Welcome to Talk of Texas Magazine, where we connect charitable businesses, philanthropists, and charitable organizations to ignite and support each other in Texas. With this being the season of giving, we felt this was would be a special opportune time to launch our inaugural issue, with many more publications to come. The Talk of Texas team will travel the state exploring front porch stories of our philanthropists and feature ads of our unique charitable businesses. Our goal is to combine an effort to reach out and share our charitable organization’s stories of what is needed to help them and feature their own team’s efforts. Many charitable organizations have suffered cuts in funding, lost volunteers, had employee layoffs and more. We sincerely hope this publication will fill a need that is currently unmet.

Deborah Bauer is an icon in Texas and especially San Antonio. She gives of her time and resources to her community. She is an excellent businesswoman and founder of her company. Texas Powerhouse Deborah Bauer: A Philanthropic Journey and the Roads Traveled Written by Melissa Orsak

I

n the late 1970s, Deborah Bauer’s life took a transformative turn when she relocated from California to Texas with her two young children. Facing concern and uncertainty, Bauer was determined to start a positive new chapter. Forming instrumental relationships, persistence, and hard work enabled Bauer to raise her family and build Drake Commercial Group. It wasn’t easy, but Bauer conquered her challenges and triumphed.

Bauer’s story is inspiring. She recalls, “It was easy back then to get a real estate license. I liked people, I liked deals, I liked properties, and I liked driving around with people…so how hard could it be? Well, you know, it is obviously harder than that!” In 1979, she began working for a real estate firm in Austin, Texas. However, Bauer believed that entrepreneurship may be the answer, so she decided to open her own company. She consulted her attorney, who asked her to provide a name for her venture. Quickly grabbing a magazine for inspiration, she stumbled upon a picture of the Drake Hotel in Chicago, Illinois. Bauer realized in the early 1980s that having a strong name was almost required for success for a women-owned business; thus, Drake Commercial Group was born. Though Drake Commercial Group was founded in Austin, Texas, the company later shifted its base to San Antonio, where Bauer continued to build her legacy as an entrepreneur and real estate expert.

Over the past 35 years, Bauer has represented investors and developers in the purchase, development, and sale of retail, office, multi-family, and large master-planned communities. She has contributed significantly to the developments in San Antonio, including the famed Stone Oak area. She is actively marketing and selling more than 5000 acres of commercial and residential land on the far West side. Moreover, she is helping reshape the North side with a 400-acre commercial development project at the SE intersection of IH 10 and Loop 1604. This project includes two new hospitals, medical office buildings, over ten new multi-family projects, and several restaurants.

The success of the early 80s was met with a real estate bust later that decade. Bauer found herself again searching for avenues to support her family. She was determined to survive, but not at the cost of her integrity or creativity. Bauer began to see a need for non-compliant building sites, and she soon envisioned a plan to help. With her high heels and elegant charm, she bought a porta-potty business. Bauer found success that helped her thrive through the real estate bust. Once the real estate market had recovered, Bauer put her porta-potty business up for sale and was pleased to receive multiple bids that helped her exit the business.

Bauer believes in providing personalized service, including returning calls, communicating effectively, and always having someone there to answer the phone. She believes these practices were essential in her company’s growth and are especially relevant today when it is difficult to find companies that provide the personal attention clients need and crave.

While inking out a deal has its difficulties, Bauer has found that communicating through problems with her clients is crucial. Bauer’s and Drake Commercial Group’s consistent daily effort pays off. As an example, on the day Bauer was interviewed for this article, she received a phone call from a client she had met 20 years ago. The client expressed how her fairness and kindness had left a lasting impression on him, and he hoped to work with her to sell his property. This demonstrates the value of building solid client relationships, a core principle of Drake Commercial Group’s philosophy.

Several women today will attest that Bauer has played a significant role in helping them achieve their professional goals. She always has an open door for women who seek her advice and counsel, and she strives to help them avoid some of the pitfalls she has had to overcome. Soon after relocating to San Antonio, Bauer joined a business group where she made friends with three ladies from the area with diverse backgrounds. This group of four felt a shared gratitude for the blessings they had received, which inspired them to act.

They noticed that many charities in the area did not give 100% of their proceeds to those in need due to high administrative overheads. Bauer also dedicated her time and money to Young Life, a Christian-based ministry that draws young adults to Jesus Christ through service, education, and fun. One of her favorite service memories was helping host Young Life’s golf tournaments, which raised funds to send kids to camp. Bauer shares that “it is incredibly humbling to see a group of 60-70 men and women, from all parts of the community, led in prayer before they start out for a full course. They are all giving back.”

Finally, “Stay true to yourself during hard times and always have a fallback plan in case it all falls through.” Bauer knew that if everything unraveled, she could employ the basic skills she learned to survive, and everything would work out. She feels God’s hand in her life and attributes her blessings to Him.

In 2018, Anderson got her first big break as a country songwriter through an introduction to Sony Music Publishing by the granddaughter of John Wayne and famous country singer and actress Jennifer Wayne. Anderson’s talent and hard work started to pay off, and she soon landed her first publishing deal. Since then, Anderson has written over 60 songs that have been recorded by well-known artists Lainey Wilson, Dan + Shay, Cole Swindell, Gabby Barrett, Nate Smith, Meghan Trainor, Pentatonix, Reba McEntire, Lauren Alaina, and many more. Her collaboration with Lainey Wilson as a co-writer on the #1 hit single “Heart Like a Truck” earned them Song of the Year at the 2023 Nashville Songwriter Awards. “Wildflowers and Wild Horses,” co-written by Anderson and sung by Lainey Wilson, is a current country radio sensation. Anderson’s songs have been featured in several ads and TV shows for popular brands like T-Mobile, Dodge Ram, Wranglers, Tractor Supply, Marshall’s, The CW, Netflix, and many others.

Anderson’s passion for music and her desire to help others have always gone hand in hand. Growing up in Waco, Texas, her family learned the importance of giving back to the community through volunteer work with Meals on Wheels. She also volunteered alongside her mother, a professional golfer, at Mission Waco and CASA, where her mother hosted fundraising golf tournaments. Anderson would play golf and help at the events. Watching her mother invoked an inner desire to find a way to bless others by sharing her talents.

Anderson shares, “I learned from my mom to infuse what I love into giving,” which inspired Anderson to participate in many musical philanthropic efforts over the years. Recently, she helped raise funds for the Cleburne, Texas, school district by contributing autographed items for an auction and performing.

Anderson wants to inspire young artists to use their talents to positively impact their communities. She encourages them to think about what they are passionate about and what they are good at and then find ways to combine the two to create something they love while giving back to others. About Texas Songwriter U

T

exas Songwriter U (TxSU) is an annual songwriting development program and competition consisting of an educational workshop and an industry day with access to leadership, co-writes, and showcase events.

Founded in 2014, the mission of TxSU serves to identify, develop, and support the best adult songwriters in Texas, while improving upon the quality and quantity of professional songwriting across our state. Texas Songwriter U is a 501(c)(3) non-profit fully supported with the help of American country music artist Jack Ingram, Broadcast Music, Inc (BMI), and The Texas Heritage Songwriters’ Association.

Without question, Texas has always produced more than its fair share of excellent songwriters over the years. The goal of TxSU is to keep the art and craft of songwriting alive and well in the great state of Texas. Each year, Texas Songwriter University is in communication with universities, communications outlets, music departments, Texas artists, venues, songwriter associations, and recording studios to discover emerging songwriters and assist them in becoming better songwriters.

We encourage Texas native and resident songwriters over the age of 18 to participate in Texas Songwriter U. Eight All-Star finalists are invited to Austin and provided workshop development, industry access, and performance opportunities. At the conclusion of each program, one selected songwriting winner becomes the recipient of such goodwill as co-writes, performances, festivals, residencies, studio time, and a new guitar.

TxSU Finalists: What can I expect if selected as one of the eight Texas Songwriter U All-Star finalists?

CEO Matthew Lutz: Builds a Path of Success and Service for Austin and Community

atthew Lutz never intended to get involved, but through “meeting good people and seeing where there was a need,” Lutz was compelled to action. With his attitude of gratitude, Lutz co-founded Sabre Commercial, a company that focuses on physically building the community and expressing gratitude by paying forward. The company uses profits and time to encourage philanthropic efforts. Lutz is Saber Commercial’s co-founder and Chief Executive Officer, specializing in commercial construction, with a diverse portfolio including universities, schools, chapels, healthcare facilities, corporate headquarters, and industrial buildings. Like Lutz’s company, he is known for his exceptional craftsmanship and customer service. Lutz strongly encourages his employees to reach out and leave their mark on the community, and he sets an example of doing just that through his numerous service endeavors. He believes that while creating extraordinary buildings is worthwhile, improving the lives of those who inhabit them is more important. Lutz’s passion includes participating in, donating

Lutz’s experiences with the Flatwater Foundation are refreshing and exhilarating. Vigorously paddling across pitch-black water in the Broughton Archipelago off Vancouver Island in Canada, one can see mammoth humpback whales cresting the ocean horizon and sea lions playing in frothy waves. Lutz recounts being tested to the limits when wind gusts took him a mile off course. Mustering physical and mental strength beyond his norm, he desperately paddled through every ache and pain. He did not want to be left behind in these dangerous waters. Exploring this foreign terrain was thrilling as there were hundreds of densely vegetated islands and rocky outcrops with adventure around every corner.

Nothing could compare to this breathtaking experience, Lutz says, as he and 12 other daring paddlers and three helpful guides raced a daunting 5-day, 55-mile course. Organized by Chelsea Hardee with Flatwater, these adventurers raised over

$100,000 for Flatwater Foundation’s Dam that Cancer in their Vancouver expedition.

Paddlers in these epic paddling events have traversed waters in Utah, Vermont, Canada, and Texas. Flatwater Foundation is a non-profit organization offering free mental health therapy to cancer patients, providing healing and hope to patients facing a new and scary diagnosis.

Flatwater Foundation selects talented paddlers, including Olympic medalists, prominent business owners, and cancer survivors, to paddle Flatwater’s Dam that Cancer races.

Over the past five years, Lutz has raised funds and participated in these races. Not only are the monetary contributions sizable, but each participant also leaves with lifelong friends and unforgettable experiences. This year, Lutz helped the Flatwater Foundation raise $1.4 million in Texas on Lake Austin. The Austin race had 230 select paddlers who paddled 21 miles across picturesque Austin. Among the 230 paddlers were Texas Oncology Physicians. These enthusiastic participants desire to bless cancer patients with a “ray of hope.”

Lutz helps alleviate the financial and time-consuming demands on multiple charities that come with charitable construction.

This allows charities to have more time to serve their community. Lutz believes that there are countless ways in which we can get involved and make a difference. He emphasizes that it is not enough just to attend charitable events or make donations. We should strive to get to these charitable organizations and the people behind them and understand what they stand for. Educate others on the needs in your area and “Make the Ask.” As another example, Lutz is all in regarding serving alongside Communities In

Schools’ All In for Kids Campaign. Communities In Schools is a nonprofit organization that encourages children to stay in school and succeed in their education. The All In for Kids Campaign teams up with Communities In School’s volunteers with local school districts to work directly with those who need help in and out of school.

Through Sabre Commercial, Lutz provides free or discounted preconstruction services and contributes time and funds to help subcontractors build local schooling projects. His construction expertise and donations are invaluable to Communities In Schools as he provided specific subject matter expertise to the organization.

Lutz danced the night away in 2021 when he hit the dance floor, raising funds in Dancing with the Stars Austin. This event raised money to donate to the Center for Child Protection. As a committee member, Lutz was passionate about supporting the non-profit organization’s mission to educate the community about child abuse and provide children in these situations with needed help and support. He trained for months with his dance partner, nationally renowned dancer Susan Kirklin, to prepare for their performance at the starlit gala.

The event was a success, and the money raised went toward helping many needy children at the Center for Child Protection.

For those who are the first in their family to pursue higher education, the journey can be fraught with difficulties and stress. Lack of knowledge and financial resources can make achieving this goal seem impossible.

However, they don’t have to do it alone! The Crossroads Scholars Program provides advocacy, annual scholarships, mentoring, and support to students in this situation, helping them to achieve their academic aspirations. Lutz, the Director of Development for Talk of Texas 23

the Crossroads Scholars Program, mentors students, facilitates the scholarship nomination process, and helps implement Crossroads’ mission. Additionally, Lutz plays a considerable role in the annual gala, where Crossroads raises substantial funds to support their cause. The board’s involvement is inspiring and essential to the program’s success.

Racing down the track as fast as a racehorse, Lutz wouldn’t miss out on this exhilarating event. The Center of Child Protection hosts an annual fundraising event in Austin, Texas, called the Kentucky Derby 149, Derby Day Fundraiser. Derby Day is a thoroughbred horse race that helps raise funds for the Center, which provides services to families and children in the community. As a member of the Derby Party Committee, Lutz aims to raise awareness about the Center’s services and connect the community with needs in their area.

Art has the power to transform. Creative Action is a non-profit organization serving 20K children. It aims to cultivate creativity among children, empowering them to break away from the norm and bring about positive change in the world through the arts. The organization teaches them vital skills such as leadership, critical thinking, courageous allying, and creative artistry. Sabre Commercial, led by Lutz and his team, has contributed to this cause by aiding in the construction of two projects for Creative Action and is currently working on another. Their first project involved helping build an administrative headquarters and teaching studio for the Center of Creative Action. Despite facing a complex construction project, Sabre managed to earn a ThreeStar Austin Energy Green Building rating. Their second project was a new home for the Center of Creative Action. This building is bright and airy and uses unique and colorful finishes to captivate the Center’s mission to instill creativity in the lives of children. The current project is another groundup building providing more space for Creative Action’s expanding organization.

The Arc of Texas is a non-profit organization that aims to create an umbrella where those with intellectual and developmental disabilities are united under the same arc. They aim to help Texans with intellectual and developmen24 Talk of Texas

tal disabilities integrate into society by providing proper education, employment, community services, support, and accessibility to civil rights, and justice. Currently serving over half a million Texans, this organization is determined to advocate for the rights of those in need. Lutz works alongside them to support human rights for Texans with disabilities and to help with their construction needs. Lutz believes that by providing a comfortable home for the Arc of Texas to run their organization, Sabre is participating in a way that helps the community at large.

Everyone needs a place to call home. HomeAid Austin, an affiliate of HomeAid, does just that! HomeAid Austin helps those who are homeless build new lives by finding a home and becoming part of a community that focuses on education, engagement, integration, and perseverance. Lutz and crew have blessed this community through their hard work and generosity. Lutz’s company, Sabre Commercial, is spearheading the construction of a 3500-square-foot shelter for the Peace Lutheran Family Housing Ministry. This home will provide a safe place for families to stay together when homeless. Lynne Williams, the Executive Director at Homeaid Austin, said Lutz and his crew “have committed to leading the charge to build our service provider a place where our unhoused families can land in a dignified setting to heal and plan a path forward. They are working alongside HomeAid to provide value engineering through deeply discounted materials and donated labor to reduce the cost of this project by 30-50%. He has worked with many organizations, including the Rotary Club of Austin, Toastmasters, and the Austin Jaycees, which laid the groundwork for his philanthropic endeavors and became the foundation of his pursuits.

After several respected colleagues invited him to join, Bagby became interested in the Rotary Club. The Rotary Club is a renowned community service organization that seeks to unify individuals and communities in their shared pursuit of self-improvement, community development, and global progress. By embracing their motto, “Service Above Self,” and dedicating oneself to helping others, one can change the world and transform oneself, becoming an even more significant asset to society.

Bagby implements the Rotary Club’s Four-Way Test daily, which allows him to consider whether something is true, fair, builds goodwill and better friendships, and is beneficial to all. lenn Hart is the founder of LinkedGlenn.com, which focuses on online commercial real estate networking, marketing, and business development consulting. Hart has chosen to go beyond the mark of his daily job by making a lasting difference as he actively integrates his clients and the community into community-building service projects and activities.

Hart’s philanthropic path was inspired by his father’s legacy. Growing up in Austin, Texas, his father worked as an area manager for McDonalds. Amy Allen Goes the Extra Mile to Leave Legacies of Love

my Allen planned for a bright future when she opened the luxurious Hyatt Regency in Beaver Creek, Colorado. However, she didn’t know 31 years ago that she would soon be providing incredible opportunities for others walking a different path, following the suggestion of a neighbor. Allen’s neighbor, George More, a former President of the Austin Community Foundation, recognized Allen’s drive and compassion and encouraged her to apply for a temporary Executive Assistant job at Austin Community Foundation. Little did Allen know that this “temporary” position would stretch into a 31-year career path that placed her front and center and in charge of the Foundation’s day-to-day operations. Despite the demanding workload and virtually nonexistent benefits, Allen found her passion and being part of the vision of the Foundation more than made up for any shortcomings.

The Austin Community Foundation is a non-profit charity that connects donors with local and sometimes global needs. Donors can be individuals, families, or businesses who want to give cash, stock, real estate, or other assets to help alleviate contemporary issues. The Foundation coordinates plans for immediate and future donations. The Austin Community Foundation was established in 1977

by Fannie Gray Leo’s bank trust officer after she left 5% of her estate, worth $30,000 at the time, to create a foundation according to Fannie’s detailed plans. Fannie’s goal for this new Foundation, the Austin Community Foundation, was to provide for community needs today and tomorrow.

Allen rose to the challenge of running the day-to-day of the Foundation. Even after giving birth to her first child, she showed great courage by returning to the office just three days later. Running the Foundation was not an easy task, and there were times when she tried to resign. However, the Foundation recognized her value and extended any necessary support to make her life easier. Allen’s request was simple- more help! And so, the Foundation began to expand. Trevor Allen, Amy Allen’s husband, also provided her with the support she needed. He has been her hero, standing by her side every step of the way. Trevor’s contribution to the Foundation and his willingness to

give his time and energy to her and their children have been invaluable.

When asked why Allen continued down a complicated path, Allen said, “It has not been an easy road and not always fun, but always worth it! The people I have met and the many times I have had an ‘ah ha’ moment of being in the right place at the right time has been overwhelming.

It has been a purpose-driven life.” Allen takes pride in her work and feels a sense of stewardship with donors as she creates personal relationships with them. Allen’s commitment helps the Austin Community Foundation provide a culture of giving that is passed down generationally and sets an inspiring example for families and organizations.

Dawn Schafer, Teacher and Author: Developing Young Minds for Music Appreciation

F

ive-year-old Dawn Schafer was inspired to pursue music while watching her gifted jazz pianist grandfather play. She remembers sitting at her grandfather’s piano and mimicking his tunes as she taught a pretend class. She went on to receive degrees in Music Education with a bachelor’s degree at Hartt School of Music and a master’s at Boston University. Schafer wanted to “bring the gift of music to children.”

his Holiday Season is going to be the best! Why? Because you can make it epic. Lift employees’ spirits, cultivate an environment of service and care, and express gratitude to bring a sense of wonderment and comradery. Try these creative ideas: 1. Holiday Sticky Note Challenge - Purchase a variety of sticky note pads and gather some markers and tape. Designate a wall to feature your festive masterpiece and attach the following description of the challenge. “Think of a service you can perform either at home or work. Write an anonymous brief description on a sticky note and place it on the wall. Try to create holiday artwork that will deck the halls with boughs of inspiration.”

2. Glad Tidings - Give each employee a stack of sticky notes (less than or equal to the number of employees) and these instructions: “Write a cheerful note to someone in the office and secretly place where they can find it. One note per person.

The fastest deliverer of all their notes wins a gift card!”.

3. Ho Ho Ho Holiday Humor - Why wait for a party, laugh all day! Host a memorable competition during a work break. Tell employees in advance to form teams or to individually dress up and perform a “Jolly 1-Minute Holiday Mic Drop” act or song.

5. Holiday Hunt - Hide a holiday item (e.g., ornament, stuffed reindeer) somewhere in the office.

Tell people that there is a sugary treat for the first person that finds it. Allow that person to re-hide the item and repeat the challenge.

6. Create a Giving Tree - Be the miracle! Find a local charity that needs toys, gift cards, or food and adorn a “Giving Tree” with ornaments and/or tags that each list one needed item. Instruct people to grab a tag of their choice and donate the needed items by placing them under the tree (or in a safer place). Not all charities receive the help they seek during the holidays.

7. Holiday Tin Time - Bring the holidays to life!

Place each employee’s name in a holiday tin. Draw 1 name from the tin weekly (or more often) and combine efforts to serve that person for the day!

Help them feel an abundance of love this season!

8. Musical Grams - Musical Magic! Find a community or high school choir to provide a small group of singers to serenade your office with joyful carols.

Thank the singers by serenading them back or by giving them cookies and hot cocoa.

9. Charitable Cheer - As a team, choose a day of service and local charity to serve. Collect gift cards, donate food or money, decorate the outside of their building, write a group thank you card, or ask them how you can serve. Then, carry out the plan on your day of service.
