NOAA is forecasting a belownormal season with a total of 8-14 named storms. It only takes one storm to devastate communities and cause Billions of dollars in damage.

The 2026 Atlantic Hurricane Season has officially begun on June 1st. Now is the time to strengthen your property to reduce potential damage and check your insurance coverage to make sure you are financially prepared if a storm damages your property, says the American Property Casualty Insurance Association (APCIA). The National Oceanic and Atmospheric Administration (NOAA) is forecasting a below-normal season with a total of 8-14 named storms. Of those, 3-6 are forecast to become hurricanes, including 1-3 major hurricanes.

“The forecast for belowaverage activity, while welcome news, does not mean residents in hurricane-prone states can let their guard down,” says Michael Richmond-Crum, Senior Director of Personal Lines at APCIA. “It only takes one storm to devastate communities and cause billions of dollars in damage, so it is critical to be prepared for the worst-case scenario.

Frustration At The Pump Why Americans Are Exploring Electric Vehicles

For more than one-third of Americans, one simple number is changing the way they think about driving: the final total on a gas station receipt. What was once a routine stop has become a source of frustration for millions of drivers across the country. The rising cost of fuel is no longer viewed as a temporary inconvenience but as an ongoing financial burden that affects everyday decisions, from commuting to family road trips.

According to new research from Hyundai Motor America, this growing frustration is pushing many Americans to explore alternatives to traditional gas-

Making Waves: Coastal Stays Worth Diving Into

There’s something universally magnetic about a waterfront escape. Maybe it’s the rhythm of waves against the shore, the glow of a skyline reflected on the water at dusk or the feeling that life simply slows down near the coast. Across the United States, travelers are rediscovering destinations where scenic stays are just as memorable as the cities themselves. From Florida’s iconic beach towns to the urban waterfronts of Chicago and New York City, these standout hotels offer front-row seats to some of the country’s most captivating coastal views.

Miami & Miami Beach:

Sun, Style and Endless Energy

Miami has long mastered the art of combining glamour with

laid-back tropical living. In Miami Beach, pastel-colored Art Deco architecture lines Ocean Drive while turquoise Atlantic waves roll just beyond the sand. Across Biscayne Bay, Downtown Miami and Brickell pulse with rooftop lounges, luxury shopping, Latininspired dining and a thriving arts scene. Whether travelers come for nightlife, culture or sunshine, the city delivers a sensory experience unlike anywhere else in the country.

Few properties capture South Beach sophistication quite like The Betsy. Located within the Art Deco Historic District, the familyowned boutique resort offers panoramic Atlantic Ocean views from its Rooftop Pool Deck, Oceanfront Deck and Skyline Deck. Guests can spend the

powered vehicles, particularly electric vehicles (EVs). For some, the idea begins as a passing thought while standing at the pump. For others, it quickly becomes serious research into what life without gasoline might actually look like.

The survey found that 23% of respondents said they have experienced sticker shock at the pump more than once, and nearly half admitted that filling up their vehicle now brings feelings of frustration or outright dread. Drivers are increasingly reaching a point where the numbers simply stop making sense.

Many consumers already

have a tipping point in mind — a specific gas price where they begin reconsidering the longterm practicality of driving a gasoline-powered vehicle. For 23% of those surveyed, that threshold is $5 per gallon. Once prices climb into that territory, many Americans begin exploring alternatives. What starts as curiosity can quickly turn into action. Some drivers begin comparing vehicle models online. Others visit automaker websites or research charging stations in their area. Even those who are not imme-

Sunset Estates, one of the most architecturally significant waterfront compounds to debut in Miami Beach in recent years, has officially entered the market for $110,000,000. Located within the exclusive guard-gated Sunset Islands III, the trophy estate combines two newly completed modern waterfront residences across more than 32,000 Square Feet of prime land with 187 feet of combined water frontage. Ana Teresa Rodriguez, CEO of ATR Luxury Homes Group at Coldwell Banker Realty, is representing the seller. Positioned at 1400-1420 West 23rd Street in Miami Beach, Sunset Estates was envisioned as a one-of-one modern tropical compound designed to meet the growing demand for ultraprivate, design-forward waterfront living in Miami’s luxury market. Final Exhibition during the beloved Old Town Untapped series creates an exciting intersection of visual art, music, and community celebration while giving audiences the opportunity to connect directly with the artists and their work.”

• AiR Alumni Louiveste La Croix’s artwork is a unique combination of multimedia techniques, gestural figures, and abstract color schemes that captivate viewers.

From October through June, the historic Bailey Contemporary Arts Center pulsates with creative energy through the Artists in Residence program, which pro-

vides emerging and established artists with studio space, exhibition opportunities, mentorship, and professional development resources. Throughout the year, each artist is featured as an “Artist of the Month,” presenting individual exhibitions, workshops, performances, and community engagement activities designed to foster meaningful connections with South Florida audiences. In addition to refining their artistic practices, the residents participate in marketing and business development workshops to strengthen their professional careers and expand their impact within the community.

Several members of this year’s residency cohort also received Broward Cultural Division Artist Support Grants in recognition of their artistic excellence and contributions to the regional cultural landscape. Catch this final flourish created for over nine inspiring months!

Headlining Old Town Untapped with live entertainment will be MAKING FACES, a West Palm Beach-based music group known for its signature fusion of rock, reggae, and funk, which they call “ROGGUNK.”

The following steps are low-cost ways homeowners can strengthen their property for Hurricane Season:

• Check around your home or business and trim back any nearby branches or trees, especially ones that hang over or close to your home.

• Inspect the roof and repair any loose or damaged shingles.

• Secure loose gutters and seal gaps and cracks around windows and doors to prevent water intrusion.

• Installing a wind-rated garage door or Hurricane Shutters and upgrading the home to the Insurance Institute for Business & Home

• Safety’s FORTIFIED construction standard are additional measures to consider.

In recent years, costs to repair and rebuild homes and businesses after a natural disaster have risen significantly due to inflation. The cost to rebuild a home has increased 47% for construction labor and materials on a cumulative basis since January 2020.

“As part of your Hurricane Season prep, take time to review your insurance policy and verify with your insurer or agent that your coverage is keeping pace with these cost increases,” added Richmond-Crum. “You want to make sure you have enough insurance coverage to rebuild or repair your home.”

When reviewing your insurance policy, consider the following:

• Carefully review your policy limits and deductible (i.e., the amount you will pay out of pocket if you have a claim), and make adjustments, if needed, to ensure you have an appropriate amount of coverage to recover if your property is damaged. Raising your deductible is one way to potentially lower your premium, but make sure you can afford the higher deductible and understand that any damage that falls below the deductible will be out of pocket.

• Ask if your policy pays replacement cost or actual cash value. Replacement cost is the amount necessary to rebuild your home with materials of like kind and quality (up to the policy limits), and actual cash value takes depreciation into account when the policy is paid.

• Evaluate your need for Flood Insurance. Flood Damage is typically not covered under a stan-

About An Autistic Man’s Longing For Connection And Courage

Audiences and critics are glowing with praise about Island City Stage’s Florida premiere production of Light Switch by Dave Osmundsen. The uplifting play, which tackles the exploration of a young, Autistic gay man’s quest to find love in a world that isn’t as romantic as the Victorian-era novels he is obsessed with, runs through June 14. Island City Stage’s production of Light Switch is directed by Michael Leeds and stars Silver Palm Award-winner Gage Callenius as Henry, multi-Carbonell Award-winner Irene Adjan as Marian, Eric Gospodinoff as Joseph, Larry Toyter as Roggie, and Luis Roberto Herrera as Aaron/Ken/Another Guy.

“As Henry, Gage Callenius is a name to remember. Carefully molded by the expert director Michael Leeds, his marathon performance is convincing physically and emotionally, consistent, detailed and covering a wide emotional range.” – Bill Hirschman, Florida Theater on Stage

“This is a fascinating, edgy, enlightening, funny but also often emotionally difficult play to experience.” - Mindy Leaf, South Florida Theater Magazine

“The entire audience was captivated. It’s such an emotional and insightful story done by a stellar cast! I’ve seen it twice and it’s not enough. Love the explanation of the Light Switch mind! This truly resonates with so many! I saw heads nodding throughout the theater.” -Lydia Tegelaar Carlson, audience member

“We saw this on Saturday night with another couple... and I can’t describe how much I loved this show! We laughed, we cried ... I was so impressed with entire cast, but I must say, Gage Callenius as Henry was REMARKABLE. I was so moved by his performance and hope that EVERYONE goes to see this play. You won’t be disappointed. THANK YOU to the entire cast - we will be back to see it again before it goes!” - Brent Booher, audience member This poignant comingof-age story thoughtfully portrays one remarkable young man’s journey to find anything -- or anyone -- that lights up his heart the way 19th century romantic literature does. When Henry ultimately meets a potential match in Joseph, he wonders if Joseph will be the one to “flip the switch.” Funny, moving, and profoundly relatable, Light Switch captures an Autistic man’s longing for connection and the courage it

• Consider adding key additional coverages, such as automatic inflation guard, extended replacement cost, & building code/ordinance coverage.

Other steps to take to prepare for Hurricane Season:

• Make a home inventory using your cell phone to take pictures and videos of your home and your home’s contents.

• Gather copies of your home, auto, and Flood Insurance policies and keep them in a safe, accessible place.

• Save your insurer’s contact info to your phone’s contacts so you can easily and quickly start the claims process if your home is damaged.

caused billions of dollars in damages, which is a key reason why insurance costs have risen,” says Richmond-Crum.

“To help improve the affordability of insurance long-term, we must make homes and communities stronger and more resilient against severe weather. Many insurers offer premium discounts for certain steps that homeowners take to reduce the potential for damage from a storm. Discounts vary by company, so talk to your insurer or agent to see what discounts are available.”

Endodontist-

Approved Tips To Help Save Your Natural Teeth

Feature Impact

Nothing looks, feels or functions quite like your natural teeth. They’re designed to last a lifetime and, when properly cared for, they often do. Even in the event of an infection or disease that requires addi tional care, most Americans agree their natural teeth are worth protecting.

In fact, a survey commissioned by the American Association of Endodontists found 61% of Americans would prefer a treatment that saves their natural tooth and about 78% would do almost anything to avoid losing one.

Despite this strong preference, many people delay or avoid dental care alto gether. Financial concerns frequently dis rupt dental care, with 60% of survey respondents admitting they’ve put off going to the dentist even when they sus pected something was wrong. However, postponing care can turn a manageable problem into a more serious one.

When facing dental problems, like severe tooth pain or infection, some may consider removing the tooth as a quick fix. Extraction isn’t always the best solution, though, and can have lasting consequences on both oral health and confidence.

“When possible, you should always consider treatments to save your teeth,” said Dr. Craig Noblett, President, American Association of Endodontists.

“You may think, ‘why not have a tooth pulled, especially if no one can see it,’ but you will know your tooth is missing and it will negatively impact your quality of life. Missing teeth can cause other teeth to shift, affecting your ability to properly chew and ruin your smile.”

Another option exists: root canal treatment. While survey data reveals 39% of people are equally concerned about the procedure and losing a natural tooth, 33% worry more about the procedure itself. However, advancements in technology and anesthesia have made root canals –

dental procedures to remove inflamed or infected pulp inside the tooth then clean, fill and seal it – are more comfortable than their reputation suggests, similar to getting a routine filling.

To help maintain your smile for the long-term, consider these tips from Noblett to protect your natural teeth and avoid unnecessary tooth loss:

1. Act immediately when you experience symptoms of swelling or pain. Pain, swelling or sensitivity shouldn’t be ignored. Acting fast is especially critical in urgent situations. For example, fewer than half of Americans (46%) are aware that a knocked-out tooth can often be saved if treated quickly by a dental specialist. Most endodontists can accommodate emergency cases, even on weekends, ensuring you’ll be seen quickly.

2. Choose root canal treatment instead of extraction when possible. No denture, bridge or implant will look, feel and function as well as a natural tooth. In many cases, extraction is more painful than the infection itself and replacing an extracted tooth with an artificial one requires additional dental visits that can quickly add up. On the other hand, a root canal completed by an endodontist is virtually painless and typically requires less follow up. In fact, patients who experience root canals are six times more likely to describe it as painless compared to those who have a tooth extracted.

3. Ask questions about your treatment options. If your dentist recommends tooth extraction, ask whether a root canal is an alternative. A study published in the “Journal of Translational Medicine” sug-

gests that successfully treating tooth infection and inflammation through root canal therapy may support broader health benefits, including improvements in markers related to Blood Sugar and Cholesterol, reducing both the risk of Diabetes and Heart Disease.

4. Look for a specialist if needed. If you’re told root canal is not an option, ask why and request a second opinion. Since endodontists can offer solutions dentists cannot, asking for a referral to a local specialist may allow for more advanced care. You can also use the American Association of Endodontists’ Find an Endodontist search tool to find a practice near you.

diately ready to buy often find themselves thinking more seriously about Electric Vehicles than they expected.

In fact, 46% of respondents said they would be likely to seriously research an EV.

For many Americans, the appeal of an Electric Vehicle goes beyond environmental considerations. Increasingly, the motivation is practical. Drivers are looking for ways to reduce unpredictable fuel expenses, simplify their routines, and gain more control over monthly transportation costs.

One of the biggest advantages of driving an EV is the ability to charge at home. Instead of making weekly stops at a gas station, many EV owners simply plug in their vehicles overnight and wake up to a fully charged battery each morning. For commuters, this can fundamentally change the driving experience.

Rather than monitoring gas prices or planning fuel stops during busy weeks, charging becomes part of a daily routine similar to plugging in a smartphone. For households with access to home charging, the convenience factor can be significant. The financial benefits can also add up over time. While electricity prices vary by region, charging an EV is often less expensive than paying for gasoline, particularly during periods of high fuel costs.

Many utility companies also offer discounted overnight charging rates, allowing drivers to save even more by charging during off-peak hours.

In addition to fuel savings, EVs typically require less routine maintenance than traditional gas-powered vehicles. Because Electric Vehicles do not rely on internal combustion engines, they eliminate the need for oil changes and reduce wear on several mechanical components. Over the life of the vehicle, these savings can become meaningful for drivers looking to lower overall ownership costs.

For drivers with long commutes or families constantly on the move, the idea of reducing both fuel expenses and maintenance appointments can be particularly appealing.

Still, the transition to Electric Vehicles is not without concerns.

According to the survey, charging access and range anxiety remain the top barriers for 28% of potential buyers. Many Americans continue to worry about whether charging stations will be available when needed or whether an EV can comfortably handle long-distance travel.

These concerns are especially common among drivers who have never owned an Electric Vehicle before.

Questions about charging times, battery range, and Infrastructure availability often create hesitation, even among consumers who are otherwise interested in making the switch.

However, charging networks across the country continue to expand, and many

newer EV models now offer significantly longer driving ranges than earlier generations. For many daily commuters, modern EV ranges are more than sufficient for regular driving needs, allowing several days of use between charges depending on mileage and driving habits.

Public charging options are also becoming more common in shopping centers, office buildings, parking garages, hotels, and along major highways. While gasoline stations remain deeply familiar to American drivers, the charging landscape is evolving rapidly as consumer interest grows.

Another factor influencing EV interest is predictability. Gas prices can fluctuate dramatically due to seasonal demand, global events, or supply disruptions, leaving drivers vulnerable to sudden spikes in transportation costs. Electricity costs, while not immune to change, are often viewed as more stable and easier to budget around.

That predictability matters for households already navigating rising costs in other areas of life. For some consumers, switching to an EV represents less about adopting new technology and more about creating consistency in their monthly expenses.

The emotional experience of driving also plays a role. Many first-time EV drivers describe the vehicles as quieter, smoother, and more responsive than they anticipated. Instant torque and simplified drivetrains can create a different kind of driving experience that surprises consum-

ers who originally focused only on fuel savings. As automakers continue introducing new EV models across a wider range of price points and vehicle categories, consumers are finding more options that fit their lifestyles. Compact sedans, SUVs, pickup trucks, and luxury vehicles are all becoming part of the growing electric marketplace.

Still, experts note that the decision to switch remains deeply personal and often gradual. Most consumers do not move directly from frustration at the pump to purchasing an EV overnight. Instead, the process typically begins with awareness.

A high gas bill leads to online research. Research leads to comparisons. Comparisons lead to test drives and conversations. Over time, what once felt unfamiliar can begin feeling increasingly practical.

For many Americans, the shift toward electric vehicles is no longer being driven solely by environmental messaging or future-focused innovation. It is being shaped by everyday experiences and household economics.

The gas pump, once viewed as an unavoidable part of driving, is now becoming a moment of reconsideration.

And for a growing number of consumers, that reconsideration is opening the door to Electric Vehicles.

The Permanent War Government:

Who’s Really Calling The Shots In Washington?

Who is actually running the government?

That is no longer a rhetorical question.

As America’s war with Iran lurches from escalation to ceasefire to renewed threats of military force, Americans are being asked to trust that someone, somewhere, knows what they are doing.

But who?

This is the constitutional crisis hiding in plain sight.

The question is not merely whether Donald Trump is fit to lead. The question is whether any president still leads in any meaningful constitutional sense once the permanent war government gets moving.

The Iran war is merely the latest test case. If the war machine keeps moving even when the public cannot tell who is steering it, then what remains of constitutional government?

This is the nightmare Rod Serling warned about in Seven Days in May.

Released in 1964, Seven Days in May imagined a dramatic military coup: generals plotting in secret to overthrow an unpopular president because they believed they knew better than the American people what was best for the nation.

dents of both parties wage war without meaningful constitutional authorization.

It is the coup that occurs when intelligence agencies spy on the American people and then hide behind national security.

It is the coup that occurs when federal agencies arm themselves like military units.

It is the coup that occurs when local police are transformed into extensions of the military. It is the coup that occurs when whistleblowers are punished, dissenters are surveilled, protesters are treated like ene-

Republicans and Democrats alike have funded the wars, renewed the surveillance powers, armed the police, expanded executive authority, protected intelligence agencies, rewarded defense contractors, and treated the Constitution as an inconvenience whenever fear could be used to silence dissent.

One president abuses power. The next one inherits it. The next one expands it. The next one normalizes it. The next one weaponizes it.

This is how emergency powers become everyday powers.

This is how temporary measures

This is the lesson of our age: the greatest threat to freedom is not always a madman seizing power in a single moment of crisis. Sometimes it is a bureaucracy that never sleeps, a war machine that never stops, a security state that never shrinks, and a political class that never says no.

So what do we do?

We stop allowing the government to turn every crisis into a blank check for more power. And we start insisting, relentlessly, that those who claim to defend the United States must defend it with the tools the Constitution supplies.

The coup is eventually foiled. The republic is saved. The Constitution survives.

At least on screen.

In the real world, the plot has thickened and spread out over decades.

The old fear was that the military might seize power from the civilian government.

The modern reality is that the permanent government does not need to seize power. It already has it.

The coup no longer requires generals in smoke-filled rooms plotting to overthrow the president at midnight. It does not require tanks on Pennsylvania Avenue or soldiers storming the Capitol. It does not even require an official suspension of the Constitution.

All it requires is secrecy, fear, endless war, executive power, emergency declarations, classified intelligence, compliant courts, cowardly legislators, corporate profiteers, militarized police, and a public too distracted, exhausted or frightened to resist.

That coup has been underway for decades.

It is the coup that occurs when Congress surrenders its war powers to the president.

It is the coup that occurs when presi-

mies, and the public is told to trust whatever version of events the government chooses to release.

It is the coup that occurs when unelected bureaucrats, contractors, data brokers, intelligence analysts, defense executives and crisis managers exercise more practical control over government policy than the voters do.

This is how freedom disappears: not all at once, not in one dramatic seizure of power, but incrementally, bureaucratically, profitably and in the name of national security.

Dwight D. Eisenhower warned us about this in 1961.

A five-star general who understood war better than most modern politicians ever will, Eisenhower cautioned Americans to “guard against the acquisition of unwarranted influence, whether sought or unsought, by the military industrial complex.” The danger, he warned, was that “misplaced power” would endanger liberty and democratic processes.

He was right.

The military industrial complex has become one of the most powerful governing forces in America.

This is not a left-right problem.

Both parties built this.

become permanent law.

This is how the president becomes a king in all but name.

And this is how the people become spectators in their own government.

This is exactly where we are.

We have allowed the government to wage war without declarations of war.

We have allowed intelligence agencies to operate behind walls of secrecy.

We have allowed presidents to rule by executive order.

We have allowed Congress to become a spectator.

We have allowed the courts to defer to national security.

We have allowed police to become soldiers.

We have allowed corporations to profit from fear.

We have allowed unelected officials to make decisions that alter the course of the nation.

And then we act surprised when no one seems to know who is actually in charge.

The answer is as obvious as it is disturbing.

The permanent war government is in charge.

This is the coup that does not end.

If the government wants war, make Congress vote on it.

If the government wants surveillance, make it get a warrant.

If the government wants to police dissent, make it answer to the First Amendment.

If the government wants to spend trillions on war, make it explain why the American people are being robbed blind to enrich defense contractors.

If the government wants emergency powers, make it prove the emergency and surrender the powers when the crisis passes.

If the Pentagon wants to run foreign policy, remind it that in a constitutional republic, the military answers to civilian authority, and civilian authority answers to the people.

The permanent war government has given us endless wars, bankrupting debt, militarized police, mass surveillance, constitutional erosion, fear-driven politics, and a republic that increasingly resembles an occupied territory.

If we are to remain free, the war machine must be brought back under constitutional control.

The generals, bureaucrats, contractors, intelligence agencies, police forces and presidents must all be reminded of the same truth: They do not own this country.

As I make clear in my book Battlefield America: The War on the American People and in its fictional counterpart The Erik Blair Diaries, they do not rule us. They work for us.

Glaser in 2020.

Surrounded by lush landscaping, expansive terraces, an Olympic-length lap pool, spa, and dramatic waterfront entertaining spaces, the compound consists of a primary waterfront residence paired with a detached guest residence — both intentionally designed with matching contemporary architecture defined by exposed concrete, Brazilian Ipe wood, soaring 12foot ceilings, elevated finishes, and seamless indoor-outdoor integration. The primary residence, which was designed by Internationally Recognized Architect Kobi Karp and developed by Todd Michael Glaser in 2020, features six bedrooms, six bathrooms, powder room, cabana bath, private office, family room, private bar, smart home technology, private elevator, and a gated covered motor court accommodating more than 10 vehicles. The waterfront primary suite was designed as a private retreat featuring dual dressing rooms, spa-style bath, private terrace, and outdoor shower overlooking the water.

The detached guest residence was ultimately completed in 2025 following the current owner’s 2022 off-market acquisition and redevelopment of the neighboring property, further expanding the compound’s architectural vision while introducing a new level of flexibility and privacy within the Miami Beach market. The residence includes two bedrooms, twoand-a-half bathrooms, full kitchen, waterfront gym, conference lounge, and a dramatic double-height garage, allowing the compound to function as both an ultraprivate residential retreat and a sophisticated hospitality-driven lifestyle environment. “Miami Beach has evolved into one of the world’s most important luxury real estate destinations, and buyers today are searching for properties that deliver privacy, architectural significance, waterfront lifestyle, and turnkey living all within one experience,” said Rodriguez. “Sunset Estates represents a level of scale, land, and compound-style living that is becoming extraordinarily difficult to recreate within Miami Beach’s most exclusive waterfront neighborhoods.”

Located steps from Sunset Harbour and within minutes of the Design District, Downtown Miami, and Miami Beach’s premier dining and cultural destinations, the estate is listed at a moment when demand for trophy waterfront properties across South Florida continues to accelerate, fueled by domestic migration, international wealth, and the city’s growing position as a global luxury capital.

Unlike traditional single-residence estates, Sunset Estates showcases a compound-style concept increasingly sought after in Miami Beach, offering a fully integrated secondary residence designed for extended family, executive operations, wellness, hospitality, or private guest accommodations while maintaining architectural continuity throughout the property. The launch of Sunset Estates further reinforces the continued evolution of Miami Beach’s ultra-luxury market, where buyers increasingly prioritize privacy, security, larger land assemblages, wellness amenities, and properties capable of functioning as fully self-contained lifestyle environments.

“Today’s luxury buyer is no longer simply purchasing a home,” Rodriguez added. “They are purchasing a complete environment — a place designed for entertaining, wellness, privacy, boating, family, and lifestyle. In today’s market, time has become one of the greatest luxuries, and Sunset Estates was created to embody all of those elements at the highest level.”

The Power Of Sharing A Table

How Americans Are Reviving ‘IRL’ Experiences With Drinks, Dinners And Beyond

Feature Impact

Real-world connection has become increasingly rare and if you’ve felt the effects, you’re not alone. After years of digital-first habits becoming the new norm, many people are looking to rediscover face-to-face social interaction –“IRL,” in real life, not from behind a screen. With many Americans now spending less time together than ever before as in-person contact continues to decline, according to data from the Organization for Economic Co-operation and Development, Teremana Tequila is inviting people back to something simple: the table. Rooted in the philosophy of Mana – the brand’s guiding core philosophy and belief that good energy is contagious and the best moments in life happen when people come together – its “Share the Table, Share the Mana” initiative and partnership with Timeleft, a global app that matches strangers into small groups for real-life meetups, is a call for real-world connection. A gradual rebalancing is underway, according to Teremana. In a world where people are more digitally connected yet more personally disconnected, sometimes all it takes is one small gesture, like pulling up a chair and sharing a table to unlock something transformative.

Activity-Based Communities

According to the American Psychiatric Association, 1 in 3 American adults went at least a week in 2024 without feeling genuinely connected. In response, many people are shifting toward connection rooted in shared activities rather than conversation alone. Consider Eventbrite’s 2026 Social Trends Report, which found 58% of people now prefer events where socializing isn’t the primary focus, signaling a growing appetite for in-person gatherings built around common interests and experiences. Recurring events – such as weekly trivia nights or monthly potlucks –reflect this shift toward activity-based connection. With a built-in rhythm and

tial moments like this are on the way. While digital tools remain central to how people connect, they’re increasingly being used to facilitate in-person

attending local events, the reliance on digital tools can be reversed. Proximity lowers barriers like time and distance, increasing the likelihood of repeated In a cocktail shaker, combine the Tequila, the Cucumber Juice, the Lime Juice, the Agave Nectar and two slices of Serrano Pepper; shake them with ice. Hurricane Season Is Here

Well, it is that time of year again and we are all preparing for Hurricane Season. Our City has already held the Emergency Operations Center (EOC) drill. The drill involves a day-long exercise amongst all department heads, City Management, Police and Fire departments. They review every operational need for storm preparations, needs during a storm and post storm recovery. These drills are essential for us to provide services to our community. Over the years, we have continued to redefine operations for all types of storm events. Hurricanes, obviously, involve wind and flooding. For years, I have always told residents that winds are concerning but flooding is what scares me as your mayor. Many homes in Florida are now hardened for windstorms. Flooding is a worse threat. I am sure many of our residents agree and lose sleep over it this time of year. Flooding does not just cause property damage it actually can be deadly. If you are new to South Florida, it is critically important that you visit our website and research what you need know and how to prepare. If you are disabled, we encourage everyone that has Special Needs to pre-register at a Hurricane Shelter. When residents are told to evacuate, they need to heed that call. The minute winds get in excess of 40 miles an hour

everything gets shut down and our Emergency Response Teams are also not going to be on the road. You will literally be on your own. Even after the storm it may be a long time before roads are accessible. There is different evacuation zones and different times to evacuate. For Category 1 and 2 Hurricanes, which is considered plan A, residents east of the Intracoastal waterways are advised to evacuate. For Category 3 and higher Hurricanes, Plan B, all areas east of US -1 is included in the Evacuation Zone. All mobile home residents are required to evacuate no matter what level the storm is. If you are sheltering in place, it is recommended that you have at least three days of nonperishable food and water per person. It is, however, highly recommended to have about 7 days. The rule of thumb is a gallon of water per person per day. For water that does not need to be consumed it is recommended to fill a tub in your bathroom this will assist in being able to flush toilets.

As our City continues to fine tune our response to flooding it is critically important that people realize to not enter any roadway that is flooded. We have set up a plan to deploy barricades on road ways prone to flooding. Obviously driving into a flooded road will put your car at risk but more importantly you and any passenger. Water can rise extremely quickly. If you

get stuck and try to get out of your car there maybe currents that can pull you under. It is extremely important that no one actually goes into a flooded area.

Every year during a flood there is always someone that decides to drive through. Please do not create wakes. If you go into these areas and are found creating wakes and additional damage to people’s property you can be fined.

Hopefully, your home has been secured with Hurricane Shutters or windows. It is a little late now to start getting windows or shutters but please know our Community Redevelopment Agency has implemented a citywide program to help offset the cost of hurricane shutters and windows. You can find out more at: www.COHBCRA.org.

I was happy to see local news stations are starting to address waterproofing homes. We have discussed the sandbag program here in our community. Sandbags, while helpful, are exceedingly difficult to deploy as well as implement at single family homes and businesses. There is new modern technology that will help you if you are in a flood prone area. There are tubes that can be filled with water and reused. There are also solid structures that can dam garages as well as front doors.

As the City we continue to address flooding. Our Flood Master Plan rewrite

Invited To Help Shape The

will be presented to the Commission shortly. This will give us a full blueprint of what needs to be addressed through increased Infrastructure improvements. This plan will be both costly and extensive and will not be able to be rolled out overnight. As your mayor, I have discussed looking for some type of public private partnership to expedite any improvements. We have also discussed a government obligation bond. This type of revenue is critical and establishing a fund to begin work. We continue as well to address costs through grants and federal appropriations. Broward County also is a great resource: https://www.broward.org/ Hurricane/Pages/abouthurricane.aspx. And next week’s article I will review how we are going to move our Stormwater Fee onto the Property Tax Roll. Stormwater is not based on consumption like Water and Sewer. It is directly tied to each property. We are in the process now and shortly all of our users will be receiving vital information to understand this process.

As always, I am available anytime for your questions, concerns, and ideas to make our City a better place on my Phone/Text at: (954) 632-5700. Or you can email me at: jcooper@cohb.org. Please visit me on my Facebook page at: Mayor Joy Cooper. Like! Follow! And share!

The property was intentionally designed to merge privacy, waterfront living, and entertainment into one sophisticated residential experience.

“Today’s luxury buyer is no longer simply purchasing square footage – they are purchasing time, convenience, privacy, and a complete lifestyle experience,” said Rodriguez. “Palazzo Riviera embodies the evolution of the South Florida luxury market, where buyers increasingly prioritize turnkey living, entertainment-focused design, wellness amenities, and the ability to enjoy a resort-style environment from home.”

The listing further reinforces Fort Lauderdale’s continued evolution as one of South Florida’s most competitive luxury waterfront markets, attracting buyers seeking larger properties, waterfront living, tax advantages, and resort-style living outside of Miami Beach.
