anadians drove up real estate prices in the last year as they went into a buying frenzy, deciding to make that first-time purchase, relocate, or upsize. But one third of homeowners report feeling “house poor,” and nearly half are concerned that they won’t be able to make ends meet in the next year without going deeper into debt - the highest level in three years.

But one third of homeowners report feeling “house poor,” and nearly half are concerned that they won’t be able to make ends meet in the next year without going deeper into debt - the highest level in three years. Add into the mix the likelihood that interest rates will increase by 2022, and the fact that the rate of inflation is climbing. There are also expected tax increases, in light of government spending on COVID relief and other programs. Buyers who purchased homes at the peak in the last year and who are also racking up other debts could be vulnerable, say industry experts. Feeling “house poor” means one’s housing costs are taking up too much bandwidth. Three in 10, or 30%, say the pandemic made their debt level worse, as shown in a national survey compiled in June, by MNP Ltd., one of Canada’s largest accounting firms. The MNP Consumer Debt Index is a quarterly poll conducted by Ipsos for the firm. But despite the worry, onethird of Canadians also plan to spend more than they usually would once they resume normal pre-pandemic life, such as travelling, going to concerts and eating out. And in BC, the plan to spend more - while also planning to live on credit to cover costs - is slightly higher than the national average. British Columbians, evidently, live for the day. MNP president Grant Bazian, who is based in Vancouver, says that aspect of the BC response stood out from the other provinces. He said there are also signs that many first-time buyers entered into the market with uninsured mortgages, meaning they likely borrowed money from parents, or inherited money, to make big

enough down payments. If they purchased at the peak in the last year, and there is a market correction, as well as a spike in rates, the concern is their ability to ride out the mortgage payment increases.

“If you are getting into a home on early inheritance or some other form of down payment, and you are thinking that low interest rates will continue on throughout the duration of the mortgage, I think there are going to be some surprises,” say’s Bazian. MNP also help people who’ve taken on too much debt and become insolvent. The number of bankruptcy filings has dropped by at least 40% compared to pre-pandemic levels, says Bazian. But he expects that number to resume once the pandemic is over. He compares the situation to a tsunami. We are in the calm before the devastating wave rolls in. That calm is the illusion of security, created by government income and business supplements, rent increase freezes, and collection agencies and lenders giving people more time to repay debts. But those relief measures will soon end. And the Bank of Canada has indicated that the variable rate could go up late next year. “What the tipping point will be for many varies,” says Bazian. “It depends what other debt they are carrying, what other circum-

stances are unfolding. And it depends how much interest rates go up.” He said a half point won’t matter much, but a full percentage point can break some people. That’s why the Bank of Canada will likely slowly phase the rate up, making it a drawn-out process. But as the rate goes up, he expects to see more bankruptcy filings. Most people take on more work, find better paying work, or borrow money before they get to that point. But tens of thousands of people file for bankruptcy each year, simply because they didn’t know how to manage debt. “I think it will be a bit of an awakening for some. I think most Canadians are in a good spot. But definitely the younger generation has not seen the doubledigit interest rates [of the past], and they get a false sense of security. And they don’t have the savings, and they don’t have equity in a home that’s built up that they can rely upon.” Mortgage broker Derek Christiansen, who’s been in the business for 18 years, says the saving grace is the federal government regulated stress test, which includes a qualifying rate of 5.25% or the rate offered by one’s lender, plus 2%, whichever is higher. It’s meant that buyers have had to settle for less home, or come up with a higher down payment, in order to qualify. The qualifying rate is regularly revised to ensure buyers don’t over leverage for the sake of home ownership. The new rate was set in June, the highest Christiansen has ever seen. “As far as the affordability of the mortgage, that’s a substantial buffer - that’s like three and a half times the actual rate you have,” he says.

Until the stress test was introduced in 2018, a person would qualify at the actual rate they’d be paying, which was far more nerve wracking, he says. “I think it’s brilliant. You will hear other mortgage brokers and realtors bitching about the stress test, that they should lower it. But I think it’s perfect, because most people can’t manage their funds that well, and most people are tempted to rack up more debt, whether it’s a Visa [card], or lines of credit on renovations or travelling or whatever, so the government needs to control that.” That said, people could still go out and max out their credit cards and take on lines of credit, he adds.

Another group that could be at risk are the ones who have been buying up multiple properties as investments. He says a lot of mortgage brokers have seen that sort of activity in the last year, by people who are just average income earners, without a buffer. They could be in trouble. “I’ve seen some people that have no business owning two or three properties stretching themselves to buy two or three properties. Some have done really well and made huge money. Others are in trouble if COVID happens again and the tenants decide they don’t want to pay the rent.” As for the market itself, realtor

Greg Carros of Engel & Völkers said that in a market like Vancouver, there’s enough wealth flowing that it would take a significant hike to have a big impact. “In the sub-luxury and middle market, an interest rate hike back to 5 per cent will not make much of a difference,” he said. “If interest rates go up substantially, the market could soften a bit as buyers may wait it out and see what happens. Even so, there is a lot of wealth in Vancouver. The financial fallout from COVID was less than expected, and we have noticed a lot of local interest in ultraluxury properties.”

ntific Reasons Why You Always Sleep Under Blankets... Even When It’s Hot

ven if you’re roasting in your airless room, chances are you’ll still get tucked in. Thankfully, science has an answer.

Each and every one of us has a favourite sleeping position—whether it’s the fetal curl, the splaying starfish, the yearner’s stretch, or the log pose. But there’s one sleep habit we all have in common, and that’s our tendency to sleep under a blanket. Although bedding used to be a luxury reserved for the rich and powerful, such as kings and wealthy merchants, these days sleeping under a blanket is fairly universal. And even if you’re roasting in your airless room, chances are you’ll still get tucked in. What gives? As always, science saves the day with the answers to our deepest questions. For one, your body’s core temperature drops before and during your slumber, so you need the blanket to stop your shivers. That nightly cool down begins about an hour before you hit the hay and continues to drop while you sleep, eventually reaching one or two degrees below your average body temperature. But once you reach the rapid eye movement (REM) sleep cycle, your body loses its ability to regulate its temperature. Your blanket is around to keep you warm—even on a sweltering summer evening. There’s a behavioural element to sleeping with bedding, too. Truth be told, we’ve been conditioned to use blankets since birth.

“Chances are you were raised to always have a blanket on you when you went to sleep,” Dr. Alice Hoagland, the director of the insomnia clinic at the Unity Sleep Disorder Center in Rochester, New York, told Atlas Obscura. “So that’s a version of a transitional object, in sort of Pavlovian way.” Previous research also suggests that sleeping with a weighted blanket can do wonders for patients with anxiety and insomnia. Why? Sleeping underneath your bedding makes you feel safe and protected, which increases your brain’s serotonin levels and decreases the presence of stress hormones. Scientific explanations aside, blankets are just plain soft and comfy. That’s reason enough to get tucked in tonight.

he Summer Olympics are now a part of history. Due to the COVID-19 pandemic the 2020 games were postponed until 2021 but they are still refered to as the 2020 games. Overall Canada did quite well by winning 7 gold medals, 6 silver and 11 bronze at the Tokyo Games. Here are some of the winners. Based on articles and photos found on www.olympic.ca

Margaret (Maggie) MacNeil won gold in the Women’s 100 metre butterfly on July 26th. This was Mac Neil’s second medal of Tokyo 2020 after swimming the second leg of Canada’s silver medal-winning 4x100 metre freestyle relay on Day 2. It is the ninth Olympic gold medal all-time for Canada in swimming, but just the third by a woman, following Oleksiak’s 100m freestyle gold at Rio 2016 and

Anne Ottenbrite‘s 200m breaststroke gold at Los Angeles 1984. From the gymnastics mat to the circus to an Olympic gold in weightlifting to glory for Maude Charron. The 28-year-old weightlifter from Rimouski, Quebec won Canada’s second gold medal at Tokyo 2020 with her victory on Day 4 in the women’s 64kg category.

Charron was visibly emotional after successfully lifting 131 kg on her third attempt in the clean and jerk, knowing the gold was almost certainly hers. But her elation at hitting the podium in her first Olympics was tempered somewhat by the fact that her family couldn’t be there to see it live. Canadian sprinter Andre De Grasse celebrates after winning gold in the Men’s 200m finals on August 4th. De Grasse victory is Canada’s first 200 metre gold medal in 93 years. Canadian Damian Warner made history as Canada’s first Olympic decathlon champion after winning gold in the Men’s Decathlon on Thursday, August 5th. Team Canada won the gold medal in women’s football against Team Sweden on Saturday, August 7th and Kelsey Mitchell celebrates winning the women’s sprint final to become Olympic Champion August 8th. Canada did well in the silver medal category as well with Margaret Mac Neil, left to right, Rebecca Smith, Kayla Sanchez and Penny Oleksiak winning in the women’s 4 x 100 metre freestyle relay on Sunday, July 25th. Canadian divers Jennifer Abel and Melissa Citrini Beaulieu were awarded silvr in the Women’s Synchronised 3 metre Springboard on July 25th. After a disappointing performance at the Rio 2016 Olympic Games, Catherine Beauchemin-Pinard vowed she would do whatever it took to get to Tokyo for a chance at redemption, even if it meant moving up a weight class. As the world number seven, Beauchemin-Pinard knew it wasn’t going to be easy to reach the podium and it wasn’t until the three-minute mark when a flip earned the 27-year-old a waza-ari to lock in Canada’s second Olympic judo bronze medal. Penny Oleksiak won the bronze medal in the women’s 200-meter freestyle final and Canadian rowers Caileigh Filmer and Hillary Janssens took home the bronze in Women’s Pair in rowing. Maggie Mac Neil gave Penny Oleksiak her bronze medal as they celebrated their finish in the women’s 4 x 100 metre medley relay in swimming. Canadian sprinter Andre De Grasse won the bronze medal in the Men’s 100 metre finals and sprinter Andre De Grasse received the bronze medal in the Men’s 100 metre finals.

Canada has won its second straight Olympic medal in the men’s 4x100 metre relay. The last time Canada won was in Atlanta in 1996. The lineup for the final had Aaron Brown leading off, followed by Jerome Blake and Brendon Rodney, who made the final handoff to anchor runner Andre De Grasse. They had done that after Brown and De Grasse had gotten only about three hours of sleep following the 200 metre final where De Grasse won gold and Brown finished sixth. And finally, Canadians Laurence Vincent Lapointe and Katie Vincent captured the bronze medal in the Women’s Canoe Doubles 500 metre finals in the Canoe/Kayak Sprint.
