REALTOR PROFILE wanted to live in a particular area,” says Cancro. “When a house came on the market on this street, they were interested in it but couldn’t get here for a few days. I used Facetime (a video-telephone app) to walk the property and show it to the couple. They made an offer on the house that included time for them to come out and take a look at it. They loved the house and three months later they moved here.”

One of the new residents works from home and the other opened a shop in town.

They are happy to be here and to be able to have successful careers and add their talents to the community. With these new families coming to town, Cancro sees the economy being buoyed by a new wave of enthusiasm and confidence.

This couple had been thinking about coming to Taos for a long time, Cancro says and notes that people are doing their homework – spending time on the Taos Properties website and coming with definite ideas of what they want in a house.

Lisa Cancro of Taos Properties loves Taos. She enjoys sharing that love with people who want to move here. “We were fortunate to come here more than 22 years ago,” she says.

“I love the small town feel of our community. People here are friendly and always ready to talk to you and help out.”

Cancro and her husband John raised their two children here. Today her daughters live in Seattle and have satisfying careers: the oldest, Alex, as a travel consultant and freelance photographer; and the younger, Olivia, as a graphic designer and illustrator.

“I attribute their ability to find amazing careers to growing up in Taos. They were surrounded by art. People were so open to having them in their studios where they could learn about their crafts. They were free to be outside, with skiing, hiking, and rafting at their fingertips,” reflects Cancro.

And although technology offers so many tools for real estate today, Cancro points out that the truly important thing is to bring the human touch to every interaction. “I love connecting one-on-one with my clients. Even though technology is helpful, there are still the skills needed to connect, negotiate and close the purchase.”

TRENDS One trend that emerged in the past year was the increasing number of people coming from big metro areas, like Denver, Austin, and cities in California. “Taos exerts a strong pull on people in all different phases of their lives,” says Cancro. “The Taos Ski Valley is a driving factor, attracting people to recreate and work here. This dynamic is trickling down to the real estate market.”

She seeks both new families coming here and those who have left and want to come back home. “Taos is such a great place to live, work and be productive,” she says. “The door has opened for more and more people to come and make Taos home.”

Another new trend related to the Taos Ski Valley is the introduction of Taos Air with non-stop flights from Dallas and Austin through March. “Now people have easy access to Taos. It is an incredible opportunity for Taos Ski Valley and our town. These people might have gone elsewhere to ski and now they are able to easily visit Taos.”

With more direct access to Taos, people spend less time traveling and are able to ski or hike and still have time to look for houses while they are here. Those families who were here during the holiday season may return to town ready to make a home purchase. “When people fall in love with Taos, they often return in the spring when there are more houses on the market. It is a wonderful time to start looking at properties,” says Cancro.

KITCHENS TO LOVE

SHARING HER EXPERIENCE Using her experience of relocating to Taos as a resource, Cancro helps newcomers feel welcome. She sees families, couples and individuals of all ages and from all backgrounds coming to Taos. “We came from New York when our girls were young and did not know one person,” she remembers. “There were so many people who were willing to help us by recommending a bank or doctor. They helped us get situated and we met many friends this way.”

Now Cancro does the same for her clients. She recognizes that each one has different needs and takes the time to really listen carefully, so that she can help them find what they want in a home and in the community. It can be a major move to come to Taos and she helps them handle all the details. For instance, she may suggest that they consider not brining all their home furnishings, reducing the number of things that need to be moved and creating space for furnishings that might best complement their new homes.

TECHNOLOGY AND THE HUMAN TOUCH Although Taos is a small town and retains its Old World feel, it is welcoming more and more people who can use technology to work and connect to the bigger world. Cancro also uses technology in creative ways to help her clients who want to relocate here.

“There was a couple from San Francisco who had visited here before. They knew they

When asked about her favorite room in the house, Cancro immediately names the kitchen. “I love to cook and see that people really enjoy their kitchens. It is my favorite room. People may use different spices, but the kitchen is the most important room in the house to many people, no matter what they are cooking. When people fall in love with the kitchen, they fall in love with the house.”

For Cancro’s “What’s Cooking” feature on the website, she selects a theme and recipe for a house listing. For example, she recently offered a recipe for Chilled “Blueberry Hill” Soup along with a home description. She says her clients love the recipes.

While looking at a home for sale, Cancro notices that as people enter the kitchens, they begin to think of ways to put their own imprint on the room, whether it is a major remodel, a new paint color or just bringing their own pots and pans into the space. After her clients move into their new homes, they often invite Cancro over for dinner. “I love to see the vision of my clients be realized in the changes they make to their homes. It is my greatest joy and accomplishment to help people find the right home. It sometimes brings tears to my eyes,” she says.

Next year will be the 20th anniversary for Taos Properties. Cancro says “I feel very fortunate to live in Taos and have a successful business with my husband. I feel so connected with the community and really love to share this joy and appreciation with my clients.”

Window coverings are a big part of Dan’s Flooring business, Jeremiah said last December, because of the energy-saving benefit to keeping heating and cooling costs down in our high-altitude environs.

But when it comes to tiles, Jeremiah said Dan’s Flooring is the go-to place – from flooring to backsplashes, bedrooms, bathrooms, kitchens and more.

LVP, CORK AND HARDWOODS As the business name suggests, flooring products take up by far most of the real estate in their Ranchos de Taos showroom. Area rugs, carpeting, ceramic and porcelain products,and flooring laminates, vinyls, natural stone and wood are all featured.

One of the most popular today is the LVP – Luxurious Vinyl Plank with cork backing, “We are the only store in Taos that offers Cortec. It is 100 percent waterproof. It also gives a quietness, warmth and peace of mind because it is going to last.”

LVPs have pretty much taken over, he said because it can be DIY (do-ityourself). “Most of the LVP is a tongue-and-groove locking installation. It can be floated or glued down and it comes in a wide variety of looks and colors. We have a lot of budget-friendly options.”

Portuguese cork is really popular he said, “because it’s eco-green. It doesn’t mold. It’s a little more versatile – not as sensitive as wood or stone, and its more resilient and pet friendly, and it’s also more soft to step on,” he said, noting too, that it’s a sustainable product. “No trees die to make it. The cork is peeled off and the tree keeps growing.

“We put a lot in workout rooms, bedrooms and kitchens. It holds up well to traffic, and it can give you the look of hardwood floors.”

A GREEN VISION Powell is an Accredited Professional in Leadership in Energy and Environmental Design (LEED®). This national rating standard is administered by the U.S. Green Building Council. Residential and commercial buildings are scored across a wide range of “green” (i.e., environmentally sustainable) factors.

“I use three types of wood throughout the whole house: Alaskan yellow cedar, bamboo and maple. They are all Forest Stewardship Council-certified. They come from a managed forest, so there is no clear-cutting,” Powell explained.

Powell built his home to LEED Platinum standard, which is the highest scoring any structure could achieve. This 2,500 square-foot home has a comprehensive list of sustainability measures such as: xeriscaping, grey water reuse, water catchment in cisterns, energy efficiency, passive solar gain, indoor air quality and managed care of the open field adjacent to

the home –– just to name a few high-level features. More eco-conscious details are also designed and built into the home.

When asked about his commitment to the environment, Powell explained: “To understand and design for the future, it is the direction we must develop as a civilization. Taos inspires environmental sustainability when living here. The vast amount of experimentation that occurs in Taos is unique, that is, from a national perspective of projects that I have worked on.”

A NURTURING HOME Powell intentionally built the home to be low maintenance and durable in the extreme seasons of heat and cold. On the exterior, he used three different types of material: Alaskan yellow cedar siding, a corrugated metal wainscoting and traditional stucco.

“At the base where it gets a lot of ice and snow, I didn’t want to be constantly repairing the stucco,” he said.

Powell’s other idea was durability. As an example, a LEED requirement is to have all wood 12 inches above grade. So he built the portal on a steel base.

Entering the home, guests are greeted by a simple architectural layout complemented by spacious design principles. A wall of 8-foot-high windows welcomes in the southern views and changing light.

said. Indeed, Powell refers to designing the home and features within based on Asian influences, mystical concepts, esoteric ideas and a mathematical grid.

KITCHEN FOR NOURISHMENT The kitchen is in the east of the great room’s open floor plan. A countertop of man-made quartz composite is a grounding element in the airy space. “This is a material you can’t stain; it’s very resistant.

It does not leak radon or any other gases.

It meets the pure air standard set up by LEED,” Powell said.

While the homeowner is cooking and entertaining, guests have an uninterrupted view of El Salto to the east as well as to the open meadows.

Bamboo is used for the kitchen cabinets and wall coverings. Powell built the pantry door and nearby second bedroom door out of bamboo. The result? Guests feel an exuding warmth and comfort from the seamless woodwork in the kitchen.

The modern appliances include a Frigidaire refrigerator, a Bosch four-burner stove and Bosch dishwasher. The Franke sink is paired with a Hansgrohe faucet.

“This was my first experience with a composite sink of granite, Silgranite. The idea was to make the sink and countertop be as one. The color was almost identical, both happened at once, color and material when I saw it,” Powell said.

A RELAXING BATH The master bedroom is en suite. A 280 square-foot bathroom showcases a standalone Wetstyle soaking tub with a freestanding floor-mount Hansgrohe faucet.

“Hard work, skiing and a lot of activity requires a soaking tub,” Powell said.

An eco-toilet helps conserve water; as well as all faucets are waterwise faucets with 1.5 gallons per minute water flow. The house is plumbed for grey water though it is not connected at present.

A double sink is built into a composite countertop, and the sink’s mirror is framed with the same limestone tiles used for wainscoting the walls.

The cement floor accents the room; a black dye was put in the cement trucks and it was mixed into the concrete. The bathroom also has a large walk-in closet 40

and a sliding door to discreetly keep laundry machines out of sight.

High square windows allow in abundant light while affording privacy. “Two windows are aligned with the tub and that view creates space instead of a tight wall,” said Powell.

MASTER CRAFTSMAN Powell designs and builds carefully crafted furniture; some pieces are built into the home, such as the master bed and the hidden-television cabinet in the great room.

Given his profession and expertise, it’s natural to presume he built the 1,500-square-foot wood shop that accompanies the home. But he didn’t.

“This building was here first. It was a furniture studio,” Powell said of the traditional territorial-style building.

The studio is a standalone structure that is physically detached from the main home.

To visually join them on the exterior, Powell installed a steel beam to make a connection between the two buildings.

Standing in the courtyard with the setting sun softly, bathing the lounge chairs and easy landscaping, Powell referred to the relaxed nature of the courtyard as “an outdoor room.”

The studio has the plumbing, heating and insulation requirements to convert to a guesthouse. Or, its front door can be enlarged to make the structure into a garage.

MARKETSHARE For others living rooms have given way to great rooms in upper-end homes. They can be big and have soaring ceilings, sometimes including or leading into dining rooms or other spaces where folks gather, but they don’t have to. I have seen homes, more in Vail and Aspen, where the space for folks to gather is enough for several families to live well in Taos.

Most folks here aren’t into formal dining rooms, but I find that from middle-income homes up, buyers do want to see a separate dining space.

I helped a couple sell their home in Weimer this season, and I loved that they had an eye- level fireplace that warmed the air and the heart. I loved that room as did the couple who bought it, and rather quickly, I might add.

ROOMS WE LOVE…

I don’t know about you, but I can love a kitchen, maybe with a fireplace, plenty of cabinets and lots of countertop space. And I can adore a cozy den or family room, with a comfy sofa that fits lots of family and friends. But for me, I don’t fall in love so much with a bedroom or a bath.

In Taos, most folks do not have large bedrooms. We spend so much time outdoors that we tend to be practical when it comes to where we sleep.

Let’s face it; if you have a good or better mattress, and your room faces north, so it stays cool for sleeping, and you don’t have a lot of natural light to wake you earlier than you want, it works.

But because this is Taos, where art is so important, and so many create for the world or for themselves, some of the greatest rooms or spaces I have seen belong to artists. And because they are studios, often few folks get to see them.

I give as an example the extraordinary, generous, and unique studios of David Lafell and Sherrie McGraw. I won’t tell you where they are out of respect for their privacy, but they are among the most memorable spaces I have ever been in. I love those rooms. Classy is defined here.

Clearly I come to this from the male perspective, whereas a woman might consider a bathroom, especially with an inviting tub and candles, the most important space in a house. Or she might love even a bedroom, if it had a fireplace and a large walk-in closet, especially if she has lots and lots of clothes, and maybe a sitting area or a place to do yoga.

The other truly memorable space for me is what was once the studio of John Young Hunter in the Cañon foothills. (Maybe only of interest to me, that was once the studio of the very same Sherrie McGraw, so if the ambiance of a space affects how one creates, there is clearly some benefit she must have gained. Her work is so special as is her partner David’s.)

To me the heart of any home is the kitchen, which is where folks gather, where food is stored, prepared, served and often eaten. But one can be basic and eat-in, with wood or Mexican tile countertops, sometimes with a dishwasher and sometimes not.

I note that this space had soaring 24-foot ceilings, had once been a carriage house and had charm and history oozing out of the vigas.

Now a home, I have not had the pleasure of seeing what it has become, but I’m sure it’s a very special space.

I have also been in many homes, especially those built by Max Edelman back in the day, where the kitchen was fit for royalty, with topof-the-line appliances, high-end decorative tiles, and lots and lots of space and storage. I always felt if one had the money to do what one wanted, wanting a warm and generous kitchen was a great way to start the plan of a house.

Most folks who enjoy character more than glamour, and earthiness over gaudiness .are bound to find rooms to love in our fair town.

Smiles are abundant on the faces of our people for good cause as we love where and how we live.

Living rooms have lost their importance to most folks in Taos. They just care that they have a place to hang out with family and friends and don’t get hung up on naming, form over substance.

While I would normally say that a dining room is hard to actually love, my honey is creating one that I know I will feel that strongly about in the remodel we’re doing on Placitas. What will make it special is the large size, the open space to the living room, and lots of views across the fields to the north with the huge trees that line our street. We are also blessed to have the furniture to do this room justice, so I think, I am going to love it.

And within all that are rooms and spaces to love, and we all love differently. We all dance to the beat of a different drummer. And here we treasure that.
