• Layout from existing points provided by Engineer/Surveyor.

• Protect all-natural desert and identified plants.

• Protect street, curb, and property of others.

• “Fill Areas” shall be worked in (6) six-inch increments, and then compacted.

• No added cost “Hard Dig” work shall proceed without written authority of Platinum Companies.

• Driveway grades shall be final at rough grade completion.

Concrete • Admixtures are allowed if approved by Platinum Companies.

• Optional Pricing for Homeowner to add waterproofing admixture in concrete if hardwood floors or epoxy are going to be used to minimize moisture migration.

• Integral Color: May be slightly inconsistent in color, but consistent in texture and hue. Care should be taken not to trowel burn.

• Plumbing Contractor shall include labor to install faucets & fixtures per selections.

• Plumbing Contractor shall include whole house water filtration loop for water filtration, not softening.

Framing • Seal all bottom plates at exterior of house.

• Screw only, no nails, and glue all floor diaphragms. Remove all starter nails used. Countersink all bolts, nuts and straps that may become exposed or hinder other construction or trades.

• Provide backing for cabinet and bath accessories installation per Platinum Companies.

• Plumb will be +/-, no greater than ¼” in 8’ of height.

Soffits for HVAC ductwork will be included as needed by framing contractor.

Electrical • Verify all appliance, equipment, pool, office and HVAC electrical requirements.

• Confirm with Platinum Companies baseboard requirements to allow for outlet locations.

• Provide and install doorbell and chime.

• Provide under cabinet lighting in kitchen.

• Recessed lights to be installed per plan.

• Coordinate electrical requirements for motorized drapes and switching for gas fireplaces with Platinum Companies.

• Provide dedicated circuits for Appliances, Central Vacuum, Audio Video Equipment and the Security System.

• Pool, if any, requires a separate ground, breakers, wiring, conduit from house, and panel for up to 100 AMPs to be included in bids. Confirm number of circuits with Platinum Companies.

• A trade representative will be available at site for owner walk through of lighting and switching.

• Install 220 for range/cooktop and dryer in all homes.

• Provide 4’ fluorescent lighting in all pool vaults, if applicable, to be switched at entry.

• Use LED Bulbs at all recessed light locations.

• Confirm with Platinum Companies what style of garage door opener is going to be used. Electrician to verify outlet location for garage door opener per Platinum Companies.

• Provide complete electrical system as indicated on drawings, and as needed for a complete installation, including, but not limited to: o Main panel, metering facility and branch panels as needed. Location per power company and Platinum Companies.

Panel shall be sufficient to serve the home and include capacity for pool and landscape additions. o All wiring installed for lighting, receptacle, motors or any other electrical item, including mechanical equipment and fire safety equipment. o Built-in Lighting is included in this contract to the extent that there shall be (1) one recessed light provided per 100 square feet of living space (square feet livable), or as noted on plans.

• Provide white trim covers unless otherwise noted.

• Service outlets for landscape lights, irrigation and pool equipment to be provided by electrician • Light fixture heights: o Sconces – 78” CTR o Dining – 70” BTM o Foyer – 108” BTM (must be above door swing) o Pendants – 78” BTM HVAC • Provide all mechanical systems as indicated on drawings and as needed to provide for a complete and operable installation, including, but not limited to: o Heating and Ventilation System – electric heat pumps with SEER of 15 or higher.

• Locate air handler filter for easy access. Install filters at beginning of construction and replace filters at completion.

Fire Sprinkler Systems • Confirm head layout with Platinum Companies prior to installation and coordinate with beams/coffers/lights.

• Install Brown Trim at any wood or beam locations.

Insulation • Provide thermal insulation of entire envelope of building, including garages, mechanical rooms and storage rooms.

• Provide thermal insulation between air-conditioned spaces, non-air-conditioned spaces and around all wine rooms per plan.

• Provide sound insulation around baths, in between bedrooms and living spaces.

• Insulate underside of roof deck of house with foam.

• Insulate exterior walls with foam.

• Insulate roof drains for sound control.

Drywall • Provide complete gypsum drywall interior wall system with 85% smooth “Santa Fe” textured finish.

• Install 5/8” drywall. Use Screws only – no nails. Tape and sand joints and corners smooth.

• Kerf corner bead on outside corner is square, unless otherwise noted.

• Inside corners are square unless otherwise noted.

• Install cement board or densshield to all applicable areas.

• Drywall must be smooth to within a ½” of the slab at non-baseboard areas. Drywall Contractor to verify areas with or without baseboard with Platinum Companies.

Roofing • Roof valley and flashing to be painted metal.

Foam Roofing • Verify LRV requirements prior to final coat.

Stucco/Siding • Install Western One-Kote system or equivalent over 1” expanded polystyrene foam board and wire mesh lath.

• Stucco installation shall be fine “sand finish”, unless otherwise noted.

• Finish coat to be integral color, Synthetic on house walls and integral color Acrylic stucco on site walls.

• Weep screed to be visible at the bottom of all structural walls.

Paint & Stain • Procedure for Interior walls is: 1. Prime Coat.

2. Drywall Touch-up.

3. One finish coat.

4. Spray and roll ceilings with final coat.

• Walls & Ceilings shall be painted using (2) two coats of Dunn Edwards or Sherwin Williams (or equal) in a washable, flat finish.

• Baths, painted casing, doors, garages and baseboard should be washable and Eggshell or Satin finish.

• Stained materials must be one coat of sanding sealer, one coat of oil-based stain and one coat of lacquer.

• Exterior wood to be stained, not painted.

• Paint all exterior metal (flues, mechanical doors, chimney caps if applicable, etc.) to match stucco color.

• All trims around exterior recessed cans to be painted the body color of the house.

• Paint all interiors of chimney caps, vents and return-air, flat black.

• Wood Floor Contractor is responsible for supplying and installing a shoe mold or quarter round at all areas necessary to hide any gap.

Appliances • All appliances shall include installation.

• Include trim kits for appliances if required.

• Any part required for installation of the appliances shall be included.

• BBQ enclosures shall include access doors.

• Any appliances shall be shown on plans with correct hook-ups.

Cabinets • Provide cabinet drawings at slab completion.

• Mechanical doors to be metal.

• Provide overhead, upward moving, steel sectional garage doors with electric openers & keypad.

Low Voltage • Provide complete pre-wire proposal for Phone, T.V., Sound System, Alarm System, Pool Alarm and Waterbugs.

• Customer shall select system and communicate all requirements necessary for installation contractor.

• Equipment shall not be installed until occupancy date.

• Low voltage contractor is responsible for venting of systems as required in all A/V locations.
