The market continues very strong in 2021! However, the increases in the number of sales this year over last year are starting to taper. Last year, after stalling for several months during the worst of the pandemic, sales really exploded after the stayat-home orders were relaxed. For the rest of this year, residential sales (homes and condos) will probably run only about the same as last year’s pace, or maybe even slightly less. The lack of inventory--as well as the extremely long time it is taking to close sales—are limiting the number of closed sales. But prices continue to rise! Call me for a free market analysis of the value of your property, and a consultation about the selling process. SINGLE FAMILY HOMES — Through August, unit sales are up 13% over the same period in 2020. Dollar sales are up 77%. Median and average price are up 32% and 43%, respectively. The very inadequate supply of homes listed for sale in the face of surging demand caused prices to rise sharply last year, and they continue to increase. In many cases, we are seeing “bidding wars”, homes selling above asking price, and homes going under contract very fast—sometimes in just a few days. It’s a seller’s market! Although the buying frenzy that Covid-19 ignited may cool off, the long-term trend of demand exceeding supply will probably remain. CONDOMINIMUMS — Year-to-date sales in this segment are also up substantially, despite an even tighter inventory than for single-family homes: For the first eight months this year, unit sales are up 16%, and dollar sales are up 20%. The shortage of condos available to buy is beginning to curb this year’s gains. As with homes, the increase in unit sales is starting to diminish. Condo prices are also rising. Median price is up 6%; average price is up 3%. The extreme lack of inventory means prices should continue to rise. The condo market is also a seller’s market. LAND — The land market has blossomed this year after being in the doldrums ever since the recession that began in 2009. Unit sales for the year through August are up 93% over the same period last year; total dollar sales are up only 27%, but that is because last year included one unusually high sale of $7 million; excluding that one sale, 2021 dollar sales are up 149%! With the severe lack of existing homes for sale, more people are deciding to buy land and build. Prices have not yet risen the way they have for residential properties, but they are starting to move up. However, this segment of the market is not yet a seller’s market.

THE MAIN HOUSE The house was built with a contemporary flair from RASTRA block in 2003. THE SPIRIT HOUSE Shortly after the main home was remodeled, the couple conceived of a place to meditate and conduct ceremony. The 18-foot-round Spirit House echoes some elements of the sacred kiva with a fireplace and a domed ceiling built from red willow, cedar, aspen and pine. “There is an element of the Taos Pueblo here,” Hannah explains. “The red willow came from the Pueblo and one of the people who built the house was from the Pueblo as well.” The room has altars at the four directors, and nichos for sacred objects are found inbetween. EL SALTO The community of El Salto, sitting above Arroyo Seco, is perhaps the “creme de la creme” of charming foothill neighborhoods in Taos County, according to Blish. Nestled between the Taos Ski Valley and Taos Pueblo lands, its secluded locale of course boasts mountain and valley views but also waterfalls, abundant wildlife and a stunning array of hiking trails. In fact, the El Salto del Agua Waterfall trail is one of the most iconic in the state. With multiple stream crossings through canyon walls, aspen groves, and ponderosa pine, it has awed and charmed hikers for decades, including such luminaries as Willa Cather, D. H. Lawrence and Mabel Dodge Luhan. The trail is located on private property – the land is tied to a 1700s land grant made to Felix Martinez, Governor of New Spain (as New Mexico was known at the time) – but the present-day association allows visitors who pay a fee and sign a waiver of liability form.

VALDEZ A turn in the road before you begin your final ascent to Taos Ski Valley – is another option, with lush, forested greenery and high mountain views. Its seclusion, tucked between the Carson National Forest and Pueblo Peak, belies access to amenities such as broadband fibre optic connectivity and a short drive into Arroyo Seco or the Taos town limits. “With its proximity to Taos Ski Valley, Valdez is also well-situated for skiers and snowboarders, along with its wealth of hiking trails along the ski valley road. They are simply spectacular, particularly in the spring when the creeks are running with snow melt and in the fall when the colors are breathtaking,” Blish continued. Try the Yerba Canyon trail with its multiple water crossings, or the more challenging Italianos trail which rewards you with amazing vistas. If you’ve ventured into the ski valley itself, enjoy the hike to gorgeous alpine Williams Lake at an elevation of 11,040 feet, or tackle the 13,161-foot summit of Wheeler Peak, New Mexico’s highest mountain, and witness the sweeping views into neighboring states. “Achingly beautiful places, practically in your backyard,” Jones noted.

It’s an opportunity for growth but in a respectful way because it’s focused on appreciation for the gifts of the land.” Jones concurred. “Everyone would benefit from their time in Taos.” Now it’s up to you to find your ideal piece of heaven. There’s no doubt it is out there: a look towards the foothills is a great way to begin.

CLOSING STATEMENT

anyone knows who has skied all day, gone on a hike to Wheeler Peak, taken a raft down the Río Grande Box, fished from dawn to dusk in Valle Vidal – by the time evening rolls around most are content just chillin’ on the couch with a movie, slouched on a comfy chair with their Kindle or meditating or soaking in a hot tub. Not that there aren’t 20-somethings and 30-ish folks who don’t manage to still go out to the Adobe Bar or other local music and watering holes. I once was one of those … I think I was once one of those. But I digress. Some years back my wife’s stepfather came out to Taos for the first time with her mother. He was a guy who felt most at home at one of those Taj Mahal-type of gambling casinos in sad towns like Atlantic City, New Jersey, and could stand at a crap table for 10 to 12 hours a day. I think I was never one of those even once. Well, this fellow Sam went out to lunch and dinner with us several times. And each time, he would call the server a tad closer to him as if to tell a secret, but instead he would ask, “Tell me, what do you do here at night.”

I must say that to a woman or a man, each and every person responded with what we all know. They go home, chill and watch a video or something akin to those activities. Sam was never satisfied with those answers, In his mind there had to be a password or some other way to break into the Taos system and find out where the parties were going on. He left Taos convinced that life here wasn’t what it was. Most of us are here, at least in part, due to the weather. While not all mountains and ranges have the weather we do here in the Rockies, it is a gift from the universe to us all. Getting up to sunshine each day – or some 320 days, statistically – just affects one’s mood. And starting one’s day with Mother Nature is such a part of each and every breath here. Small town mountain living requires sacrifice. Given the choice I would give none of my money to Walmart. As it is, I give little. We do find ourselves shopping online because we can get more choices and better quality on so many things, although that does little for the local economy. I do wonder with all the folks moving into town post COVID, so many of them with more money, whether that part of our lives will change for the better. More money will seek out better goods and business follows the money.

We came to Taos from a big city followed by a suburban-type community. Small town mountain living was not something we dwelt on in the life-change process, but it sure has helped us change our lives. We have now lived permanently in Taos for 27 years, longer than any place before it. And while to the true local, I sure ain’t, I do feel like I am of Taos. Although I admit I have a lot more to learn. Mountain living, almost by definition, is small town living. And in this isolated town we give up a lot of choices for the blessings of having the climate, these mountains and sunsets, outdoor exercise options and diversity. As for having a big city in the mountains, Denver is the closest thing we have in this country. And while a mile high, it is in the flats. The mountains dominate the views, though. So much of mountain living is based on outdoor activity. As

While I don’t want us “Aspenized,” I sure think life can be easier with more options. They are always a good thing and they do bring out the best in businesses. Mountain climate has great influence over the clothes we choose to wear. Comfort and fabrics for the season govern, rather than flash and style. In what I call my first life as New Jersey lawyer, I had loads of suits from Barney’s and Bally shoes. I now have one suit and wouldn’t think of squeezing my foot into a pair of spiffy Italian shoes. Lawyers and doctors here go to work in jeans. Well, not when going before a judge. But there are also some like Steve Natelson, who I’ve never seen in jeans. Clothes do not make the man – or woman here. The elements dictate what we wear. I love this place and make no excuse. The trade-offs are worth it for me. This valley and these mountains are special.
