WELCOME A WORD FROM THE CENTRE MANAGER - DAVE SIMISTER Welcome to issue 8 of Your Square magazine and having just recovered from the Christmas fun, the anticipation of Spring is with us and the events coming up. In this issue, we look back at the ‘Spooktacular’ and the fantastic Christmas events which were capped off by our award-winning Christmas grotto. If you brought the children along to meet the Elves and Santa you will know how magical it really was.

Later in this issue you will find our full schedule of events including a return visit from CBeebies Mr Bloom and the ever-popular Punch and Judy, plus we have a brand new ‘Trolls’ show for the kids.

Our first event of the year is ‘Spring in the Square’ on Easter weekend complete with a visit from the Easter bunny.

We have Punch and Judy, the always

well subscribed ‘Pot Workshop’ plus a Princess and Superhero parade. This is all rounded off with a roadshow from our friends at Key 103.

LIONS NEWS

The new Championship season is underway for Swinton Lions and after three straight wins in their pre-season friendlies, they’re looking good for the season ahead. If you’ve never been to a Lions’ game, pay them a visit sometime. SWINTON SPOOKTACULAR SCARES IN THE SQUARE Last Halloween we had another brilliantly spooky event in The Square, with great entertainment from the stage, frightening face painting, pot painting and some great food offers as well! Once again the highlight was the parade around the Square and it was good to see so many kids dressed up for it. Thanks to all the mums and dads who did such a great job!

CHRISTMAS

This year we actually got to welcome Santa to our Christmas Festival, along with some of his trusty elves. Over four Saturdays in the run-up to Christmas Santa welcomed kids into his grotto, while Mrs Santa was doing some fantastically festive face painting in the market area. Needless to say, our most popular performers, The Snowflake Sisters were here to entertain everyone as generously as ever and we saw some great pots coming out of the Zippy Zappy Workshop!

We hear that something big is happening at Bridgfords?

Yes, from 27th February we will be able to give people the choice when selling their property, starting from just £995. They can choose a traditional High Street service or our online proposition.This choice will allow the seller to have as little or as much input into the process as they want and no-one other than Bridgfords will be able to offer advice at both those levels. I think it’s a really exciting time for home movers.

So how does the online package work?

This is the more tailored option because it’s for people who want greater input into the way they sell. They can organise a valuation and viewings for a time that suits them, they will conduct the viewings themselves and make their own decisions. So the serial seller, the investor or tech-savvy person might want to go down that route. Not everyone will, but we are now able to offer a choice.

Whereas your traditional offer provides as much help as people want?

Our High Street service offers everything you could possibly need, from start to finish. With online you’re paying us to present the property: take the photos and provide the digital platform but you’re hoping the picture sells the property. As a high street agent our job is to pick up the phone and talk to people about the property while assisting you all the way to completion.

How many people use Bridgfords for the entire process?

Some people may decide to use their own legal firm or their own mortgage broker but nine times out of 10 people prefer to keep things together and they will consider our financial services and solicitors. None of them are third party, or “recommended” - they are all part of the Bridgfords group.

Any idea how many people will take up the online offer?

We’ve piloted the scheme and we’ve found that it’s still a small percentage but we expect that to grow. What we have learned is that people would prefer a choice.

What’s your own background?

I was born and bred in Worsley and I’ve been with Bridgfords for 23 years.

And you’re based in Swinton?

And Walkden. This is the larger office, there are 12 staff in Swinton and four in Walkden, I spread my time between the two offices.

What area do the two shops cover?

We cover Swinton itself, Monton, Worsley, Walkden, Little Hulton, Eccles, Salford, Broughton, Pendlebury and Clifton. So it’s a big patch but with 12 staff we’re the biggest in the

How many properties will you have for sale at any one time?

The market’s fantastic at the moment and there’s a very fast turnover but we’ll have between 70 and 90 properties for sale at any one time and there’s very few of those houses that won’t sell in the first month.

More and more properties are going to multiple bids so in most cases people are getting more than the asking price - which equates to thousands of pounds in many cases.

What areas are the most popular?

All of them. It doesn’t matter if you’re in Monton, Swinton or Clifton, there are more buyers than sellers.

Is their any vetting process for potential buyers?

We have a duty of care to the people we sell for that we understand the type of people who are going through their door. Have they got the means to buy? Have they got a genuine reason to be there? Is their motivation correct? Time wasters are traditionally one of the major complaints so we try to eliminate that.

How profitable is letting?

In an area like this you’re probably looking at a 6% to 10% return on your money. Compare that to any savings account. Of course you need some money to start with, so it’s not for everyone but if people come into money, it’s something they want to look into.
