Taos Real Estate Market Report For the year to April 30, the number of closed sales for the total market (all categories of property) is 3% below 2018’s pace. Dollar sales are down about 1%. The cold and snowy winter may have affected sales in the first four months; sales should pick up as we get into summer. SINGLE-FAMILY HOMES - Unit sales are lagging last year by 6 houses, but dollar volume is up. Prices are rising due to increasing demand but not enough supply of good homes available for purchase. If you are thinking of selling, now is a great time! Call for a free market analysis & consultation about the selling process. CONDOMINIUMS - As with single-family homes, lack of inventory has affected condo sales, & prices are rising. LAND - The land market hasn’t recovered nearly as much as residential, but land sales are slowly increasing. The variety of the homes and land here keeps the work interesting for Conley and for his clients. “Every home you show you show is different,” he says. “There are different views, home construction, and terrain. People are coming for the lifestyle of Northern New Mexico; for a home with a view.” Looking at property keeps Conley outside, where he is happiest. “I love everything about the outdoors skiing, fishing, and hunting,” he says. “I grew up here and we were always outside, riding horses and exploring.” TRENDS

Even with all the information available online for home buyers and sellers, it is still important to make a human connection, especially with someone who really knows and loves Northern New Mexico, says Realtor Jarred Conley. He was born and raised in New Mexico. His parents still live in the same place he grew up, located close to Abiquiu. In fact, Conley’s grandparents and great-grandparents were from Española and all over Northern New Mexico. Conley got into real estate almost by accident. After graduating from New Mexico State University, he had a grant to create sustainable housing in Northern New Mexico for pueblos using small dimension lumber. In the process of this work, he bought back a sawmill in Española that had been owned by his parents and sold while he was a child. A friend in his office suggested that he would be really good at buying and selling real estate. Conley called that day to find out about classes and started the necessary courses the following week.
Conley enjoys showing people land in the widely varied areas and he says interest in land parcels has taken off recently. “Since the winter, I’ve had more phone calls from people who want to know about land and who are planning trips to take a look than in the last five years combined. People are considering building again and we are seeing lenders offering land and construction loans with one set of closing fees – something we haven’t seen in the past ten years or so.” He says that the interests are as diverse as New Mexico, with people wanting land in Abiquiu or Española, as well as Taos and the Taos Ski Valley, where he has listed a beautiful property. “People have been watching internet sites and perhaps not seeing what they want. When they see the right property, they call. They are ready to make a move,” observes Conley. He explains that 51% of all buyers come from the internet. “I’ve always focused on websites,” he says. “It is important to have a professional storefront on the web.” In his partnership with Lisa Davis, he handles tecÚology and social media. He manages up to ten websites that are all linked; with each one focused on a different market, such as skiers, retirees, artists and farmers.

Research shows that people spend about 40 hours online searching before they ever pick up the phone or email a realtor. “People are much more knowledgeable than ever before,” says Conley. “They still want to make a connection with a local realtor who has knowledge of the area when planning a trip here. Often, they have never visited New Mexico before.”
From the beginning, Conley has focused on sharing the northern areas of the state that he loves. He’s been licensed since 2006 and has worked in Española and Santa Fe. In the fall of 2017, he opened the New Mexico Real Estate Group in Taos and last spring real estate agent Lisa Davis joined the office as a partner.
When potential buyers come to visit, they tour with Conley to become more familiar with the different areas and types of terrain. A couple visiting from Colorado had been focused on the Abiquiu area, but when Conley showed them a house near the Rio Grande in Taos, they were ready to write an offer in the driveway.

REALTOR PROFILE SUMMER MONTHS The summer months are busy times for listings and sales. Conley says that although he saw activity all winter, sales are slowing down due to a lack of inventory. “It doesn’t mean that interest is down,” he says. He’s now adding new properties for sale and updating winter listings to show how they look now that summer is here, and things are greening up. SMALL SPACES Homes with smaller footprints have become more popular in recent years. From first-time home buyers who want an affordable home to people who are retiring and want to simplify their lives, smaller homes make sense. Vacation homes tend to be bigger, but the places people are living longer term are smaller. “People are more aware of energy use and utility costs. It makes sense not to have extra square footage,” Conley explains. “In the next wave of building, we will see a lot more houses that are efficiently designed, continuing the trend of smaller homes.” Selling your home can be a multi-step process and Conley suggests that if people are thinking of selling in the next five years they call now to begin planning. PARTNERSHIP As the time for putting the house on the market gets closer, Conley and partner Lisa Davis can provide a list of simple maintenance items that will improve the re-sale value of the home. “We know what inspectors are looking for, so we can let sellers know about maintenance and clean-up items that will make their houses appealing in the market. Buyers will know your house was loved and taken care of,” he says. The New Mexico Real Estate Group approach seems to be working well. While the average house in Taos was on the market for 278 days last year, the New Mexico Real Estate Group properties averaged 87 days – a considerable difference. Conley says they saw houses go under contract in three to four days. They have assembled a team of people to help get property ready, including surveyors, as well as inspectors for wells and septic systems. Davis and Conley gather all the
information available so that the day the property appears in the MLS they have all applicable surveys, covenants, and preliminary title work done. “We do all the upfront work so that we have a better understanding of the property. Our end goal is to help the seller or buyer overcome any objection that might arise during the contract period. We go the extra mile, doing research at the courthouse, title company, or state engineer’s office, as needed.” Conley says that Davis is the best partner he has ever had and the best he could ask for. Both of them place a high value on taking care of the client, double checking paper work and doing whatever is necessary to ensure a smooth process. The two are celebrating the one year anniversary of their partnership. “Lisa has amazing market knowledge and is phenomenal at negotiating,” says Conley. The two make a business plan annually and update it quarterly. They work on projections for the future and how they hope to expand and grow. SPECIALTY Within the partnership, Davis takes the lead on in-town property and Conley focuses on land sales, along with residential. “I like rural properties. I have horses and like the equestrian properties in areas like Dixon and Abiquiu. Getting to know these properties is one good way to be outside,” he says with a smile. For all their properties, Davis and Conley provide professional quality photography, which they see as critical to selling real estate these days. “People look at pictures on their phones, sometimes very quickly, so good pictures and beautiful marketing is so important. We want attention-grabbing photos so that people can see what New Mexico is all about.” With all their experience, the partners at New Mexico Real Estate Group, do their best to help sellers and buyers prepare to have a good experience. Most importantly, their never lose sight of the human connection. “It can be emotional for people like sellers who have lived in their homes for 20 years. When they are in the last two weeks of packing up, we want to be there to support them. I think Realtors should buy or sell a home every five years, so they know what people are experiencing,” says Conley.

Since last September, the restored house has featured work in a variety of media by Woodall. The rooms have high ceilings, craftsman-style windows and built-in features, along with a stone fireplace and vintage furnishings. The Pueblo is a favorite topic, depicted in a variety of media and mood, including night scenes of the village under star lit skies and others of moonlight processions On a recent afternoon, Woodall welcomed locals and a variety of visitors from all over the country with his soft drawl; a remnant of his early Southern upbringing. Woodall talked about his work and graciously signed cards and took pictures with the visitors who were excited to meet the artist.
Woodall has been painting professionally for 35 years. He says “Painting is a passion. Sometimes circumstances allow you the opportunity make a decision to get into it full time; to allow yourself to dive into the deep dark pool; to devote yourself to it totally.” His opportunity came in the form of a serious accident. He’d come to Taos when he was 19 to help his brother build a house. After he saw Taos, he knew he wanted to stay. “The whole idea became – I want to live in this place and want to build a house,” he says. “My wife and I bought a piece of land in Arroyo Seco and worked on it every weekend for two years.” He and Carmen had a son Nicolas and then a daughter Natasha, who was born in the house and will be married there this summer. Woodall was working constructing homes and would come home at night to draw and paint. When he broke his neck, he spent a year and a half recovering. On the way home from the emergency room in Santa Fe, he stopped and bought some oil paints and an easel. Wearing a halo brace, he began painting the next day and immersed himself in the process. “I found my talent in that commitment,” Woodall says. “After I recovered, I continued to work and paint. Life goes on and I needed to support my family. In 2005, I decided to jump in that deep dark pool and make it work one way or another.” He opened a gallery just south of downtown. He’d been showing in other galleries for years, but loved the chance to meet the people who were excited by his art. “I have three generations of collectors in some families,” he says. He enjoys having the gallery in the Taos Rock House right in the center of town, which allows new people discover the gallery as they stroll through downtown. His love of Taos is evident in his work and his stories. “Taos is hard to get to,” he says. “There are really only four ways to get here. But what a valley! The first people I met here were Pueblo Indians they were very friendly, inquisitive, and kind.”
In the dining room of the house, Woodall’s easel had a mountain scene in progress with vibrant greens, blues, and yellows. Called “Last Light Taos Mountain,” it embodies his love of Taos and of brilliant, free-flowing color. On display are paintings of snow scenes at Taos Ski Valley. Woodall says “I’m an avid skier and I love to paint Taos Ski Valley. A recent painting is a chronicle of changes and history; others feature important buildings like St. Bernard and the Bavarian. The paintings of the ski valley are exceptionally popular. They take a lot of time, due to sculptural nature of the work, which incorporates the topography of the snow. The pieces have impasto with brush strokes to build the layers of paint and create shadows.” He did a painting on commission from a Chicago man who liked to go skiing with his son and wanted to commemorate their time together at Taos, including hiking the ridge to Kachina Peak. It had

STORIES Woodall’s own stories and those told to him by others form the basis of many of his paintings. “We all have stories,” he observes. “I’m interested in the stories people tell and I might end up doing a painting that reflects that story. He points out a piece titled “Horse Traders,” that
depicts the men who used to come to flat top plateau near Dixon and light a fire so that surrounding Pueblo peoples would see the smoke and come to trade on neutral ground. Capturing the stories of others is the essence of the work he does with commissioned paintings. Over the past several months, he has finished six large commissions. A recent painting shows the Ranchos church as it might have looked in 1860 when the church was built. Wagons surround the church, along with mariachis, and people dancing. A light from inside illuminates the scene. “I invite pewople to tell me what they want to see. Each one a collaboration,” says Woodall. The couple who commissioned the church piece, wrote Woodall to say. “The painting is a centerpiece in our house. We love the piece and can almost hear the music, laughter and conversation of people enjoying this gathering around the church on a full moon night. Your attention to detail is remarkable and sets the painting apart. It creates a new standard of perfection. You are indeed greatly talented, and we feel very privileged to have you do this work for us.” Other recent commissions capture a memory of a chuckwagon serving dinner as remembered by a man who was a young boy at the time. Another depicts a ranch with a view of the Spanish Peaks in southern Colorado and a herd of elk crossing a river. Then there is a snowy street scene in Taos that features family members and special cars, along with a building owned by the man who commissioned the painting. “People have a story to tell. They trust you to come up with something special and unique. Commissions are demanding; they can take a lot of research. Adding details like their children, make it more personal,” explains Woodall. PAINTING LESSONS AND MAGIC MOMENTS So that people can tell their own stories, Woodall gives art lessons. The student learns about painting and come away with a finished piece at the end of the lesson. Although he helps both new and experienced painters, it is important to him that the finished piece reflects the aesthetics of the person making the art. “I love seeing the light go off in someone’s eyes when they step back and really see what they’ve created,” he says. Whether he is teaching others to find their talent or working on his own art, Woodall says “The actual painting is the most fun part. There is no sense of time passing. Nothing comes in except what is happening in front of your eyes. Watching the painting develop without preconceptions and rolling with it is where excitement comes from for me. The magic moments are the times when your brain is not working, but you just see the painting taking form.”

Parker notes that her electric bills are between $35 and $57 per month, come rain, snow or shine. Typically, the massive 20-inch-thick walls with 4-inch-R34 sheet-insulation in the middle, provide a maximum-efficiency building that stores heat in the winter and stays cool in the summer. A “trombe wall” in the master bath stores solar energy during winter’s low-angled sunlight, keeping the bathroom cozy year-round. In the summer, living-area windows and ceiling fans pull in cooler air from below and vent warm air out the roof line. The 6900-foot altitude has relatively low summer temperatures, plus cooling updrafts circulate from the gorge and the west – enviable rewards of the small space, creating the “green” and sustainable design. Unlike concrete, Córdova said the Poured Earth – PE – mixture, designed by Living Systems architect Michael Frerking, replaces most of the Portland cement that is typically used in concrete, with more earth-friendly binders (like fly ash, just one more waste-stream product recycled by PE). “The result is a sizable reduction in the amount of carbon dioxide produced,” Córdova says. Even sweeter, however, are unopened solar panels, an inverter and a 15-foot steel pole for mounting the panels that Parker has stored on the property and has ready for installation. Fiber optic cables are already at the driveway, with additional conduits already in place from well house to house utilities for existing fiber optic internet.

There’s also a half-buried 40-foot shipping container for storage, use as a studio or as an additional dwelling.
You just want to run your hands on every wall as you walk along, almost like a tactile prayer to Mother Earth. Soul and solar gains radiate from every corner of Parker’s perfect plot. “It has privacy, is very quiet and has very clear, dark skies,” Córdova reports. “The Milky Way is very visible at night, with almost no ambient light.” The Historic Manby Hot Springs is nearby, with an easy hike 700 feet down into the gorge. Córdova said during the monsoons, from the front door of the house you can see a large waterfall off in the gorge. Though relatively small, the house is literally rock solid, with a foundation that is four-feet-deep, with submerged and fortified footers and piers. The 450-foot-deep well supplies laboratorytested water purity. A 500-gallon propane tank is buried near the well house, supplying propane to water heaters, dryer and cook top. Only the oven, refrigerator, washer and lighting are electric.
THE TAOS WAY Located immediately adjacent to Burewau of Land Management property, no construction of any kind can be erected between the property and the Río Grandé Gorge, a national historic monument. The 14.5-acre property can be subdivided into five-acre parcels, however. Any courtyard or patio can become a dream landscape, according to Ben Maddox, proprietor of Maddox Outdoor Solutions. Here the local landscaper and ISA-certified arborist shares some of his philosophies and techniques for transforming a small “outdoor space into your favorite place to be. When working with small areas, he has a few tricks and insights that give him an edge in creating more from less. You probably have more space than you think. Maddox recommends maximizing what you have by crafting your landscape on multiple levels, or “building up, not out.” This can involve layers of earth and stone, hanging flower baskets, tiered water features and climbing plants like clematis or trumpet vine. There may also be opportunities to utilize the unseen space beneath your land. Some decorative fountains, for example, can be set up with an underground tank engineered to catch water as it seeps through the gaps between flagstones or pavers. With all the imagination and creativity you can bring to your design, limited space need not be an obstacle.
BRING YOUR PATIO TO LIFE The addition of living landscape elements creates big outdoors personality, surrounding you with dynamic colors and interactions. Plants, trees, even birds and wildlife, can easily be folded into your design. A garden, Maddox says, does not require much land, especially if you apply “containerized thinking” to your gardening projects. Many ornamental and flowering plants, herbs and vegetables, and even some trees do well in pots or large planters, and can be watered by special irrigation systems with tubing available in colors that blend in with the surround-
ings, such as stucco walls. For lots of color that lasts throughout the spring and summer, create decorative container gardens of annual flowers and grasses. If you’re thinking outside the pot, perennials are what to plant in small garden plots, in Maddox’s experience. There are hundreds of lovely and resilient alternatives for our high-desert climate, though he advises caution when choosing the best ones for your small space. To keep it compact and low-maintenance, for example, it’s best to avoid the popular Russian sage, as it will spread and grow wildly. Among Maddox’s favorite perennials to plant in small outdoor areas are oriental poppies and day lilies. “I’d rather plant a lily than an iris,” he says. “You can dig them up and move them around.” If space allows, it doesn’t hurt to add another level or two of height to your living landscape. A tree here, a shrub there, creatively and sustainably incorporated into your design will provide the depth you’re looking for. Evergreen varieties, in particular, offer year-round beauty with minimal maintenance. In a pocket-sized courtyard, dwarf juniper and spruce varieties are a good fit. “I love the dwarf globe spruce,” says Maddox. “It sits there and looks like that all year.” To add an enduring, ground-level foundation of green to your palette, consider one of the lowgrowing or creeping varieties of juniper, such as blue rug. In fact, “Plant as many evergreens as possible,” says Maddox.

I like having a 30-thousand-foot view of what they want and what they need and then bringing in the different resources to make it happen.” This can include wood- and metalworkers, sculptors, and even fellow landscapers with a particular flair for certain visual effects, such as container arrangements. Further enhancement of a small space can be achieved by the tasteful addition of lighting features. “Lighting is a great way to enhance a small landscape,” Maddox says. “It’s not all trees and shrubs.”
NOW GET WALKING The first step to planning your patio design, Maddox says, is to determine the best placement for walkways. “If you have a small space, first think about where you’re going to walk. Get the hardscape down before you put the softscape down. Let your garden beds establish where you’re not walking.”
To complete your miniature oasis, it’s important to remember the water. Rain chains, pondless fountains and waterfalls are excellent ways to hydrate a small space and keep things alive and in motion. Many water features will invite birds and wildlife as well.

MARKETSHARE who like each other, this remains a good entry point for condo ownership. I have seen these units sell for less than $100K these days, but do check the condo fees. We had a casita of some 480 sq ft that we built out of a carport in the Cañon Foothills. It only made sense once our builder gave us the spiffiest place to stick a car I ever saw. Heck, our carport had corbels and vigas in the ceiling. All we had to do was put up walls and pour a floor and we had a great space for guests. We lived in it for a month while work was being done in the main house and we found it real comfortable. Amazing what one can do when one focuses on floorplan and design.
SMALL SPACES AND THE STORIES THEY TELL BY HARVEY BLAUSTEIN
I have lived here almost 25 years on a full time basis. During that time I have had the pleasure to visit all kinds of homes from veritable mansions to quaint adobes, from manufactured homes to earth ships, and from old homes built one room at a time to those that come from the educated, sophisticated brains of architects and fine builders. Those that strike me the most are those that make the most of less, and I’m not talking the new generation of little homes, They have not made much of a presence here but there are a bunch that I’ve encountered that have stuck with me and I thought I’d share them with you. The highest price ever paid for a residential property on a square foot basis was actually for an old small condo unit on Kit Carson Road in the Buena Vida project. Built in the early 1980s by Roger Lerman, who is still around, these mostly one bedroom units were built on land with some great trees. And it is real close to the plaza, just 2 blocks away. Here, one can find an intimate – a nice word for tiny - one bedroom covering less than 400 sq ft. These spaces are very dated and they won’t fit a family - but for one person, or a couple
My current equivalent to the Buena Vida condos, and my current favorite small spaces, are the units at La Vida Feliz, on the Ski Valley Road just east of the Old Blinking Light intersection. Here there are 952 sq ft 2 bedroom 2 bath units that I think are really well designed and with nice finishes that don’t overwhelm the space. Units here were selling under $235,000 and the condo fees were not nearly as high as at Buena Vida. My view is that they are well located between the ski valley and town, replacing what the locals call the tennis ranch, and which is a/k/a the Quail Ridge Inn, as the place of choice for access to town and the ski valley. My absolutely positively favorite small space is the cabin on the property formerly known as the Young Hunter Estate. Located in the Cañon Foothills off Piedmont Road, it once consisted of some 15 acres or more and owners over the years had sold off some of the land. But besides the historic main house, with its great character, there was a log structure right out of the best of Ralph Lauren. No more than 400 sq ft it dripped with red gingham and the mud between the logs was thick and deep. The cabin had running water but no real kitchen and a large bed dominated the room. I expect it remains my favorite because of what happened in that space and how it helped me sell the estate. There was a male caretaker, a nice looking fit fellow in his late 30s. I don’t know what he did, or how he came to be there, only that he was the contact for setting showings. Well, one day a broker called and she wanted to show the place. She knew it well enough that I didn’t feel I had to go and accompany her. I followed protocol and left a voice mail message for the male house sitter that the property was to be shown that next afternoon. In the past that was enough to set the stage for the showing and to make sure the place was looking its best. This time there seems there was a snafu. The guy didn’t get the message and the broker showed up with her female 50 something client. After showing the main house they approached the cabin and opened the door. There, to their great surprise, was the housekeeper, in the company of an adult woman, doing what some call the dirty deed. Well, while some women would have turned and run this woman told her broker to write up an offer. And she closed on it one month later. I’d say that was confirmation that sex sells. Literally. Small spaces can provide big life experiences and cause creativity to flow. Making use of less is often more, especially to Taoseños. Thinking small is thinking big these days as some prefer not spending money on space not used. (Or is that a double negative.) Harvey Blaustein is a retired attorney and local real estate broker.
