Possessing a “tenacious beginner’s mindset,” Efurd can transfer one skill set to another profession. The descendant of electric suppliers, peach farmers, and nephew to an intrepid United States Postal Service worker who built a log cabin from scratch, he’s inherited a can-do attitude. While visiting Taos last year, he and his partner purchased a home, which helped him decide to become a realtor. Their first realtor wasn’t a fit, but Paula Verona Madappa, owner of New Mexico Mountain Properties (NMMP), assisted them to success. He told her then that he intended to come work for her. By March 2021 he had obtained his real estate license and is now an associate broker for the company. Efurd emphasizes the mentorship of his elders as crucial to his accomplishments in various careers and an important aspect of his growth as a realtor. He shadowed Madappa for several months and continues to do so intermittently. He notes the benefits he has received as the recipient of her experience and connections. Austin supports his clients in defining and refining their goals — whether it’s “help me find my dream home” or “I’m trying to understand the Taos market” — even as that may change. The relationship he builds with them is a partnership; he interacts with their finances and other intimate aspects of their life. Buyers and sellers who work with Austin can expect clear communication, particularly related to the delays that have been occurring at every step of the process in the local market due to the ongoing COVID-19 pandemic. A New Mexico native, Efurd grew up in Albuquerque. He’s been skiing in Taos Ski Valley since he was three. He always intended to return someday, which happened sooner than expected. Now he strives to serve and integrate with the community, volunteering at the COVID-19 vaccination site and contributing to the Taos County Association of Realtors. He hopes to be an ally in building and growing the area through mindful and sustainable development, while helping to preserve its culture, history, and rich diversity. Taos Real Estate Market Report Full Year 2021 (Jan - Dec)

During the last quarter of the year, the market for homes and condos cooled some from the frenzied pace that characterized 2020 and the first part of this year. But there is still strong buyer interest in Taos! Sales have been hampered by the lack of inventory, and also by the extremely long time it is taking to close sales – four to six months. We would have recorded higher unit sales if there had been more property to sell – and more title companies to process escrows faster! Prices continue to rise as demand remains way above supply. The accelerated rate of price appreciation experienced in the past year should slow some in 2022; however, we will have the same situation of demand far exceeding supply, so this will put upward pressure on prices. Land sales really took off in 2021; they will probably continue strong in 2022. Call me for a free market analysis of the value of your property, and a consultation about the selling process. SINGLE FAMILY HOMES — For the year, unit sales were up 2% over 2020. Dollar sales were up 35%. Median and average price were up 24% and 32%, respectively. The very inadequate supply of homes listed for sale in the face of surging demand caused prices to rise sharply in 2020, and they continued to increase in 2021. In many cases, there were “bidding wars” with homes selling above asking price and going under contract very fast. Even as the market cools some in 2022, it will remain a seller’s market. CONDOMINIMUMS — 2021 unit sales were up 10% over 2020, despite an even tighter inventory than for single-family homes. Dollar sales were up 24%. Condo prices also rose: median price was up 10%, and average price was up 13%. As with houses, buyer interest is expected to remain strong into next year. With no significant increase in inventory coming, the inventory shortage will continue and prices should continue to rise in 2022, although not as rapidly as in the past year. The condo market will also remain a seller’s market. LAND — The land market really perked up this year after being lukewarm ever since the recession that began in 2008. Unit sales for the year 2021 were up 67% over 2020. Total dollar sales were up only 36%, but that is not because of weaker prices: 2020 included one unusually high sale of $7 million; excluding that one sale, 2021 dollar sales were up 111%. Median price (not affected by the one sale) was up 7%; average price (excluding the one sale) was up 26%. With the severe lack of existing homes for sale, more people are deciding to buy land and build. Prices have not yet risen rapidly the way they have for homes and condos, but they are starting to move up. The land market is not yet a seller’s market.

I think that will speak volumes. My view has always been that those that come to change our town don’t make it… but those that allow Taos to change them do. That theory will be tested over the next several years because to me there has never been so many coming with so much in such a short period of time.

TAOS STYLE OPINION COLUMN BY HARVEY BLAUSTEIN

I don’t know about you, but my sense is that Taos is going to change and with it, style here, whether we like it or not. All the new folks who have chosen to live here over the last two years will be the cause. Or the virus. It depends on how you see things.

Taos Style, or the lack of it, goes beyond vehicles. We have few McMansions and I hope it stays that way. But it may not. Someone who pays $400,000 for a parcel of land, is likely to build a house on it that costs more than $1 million. Maybe a lot more. And people are paying lots more money for land than has been the case for years. And years. Surely we have not seen the prices we have now for existing homes before. Not that there is anything wrong with someone who has a lot of money spending it on their home. Our builders are backed up for a long time, some of them for years, as big homes take longer to build than small ones. Frankly, and this is not news to my regular readers, I take exception to the term Taos Style. There is a Santa Fe style — but my view has always been that here we have no style and that in and of itself speaks to how we see life. People here don’t follow fashion or trends. They listen to their inner voice and follow that. Which I find so much better and healthier. Look at how we dress. Dr. Mike Kaufman wears jeans to the office and up until recently he would wear a tie. Steve Natelson, a local lawyer, is never seen in jeans at the office but wears cool bow ties with his khakis. Suit jackets or sport coats are rarely seen. I brought one with me when we moved here permanently and I never wore it so I gave it away. One New Year’s Eve we were invited to a party thrown by Michael McCormick at his gallery. I knew one was supposed to be nattily attired but I chose to listen to my inner self and wore a tuxedo jacket with a new pair of jeans, a tuxedo shirt and an appropriate tie. I care about how I look and thought I looked pretty good. But I was told afterward that my dress was deemed unacceptable to the host. I didn’t mean to offend but I guess we had different visions of what was appropriate. Maybe that’s why we never got invited back. Oh, well, one can’t please everyone.

I look at the cars I see on the streets and roads around town as a first indicator that the wind may be blowing in a new direction. Historically, vehicles here have not been status symbols. Rather, they were a means for transportation, many of them pickup trucks and so many others were cars that had 10 to 15 years of wear on them. If I had a $1 for every beat up Subaru or Honda owned by Taoseños I’d likely have enough money to buy a new car.

Folks like Mattress Mary, otherwise known as Mary Domito, have been working hard to bring Taoseños new furniture and sleep merchandise options, which I consider to be a good thing. Options are always positive. But one can’t as easily buy clothing locally; and Walmart doesn’t cut it for those who want choice. Many avoid the big box store because shoppers know who made those clothes and what dismal pay and working conditions most of the cutters and sewers get for their time and effort. Taos Style is affected by such things as morality and carbon footprints.

I wonder what is going to happen when those spiffy BMWs and Mercedes-Benzs are replaced. If those same folks purchase a functional vehicle or a pickup rather than a high-end replacement we will know that Taos changed them rather than they changed Taos.

So far, Taos has been fairly consistent in the lack of style as our style. Will that be changing? Likely, but not suddenly. Nothing lasts forever and change is inevitable. But Taos will remain a place where folks march to the beat of a different drummer and I love that about it. Harvey Blaustein is a retired attorney and local real estate broker.
