Real estate prices in Aventura are going up, along with interest rates, although that won’t stop the surge of cash buyers coming from Brazil for condos in Aventura and Sunny Isles. While there are still thousands of properties available and new condominiums in development, the market is now experiencing a rental shortage. “There is not a lot of lowincome housing in this area,” says realtor Mindy Bloom. “The one bedroom apartments in Hidden Bay Condominium in
Aventura are listed and closing in the mid to high $200’s. It takes at least $400,000 – 500,000 to buy a two bedroom apartment in Aventura today, with prices at new high-end condos over $600,000.” Pre-construction condos are 70-percent sold and some buyers are paying over appraised value for properties, even if financed, and coming up with the difference. “Of course it doesn’t affect people with cash,” says realtor Lisa Mula. “There are still people coming into invest in new
buildings for second and third homes.” “The market picked up in December and January,” says realtor Judy Luck Jordan. “There is a lack of inventory.” Realtor Debbie Finke says that Aventura, with its prime, central waterfront location and numerous community amenities, just doesn’t seem to stop growing. Aventura’s transient population means a mobile market for realtors, with lots of buyers and sellers. “Prices are inching up, not flying up,” says Finke. “The
market is moving, it is better now. We’ve seen up markets and down markets. Currently, we are in more of a natural, normal market. Not a boom or bust. It’s

Emmy-Nominee Kathy Griffin, a rapid fire comedienne, is a native of Chicago. She moved to California and joined the famous “Los Angeles Groundlings’ comedy improvisational troupe, where she began to build her resume, appearing as a guest on series such as ER and Seinfeld. In 1996, Griffin’s dream of playing sidekick on a sitcom came true when she landed the role of Vickie Groener, Brook Shield’s sharptongued colleague, on the NBC show “Suddenly Susan.” She has starred on Bravo with her “Kathy Griffin :My Life on the DList,” which debuted, on Bravo, in August 2005 to rave reviews. The first three seasons were each nominated for an Emmy,

New generation of American workers seek to combine personal and professional interests (BPT) - As college students graduate and begin the job search, their career decisions won’t be driven by the same factors that drove their parents’ decisions. While baby boomers tended to focus on the vertical climb to find job happiness, today’s graduates and professionals want meaningful and challenging work that satisfies them personally. Despite the turbulent economy, 68 percent of working Americans would be willing to take a salary cut to work in a job that allowed them to apply their personal interests to the workplace, a recent survey released by Philips North America found. Almost one quarter of workers would take a pay cut of 25 percent or more. “Today’s professionals expect more from their careers than just a paycheck,” says Tanveer Naseer, a leadership coach who helps companies guide organizational growth and development. “They’re looking for challenge, impact and an employer who is committed to helping them achieve their goals.” This new set of demands from employees is driving change in corporations
throughout America. Philips, for example, which employs 116,000 people globally, is looking for more ways to help its employees apply their personal interests and ideas to their work. “We’ve found that employees want a company that supports and rewards what matters to them personally,” says Dana Stocks, Philips North America Chief Human Resources Officer. “Recognizing our employees are people with real passions leads to better product innovation, ultimately improving people’s lives and the communities they live in.”

The City of Aventura has requested a traffic study from the developer of Village at Island Estates after neighboring condominiums protested the development proposed for the north end of Williams Island. Residents of Hidden Bay Condominium and Aventura Marina Condominium appeared before the Aventura City Commission in June, claiming that the vested rights agreement for the property doesn’t comply with the city’s zoning ordinances. According to Hidden Bay and Aventura Marina, the developer for The Village at Island Estates and the City of Aventura failed to follow statutory rules for obtaining vested rights which could only have been granted and accepted in 1999, not 2005, voiding any such rights granted by Aventura requiring the city to reject any site plan for high rise development. The petitions claim proper zoning only allows single family residences, not what is currently planned. Aventura City Attorney David Wolpin says the proposed development of the north end of Island Estates on Dumbfoundling Bay is governed by a vested rights determination agreement has been on file in the official records of MiamiDade County since 2006 and was issued in accordance with applicable law. north island. “The preliminary site plan application is still under very careful city review by the Community Development Department,” says David Wolpin, attorney for the City of Aventura. “The developer expects the traffic study to be ready in about three weeks and the city’s traffic consultant will review that study. The litigation (filed by the Williams Island Property Owners Association) is still pending.” Several proposals have been offered for the north end of the island, whose website currently says the architectural plans are under modification. Previously, two Mediterranean styled buildings with 148 residences were planned for The Village at Island Estates located on a private island surrounded by Dumbfoundling Bay and the Atlantic Intracoastal Waterway. A private bridge connects The Village located on the north island with the neighboring south island’s exclusive, single-family homes and marina, as well as to the Williams Island residential community on the mainland. Hidden Bay and
Aventura Marina are located on a private peninsula on the end of NE 190th Street behind Founders Park. Most of their residents have sweeping, picturesque views across Dumbfounding Bay and Island Estates, which appear as a little, tropical jungle in the middle of the Intracoastal, panned by the skyscrapers of Williams Island in the background. “No one in our organization objects to this development if it is in accordance with zoning ordinances,” says Peter Murphy of Aventura Marina. “Zoning assures us as to what future development might look like and I depended on that assurance (when I bought). We have concerns from a city planning point of view regarding traffic, safety, evacuation issues and the environmental impact. The last site plan that we saw for this development does not indicate a proper set back from the shoreline, which is 75-feet for a hi-rise. We (Aventura Marina) are not suing at this time nor are we filing any lawsuit at this time. But we would like to be better informed by the city about this, in a proactive manner, not after the fact.”

America’s other drug problem: prescriptions not taken (BPT) - America has a serious drug problem, but it’s not the one you might be thinking about. The problem is not illegal drugs or drug abuse, but rather an alarming percentage of Americans who do not take their prescriptions as instructed. Approximately 125,000 deaths per year in the United States can be attributed to medication non-adherence, according to the National Pharmaceutical Council. The problem of non-adherence is not new, but it is getting a closer look as experts seek to reduce costs and improve the effectiveness and efficiency of our health system. Data suggests that roughly half of the 2 billion prescriptions filled each year in America are not taken correctly. For particularly vulnerable Americans such as the elderly and those suffering from multiple chronic conditions, adherence rates are even worse. Even with such life-threatening diseases such as cancer, patients are non-adherent to medication. The impact of non-adherence, beyond patient outcomes, is a significant source of waste in our healthcare system. Unnecessary medical costs resulting from patients not taking their medication as prescribed, such as ER visits, hospitalizations and extra tests, cost our system over $300 billion annually according to the New England Healthcare Institute. Many factors contribute to poor medication adherence. In some patients, nonadherence is a choice, while in others nonadherence is quite unintentional. For some people, a lack of symptoms, coupled with denial, high out-of-pocket costs or concerns over potential side effects make them less inclined to even fill their prescriptions let alone adhere to medications.

It is estimated that as many as 22 percent of all prescriptions filled are not picked up from the pharmacy. For these patients, better adherence starts at the doctor’s office. Physicians, nurses and other caregivers can help by better educating the patient about the importance of following directions, and by creating a treatment plan that fits patients’ needs and lifestyles. Emphasizing the details on how and why patients should take their medications properly, including details on possible interactions and refill requirements, can be a good first line of defense against the problem of non-adherence. However, experts also agree that a substantial portion of the non-adherence problem is inadvertent. Thank you for your great response to this column. These are a few of some recent questions: I’m not able to manage my apartment or drive my car anymore. Will my long term care insurance cover someone to help me? Your long term care insurance covers personal care needed at home only. That means that your policy states that it will cover a home health aide who can help the insured person shower, dress, prepare light meals, do laundry, and straighten up bathroom and kitchen after using them for the care of the patient. The aide can also shop for the insured. Aides are professionals who have been trained with a required amount of state-approved hours in a legitimate training school to provide safe and efficient care with a degree of ethics. They are aware of the services they are allowed to provide under insurance coverage. Services requested other than the aforementioned needs to be agreed upon via a private arrangement between you and your aide. As an agency, we cannot and do not get involved in these arrangements when insurance is involved. But I don’t need anyone to help me with my shower or getting dressed. I also can put light meals together or pop frozen dinners or restaurant leftovers in the microwave. What I
need is someone to drive me shopping, for errands and to doctor appointments. I also need someone to clean my apartment, because I can’t really do it anymore. So, what can I do? Those are considered private services. Are you sure? • Will you be paying your share of their Federal taxes? We do. Many people are unaware of their responsibility
to IRS when hiring a household employee, or the aide’s legitimate status to work in this country. If you hire privately you are responsible for taxes, checking legal status and overtime pay. Dr. Charlton Adler Heel Pain From Plantar Faciitis Affects 10% Of US Population By Marylynne Newmark, Medical Writer
NORTH MIAMI BEACH - The most common cause of heel pain here in the United States is a condition called plantar fasciitis. Athletes are affected, as well as soldiers, sales people on their feet over long periods of time and those who are overweight. It can affect one foot or both. What is plantar fasciitis? Plantar fascia is the flat band of ligament that connects our heel bones to our toes. The plantar fasciia supports the arches of our feet. If it becomes strained by walking, running or standing for long periods of time, especially on hard surfaces, it can become weak, swollen and irritated, resulting in severe heel pain. People with flat feet or high arches are prone to this condition. Pronation (rolling of the feet inward when walking) is also a predictor of plantar fasciitis. Those with tight Achilles tendons or calf muscles are at risk for this, as well as people who are
overweight, or wear shoes that don’t fit well or are worn out. Pain is usually felt in the heel and foot with the first step out of bed in the morning or after sitting for a long period of time. It is also likely to be felt after standing for a long period of time or when climbing stairs. How is plantar fasciitis diagnosed? After an indepth assessment of your medical history that would include past injuries and illnesses as well as current conditions under treatment, your podiatrist will assess how you stand and walk, where the pain is, what time of day you experience the most pain, and your level of physical activity. He or she may even xray your foot to rule out a stress fracture.

NSAIDS like Advil or other antiinflammatories such as Tylenol or Aspirin may be prescribed to reduce the painful inflammation, or ice applications may help. We may prescribe toe and calf stretches with a towel several times a day. Shoes with a good arch support and/or cushioned soles are definitely recommended. If pain continues after these conservative approaches are employed, splints may be customized for the patient, and in extreme conditions where pain continues for more than six months, surgery may be recommended. A visit to your podiatrist after several weeks of pain would definitely be in order to alleviate your discomfort and avoid long-term damage. Don’t delay. Early intervention can save you a lot of pain.

All travel requires some level of planning, but for seniors taking to the road or sky this summer, a little extra planning can go a long way toward ensuring an enjoyable vacation. Before embarking on your next adventure, consider these tips to make certain you have all your bases covered, from health to happenstance. 1. Keep your health in check: Make sure your doctor checks pre-existing medical conditions before you take extended travels and carefully manage conditions throughout your vacation. Also, pack enough of your medications to last the entire trip and keep them in the original prescription bottles labeled with your name. Keep in mind that sitting for extended periods of time,
