The weather this time of year in southern Florida, is just amazing. Yes sir, for six long months, we were so busy watching the potential storms in every direction to really enjoy the great year-round weather that we have. And, now that the hurricane season is over, we are taking in the unbelievable weather over the holiday season.

Judging by the traffic – and the many sporting events that will take place over this next week – this is the epicenter of what many call the “season.” “I have noticed the difference this past week,” said Aventura resident Kathy Roig-Miller. “I run a catering business and some of the local parties for the holiday picked up greatly – and not just from our local customers, but family gatherings at local hotels as well.”

The second phase of the park construction projects are moving forward at a fast pace By Mayor Joy Cooper Hallandale Beach - The second phase of Hallandale Beach’s park construction projects are moving forward. Last week, the commission reviewed the design concept for Ingalls Park. The main goal is to preserve the beautiful oak trees that grace the park while giving the rest of the area, a much-needed facelift. The building that is in the park will be renovated. Our city conducts meeting in the park and many residents use the park for family and social events. The offices will be removed to make way for a larger meeting room. New bathrooms will be added and the exterior bathroom will be updated. The kitchen area will be remodeled and staff will be looking to add movable partitions to divide the room if needed. The exterior of the building will be updated with new energy efficient windows and sliding doors to connect to a back-patio area overlooking the rest of the park. There will also be a custom metal art overlaid on the front façade that will resemble a tree canopy. Originally, we had discussed adding additional onstreet parking at the south side of the park. After further review of the functionally of the park, all parking will placed up front in an expanded lot. The storage sheds will be removed and all parking will be where public and city vehicles will be stored at the main DPW site. Every tree that can be saved will be preserved and the rest of the park leveled to add a brand new 8-foot walk path around the park. There will be a new bridge built over the lake, a new pagoda and decorative

fencing. There will be a new covered playground area and two picnic pavilions. There will also be a designated covered area with outdoor exercise equipment. Our goal with the GO Bond has been to recreate our parks not only for enjoyment but for safety; This park like all others will have a camera system that will be connected to our police network. We also have emergency call boxes in every park. There will be low level lighting around the trail to ensure visibility after hours when the park is closed. Ingalls park borders single family homes to the east, to ensure the safety of those residents there will be an 8-foot decorative wall. The rest of the park is also being fenced in with decorative fencing. To have safe access to the park for our many southwest residents there will be a pedestrian access gate to the south. Staff will also be looking to increase the size of the sidewalks that border the street to ensure the safety of our school children. I have received many calls about the A1A project. FDOT crews are still installing the platforms along the road for decorative lighting. These are not our contractors, so we are just frustrated with the amount of time it is taking. The project is moving forward and is slated to be done in the spring. After the lighting is completed the sidewalks, will be redone with patterned brick. I have received questions about this as well. I have encouraged residents to drive down to Sunny Isles and view their sidewalks around the causeway. They are the same materials that will be used on ours. Many residents have reached out to me about

Diana Drive. We have had many meetings about this road way and how it will be redone. Originally, we had planned to add sidewalks and repaved. A simple project has now morphed into a mess. After multiple meetings and what we believed to be a final design staff meet with some of the condo presidents along the road. They were told that the trees had to be removed. To say the least, I was shocked and upset. Our goal was to keep the trees and simply reduce the size of the median to accommodate sidewalks. The other goal is to preserve the existing parking. At our workshop meeting, the commission raised our concerns about any changes and the costs. Some commissioners wanted the whole road changed which was never the goal when Beachwalk was approved. While things continue to thrive after a recession that still cuts into the financial plans of so many, there are many changes that face those selling or buying property here in South Florida - once again. Norman & Debbie Tell You The Truth For those who have been searching for answers as to why real estate is not what everyone expected it to be, Norman Raven and Debbie Finke, may have the answers while still searching for all of the solutions. Together, the Raven Team has 76 years of experience in dealing with the market. What both have found out, is that the economy is everchanging, and while some real estate professionals will often tell you what you want to hear, this well respected duo will come clean and give you the facts. “We cannot dance around what is happening,” Finke said. “It’s a waste of everyone’s time, if you do not tell your sellers and buyers what kind of climate we are in. That is the only way that we have been successful and have repeat customers for all of these years.” What Raven and Finke want to get across to their clients and potential clients is that you can still have your dream home, but you have to be able to make concessions. While homes are selling, the condos are not moving as much, and there is a sound reason for that. Being Flexible & Patient Are Key “The key word in this economy is to be flexible,” Finke explained. “If you don’t want to go back and forth for two and three months, there has to be some give and take on both sides. Even with those obstacles standing in the way, we are always finding creative ways to keep our clients satisfied.” Like the end of 2015 and 2016, sellers may not have had the upper hand in this ever-changing real estate market, which continue to favor the buyer, who still have that luxury to continue to sit back and perhaps get that deal that may not have been possible to get a few years ago. “With all of the rules that the lenders are setting down, it makes the seller less confident,” Raven explained. “That’s why Debbie and I still believe that the buyer will have that ad-

vantage - and that they should continue to take full advantage of it.” Market Is Slow Internationally As Well With Raven moving throughout Europe, mostly in Spain, he can see firsthand that the foreign market, which had long been a lifeline to realtors here in this region of Florida, has pretty much dried up. Even South and Central America, two areas that have long made this a destination, are not as free-flowing as they once were. “While this is indeed still a major destination, the rules continue to change,” said Finke, who has been in the business for 31 years. “Less cash, like last year, is being used and more loans are put into play - which comes with many channels to go through and much longer delays.” Good Deals Could Come With A Price Also, like the past few years, a huge obstacle for condo buyers is some of the older properties we are coming up on - or have reached the 40-year period where updates are mandatory - and could stand in the way of completing the deal.

“Things are not easing up on getting a loan approved,” Finke explained. “In those buildings that are older, they have to make sure that there are no pending lawsuits or liens against the property. In addition, are there enough reserves to make those improvements? As I have continued to say to our clients, you better be prepared to wait - in some cases - three months or longer.” You also won’t find many buyers who want to move into a condo and have to go through a year or more of construction, repairs and painting that many are currently going through. In addition, the rising assessment is also a major obstacle. Keeping Their Clients Informed Being successful in real estate is also knowing all about the market, following current trends and staying ahead of the competition. Both Raven and Finke, who have worked together for 20 years, can balance as many clients as they do because they are informed, organized and still have a pulse on each and every condo building or home that is on the market.

Avraham Fried & 8th Day shine at the South Florida Chanukah Festival

By Chaim Lehrer, An overflow crowd, of many many thousands of men, women and children, on three levels of Gulfstream Park and Casino, celebrated the 37th Annual South Florida Chassidic Chanukah Festival Tuesday night, the fourth night of Chanukah, in Hallandale Beach, Florida. hours of Three Chanukah singing and dancing, featuring the King of Jewish music Avraham Fried, and the most popular Jewish singing group 8th Day, brought a nearly four decade Florida tradition to new and ecstatic heights. The weather was stunning, the spirit was pulsating, and the crowd was diverse, united in the joy of the

Chanukah Festival and inspired by the lighting of the 18 foot Menorah, led by Cantor Rabbi Yossi Lebovics. 2,000 children received Chanukah Gelt and other goodies, distributed by students of the Chaya Aydel Seminary. Mayor Josh Levy of Hollywood, Hallandale Beach Vice Mayor Keith London, Rabbi Abraham Korf, head

Shliach of Florida, along with community leaders, were called to light the Menorah. The message of light eliminating darkness, resonated throughout this magical evening, that no one wanted to come to an end. Some five hundred people danced non stop for forty five minutes, in a Simcha that broke all barriers. A tradition since

1980, Rabbi Raphael Tennenhaus, head shliach of South Broward, relayed a Brocha from the Rebbe regarding this Festival, that "it should grow each year as the candles of the Menorah grows each night". And how has it grown! From a project that initially cost $300 in 1980, the World's Largest Annual Chanukah Festival is now a production of mega planning, personnel and money, that is approaching " six digit costs". From all over Dade, Broward and Palm Beach Counties, from throughout the US and and from Canada, some 20 countries around the world, locals and tourists mingled with a revelry that

shined as bright as the magnificent Menorah. UNOS creates a unique collaboration between hundreds of transplant, organ procurement professionals and thousands of volunteers, to help make life-saving organ transplants possible each day. (BPT) - Each day, 144 new names are added to the national organ transplant waiting list - that's about one person every 10 minutes. At any given moment, 120,000 people are waiting for a new organ. Tragically, due to a donor shortage, an av-

erage of 22 people die each day waiting for that organ to arrive. The process for matching donors with recipients is extremely complex. The doctors involved with performing organ transplants need to make fast, critical decisions during an incred-

ibly delicate situation every minute counts and there is no room for error. So how do doctors ensure the right decisions are made for every patient? Thankfully they can rely on the information provided by the nation's organ transplant system. On average, a doctor has just one hour to decide if the organ from a potential donor can be utilized for transplant. Once that decision is made, and an organ is extracted, the doctor typically has anywhere from 4 hours to 48 hours to perform the transplant. Clearly, the speed of information availability is critical to the process. The United Network for Organ Sharing (UNOS) is the private, non-profit organization that manages the na-

tion's organ transplant system under contract with the federal government. In doing so, UNOS brings together hundreds of transplant and organ procurement professionals and thousands of volunteers. This unique collaboration helps make life-saving organ transplants possible each day. The UNOS system serves as the model for transplant systems around the world. With the help of cutting-edge big data integration software from a company called Talend, UNOS is helping health care professionals look into the success statistics of organs they previously declined, helping to improve their process and selection criteria for future patients. "Data is key to the success of modern busi-

nesses, and organ transplants are no different, although the stakes are quite literally a matter of life and death," says Alex Tulchinsky, chief technology officer with UNOS. "With Talend, we are able to ingest and integrate data from various sources more easily, and reduce our processing time from 18 hours to just three or four hours. This, in turn, helps UNOS deliver more timely data related to previous organ offers, which enable the transplant community to review recent organ acceptance decisions and outcomes." To improve the success rate of organ transplants, hospitals and doctors accessing the UNOS system can see all transplants they've performed over the last three months. This his-

torical view enables them to assess the outcome of organs they did not accept and analyze why they turned them down, how the organs may have been successfully used by other centers, and whether or not they should modify their selection criteria in the future as a result. Today, the UNOS model is being used for transplant systems around the world. By turning to solutions like Talend, UNOS is helping doctors and transplant centers nationwide make more timely, informed decisions, which may translate into additional saved lives. Almost 31,000 transplants were performed last year in the United States and each day of this holiday season, more than 85 people will be given a second chance at life.
