#2. Las Vegas, Nevada Las Vegas often surprises

When the great book of South Florida restaurants is written, chief among them will be Fort Lauderdale’s beloved Wan’s Mandarin House, the incomparable family-owned Chinese restaurant on the cusp of its 60th Anniversary. Originally opened in 1966, four generations of the Wan Family have owned and operated the restaurant, delighting diners with its delicious, authentic Chinese food, polished service and welcoming hospitality. It has also stood as an example of the American immigrant story, with one generation laying the foundation for the family’s success and self-sufficiency through entrepreneurship, perseverance and an unwavering belief in the power of heritage. The restaurant first came to be in 1966 in Miami, founded by Lee Pong Wan and his wife, Hide Wan. It relocated to Broward in 1977, finding a home in its current location at 664 North Federal Highway, Fort Lauderdale, Florida 33304 in 2005. Wan’s is one of South Florida’s longest-running, most-successful family-owned Chinese restaurants in South Florida and argua-

Many Americans Discover That Housing In Their New City Is Not Quite What They Pictured.

Housing Reality Checks Orlando, Jacksonville + Miami Are Giving Newcomers Florida’s Biggest Expectation Gaps Moving to a new state can come with a very specific fantasy. Maybe it is a bigger yard, a quieter street, a garage that does not double as an emergency storage, or a house that finally feels like an upgrade rather than a compromise. But once the boxes are unpacked, many Americans discover that housing in their new city is not quite what they pictured. Homes can be smaller, older, denser, more expensive, harder to maintain, or shaped by local quirks that outsiders did not see coming. Basements disappear. Garages become rare. HOAs suddenly have opinions. Weather starts dictating how homes are built, cooled, heated, insured, and lived in.

Portland Real Estate surveyed 3,011 respondents who have moved states in the past five years to find out where newcomers experienced the biggest housing “expectation gaps.” The study looked at what movers thought housing would be like in their new state, what they actually found, and whether the reality of local homes made them feel more settled - or quietly wonder whether they had romanticized the move.

The Top 10 The Top 10 Housing Expectation Gaps

#1. Honolulu, Hawaii Honolulu topping the list makes sense because it rep-

resents one of the sharpest housing expectation gaps in America. Many people move to Hawaii imagining spacious, breezy island living, but the reality in Honolulu is often smaller homes, higher prices, limited storage, dense neighborhoods, fewer traditional mainland features such as basements or large garages, and strong competition for space. For newcomers used to larger lots or more affordable square footage, the dream of paradise can quickly collide with the practical realities of island housing.
