After growing up in cotton country near Lubbock, and spending family summers at a cabin in Tres Ritos near Sipapu Ski and Summer Resort, Harrell migrated to Angel Fire in 1972. “I came to learn to ski, and I was a liftee for the winter,” Harrell said. “I moved to ski patrol and skied every day for another eight, nine years. Then I had to promise my feet I wouldn’t put them in those crazy orange Lange [ski boots] anymore.” It was about then that Harrell also realized he wasn’t going to make a living at construction. “I wasn’t fast enough pounding nails,” he said, so he turned to real estate. A good friend, Bob Bright, had opened Monte Verde Realty in 1976 but was soon ready to retire. So Harrell got his broker’s license in 1980 and began training with Bright. “I always liked sales,” Harrell said. “In real estate, it got you outside because you had to go check on the properties.” It was pretty quiet in Angel Fire in those days. Harrell said there were about 17 homes and 12 condos when he first arrived. In the mid-1980s, the savingsandloan

industry blew up, and the federal Resolution Trust Corp. took over the real estate assets of Angel Fire Resort. Unable to do much selling, Harrell took a job with Taos appraiser Mark Cowan — and it was during that time that he found out he could make a living in the farm and ranch end of the business. “No one was doing it at that time,” Harrell said. “I liked acreage, probably in part because of where I grew up in West Texas, and I could deal with the good ol’ boys who owned it around here.” From there, Harrell built his expertise in farm and ranch real estate “step by step.” He worked with veterans in the area and got introduced to the players in the Colfax County market. At that time, the younger generation of the old legacy ranches wasn’t much interested in ranching. And, many large corporations that had bought Western ranchland for an investment were shedding them, such as Pennzoil selling Vermejo Park Ranch to media mogul Ted Turner. As farming and ranching lost its economic appeal, the “recreational ranch” became the norm in the Moreno Valley and the surrounding area. Families with money to invest typically purchased about 2,000 acres or less and used them primarily as a second or vacation home, and as a fishing and hunting mecca. “I think people need an investment today that is less volatile than the stock market, and they can also come up and enjoy their investment,” said Harrell. “Ranchers can’t afford to work these smaller properties, plus up here at elevation, they only bring up yearlings to graze in the summer. There aren’t many calf-cow operations because of the winters.” Selling ranch land takes expertise not only in the value of the land and its structures, but also dealing with agricultural status, water rights and grazing leases, and the status of domestic wells and septics on the property. Some of the most valuable assets of ranch and farm land in Northern New Mexico are the elk permits, which are limited by the state and vary from property to property. “The elk population has risen quite a bit in the last 20 years, so those elk tags are more valuable,” Harrell said. Harrell and Monte Verde Realty have been around more than 35 years now, helping people buy and sell farm and ranch land in the Colfax County area. “It’s about matching properties to people’s needs,” said Harrell, 66, who takes advantage of the seasonality of his business to take four months off a year. “I love it and plan to continue, but it’s not a business for everyone. It takes a long time to put buyer and seller together and to build up a clientele to sustain you,” Harrell added. “Most of my deals come from referral around the Moreno Valley and I appreciate that.”

What is your background?

I was born back East but grew up in Iowa. I have a background in financial management and consulting, but I’ve always had a hand in construction. In Iowa, I worked on Victorian mansions that are handcrafted and intricate and beautiful.


How did you get to Angel Fire?

We came 16 years ago. My wife Jen and I have always loved the mountains. She was born in South Dakota and I skied a lot in Colorado. So when we were looking for a place to invest in, we found a National Geographic magazine on the best ski resorts in America and Taos was in there. We came out, looked around for property, and found Angel Fire. I started out right away in construction.


How did Mammoth Mill get started?

Something has drawn me to log homes. They were like Victorian homes in their beauty and craftsmanship. So we moved out here specifically to built log homes. I had a manual that I read cover to cover, and we came to put that to practical use. There was an existing mill in Eagle Nest where someone had built a turning lathe to mill logs. It didn’t work out for them, so we took it over and created Mammoth Mill. I guess the name came because we could mill 15-inch diameter logs, which are pretty big. Our first project was for a ownerbuilder who was building a log home.


You have to supply your mill with logs. Where do you get them?

There’s lots of thinning going on in the forests around here for fire protection. So our loggers supply us with that. Plus, it’s cool that we are helping the forests be sustainable, giving the forests some extra love and care – and we’ve actually created a market for thinned trees.


Engelmann spruce — why that species?

Engelmann spruce is beautiful material, already quite dry and it’s not going to waste. When I worked in Taos Ski Valley, we dropped a lot of standing dead Engelmann. While the Douglas fir would often split when it hit the ground, the Engelmann spruce just bounced. Strong. And it’s got great grain.


You are a design-build company. Walk us through how a project evolves.

I start with a lot of questions. What’s your dream? What style do you like? Is this a vacation cabin or a future home? I show a lot of pictures from magazines of other homes. Or I have them take photos of homes they see and like. Then we talk about square footage and layout and come up with a budget. Surprisingly enough, I’m often talking them into a smaller size because I understand investments and future value.


What technology do you use to help design a house?

We have a 3D CAD program that gives a 3D look at the house, gives the client perspectives and comes up with a cut list. I think I’m taking contracting to a new level because you truly know what you’re getting before construction starts.


Describe what goes on at your mill in Eagle Nest.

With a 15-inch lathe, we do a lot of round milling, plus different profiles for logs like square, rectangular, dovetail corners. It’s a specialty mill that can produce corbels, custom trim, vigas, that sort of thing — with a finish cut against the grain that raises the grain beautifully. We can cut 24-by-20-inch beams up to 40 feet long. We mill for ourselves and for other contractors.


How’s the log home market been?

We’ve put up about 20 log homes around the Moreno Valley and some 15 in other states. We do quite a bit of remodeling on existing homes, such as putting on log siding that we mill ourselves. The neat thing is that log homes are so beautiful that they appeal to more and more people. That translates into a value for their home that is substantial.

he story of the Hacienda de los Torres is one of deep roots, much pride and a family history that has endured for more than a century. It is the story of sons who have left and returned to see the incredible beauty of home with new eyes: appreciating sunsets, mountains, the enduring love of family and the value of history and tradition. For more than 100 years there have been sheep grazing at the site in El Salto, outside of Arroyo Seco. Today, donkeys, ostriches, pigs, yaks and others join the sheep. “The animals add a little bit of heart to the land,” says David Torres. “It would be lonely without them.”

Torres Family David and his brothers Joseph and Robert are the grandsons of Jose Onesimo Valentine “O.V.” Torres who built the hacienda in 1914. O.V. Torres was born in Tercio, Colorado, west of Trinidad on Valentine’s Day in 1892, and came to Northern New Mexico with his widowed mother, Josefa Martinez, who was from Arroyo Seco. Martinez married a sheep rancher named Nicholas Duran. Working on the ranch, Torres learned about sheep, and by the age of 21 had his own herd. He married Ana Martinez in

1914 and the same year began construction on the hacienda home. The walls were built with adobe bricks made by hand. The next year, a despensa — storage area — and privy were constructed. By the 1930s, Torres owned more than 200 acres in El Salto. He eventually became one of the largest land owners in Taos County, owning property in Tres Piedras and Chama. A homestead cabin that was built to house shepherds in 1918 in Tres Piedras was moved to the hacienda in the 1940s and has been preserved with some of the original furnishings. Ana Martinez and Torres had 11 children, all born at the hacienda. The youngest of the boys, Luis, lived in the house with Bernice, his wife. David, Joseph and Robert are their sons. Luis passed away in 2003. Bernice still lives in the house, and with the help of her family, continues to run the ranch and honor the history of the hacienda and the Torres family. The Torres family traces their roots back to the Santa Maria, one of the ships that Christopher Columbus navigated to explore the new world. Although Joseph Torres talks about working with his father and being raised at the hacienda with absolute respect, he acknowledges that growing up on a ranch, the focus wasn’t on its history, but on the work it takes to keep it running.

was never “Itabout history, just work,” he says. Bernice Torres adds: “All three of my boys worked hard. They were all so bright; so willing to help.” In addition to raising the three boys, Bernice also worked as a banker in Taos. The family remembers when oldest son David was a baby, he rode on the tractor with their father in a wooden box for a crib. When they were young, all three of the boys sat behind their father on the tractor while he planted and plowed. By six or seven years old, all the boys were driving tractors themselves. When the boys came home from school, there was a list of chores waiting for them — painting the barn, fixing fences, cutting thistles and picking apples. Joe remembers they were allowed to play outside at night, but they still had to get up at 6 a.m. Joe studied agriculture and education at New Mexico State University and recently completed his master’s degree. He teaches agriculture, welding and metal fabrication at Taos High School and welding at the University of New Mexico-Taos, along with continuing to work as a rancher. Bernice Torres describes him as her “right hand man.”

The youngest brother, Dr. Robert Torres, lives in Tucson, Arizona, with his family, where he is the department chairman of agriculture at the University of Arizona. Oldest brother David left Arroyo Seco and studied engineering. He has worked for NASA and currently helps Samaritan’s Purse do relief work in times of disaster. “The most valuable education I had was right here in the back yard: work ethic, self-reliance, persistence and problem solving,” he said. “School doesn’t teach you that. This is where I learned a lot of life lessons. More education is just one tool in the toolbox.” In his travels, he estimates that he has been to more than 150 countries, including remote Sudan and South America. He says wherever he goes, there is always someone who knows about Taos and its great beauty. He didn’t really see that beauty until he returned to Arroyo Seco to visit his parents. “I saw it in a totally different light,” he said. “I understood the value of my childhood — being able to run in the fields, know the neighbors and be around animals. We wanted that for our kids.” He and his wife, Kris, knew that this was the place they wanted to raise their children. They built a house near the hacienda 20 years ago. Enchanted Homes Vol. CX •

Hacienda home The adobe walls of the original hacienda home are 18 inches thick. Its style is rather unusual for the area and has been identified as an American four-square plan house. It has a pitched roof covered with cedar shingles. The original house was about 1,500 square feet and the 40-foot well that was dug by hand can be seen near the house. A massive entry gate welcomes visitors. It was built with golden yellow rocks from Las Vegas, New Mexico, and features a bell made from an old plow disc once used to till the soil. In 1976, an addition of 2,400 square feet was added to the house. The addition is almost seamless from the outside, carrying the original lines of the house.

Bernice Torres said about the interior. There is a formal living and dining room on the first floor dominated by a rock wall fireplace made from green copper-oxide stones brought from Peñasco and marked by

the Torres brand in wrought iron. Luis designed and helped build the dining room table and elaborate mirrored hutch takes up most of a wall. Luis also designed the wooden accent details that are positioned over the doors and windows. Although the ranch has maintained much of its historic use, it continues to evolve to meet the needs of the family. Beginning in the 1920s, orchards of apple, cherry, pear and peach trees were planted. A gazebo was built in 1985 for the wedding of Kris and David Torres. In 1997, one of the most dramatic additions were completed. Luis Torres had been fascinated with covered bridges since the time he was about 10 years old after seeing a postcard with such a bridge. He told his mother that he would like to build one and she said “May God grant it to you.” With the help of his family, Luis built the bridge from Douglas fir, mostly by hand and chainsaw in the summer of 1997. He dedicated it to his to his parents calling it “Ovana,” for O.V. and Ana. The bridge is 40 feet long and has been recognized as the only covered bridge in the state of New Mexico. It crosses Carrico Lake, named after Luis’s first granddaughter Carrico Ana Torres.

oday the hacienda covers 55 acres and includes a family cemetery and metal sculptures made by Joe Torres and his son. The property is served by three acequias and the lake is fed by a spring. The original despensa is now used as a museum and houses some of the original tools used at the ranch, including supplies for canning and weaving and a hand-crank washing machine. There is a notebook of articles about the hacienda and important happenings gathered by the family. The property has been recognized as historically significant due to its continued use as a ranch and its association with O.V. Torres and the sheep ranching industry in the state — along with the use of the Acequia Madre del Rio Lucero for irrigation. The hacienda was named to the State Register of Cultural Properties in 1999.

I envision the future of the hacienda to continue the agricultural heritage, the acequia systems, the way of life in the early 1900s in Northern New Mexico and someday to be opened as a museum to the public. - Joe Torres

Navigating loan options can be complex by Ted Dimond There are numerous factors that impact the rate and terms of a conventional residential mortgage loan. A borrower’s credit score, the amount of down payment, whether one is borrowing to purchase or to refinance a home — and if refinancing — whether the borrower is simply paying off an existing loan or taking “cash out.” All can impact the cost and rate of a loan. Intended occupancy also affects rate and costs. When applying for a loan, the borrower and the lender must determine if they are financing a primary residence, a second (or vacation) home or an investment (or non-owner-occupied – NOO) home. A primary home is generally self-evident, although if someone’s employment is not tied to location, or they are retired and own two homes more than 70 miles apart, it may not be clear which home is primary and which is a second home. Lenders make little distinction between primary and second homes with regard to rates and costs, but there are specific rate and cost differences between a second home and a NOO home. When applying for a residential mortgage loan, a borrower states the intended occupancy for the subject property, and at closing the borrower is presented with an occupancy affidavit to fill out and sign stating again the intended use of the home. When the financing is for a purchase, the lender relies upon the borrower’s stated intention to determine occupancy. With a refinance, a lender will review a borrower’s tax returns to determine whether or not the subject property is listed as a rental property on their IRS Schedule E (Form 1040). Lenders do make some distinction as to how infrequently a home can be rented and still be considered a second home, but generally if the property is listed on one’s tax returns the property most likely is a NOO home. It is important to note that in some cases the rent reported from a

property is required for qualification purposes and thereby answers the question of occupancy. Keep in mind that the concerns of the IRS and a mortgage lender’s occupancy concerns are distinct from each other and there doesn’t seem to be any direct communication between lenders and the IRS with regard to occupancy. An investment property (NOO) costs more to finance. The additional cost depends upon the loan to value (LTV) of the property. LTV is the percentage of the appraised value the loan represents. With a purchase loan, the lender calculates LTV based on the lower of either the purchase price or appraised value. At 80 percent LTV, a borrower either pays an additional 3.375 points (3.375 percent of the loan amount), or absorbs that fee into the rate. For example if the market rate for a 30-year-fixed note was 3.5 percent for a primary or second home, a NOO property could purchase that same rate for 3.375 points or take a rate of about 4.25 percent with no additional cost. If the LTV is 75 percent or lower, the cost is 2.125 points or about 4 percent in this example. Those numbers are inexact and fluctuate, but serve as guidelines for what pricing options a borrower has when purchasing or refinance a NOO property. In this market, it’s not untypical that someone will purchase a small home or condo as a second home and eventually decide later on to purchase a larger home as second home with the intention of selling or renting the original property. Lenders vary as to how they will view these situations. Some lenders will automatically consider the new purchase an investment home, because of the condo or smaller home, and others will accept the new purchase as a vacation home if the borrower can effectively explain why they want a larger second home in the same market. Other lenders will accept the new purchase as a second home provided the other property is either listed for sale or has a rental lease connected to it.

The boundaries of Taos County stretch from the Colorado border on the north to the Cañon del Río Grande on the south. Containing 2,203 square miles, the 7,000-foot high Taos valley is bounded in the east by soaring Sangre de Cristos of the southern Rockies, and in west by the lower Tusas Range. The terrain crosses a half-dozen ecological zones, from highalpine tundra to sage grasslands; thus, weather is often localized. Roughly 50 percent of Taos County’s 1,444,480 acres is federal land, primarily U.S. Forest Service and Bureau of Land Management. About 38 percent of the county is private. Native Americans own 4.3 percent, and state lands make up 6.7 percent. Federal lands accommodate hiking, backpacking, mountain biking, ATV and snowmobiling, hunting and fishing. Government jobs predominate in the local economy and, in the last several decades, tourism has replaced agriculture as a primary economic driver. Taos Puebloans inhabited the sage-piñon-juniper mountain front for several centuries before Spanish explorers arrived around 1600. Soon, Spanish settlers returned, armed with land grant decrees from the king. The central plaza became the hub of activity and the site of conflicts — often bloody — between the Spanish, natives and late-arriving Americans. Long isolated from the outside world, Taos began to grow in the 1960s with an influx of hippies to nearby communes, and continues to this day with young ski bums and rafters, and older retirees.


The 5.4 square miles of the incorporated town of Taos spread out beneath the shadow of Pueblo Peak (12,305), bounded roughly by the Río Lucero on the north and Río Grande de Ranchos on the south. At 7,000 feet in elevation, Taos experiences winter lows in the single digits and summer highs in the low-90s.

Commercial activity centers on the Plaza area and along north and south ends of Paseo del Pueblo, the main thoroughfare. A popular home for Southwest artists, Taos boasts dozens of galleries, boutiques and craft shops – plus renowned studio tours, and art and crafts festivals. Dozens of restaurants serve up all variety of cuisine; the Northern New Mexico chilesauce dishes are renowned. Just south of town in Ranchos de Taos sits San Francisco de Asís Catholic Church, reputed to be the most-photographed church in America. The Catholic influence can be seen in the cemeteries, roadside descansos, and neighborhood churches called capillas and moradas. The locals speak a patois of Castilian Spanish and English. As the county seat, Taos is home to the county government and district courts. The U.S. Forest Service and Bureau of Land Management have a strong presence in town. On the outskirts of town, pastures, fields and gardens irrigated by ancestral acequias, extend out from the rivers and streams.

The economy of the area is dominated by Taos Ski Valley, a world-class winter sports mountain SCHOOLS/HIGHER ED that is known for its steep trails and an average None; area within Taos Municipal School District of 300 inches of snowfall. Typically, about 250,000 skiers and snowboarders (admitted in 2010) hit the slopes every year. Other winter activities include snowmobiling, snowshoeing, cross-country and back-country skiing, and tubing. In the summer, the main chairlift takes hikers, mountain bikers and sightseers to midmountain.

The town of Red River nestles along the Red River, a mountain tributary to the Río Grande. The settlement sits at 8,750 feet elevation, surrounded by Carson National Forest and the Sangre de Cristo mountains. The town of Red River administers municipal services for residents, visitors and nearly 200 businesses in the community. Angel Fire is located at an elevation of 8,382 feet in the high Moreno Valley of Colfax County. The climate mirrors the Rocky Mountain setting that includes some of the highest peaks in New Mexico. The garage and everyday doors of this working ranch face west towards the corrals and barns, while the formal entrance and main rooms take in Taos Mountain and the Sangre de Cristo Mountains.

t used to be that the siting of a ranch was dictated by one thing: water. Only if you had a stream or a spring was it worth even thinking about access, defense, protection from weather, or successful ranch operations. In the 1800s the deep well changed all that — now any spot on one’s ranch was a potential house site. Windmills, graveled roads, the internal combustion engine and electricity marked the long transition to the modern ranch. Yet ranching remains a demanding way of life — and so, too, can be the design of a ranch home. I feel fortunate to have designed one working ranch in my career. It’s out past the Rio Grande Gorge Bridge where the weather can be brutal — and the emphasis is on protection from hot southwest winds in the summer, the fierce cold downdrafts from the mountains in the evening and the bonechilling air mass that moves across the mesa in winter. We planted a windbreak of predominantly native trees. We built generous portals for shade and we laid Enchanted Homes Vol. CX •

Look for some great pictures after it’s completed in a few months. Few building sites offer such a trifecta of views, solar gain and privacy from other homes — usually there are more trade-offs to negotiate. Steep slopes typically favor big views, but both access and construction can be difficult and expensive. Wooded sites offer privacy and wind protection, but trees pose a fire hazard and may block the views as well. Soil can be too rocky or too unstable. It seems that the more spectacular the site, the greater the challenges posed by weather and availability of amenities such as access, power, internet and cell signal. Inevitably, we return full circle to water. In town you just pay a fee and open the tap. But on some of the best, knock-yoursocks-off building sites I’ve seen, wells have been drilled hundreds of feet deep, only to produce a paltry flow of water that may be laden with contaminants requiring high-tech equipment to purify. It can get expensive to build a home on the range! Still, the prospect of a green lifestyle on remote, unspoiled land is alluring. Green building offers some ideal systems: solar panels, wind power, roof water collection and more. Earthships, of course, exemplify this approach. But for homebuilders seeking a more conventional home, working with the elements and making sensible trade-offs is the key to building a home that’s good for you, and good for the environment.

The owner of this mountain retreat had the unusual desire to avoid views of the valley – thus keeping the mountainside free of nighttime lights as well. To catch the view, the visitor has to walk a few yards to the outside ramada.

Taosenõs have unique ‘view’ of the land T

hose of us who live in the Southwest or the West have a different view of land then those that who are stuck — I mean who live — on the East Coast.

On the East Coast and in other places, land isn’t something one thinks about because one hardly ever sees it. What one does see is concrete, upon which are buildings, or houses, or sometimes, but rarely, a vacant lot that sorta kinda looks like land. But you may not be sure. Here, we have plenty of land. So much land that some of it hardly has any real worth or value based on supply and demand. It pretty much always was that way and likely will be for some time as New Mexico. Arizona, Wyoming and Nevada have little density and plenty of open space. Just think about how long it will be before there are communities between Hopewell Lake and Chama, or we see real development in Sunshine Valley. I tell folks that in a high desert climate one pays a premium for surface water and trees. So with that in mind you will find that the land east of the main road through town is more expensive then that to the west. To the east we have the foothills and wilderness and big views where one can see for 50 miles or more. To the west we have the sagebrush and 360 degree views that some favor. And most folks are not drawn equally to what the other provides. Back in the day, folks here had little but land. So when the kids got married there wasn’t much money for destination weddings or distant honeymoons. But there sure was land available from the family farm to give the happy couple an acre or three. In fact, that tradition is such a part of our culture that we have a family transfer exception in our subdivision ordinance. My son Jonathan and his bride Jessie Kaufman were beneficiaries of such largess from her parents, Mike and Bonnie Kaufman. They generously gave each daughter 3.5-acres of the family land so each could have a place for their own homes. What a great tradition for those blessed to own enough land to give some to their offspring.

While we have a lot of land around here, we don’t have too many ranches these days. And those that have them find it hard to sell. I note that the Double D Ranch, out past the Rio Grande Gorge Bridge, has more than 1,000 acres and with views that go forever. It’s been on the market for longer than I can remember — likely about seven years — and no one has come forward to buy it. I do see more ranch activity in the Moreno Valley — but who wants to be that cold? I’d rather live on a smaller parcel right here in Taos. Big parcels of land have not been in demand since 2007, at least. There are no sales of a section, for example, in the last five years. For the uninitiated, a section is 1-square-mile of land, some 640 acres. It is a fairly common way to measure land in New Mexico. I do have a section for sale, out near Tres Piedras. For those that want to run naked and be unseen, or want to really be away, having 1 square mile to yourself can be pretty cool. My client’s section is on the market for $480,000. Just in case someone reading this is seeking space. Big space. I’m also learning about land that hunters treasure. Someone invited me to visit, and then list, a half section in the middle of the Rio Grande del Norte National Monument. The area has bear, elk, deer and bobcat that roam freely. To get water, my client had to drill a 1,250-foot well that cost $90,000. Yup, $90,000 — and she has the receipts to prove it. My client owns some 322 acres with views from the Colorado 14,000 footers to Taos and everything in-between. For those that want to get away, but live, one needs water to exist. This property is about as special as it gets. I’m told hunters will treasure it for its wildlife. I guess I’ll find out as we are going to market it shortly. Folks who were born and raised here take pride in their land. And they are fierce about protecting their water. But that’s about what’s under the land — maybe fodder for another column.
