Planta de Situación. Location Plan

El volumen de las habitaciones tiene orientación Este–Oeste. A Poniente se sitúa la zona comunitaria de servicios de planta y una terraza que ayuda a regular el soleamiento de las salas. Las habitaciones se ubican en la fachada de Levante en una zona menos ruidosa que da al interior de manzana. Desde la planta primera se accede a la cubierta del cuerpo inferior que se acondiciona como solárium y el resto se trata como cubierta vegetal. En lo alto del edificio se ubican las instalaciones y las placas solares que suministran agua caliente sanitaria.

FORMALIZACIÓN

El proyecto se estructura a partir de dos cuerpos rectangulares que explicitan claramente su distinción de usos: una planta baja que asume los aspectos más públicos y diurnos, y uno superior de uso más privado y permanente.

La superposición de los volúmenes exigió la compatibilidad de un servicio de comunicación vertical común: se genera un bloque de servicios central cuya pertinencia es válida en ambas situaciones.

Las plantas de uso permanente tienen un carácter privado. Constan de 15 plazas de residentes cada una distribuidas en 13 habitaciones (11 individuales y 2 dobles) y un despacho para un asistente que tiene un control visual de la planta. Cada piso tiene tres servicios higiénicos adaptados y los almacenes generales. En la parte Oeste se ubica la zona comunitaria y una terraza de reposo a la cual se accede desde la sala común que queda protegida de vistas y asoleo por unas lamas verticales The block of the rooms has east-west orientation.On the west, there is the common service area and a terrace that helps regulate the sun exposure of the rooms. EXECUTION

The project is structured around two rectangular volumes which define explicitly the distinction of uses: a ground floor assuming the daytime public aspects, and an upper floor for a more private and permanent use.

The overlapping of the volumes demanded the compatibility of a common vertical communication service: a central services block is generated, suitable in both situations.

The permanent use floors have a private character.

They consist of 15 resident places each, distributed in 13 rooms (11 single and 2 double) and an office for an assistant who has visual control over the floor. Each floor has three adapted toilets and general stores. In the western part there are the common area and a chill out terrace, accessible from the common room, that is protected from Planta Primera. FACHADAS Y ESTRUCTURA

El edificio es una construcción aislada, sin sótanos. Debido a la baja capacidad portante del terreno la cimentación se realizó a base de pilotes CPI-8 y encepados de los que arrancan los pilares estructurales de hormigón armado.

La compartimentación interior se realiza con cartón-yeso de base cementosa y aislamiento acústico que está montada con perfilería metálica sobre el pavimento y encuentros de goma en suelo y techo. Las paredes de las zonas comunes se revisten con paneles de resinas de alta presión tipo “Trespa”. Los pavimentos interiores son de terrazo de grano medio de dimensiones 60x40cm con junta abierta de 3mm.

El de los baños es continuo y está realizado con resinas epoxídicas de cuarzo rugoso. En los talleres y las aulas se colocó un pavimento vinílico continuo.

Las fachadas son de varios tipos. Un primer tipo está formada por dos hojas. El acabado exterior es de aluminio esmaltado al horno con aislamiento de placas de poliestireno extruido de alta densidad. La pared interior, de 14 cm., está revocada sobre “Mallatex”. Se trasdosa interiormente con cámara de aire, aislamiento, paneles de cartón-yeso de 15 mm. y zócalo de “Trusplás” de 7 mm.

La segunda tipología de fachada utiliza un acabado a base de pasta coloreada de estructura fina tipo “Duracril”.

La planta baja está revestida por un acabado de chapa de protección perforada y lacada. El tercer tipo de fachada es de lamas simétricas orientables y motorizadas de color bronce. Tienen 35 cm. de ancho y son de eje vertical.

Las fachadas Sur y Norte son totalmente ciegas y se solucionan mediante bandejas de aluminio esmaltado.

Las partes realizadas en hormigón visto reciben un tratamiento de anticarbonatación.

Las cubiertas son invertidas tipo “Intemper” con dos tipos de acabado: transitable con losa “Filtrón” o vegetal en la cubierta del cuerpo bajo. Una duna vegetal con árboles de nueva plantación ayuda a tamizar el edificio desde la calle.

El primer referente fueron los apartamentos Lake Shore Drive de Mies van der Rohe en Chicago gracias a la distribución general de la planta del edificio y en especial la de los apartamentos extremos.

The first reference was Mies van der Rohe’s Lake Shore Drive Apartments in Chicago through the general layout and especially the apartments on the ends. The second was Le Corbusier’s Student Residence in Paris which had already been a great reference on which we based our proposal for the competition in calle Antonio Maria Claret .
