WHY NOW? The Texas economy is slowly opening and we are all optimistically moving toward a new normal. Open houses of unoccupied homes have resumed and ShowingTime reports that home tours have increased 70% since April, just off 3.8% from 2019. People still need to buy and sell, so offers are being made and contracts are closing. I currently have several pending contracts and four closed contracts closing since the middle of March, with buyers definitely in the market for their next home. According to the Texas A&M University Research Real Estate Center, the year started out strong for Texas with an increase in new-home construction and March data indicating an uptick from the previous year. The center predicts that April and succeeding months will reveal more about the virus’

impact on the housing sector. However, after an almost total shut down in the latter half of March and April, I have personally found renewed enthusiasm in the real estate market this month. Some Dallas-based housing analysts agree, and expect to see some improvements in May and June, if existing home sales follow the improved sales reported by builders. I have spent nearly twenty years guiding clients through challenging times, and I remain singularly focused on my buyers and sellers, and meeting their current needs. There are always opportunities, in every market, we just need to know where to look. In addition to comfort and functionality, location may be one of the most important considerations in our new normal.

The initial drop in showing activity experienced throughout much of the country in the early weeks of the COVID-19 pandemic has given way to modest signs of stabilization.

Susan Baldwin is an Executive Vice President at Allie Beth Allman & Associates, an Individual Top Producer and has been named a DBest Realtor for 2019 and previous years.
