WELCOME TO METROLAND

Welcome to the latest edition of Prestige – our magazine that showcases some of the finest property from across our network of 9 Metroland offices.

The Spring of 2025 will see many of the changes instigated by the Labour Government’s Autumn Budget come to fruition, with significant tax increases for businesses through increased Employer National Insurance contributions being the headline factor. Increases in the minimum living wage also become a reality.

In housing, the discounts on stamp duty that had previously been instigated, will end, with the zero tax band now applying to the first £125,000 rather than £250,000. For first time buyers, the zero band is being reduced to £300,000 rather than £425,000 and further reduced stamp duty rates have lowered from £625,000 to £500.000.

The latest forecasts from property portals such as Rightmove and lenders such as Halifax, still indicate that property values will remain steady or even increase slightly during the year ahead. There is clear evidence of pent up demand, and the much sought after infrastructure and amenities afforded throughout the Metroland area continues to ensure robust activity. This is resulting in good numbers of sales being made at strong prices. As always, obtaining the right advice is key and this is where the extensive experience and knowledge that our teams possess really comes to the fore. We have successfully enabled people to buy and sell, let and rent in all market conditions since 1962.

In Lettings, there are major legislative changes being introduced this year and our managed services are providing both Landlords and Tenants with the peace of mind that their property is in safe hands and meets all safety and legislative requirements.

There remains a surfeit of demand over supply and rental values have increased over the last year although there are clear signs that this rate of increase has slowed and, with affordability issues increasing, rental values are stabilising. Properties that we manage remain particularly popular with high quality tenants as they know that these are well maintained and looked after.

The new homes market remains subdued in terms of the volume of property coming to the market but the Government is committed to increasing this significantly and to levels not seen since the 1960’s. Hosted by the Guards Polo Club, the Cartier Queens Cup is the climax of the polo season in Britain.
