03 L uxury Second Home Stats and Data • Luxury second home mortgage rate locks declined 28% from Q2 to Q3 in 2022, however they remain 152% above their pre-pandemic level in Q3 2019. • According to the National Association of Realtors, about half of second home buyers pay all-cash, and their role in the market isn’t captured by rate lock data. • While many pandemic boomtowns began to see price declines in Q3, those still have not extended to luxury second homes in destination communities. • The data suggest buyers are adjusting their second home purchases to account for deteriorating market conditions by opting for less expensive destinations closer to home. • The unprecedented ten-fold increase towards remote work since the pandemic is an historic development that will continue to fuel second home demand for many years to come. • In 2018, according to the U.S. Census, just 8 million people in the U.S. worked from home, or 5.3% of workers. Today, a recent McKinsey survey found that “58% of employed respondents…equivalent to 92 million [workers]…report having the option to work from home for all or part of the week.” *data from Pacaso and NAR

Gemma’s in Lake Fork is a great sandwich/deli/meat store- North Fork Coffee Roasters in McCall is fantastic as is North Fork Cafe in Cascade. 2. Donnelly is known as the crossroads to recreation, what would you say is your favorite way to recreate? I love to do it all- Skiing , Hiking .etc... But one of my favorite things to do is snowmobile from McCall to Secesh in the winter. Make sure to have some dollars in your pocket. 3. Where would we find your favorite view point in Tamarack? I love the ridge on Tappan Falls. I believe it has the best views on the resort. 4. Fall is here, so what are some of your favorite (and least favorite) fall traditions? I am from New England, SO I love the changing colors. But I also love to start using my crockpot for hearty comfort meals while watching the NFL on Sundays. 5. In three sentences or less tell us a little bit about yourself. I was born in Boston and moved to Idaho just 2.5 years ago to work on this development project. My first love has always been writing and I was a copywriter for a big Advertising firm in New York. I come from a big Irish family and have 25 cousins from my mother’s side of the family alone. 6. What do you like best about living here in Tamarack Resort? I love the seasons and the laid-back nature of everyone who visits here. 7. If you could learn to do anything, what would it be? I have always wanted to learn the how to play the guitar. 8. What advice do you have for anyone looking to sell or buy right now? Be patient! Idaho has seen record growth over the last couple of years and record prices. Things are settling down, but owning Real estate is the best way to fight inflation. 9. Lastly, what is your favorite thing about working in real estate? The opportunity to make other people’s dreams come true.
