The Ashtons Foundation for the causes that move us all
We’re thrilled to announce the launch of The Ashtons Foundation, a new chapter in our ongoing commitment to community impact. Building on our For Life’s Great Causes campaign, it provides a dedicated platform to support local charities and initiatives.
The Foundation is driven by our incredible team at Ashtons, who will be raising funds throughout the year to support a range of causes close to home.
Our focus? Charities and individuals across Hertfordshire and its neighbouring counties – Buckinghamshire, Bedfordshire and Cambridgeshire. Each year, three primary beneficiaries will be selected, with additional micro-awards granted to individuals on their own fundraising missions. Its target is to raise £75,000 in the coming years.
We’ve helped many before, supplying equipment, backing personal challenges, and fuelling community efforts. Past beneficiaries include Carers in Hertfordshire, the AT Society, Appledown Rescue Kennels, Rennie Grove Hospice Care, The Hospice of St Francis, and Teens Unite Fighting Cancer to name but a few.
Our trustees are long-standing Ashtons colleagues, who’ve shaped our business for decades and now proudly lead our efforts to give back to the community.
Expect big things in the near future – like tackling the epic Old Chalk Way, a coast-to-coast endurance route from Dorset to Norfolk. We’re also gearing up for another Tough Mudder, a high-energy sports event, and plenty of smaller fundraisers that in the past have included bake sales, skydives and the legendary Three Peaks Challenge.
The Ashtons Foundation updates
As the Foundation grows, we’ll be inviting local people to nominate our core charities, a truly community-led process. Follow our social media and website for updates. To learn more about the Foundation, email foundation@ashtons.co.uk

Why culture is the key to long-term success
Behind every successful company is a culture that unites its people and powers its progress. For Ashtons, building that culture has been a deliberate journey, fostering excellence and community for over four decades.
By Ben Denham, Associate Director of People at Ashtons
Building on 45 years of trust and excellence
The past five years have been a period of remarkable growth for Ashtons. Through three strategic acquisitions, the company has become Hertfordshire’s leading property agency by transaction volume. What makes Ashtons unique is its wide-ranging expertise, covering residential, commercial, and financial services, all under one roof. The team has grown to 130 talented individuals, with half joining in the last five years. Rooted in Hertfordshire’s communities, Ashtons values strong local partnerships and giving back, with every team member contributing to its ongoing success. To reinforce this commitment, employees receive two paid volunteering days annually, supporting the neighbourhoods they serve.
We combine dedication with adventure. Past team activities include interactive days out, such as The Cube, Crystal Maze and climbing The O2, plus our annual Top Performers competition. Winners enjoy a London day out with £1,000 in Selfridges vouchers and a Michelin-starred meal.
If cash is king, culture is undoubtedly queen!
The old saying goes: turnover is vanity, profit is sanity, but cash is king. Yet behind every thriving business lies an even more powerful force: its culture. It takes around seven years for UK companies to build a world-class culture, one so embedded that every employee can describe it clearly and concisely. In today’s competitive market for talent, culture is the key to attracting and retaining the best people. Salary, benefits, and work-life balance matter, but when you spend most of your week with colleagues, culture is what truly makes the difference.
Shaping the next generation of property experts
People are at the heart of our business, nearly 80% of its management team has been promoted internally. This passion for nurturing talent led to the launch of the Ashtons Academy, a structured apprenticeship programme for A-level and graduate students. The Academy has created opportunities for more than 20 local individuals, many of whom have become fully qualified property professionals. The intensive nine-month programme combines hands-on experience in all business areas with training, culminating in a recognised property diploma. Apprentices also gain vital life and commercial acumen skills that go beyond the workplace.
How we cultivate our teams
At Ashtons, leadership accountability is key – “the fish rots from the head down.” Everyone is responsible for upholding company culture and values. Investment in training is significant, new hires begin with a six-week tailored programme focused on communication, mindset, objection handling, and commercial awareness. High performers are invited annually to join the ‘Ashtons Way’ development programme, which is designed to start preparing these individuals as future managers and leaders of our business.

Proto Artisan Bakery was born during the global pandemic, created by husband-and-wife team James and Jo-Anne. Their passion for bread led them to bake sourdough every day, initially for family, friends, and neighbours. Fortunately for the rest of us, they took their craft beyond the home kitchen, bringing their creations to Ware and St Albans. Proto’s counters are a feast for the eyes, as is the open-style kitchen, where you can watch the art of bread-making while deciding what to choose.
“Proto has me hooked on their sausage rolls. Their sweet creations are just as delicious, picking a favourite feels impossible. I suggest to buy a selection!” protoartisanbakery.com

Creating a cosy seasonal sanctuary
Just A Little Build Interiors, founded by Hertfordshire resident Sarah-Jane Cousens, delivers an exceptional interior design service. Each project blends beauty with functionality, reflecting the client’s aspirations. This season, SarahJane shares her expert tips exclusively for Aspire, to help you create a cosy home for the months ahead.
As the leaves turn vibrant shades of orange and gold and the air becomes crisp, autumn invites us to create a warm and inviting atmosphere in our homes. This season is about comfort, warmth and celebrating the beauty of nature so I share my tips on how to transform your living space into a cosy autumn sanctuary.
Embracing scents
One of the easiest ways to capture the essence of autumn and winter is through scent. Natural fragrances like cinnamon, nutmeg and clove can fill your home with warmth. Update your hand soap to autumn-inspired scents such as pumpkin spice or apple cider for a delightful touch every time you wash your hands. One of my favourite hand soap scents for autumn is Sandalwood and Labdanum by Plum & Ashby.
‘Good-to-haves’ for autumn decor
To truly embody the spirit of the season, consider adding some decorative items. Faux pears and figs can bring elegance and charm to your dining table or sideboard. These decorative fruits not only look stunning but also require no maintenance. Additionally, candle holders and candlesticks can elevate the ambiance of your home. Choose warm-toned candles in shades of orange, gold, or deep red. When lit, they provide a soft, flickering glow that adds warmth and comfort to any room.
Refreshing coffee table books
Another way to bring a transitional feel to your home is by refreshing your coffee table books. Beautiful covers can serve as both decorative elements and sources of inspiration for your autumn activities. Consider including books like Moments at Home: Interior Inspiration for Every Room by Steve Cordony. Not only will this book enhance your coffee table decor but it also offers enjoyable reading for guests. If you do not have a seasonal book to reach out for, consider repurposing an existing coffee table book or pick up a book from your local charity shop, and cover it with some linen-style, textured wallpaper. The Luna Wallpaper from Dunelm is great at just £14 a roll.
Creating soft lighting
Lighting is crucial for creating a cosy mood in your home. As the days grow shorter, it’s important to have soft lighting throughout your space. Rechargeable lamps are a versatile option; they provide a warm, inviting glow without the hassle of wires. Place these lamps in reading nooks, on side tables, or even in your kitchen to enhance the ambiance. This gentle light beckons you to curl up with a good book or enjoy a warm cup of tea as evening settles in. Pooky Lighting is my go-to online destination for beautiful rechargeable lamps.
Luna Wallpaper, Dunelm
“Simmer pots are a fantastic way to create a cosy atmosphere. Fill a pot with water, add slices of apples, a few cinnamon sticks and a sprinkle of cloves. Let it infuse on the hob and soon, your home will be filled with the comforting aroma of the season.”
Elevate your dining space
Update your tableware to reflect the season by choosing tortoiseshell glassware; its rich, warm tones elevate any dining experience. Paired with earthy-toned plates and napkins, these elegant glasses create a cohesive autumnal look. Don’t overlook seasonal centrepieces, as colourful bouquets of dried flowers in a contemporary vase bring character and warmth to your table.
Updating textiles for comfort
With the cooler weather, it’s time to swap your cushions and throws for warmer tones such as burnt orange, deep burgundy, or mustard yellow. Textures like wool, velvet, and chunky knits add depth and comfort to your space. Mixing patterns creates a dynamic look that reflects the richness of the season, making your home feel inviting and stylish.
Embrace the season
Transforming your home for autumn and winter is about embracing the season’s warmth and beauty. By adding scents, updating décor and creating cosy spaces, you can craft an inviting atmosphere. The colder months bring homely gatherings, shared meals and memories, turning your home into a cherished retreat for you and your loved ones.

This quiche is a thing of beauty: courgette ribbons are spiralled in the pastry case and interspersed with broad beans and feta, then baked in a creamy egg custard. You can also throw in some peas if you have any. Please don’t overbake it – you want the filling to still have a slight wobble in the middle.
MAKES 12
Shortcrust pastry
225g plain flour, plus extra to dust
A pinch of fine salt
60g chilled unsalted butter, diced
60g chilled lard or vegetable shortening, diced
3–5 tbsp water
Filling
2 courgettes, trimmed
100g feta
75g podded broad beans, skinned
4 medium eggs, plus an extra 2 yolks
200ml double cream
1½ tbsp wholegrain mustard
1 tbsp chopped chives
Salt and white pepper
Courgette, Feta & Broad Bean Quiche
For the pastry, put the flour and salt into a large bowl, add the butter and lard or shortening and rub in using your fingers until the mixture resembles fine breadcrumbs. Add just enough cold water to bring the dough together. Turn out onto a lightly floured surface, knead briefly until smooth then wrap in cling film. Chill in the fridge for 30 minutes.
Heat your oven to 200°C/180°C fan/gas 6 and have ready a 23cm fluted loosebottomed tart tin, 3.5cm deep.
Roll out the pastry on a lightly floured surface to a 3mm thickness and use it to line the tart tin, leaving most of the excess hanging over the edge. (Keep a little raw pastry to patch any cracks later.) Line the pastry with baking paper and then fill with baking beans (or uncooked rice).
Bake ’blind’ for 15 minutes, then remove the paper and beans (or rice) and return the pastry case to the oven for 8 minutes or until it looks dry and lightly coloured. Use a small, sharp knife to trim away the excess pastry from the edge. Patch any cracks with the saved raw pastry.
To prepare the filling, using a swivel veg peeler, shave the courgettes into ribbons. Stack a handful of these on top of each other, then start to roll into a pinwheel, continually adding ribbons. Place this courgette rosette in the centre of the pastry case. Holding it in position with one hand, keep adding courgette ribbons to the outside until the courgette slices start to lean on the edge of the case and hold themselves in.
Crumble the feta over the courgettes, allowing it to drop in the gaps between the courgette ribbons. Add the broad beans, gently slotting them in among the courgettes.
In a bowl, whisk the eggs, extra yolks, cream, mustard and chives together. Season with salt and a pinch of white pepper. Pour the mixture into the pastry case and bake in the oven for 25–30 minutes, until the filling is just set and golden brown.
Leave the quiche to cool in the tin on a wire rack for 5 minutes before removing. Serve warm or cold.
Pear Bakewell Tart
Having spent some time around Bakewell, I wanted to include this classic bake, which is traditionally made with cherries. Pears work beautifully with almond frangipane – it really is a marriage made in heaven. The freshness and intensity of the flavours make it far superior to shop-bought versions.
To make the pastry, mix the flour and icing sugar together in a large bowl. Add the butter and rub in using your fingers until the mixture resembles fine breadcrumbs. Make a well in the centre.
In a small bowl, beat the egg with the lemon juice and 2 tsp cold water then pour into the well and mix into the flour, using a round-bladed knife. Bring the pastry together using one hand, adding a little more cold water if needed to do so.
Gently knead the pastry into a ball and flatten to a disc. Wrap in cling film and refrigerate for at least 20 minutes. Heat your oven to 200°C/180°C fan/gas 6.
Roll out the pastry on a lightly floured surface to a 3mm thickness and use to line a 23cm loose-bottomed tart tin, leaving a little excess overhanging the edge.
Line the pastry case with baking paper and fill with a layer of baking beans (or uncooked rice). Bake ’blind’ for 12–15 minutes, until the pastry is dry to the touch. Remove the paper and beans (or rice) and return the pastry case to the oven for about 5 minutes until it is very lightly coloured. Using a small, sharp knife, trim away the excess pastry from the edge. Turn the oven down to 180°C/160°C fan/gas 4.
For the frangipane filling, beat the butter and sugar together until light and fluffy, then beat in the eggs one at a time. Stir in the flour, ground almonds and almond extract, if using. Put the frangipane into a piping bag fitted with a 2cm plain nozzle.
Spread the apricot jam over the base of the pastry case. Starting in the centre, pipe the frangipane on top in a spiral, to fill the case. Slice the pear halves and arrange the slices, overlapping, on the frangipane.
Bake the tart in the oven for 10 minutes, then scatter the flaked almonds evenly on top and bake for a further 15 minutes until golden. Transfer to a wire rack and leave to cool before releasing the tart from the tin. Cut into slices to serve.

Honouring industrial heritage
Once home to Gilbertson & Page, a Hertfordshire family business holding a Royal Warrant since 1884, the site produced animal feed, mechanical feeders, and The Gamekeeper periodical. During the First World War, it adapted to national needs, producing biscuits for British soldiers, before returning to its core trade. This rich industrial history has informed the design and naming of the development, preserving its heritage within a modern context.
Guided by expertise
Ashtons Land and New Homes guided the project through every stage, from providing pre-planning advice on unit types, layouts and saleability, to overseeing the sale of the site post-planning to Durkan Homes (durkan.co.uk), who were committed to preserving the original concept throughout. Working with them and award-winning architects Rock Townsend, the development was carefully designed to honour the site’s historic roots while delivering high-quality homes. Reflecting its heritage, the project was named ‘Granary & Chapel’.
Nestled in the heart of Hertford, Granary & Chapel has now welcomed its final residents, completing the transformation of a historic site into a vibrant modern community. Situated on Tamworth Road, the former Hertford Town Granary and Chapel Mill was carefully sourced by Ashtons to deliver a development that honours the past while embracing contemporary living.
Contemporary living in a historic setting
Granary & Chapel offers a boutique mix of apartments alongside houses, where large windows, open interiors, and thoughtful finishes allow light and space to complement Hertford’s storied architecture. Every detail, from planning and environmental constraints to the character of the surrounding area, was considered to ensure the site could reach its full potential. The result is a development that balances industrialinspired design with contemporary comfort, blending seamlessly into the town’s landscape.
Whether you’re considering a land sale, introducing your land to a developer, or promoting it at no upfront cost before selling, we can help you realise its full potential.
Transforming historic sites
through expert land sourcing
Hertford: a timeless backdrop
Hertford itself provides a rich backdrop for the development. Dating back to the tenth century, Edward the Elder, King of the Anglo-Saxons, built a fortified settlement to defend against the Danes at a crossing of the River Lea. Today, 350 Grade I and II listed buildings remain, giving the town its distinctive charm. From its origins as a market town to its role as Hertfordshire’s county town, Hertford retains a strong market heritage, visible every Saturday at Salisbury Square. A monthly farmers market, with produce sourced within a thirty-mile radius, is complemented by a separate street food market, reflecting the town’s enduring culture and community spirit. As Hertford was, Hertford has always been, a place steeped in tradition yet alive with life.

From plot to possibilities
At Ashtons, land sourcing goes beyond identifying sites; it is about unlocking potential. Whether surplus garden land, redundant buildings, brownfield sites, or larger parcels on the edge of the green belt, every opportunity is carefully evaluated for planning, environmental, and conservation constraints. Working with a network of in-house and third-party consultants, including architects, town planners, chartered surveyors, and commercial experts, we navigate every nuance to deliver the best outcomes for landowners.

The Renters’ Rights Bill:
what landlords need to know
The private rental sector is bracing for one of the biggest shifts in a generation. With the Renters’ Rights Bill set to progress in Parliament this autumn, and a King’s Speech expected to outline the government’s housing agenda, the way landlords and tenants interact is about to change.
The big shake-up
At its heart, the Bill is designed to hand tenants more security and flexibility. Section 21 ‘no-fault’ evictions will be scrapped, Assured Shorthold Tenancies will disappear in favour of longer-term Assured Tenancies, and fixed terms will be replaced by rolling monthly agreements. Add in stricter maintenance standards, more freedom for tenants to keep pets, and greater ease of movement, and tenancy dynamics become more balanced.
We manage over 1,000 tenancies and
£455m
worth of rental assets across Hertfordshire. That’s more than 750 landlords who trust us to safeguard their investment.
Landlords: should you worry?
It’s natural to ask what this means for landlords. Will landlords’ control diminish, and their investment have more risk? In truth, for landlords with reliable tenants who already treat their properties as homes, little may change day to day. The bigger impact will be on new landlords and those regularly reletting, where planning and strong advice will make all the difference.
Why your agent matters
A trusted letting agent isn’t just useful, it’s essential. From staying compliant with new legislation to protecting property value and keeping high-quality tenants, the right partner will be key to smooth-running portfolios.
Future-proofing
your portfolio
Legislation may change, but good tenants, well-maintained homes and proactive management will always deliver results. Now is the perfect time to review your portfolio and ensure you’re “Renters’ Rights Ready.” To help, we offer free Lettings Health Checks for any landlord joining Ashtons from another agent – giving you complete peace of mind that your properties and interests are fully protected.
