The highlight of 2025 was winning two ‘whole of market’ industry awards and six of the team being shortlisted at the EA Masters People Awards in London with Emma Cattell winning ‘Best Property Manager’ in the country.

Jasper has been an estate agent for over 50 years, most of which have been spent in the Cotswolds. Starting his career in 1975 Jasper moved to the Cotswolds in 1980. In 1991 he joined Strutt & Parker as head of the agency department in their Moreton-inMarsh office, which he ran for nearly 20 years. In 2010 he returned to London as head of Carter Jonas’ London country department and in 2017 was asked to join Hayman-Joyce as a Consultant.

Adam joined Hayman-Joyce as lettings manager in 2020 and brings with him over 17 years’ industry experience. He successfully ran the lettings department for five years before joining the sales team as sales associate in 2025. Sue joined Hayman-Joyce at the end of 2020 bringing with her a wealth of experience in residential lettings and property management. Having worked in lettings in the area since 2002, her experience covers all aspects from finding the best tenants for our landlords to managing the tenancies and properties thereafter. Sue grew up in the area and continues to live locally with her family. Sue won ‘Best Negotiator Lettings’ at the 2024 EA Masters People Awards.

Sometimes people do not realise they are sitting on a treasure

Paul and Suzanne wanted to dip their toe in the water and asked us to visit to see if it would be worth purchasing the other half of their semi-detached house.

By taking the time to ask the right questions we were able to really understand that the key for Suzanne and Paul was to live in a detached house. Ideally, that they wanted to remain in the community, and they loved the location of their home on the edge of the village with lovely views.

Rather than buying the neighbouring house, we came up with an alternative solution for them to consider. Why not build a new detached house in your garden?

On our recommendation, Paul and Suzanne successfully secured planning and built their new home.

This advice did not immediately lead to a fee for us. We always offer what we believe is the right advice, even if it doesn’t financially benefit us.

A few years later, once Paul and Suzanne moved into their new home, they asked us to sell their original semi-detached house. We added value by working with them to tidy up the restrictive rights with the neighbour to deliver the best possible final sale price and a successful sale.

The Hayman-Joyce advantage: Financially our strategy created a gain of hundreds of thousands of pounds.

More importantly, our advice has meant Paul and Suzanne are mortgage-free, live in a beautiful home they have designed themselves, which is very energy efficient with low running costs, little ongoing maintenance and a more manageable garden. They remain in the community they love and continue to enjoy wonderful edge of village views.

As Paul summarises “We’ve just ended up with an amazing house. Financially it’s worked out incredibly well for us. First time ever mortgage free. It’s been transformative.”

Hayman-Joyce never gave up…

Our valuation team were asked to provide a formal valuation of the house in Fosseway Avenue in Moreton-in-Marsh for probate purposes by the executor Tim and for our sales team to visit to give marketing advice.

We invested time upfront to advise on staging the house for sale, how much to clear, how to best position the furniture and if there was anything to be done to improve the value and speed of sale. Tim comments “And at one stage they even moved a fridge out of the kitchen into the garage to declutter the room”.

We launched to the market and, following a successful marketing campaign, we submitted multiple offers to the executors. On our recommendation and the executor’s instructions, we asked all parties who had offered to submit their best and final offers.

Having successfully agreed to a sale, as can often happen, the sale was not straightforward. We had numerous complications to navigate and resolve, including keeping all parties on track despite significant delays. Without the dedication and skillsets of our team, this sale may not have successfully concluded.

Tim comments “Hayman-Joyce kept it (the sale) together for a very long time, an unconscionably long time.” And “I would unhesitatingly recommend them (Hayman-Joyce) to others.”

Sometimes the best offer is not the highest bid

Philip invited us to value his home in Mallard Cresent, Bourton-on-the-Water and following the valuation asked us to act for him in the sale.

We spent time with Philip working on what needed prioritising for him. Speed of sale was important, along with maximising the presentation, whilst fitting in around a busy family life.

We vetted and managed viewings and grouped them to preagreed times to minimise disruptions and tidying up time. On finding a buyer we carried out detailed proof of funding checks and progressed the sale, keeping all parties involved up to date, exchanging contracts in under 10 weeks – 12 weeks faster than the national average. Phillip says “They were diligent in choosing the best offer for us, which is not necessarily the highest offer of course.”

The right advice and the right team delivered this exceptional result. Often the highest offer comes with higher risk, understanding the full picture at point of offer is an essential skill of a successful agent.

What is the cost of the higher risk? Most often it’s six months of additional stress and potentially losing the purchase of your dream home.

We always give the right advice, even if it is to our detriment – a lower sale price means a lower fee for us.

I’ve spent most of my life in the Cotswolds - my first five years in Milton-under-Wychwood before moving to Barton-on-the-Heath in the mid-eighties. I went to school at Kitebrook, then Winchester House, followed by Bloxham, and took a gap year to Australia before reading Geography at Exeter University.

After graduating with a Bachelor of Science degree, and a spell at Hayman-Joyce, I moved to London joining Winkworth in their Westminster and Pimlico branch.

Armed with a telephone and an ‘applicant box’, I rapidly learnt to build relationships and achieve sales in a predominantly commission led environment. Qualifying as a member of the Propertymark National Association of Estate Agents and consistently being the best negotiator by exceeding ambitious targets in the office, were my highlights.

Wanting to broaden my experience, I moved to Savills in their Richmond-upon-Thames office. Firstly, building the Savills’ core market (selling property below £1.25m) and then selling and pitching for property across all price ranges.

After seven years in London, I returned to Hayman-Joyce in 2010 and in 2014, I purchased the business from my father. In February 2022, I passed my APC to become a member of the Royal Institution of Chartered Surveyors (MRICS) further developing my skill set and knowledge base. Outside work, I’m never happier than spending time with my wife Amy and daughters Beatrice and Edith. We live in Cold Aston and enjoy the delightful family life the Cotswolds offers. My passions are motorsport, skiing, rugby, squash, mountain biking, entertaining, family time and supporting our girls with their pony and horse riding.

I believe in being part of and giving back to the local community. In addition to donating and sponsoring local events, I give my time and expertise as a trustee and former Chair of Moreton Show Society which runs the largest one-day agricultural show in the country. The society is the cornerstone of the Cotswolds and all it stands for. Its purpose as a registered charity is to inform, educate and promote farming and the countryside with focus on sustainability, conservation, and environmental issues.

Sarah has been with Hayman-Joyce since 2002. She has always proved to be a very valuable member of the residential sales team.

Before joining Hayman-Joyce Sarah managed a customer service department for many years, which has given her the experience to deal with clients with empathy and understanding in both the selling and buying process. This has also given her the ability to deal with situations in a professional and efficient manner.

Sarah is brilliant at working with potential buyers, going on their house-buying journey with them and seeing the process through from initial viewing to completion of a sale.

New for 2025, the Hayman-Joyce team members have been given an extra day of paid leave to volunteer in the local community.

This year, and for many years, Tom has volunteered his time behind the scenes at Moreton Show, helping to ensure everything runs smoothly for one of the biggest one-day agricultural events in the UK. Tom was Chair for a number of years, so understands well what makes the Show go on!

Sue, Senior Lettings Manager, rolled up her sleeves to lend a hand at one of the Cotswolds’ most cherished village events – the Cherington and Stourton Show. Sue spent a busy Friday preparing for the much-loved flower show element, which forms a key part of the day. As she soon discovered, a huge amount of work happens behind the scenes to make the show a success.

Client Care specialist Camilla recently spent the day with Cotswold Friends, a fantastic charity based right here in the North Cotswolds. Cotswold Friends provides vital support services for older and vulnerable people – including community transport, befriending, carer support and more. Camilla joined their dedicated office team, helping out behind the scenes to keep everything running smoothly.

Anna MacCurrach, Negotiator, and Emma Cattell, Senior Lettings Negotiator, spent the day volunteering at The Branch in Chipping Norton. A vibrant community hub that has been making a real difference to people’s lives since its humble beginnings in 2015. They took part in a ‘volunteer celebration day’ at the newly transformed building, supporting the team by helping prepare and serve food to guests attending the event.

Ellie, who works as Tom Hayman-Joyce’s PA, volunteered at Bledington Primary School helping with the Forest School. Activities included helping the children build shelters, knot tying, obstacle course building, tree climbing as well as supervising the log swing and mud kitchen.

Jumping out of a perfectly good aeroplane at 13,000 feet, raising over £3,000 for Home-Start Cotswold, Orchard Bank and Midlands Air Ambulance.

Team Hayman-Joyce enjoyed a wonderful day together to help fundraise for the Gloucestershire Community Foundation’s Great Escape navigational car rally to launch the ‘Poverty Hurts Appeal’.

Adam and Tina were given a very warm welcome at St David’s C of E Primary School. They presented the winners of the Easter colouring competition with certificates and Easter Eggs…although all of the children were gifted eggs to enjoy.

Jasper has spent the majority of his working life as an estate agent in the Cotswolds. Although brought up in Warwickshire, he fell in love with the Cotswolds whilst a student at the Royal Agricultural College, Cirencester in the early 70’s.

On leaving Cirencester, Jasper embarked on his chosen career as an estate agent and started in the country house department of Savills, based in their head office in Mayfair in 1975 and qualifying as a Chartered Surveyor in 1979.

However, the attraction of the Cotswolds proved too much and in 1980 he returned to Gloucestershire to take up a new job with Rylands & Co in Cirencester, later moving in 1991 to run Strutt & Parker agency department in their recently opened office, which he did for nearly 20 years.

In 2010 Jasper was enticed back to Mayfair to head up the London country department for Carter Jonas, dealing with the sale of country houses, farms and estates all over the country, and to sit in an office literally on the other side of a street in Mayfair from the office he had left 30 years earlier!

In 2017 Jasper was invited by Tom Hayman-Joyce to return to the Cotswolds and become a consultant with the firm and assist Tom and the team. He has spent over 50 years as a well-known agent dealing with all types of property, mainly across the Cotswolds, but also around the country. For the last 39 years Jasper has lived in Shipston-on-Stour, so the decision to end his days commuting to London was an easy one to make.

It was a hugely successful, sold-out event that took place just hours after the final Renters’ Rights Bill passed through Parliament –making it one of the most timely and relevant discussions for landlords in the Cotswolds and Gloucestershire.

Understanding the new Renters’ Rights Act (enactment 1st May 2026)

The Renters’ Rights Act 2025 introduces major reforms to the UK’s letting market. During the evening, landlords gained early insights into how these changes will affect property management and tenancy arrangements, including:

• Tips on improving tax efficiency and protecting investments
