MARKET REPORT
Las Vegas Growth Continues It is with great pleasure that I introduce our new quarterly publication showcasing the luxury communities of Las Vegas. We at Synergy | Sotheby’s International Realty pride ourselves in knowing our market and staying abreast of the developments and trends that influence our cosmopolitan city. Overall, the residential real estate market is showing growth in sales volume, with an increase of over 7% from last year and average sales price moving up over 5%. The luxury segment of the market stayed relatively consistent in our first six months of sales volume as compared to the first six months of 2015, but the average sales price continues to go up. As in previous quarters, homes priced to market, were sold in less than 120 days while those with “aspirational” pricing languished. Las Vegas is currently undergoing major growth in large-scale developments on and off the Strip as well as major infrastructure upgrades providing a significant amount of economic growth in the coming years. Las Vegas was just awarded its first professional sports team with the expansion of the National Hockey League. The new T-Mobile Arena continues to receive great fanfare with its concert/event lineup along with its new outdoor retail/restaurant corridor known as “The Park”. The Wynn has announced a major $1.6 Billion expansion to include an additional 1,000 rooms and 38-acre lake. Rumors still abound for the potential relocation of the NFL’s Oakland Raiders. With visitor counts continuing to break records,Vegas is back in a big way. On the luxury residential side, The Discovery Land Company’s new development, the Summit Club, continues with its new 18-hole Tom Fazio Course and the first homes are now under construction setting the new standard of luxury in the Valley.
