chapman and his team, who regularly host and attend seminars. “Our team is productive because we all respect each other, and we all understand the roles that have been given,” he said. “We set monthly and yearly goals and always go out and crush them year after year — together, we all make each one of us better.”

Chapman is most passionate about exceeding the expectations of his clients, many of whom have been referrals from previous sellers, friends and past and present clients. “It is my job to continue and exceed what they think a REALTOR® does against what I actually do,” he said. “Wearing a lot of different hats throughout the process is mandatory for any producing agent — my success is dependent on how well I handle the multi-tasking and the variability of each client. When I am able to achieve a higher targeted sales price for a house than expected or have a client call me throughout the process and tell me how amazed and happy they are, it drives me to continue and push even harder.”

Chapman is also passionate about training and sharing his knowledge with up-and-coming real estate professionals, and he’s fortunate that the two buyer’s agents, assistant and two support staff on his team are eager to 16 • January 2020

Throughout Chapman’s 10 years in the industry, he’s accomplished and learned a lot, but it hasn’t been without some challenges, the greatest of which stem from being “younger” and working in the luxury market. “Thriving in the moment and being able to answer clients difficult questions at listing appointments can be tough, but these difficult encounters have helped me grow and succeed as an agent and as a person,” he said. He’s discovered that it’s important to take chances and to travel outside his comfort zone at times, and he encourages others to do the same.

“Remember that every meeting and every interaction is a new opportunity,” Chapman said. More significantly, through his work ethic, honesty and integrity, Chapman also reminds us that new opportunities don’t happen by chance or arise from complacency — new opportunities and the rewards that they yield are created by top-producing agents like Chapman, by diligent people who utilize the gifts that they were given, practice, develop new skills and knowledge... and strive to be better each day.

Chapman, a competitive golfer and back-to-back club champion at Birmingham Country Club, also plans on starting his daughters in junior golf soon.

He enjoys being a member and golfing with friends and clients at the Birmingham Country Club, which is conveniently located close to his home.

Josh Rubin Horizon Financial Group

Advocating Client Service For 25 Years

J

osh Rubin, founder of Horizon Financial Group, Inc, realized very early in his career that he could set himself apart if he put a client’s best interest in mind for each business decision. This mindset has proved to be very successful for Josh as he has been a top 1% loan originator since entering the business in May of 1995. “I am committed to making the loan process as simple and clear as possible,” says Josh. “I have a passion for what I do, I aim to make to my clients feel like they are my only client. I take tremendous pride in educating my borrowers, which leads to a smooth and seamless mortgage process.”

Josh got into the mortgage business after his then-girlfriend, now wife.

“I started on a Monday, took my first deal that Thursday, and I’ve never looked back,” chuckles Josh. “This next year, I will celebrate my 25th anniversary of originating loans. I still love what I do after all these years with the same passion and desire to help; I live the ‘givers gain’ philosophy.”

In 2020, Josh will cross over the $1 billion mark in total loan volume, as well as achieving his 5,000th closing, mostly coming from referrals. “What I have learned in my tenure is clients just want you to be honest with them, plain and simple,” says Josh. “If that means telling a client that it makes no sense to refinance or the loan program is not as competitive as we’d hoped for, then it is the right thing to do.” Josh attributes much of his referral success to his integrity and honest business practices.

Josh and his team are efficient and incredibly responsive. “I am available any time, day, night or weekends to answer any questions or concerns, or to give an update on a loan process,” explains Josh. “My core belief is in doing things a bit differently. Returning phone calls and emails promptly, providing my clients every potential loan option upfront and most importantly, following through with my promised proposals and exceeding client expectations.”

W

hen Avi Knopf was growing up, his grandfather taught him a valuable phrase, “If you’re on time, you’re late, and if you’re 15 minutes early, you’re on time.” While these words did teach Avi to be a prompt person, the bigger message instilled the importance of preparation; the value of being prepared and informed.

“Timing is everything,” says Avi who is currently a REALTOR® at Max Broock in Birmingham. “I always try to stay ahead of the game and ensure timely follow up with all of my interactions. My clients know they are a top priority to me, and I am proud of the lifelong friendships I have made along the way.”

As one of nine children from an orthodox Jewish family, Avi grew up in Oak Park, Michigan and spent countless hours with his father, who is a carpenter, building things together.

“My dad taught me everything I know about construction,” explains Avi. “I learned all of my practical hands-on skills from him, which transitioned into building an entire house with my own two hands.”

In 2014, with the encouragement from his family, Avi decided it was time to combine his experience in sales and construction, and his passion for helping others, and build a career in real estate as a REALTOR®. “It was a match made in heaven,” says Avi referring to his previous construction experience and real estate. “I knew immediately that my background would provide me with a unique perspective that would be of value to my clients.”

With a career sales volume of $22 million in five years, Avi’s inclination for success in the real estate business proved to be the right decision.

Beyond the sales, Avi shares his greatest passion in his work is with his clients. “I go the extra mile with my level of client service. I am always looking

“I live and breathe real estate,” says Avi. “I have huge aspirations to continue being a top producer with the best client service.” Avi shares his advice to up-and-coming agents, “Have class and honesty. What did you do before you began working in your current position?

What is one thing about you that others might find surprising or interesting?

Prior to working for Nancy and Caren, I was the office coordinator at Century 21 Town & Country, Birmingham and Royal Oak. I was there for just over 18 years as the listing secretary and sales processor. I left and went to JP Morgan Chase, where I was a closer for about two years.

I have always been involved in real estate in some capacity.

I lost my voice over 10 years ago — now I sound raspy (at best). People always just assume I’m sick...wait that’s not a “fun” fact. I try to never take myself too seriously — real estate can be stressful sometimes.

What does your typical workday look like?

Emails...lots and lots of emails — there are a lot of moving parts when it comes to real estate transactions: responding to lenders, title companies and appraisals; setting up inspections; scheduling closings and so on and so forth.

My tasks never duplicate from day to day, and there is always something new to do: create mailings, social media content and ads, gather information for new listings, make appointments, schedule showings, try to keep Nancy on task with her calendar, set up systems for sellers to track the activity on their listing and organize paperwork — oy the paperwork! And, of course, set up closings — Nancy has a lot of closings!

Skydive — jk...I’m deathly afraid of heights. I’m a movie kinda gal. I like the stupid frat-boy kind of humor, anything Adam Sandler-ish or Marvel/DC Comic-type movies. It’s fun to go to the movies and just get lost for a couple of hours. I’m also crafty and a DIY’er. I like trying new things — “Pinterest-y” things. I love to shop and spend time with my family and friends.

Kind of embarrassed actually...but also really honored. I love what I do, so getting recognized for just doing my job is flattering.

Is there anything else you’d like to share about yourself, about your job or about your relationship with the person who nominated you?

It’s hard talking about myself — I feel like I’m filling out a dating questionnaire. Sometimes — and usually it seems to happen on Friday toward the end of the day — I will say to Nancy, “I’ve got to get myself together!”

‘Cause, ya know, real estate...anywhoodles, that prompts Nancy to play (and sing) U2’s “Stuck In A Moment You Can’t Get Out Of,” and then she Googles some off the wall song I’ve never heard of before and starts singing that, too (and usually the words are all wrong). But it’s fun and I think to myself, Nancy gets me...this is the right place for me to be.

Hohnholt grew up in Kearney, Nebraska and married Larry Hohnholt in 1963. Larry worked for General Motors and was eventually transferred to Michigan, which is where the Hohnholt’s built their life together and raised their children: Larry Jr. and Bobby Jo. Hohnholt and Larry Sr. were married for over 50 years before he suddenly passed away in 2016. “My husband Larry is always with us,” Hohnholt said. Larry Jr. sells real estate and is Hohnholt’s assistant; she says that she is so thankful for him and for all his help with growing their business.

Proud to be in this Profession When Holly Hohnholt began her career in real estate almost four decades ago, she entered what she describes as a smalltown business. “Back then, everyone knew everyone — builders were families, and everyone had a lot of pride in customer relations and a lot of respect for one another,” Hohnholt said.

Over the years, Hohnholt has watched the Michigan real estate community grow with the addition of so many agents, teams and mortgage companies. She’s also witnessed many changes in the industry; after all, when she started selling houses in 1980, the interest rate was 17%. “I guess all this shows my age and my years 32 • January 2020

in the business,” Hohnholt said. “I have loved every minute of it, and I am so proud of our profession. I respect how through the years we have worked with and respected each other.”

Both of Hohnholt’s children played sports, and that’s what prompted her to go into real estate: she was missing a lot of their games and wanted a career with a flexible schedule. Today, Hohnholt continues to enjoy a flexible schedule and sports, especially when she watches her 17-year-old grandson, Tanner Hohnholt, wrestle and play football.

“I am very passionate about taking care of my family and my clients,” Hohnholt said. “Hard work, customer service and honesty have been the building blocks of my success.

n 1995, Kristin Halmaghi was working with her husband, Dr. John Halmaghi, at his dental practice helping to coordinate appointments for his patients. When John saw how much time and attention Kristin was giving to his clients, he realized her strength was in relationshipbuilding and client service; far beyond booking dental appointments. So, as any good husband would do, he fired her. The key factor in Kristin’s success is her ability to be a good listener. “I pay attention to the needs of my clients by listening to what their frustrations are, what their dreams and goals are, and I listen to them talk about their lifestyle dynamics,” explains Kristin. “Too often, a client is led to a sale by what works for an agent, rather than what the client really wants. It is the job of the agent to listen and be patient. To me, listening is the number one tool for successful client service. It sounds simple, yet it’s so often overlooked.”

About 50 percent of Kristin’s work is helping her clients with relocation; many of whom are working with international businesses. Often, this requires Kristin to be available in the evenings and on the weekends, which she says is all a part of providing great customer service. “I have no problem helping my clients during the weekends or in the evenings.

It’s what I do because it’s what I love,” says Kristin.

“I don’t turn my clients over to an office assistant.”

Kristin and her husband John have two kids, Brandon (23) and Jessica (21). Brandon graduated from Michigan State University and is planning to attend dental school and Jessica is currently a Senior at Michigan State University who also plans to attend dental school upon graduation. During their time at college, both kids founded and created Smile 4 Kids, a non-profit organization that works to enrich the lives of children experiencing hardship by providing hope, instilling resilience, and developing opportunities to succeed. “We are so proud of our kids,” says Kristin. “They created such a wonderful organization that positively impacts

While Kristin shared that the real estate business can be very lucrative, money is not the driving factor in her success. “I don’t allow financials to be my motivator - it leads the wrong way,” she says. “Finding the perfect place to call home is such an important task. It’s not about how many sales I can generate, it’s about helping my clients reach their goals.”

Chris is also very passionate about teaching and mentoring within the community to develop young minds into the leaders of tomorrow. The team at the Rochester Law Center consists of proud participants in the Rochester Community Schools Practicum Program - an internship offering students an opportunity to experience the professional world while determining their interest in the law. Chris explains, “We have helped train dozens of young students who have gone on to great success in the world, and as well as being dedicated citizens who are giving back to their communities.”

For Chris and his team, their goal is to help protect this investment. “In our estate planning practice, we help our clients plan for the future and protect their families and wealth from the unexpected,” explains Chris. “One of the first things a home buyer should do after their purchase is making sure the new home fits into their estate plan, and that it’s properly funded into a Trust in order to avoid court interference and preying creditors. This helps to ensure that people who are supposed to inherit property, can do so in the easiest, possible way.”

It’s a new year, and we’re all familiar with New Year’s resolutions and the idea of “out with the old, in with the new.” Indeed, there’s something about turning over the calendar page (hello, 2020!) that feels fresh and invigorating, like anything is possible. In Japanese culture, the concept of oosouji, which literally translates as “oo” (big) + “souji” (cleaning), presents a similar notion, with an emphasis on clearing out the old. In fact, they consider it inauspicious to welcome a new year with any “old business” (including dirt and clutter!) unresolved.

So, how can we adopt this beautiful practice for use as we march forward into 2020? Start with the right mindset. I know I often view cleaning as a dreaded task to be procrastinated as long as possible. This problematic mentality should be transformed into one of forward-looking productivity. Much like a ritual, clearing out the physical dust of the old year also means clearing out the emotional and mental dust, wiping the slate clean for what’s to come.

With that healthy viewpoint in mind, it’s time to get your hands dirty.

• Oosouji is, traditionally, a top-to-bottom cleaning, so start at the top by dusting ceilings and fans, wiping down walls, and dusting furniture, and then vacuuming, sweeping, or mopping floors.

• Designate several boxes in each room for items that are no longer meaningful, beautiful, or loved, and when you’ve finished with your task, pass them along by donating, if appropriate. Eliminating what you no longer use creates space for new ideas and frees you from unnecessary burdens. Also, include a bag or box for waste, removing it (symbolically, taking out the mental “trash”) from the house as soon as you finish that room.

You will be surprised at how much lighter you feel!

• Lastly, remove stains from your home, whether they’re on the furniture, carpet, or grout. Old stains remind us of the past and have no place in your newly purged space.

If possible, every family member should be involved in your cleansing practice, making careful decisions about their individual possessions and benefitting from this fresh start. Happy New Year!

Welcome to the new year! While many of us pin our hopes on resolutions for wellness, our professional lives, or new hobbies when January rolls around, one crucial area that shouldn’t be overlooked is our financial health. Take a moment to reflect on your family’s 2019 fiscal year. If you set any goals, did you reach them? If you answered “no,” the great news is, you get another crack at it. Here are a few economic resolutions worth pursuing in 2020.

The figures are shocking: Americans owe around $1 trillion in credit card debt, as of 2019. Most consumers have some amount of credit card debt, and with the recent Federal Reserve rate hike, carrying a credit card balance is getting more costly.

This year, get serious about credit card debt. Set a goal to pay off as much as possible, more than your monthly minimum payment, by planning exactly when and how much you’ll allocate each month.

According to the National Foundation for Credit Counseling, only about 41% of adults have a budget, and our debt levels are steadily increasing. A realistic budget can be the answer, and January is the perfect time to get started. The best way to create a budget is to list all your recurring expenses, with necessities such as housing and food at the top and less-crucial items near the bottom; then, cut those items at the bottom until you have more coming in than going out each month. Keep track of your monthly spending throughout the year.

Many people don’t know you’re entitled to three free credit reports each year. Considering this, ensure you are regularly checking your credit statement for accuracy via these reports or a credit monitoring service, addressing any errors you encounter. Poor credit could have many adverse effects on your finances, including higher interest rates. Though building better credit takes time, paying your bills on time and using a low percentage of your available credit are two steps you can take to get on the right path.
