Phase 3 consultation event The latest plans for the Blackwall Reach consultation will be available to view in the windows at The Reach Community Hub and online at www.blackwallreachcommunity.co.uk from 23 September. This phase will redevelop Mackrow Walk and the remaining Robin Hood Gardens building . It will include 315 new residential homes (50% affordable) across two main blacks with landscaped public space and complete the improvements to Millennium Green (started in phase 2).
On 30 September the Project Team, architects and consultants will be holding two digital consultation events between 10am-11am and 7pm-8pm. A live link to these online events will be shared on www.blackwallreachcommunity.co.uk just before they begin. The team will present the plans and be available to answer any questions you may have and record your feedback. The sessions will be recorded and available to watch on request.
Development update Construction on phase 1B and phase 2 of Blackwall Reach site reopened on 8 June 2020 following a pause in work on site during the height of the COVID-19 pandemic. The site teams have experienced ongoing issues caused by the pandemic with many sub-contractor staff furloughed and disruption to the supply chain. This will affect project completion dates and we now anticipate that the new homes in Phase 2 will be finished in Spring 2022. We understand that this delay is disappointing for the residents waiting to move into their new home, but we do hope that you understand this year has presented us all with many unprecedented challenges.

Phase 2 homes allocation update
New shops for Phase 1B Work on phase 1B is nearly complete and the first business, Dream Nails and Mooboo bubble tea are now open. They have already welcomed new customers and clients who live and work in the local area. Several other businesses are currently fitting out their units and preparing to open later this year. They include: More Yoga fitness studio; Chairman Gentleman Grooming barbers and Dock Coffee who will serve coffees and cold food to eat in or take away.
The allocation of phase 2 homes for all the secure tenants living in Robin Hood Gardens as well as everyone who holds Double Decant status and is currently living in Blashill Court or Camelia House is now complete. Everyone who has been allocated a home in phase 2 has recently received an information pack detailing the different options available for the flooring and kitchen units in their new home.
We hope to share more news about the other businesses that plan to open at Blackwall Reach in the next issue of InTouch.
Bins and refuse collections Swan has been working in partnership with the refuse team at London Borough of Tower Hamlets to ensure Blackwall Reach remains clean and tidy. The Concierge on Phase 1B works closely with Swan’s Estate Services team to report any build up of rubbish around the bins to make sure it is collected. Help to keep Blackwall Reach tidy by placing your household waste into a standard size household bin bag and putting it into the bins by your building. If your rubbish is clean and dry but won’t fit into the bin it is classified as Bulk Waste. This includes packaging that can’t be broken down into smaller pieces, old furniture and carpet. Bulk waste is removed by Swan’s Estate Services Team on a weekly basis. There is a fee for this service which is included in your Service Charge. Please note that electrical goods such as fridges are not classified as bulk waste and there will be a separate charge to remove them. Fridges can cost upwards of £50 to dispose of.

Phase 2 is currently focussed on installing the drainage and services ahead of the installation of the building’s exterior façade. Scaffold will be erected around the site and cranes are set to return following a full health and safety and risk assessment process to enable the façade work to be completed. In the coming months work will also focus on installing drainage and district heating across Woolmore Street. The existing substation located within Block C2 will be removed and a new substation in Block D will be commissioned. Phase 3 will see the redevelopment of Mackrow Walk and the remaining Robin Hood Gardens building. This phase will include 315 new residential homes (50% affordable) across two main blocks with landscaped public space and deliver further improvements to Millennium Green.

Since this initial consultation concluded we have continued to develop the design in partnership with the architects. We are now planning a second public consultation set to take place this month ahead of making a planning submission.
WOW Women on Wheels Would you like to feel more confident riding a bike? Swan and Access Sport are launching the free ‘WOW – Women on Wheels’ cycling programme aimed at women who would like to learn to ride a bike or improve their cycling skills. The female instructor will welcome women of all abilities to the programme and, as all the equipment is provided, you do not even need a bicycle to take part. WOW sessions will be held outside and social distancing measures will be observed.
The WOW group will meet in front of Reach and sessions will start on Wednesday 16th September at 10am. If you would like to join the group or get more information please email involvement@swan.org.uk, or call 01277844242.
