It might be natural to assume that the task of transforming a mediterranean revival house into the hip miami modern home envisioned by a young couple would rest at the more challenging end of the spectrum, especially if the project had to be finalized in just six months. And though some aspirations are more easily realized than others, for the principal Ivonne Ronderos, such absolutes would not be entertained.

The treads of this once boxed-in stairwell feature turned woodwork and decorative newel posts manufactured by Bella Stairs. The cantilevered stair hemmed in glass are contemporary counterpoints to the sculptures, the wooden one an anitque from Tibet and the stone oval used in rain mills in India. 48



“The couple was moving to Miami from Mexico within a six-month time frame, and we were asked to create their dream home by the time they arrived,” proclaims Ivonne Ronderos owner of DKOR Interiors. They brought us images they’d pulled from magazines to articulate their style. An airy modernity, ample light from unmasked windows and a clear relationship to natural surroundings were obvious themes.

The couple’s wish list included interiors that would handle three rambunctious sons under 10 years of age while excluding sophistication; a home that would make a large sit-down dinners a pleasure; and lush surroundings that would complement the usdated residence. Taking spaces filled with traditional architectual elements and darkhues, including deep-toned flooring in many of the rooms, and making them amiable

to modernism wasn’t an easy task, but Ivonne Ronderos and her team, forged onward under the unforgiving deadline. First on on list was the melding of the former living and dining rooms into one space, creating the illuminated, open feel the homeowners craved.


The Jesse bed from Arravanti, wrapped in luxurious TheadCount bedding. anchors the master bedroom; its softness is echoed by the silvery tones in the Lilypads Creations rug. The alternating wall panels behind the bed form a soft but commanding accent.



The open weave of the Inmood barstools and Flos pendants, designed by Patricia Urquiola, are airy elements in the light-filled kitchen. Frosted and lacquered cabinet fronts by Mia Cucina attract even more light while the pert hue of the shapely Panton chairs add whimsy.

A Terzani chandelier in the dining room drapes organically over the Minotti table and Ligne Roset chairs.


In the family room, the Swan Italy sofa from Arravanti is a roomy place to lounge. The Niels Bendtsen coffee table from AllModern gleams a top the sumptuous rug from Designers Guild.


The number of professionals it took to accomplish the home’s madcap transformation was stagging. Home builders Joey Newman had two full teams working around the clock to ensure the project would be completed by the owners’ arrival. “I look back and still don’t know how we did it,” declares Joey. “We had a day crew and a night crew in place for the duration of the renovation”Joey adds, “It felt rather like going through a hurricane! Paloma Teppa and Yair Marcoschamer were tapped by the design team to introduce interior floral and plant elements, and to implement the landscaping. They worked with landscape designer Alex Rodriquez to envision the exterior gardens. “Instead of small gestures we chose broad strokes with our planting,” Rodriquez explains, noting his nod towards the modernist-inspired design scheme and the couple’s desire for lowmaintenace, verdant landscape.

Every detail was in place before the new homeowners crossed the threshold the mindful result, says the wife, is wonderful manifestation of modern elegance. And she isn’t shy about admitting how thrilled they are with the outcome. “I opened the door and started to cry!” She says. “There wasn’t one thing I disapproved of; I call that a dream!”

Lord Designs present their recently completed project in Rotterdam, The Netherlands About the Project After re-designing one of the client’s residences here in Marbella, we were delighted to be commissioned to design their penthouse in Rotterdam, Holland. Although we are based in Marbella, we have commissioned projects all over Europe. When the project was initially handed over to us, it was a vast empty space. A blank canvas is a perfect starting point for a designer.

Lord Designs were lucky enough to be appointed at an early stage meaning we were able to provide expert knowledge into the overall design features. With exquisite attention to detail, we started with the ceilings, redesigning them in order to create clever lighting effects using LED strip lights on dimmers. Lighting is a crucial aspect of any project. “Ceiling designs are often overlooked but it is the attention to every detail that makes the end result that extra special.”

We produced a tailor made kitchen design that looks perfect for the space as well as being functional. The contemporary bathrooms were purpose built with clever custom designed storage and floating fixtures. All wardrobes were custom designed, as we wanted these to be a feature as well as essential pieces. The whole space is finished with solid oak flooring to add warmth to the sharp lacquered furnishings.

“It’s not about finding the perfect match, it’s about finding the perfect contrast” The Design Located on the 22nd floor, offering sweeping panoramic views of the city, the large floor to ceiling windows in every room from the open plan living space to the large airy bedroom suites, affords superb views of the entire city of Rotterdam. Once inside the residence a neutral colour pallet of soft taupe, crisp white, and intense contrasting black , creates a calming & timeless feel. Splashes of colour are introduced by carefully chosen artworks from the playful French Artist Francoise Nelly. These pieces add a sense of fun to the room. The luxurious décor throughout the apartment creates a sense of “home”. The main living area boasts two large feature walls with textured animal skin wallpaper to add depth & interest to the room plus an oversized Indian silk carpet, to soften the high lacquer of the hard furnishings. The clever lighting solutions continue in the Kitchen area where we implemented lower LED colour changing lights under the floating island unit. The Dining Area was brought to life by ethnic printed, upholstered dining chairs. These add an exotic feel and warmth to the clean lined kitchen. With meticulous attention right down to the finishing touches, metallic accessories were carefully positioned to catch the eye. Swarovski crystal incrusted candles add romance.

What makes this project Special? The project was made to measure, with the majority of hard & soft furnishings personally designed specifically for the client. Our skilled carpenter handmade the large high gloss dining table, bedside tables & console tables. The custom made upholstered coffee tables & elaborate oversized headboards are the work of our talented upholsterer. We were able to comply with the client’s brief of using unique customised pieces as Lord Designs are not limited to standard commercially available furniture. Geoffrey Bradfield Known for his daring, yet elegant, designs. While he follows modern trends and contemporary art, he makes use of fine antiques even as he stresses the importance of both luxury and comfort in his structures, thus creating a functional opulence. rom William Zeckendorf’s work with I.M. Pei and Minoru Yamaski in the 1960s and ’70s to his grandsons’ projects with the likes of KPF and, most notably, Robert A.M. Stern, who created both the brand new 15 Central Park West and the newly renovated 18 Gramercy Park South, the Zeckendorfs have a thing for high design. Add to that now 50 UN Plaza, a 44-story condo tower on the East Side that will be Lord Norman Foster’s first residential commission in the United States. Mr. Foster is well known for his work on the Hearst Tower, World Trade Center Tower 2 and the new Sperrone Westwater Gallery on the Bowery, as well as a new commission for 425 Park Avenue for L&L Holdings.

With this latest commission, he cements his place as an all-around architectural power in the city. Arthur and William Lie Zeckendorf, real estate scions like few others, will break ground on the project at 345 East 46th Street, on the corner of First Avenue. The location will afford the project prime river views, as well as a prominent place on the skyline right between the United Nations headquarters and the Trump World Tower.

Turtle Bay, which was once the stomping ground of TV personalities, actors, and writers, including Johnny Carson, Katharine Hepburn, and E. B. White, hasn’t really drawn celebrity A-listers for years. Developers, too, have gone elsewhere, perhaps turned off by the streetside commotion that results whenever the UN’s General Assembly convenes at the end of summer. On a recent afternoon in Dag Hammarskjold Plaza, just steps from 50 UN’s windows, protesters with megaphones yelled at passing diplomats.

The project, which shows a glassy building of in the high-tech vein for which Foster + Partners is best known. More demure than buildings like Hearst or the so-called Gerkin in London, 50 UN Plaza seems to strike the proper balance of brash understatement.

But the Zeckendorfs are likely to have invested in soundproofing, brokers say. “Knowing them, there are probably few details that have gone unconsidered,” adds Forbes, who has sold units in Zeckendorf developments since the 1990s.

Those Zecekendorf brothers sure do love their star architects.

Despite its issues, Turtle Bay hasn’t totally been passed over by builders. In 2001, Donald Trump completed his Trump World Tower, a condo that stands a block away at 845 First Avenue. Derek Jeter, among other celebrities, has lived there. Already, the building, which at 72 stories is taller than 50 UN, is benefiting from the excitement about its neighbor’s arrival, says Ali Jafri, a broker with Douglas Elliman who sells there. A 12th-floor onebedroom listed in early September at $1.595 million, or $1,818 a square foot, is currently closing, amid renovations, and at its asking price, which suggests the area’s market has strength, he says. Ranging from one to 14 bedrooms (in the triplex penthouse), the building’s 88 units seem priced below their other projects,

though high for the area. Indeed, the smallest two-bedroom, at about 1,130 square feet, will start at $2.5 million, or about $2,200 per square foot, but the The Zeckendorfs will ask $100 million for the top penthouse The 15,597-square-foot triplex at the Norman Foster-designed building with 14 bedrooms and 13 full bathrooms. The building, which sits a 10-minute walk from the nearest subway stop, will be car-friendly: There will also be a parking space for each home, reports say, and a wide driveway sheltered by a canopy. The development of 50 UN Plaza is expected to cost $500 million to build, with completion by the end of 2014. If it is even close to the success of 15 Central Park West, which sold $2 million worth of units when it first came on the market (and is worth probably twice that now given a gangbuster market for resales in the famed building), then the Zeckendorfs and their partners should have no problem making an easy return on their investment here.

For the Zeckendorfs, 50 UN marks an unusual full circle. Their paternal grandfather, William, once owned the land under the UN; also, Trygve Lie, the UN’s first secretary general, from 1946 to 1952, was their maternal grandfather. The top floor layout is comprised of two bedrooms with baths and open lounge areas. The main floor consists of a master bedroom with integrated seating and a master bath. Also included is a gourmet kitchen with adjacent wine cellar, a formal dining area, a library lounge, a bar, private office space, a living room with flat screen television, a half bathroom and several discrete seating areas where one can enjoy the different views of the undersea world. Of course the layout can be structured to the client’s requirements and the details here are only proposed for illustrative purposes. There is basically 340 m2 of design freedom.

Construction & Installation Your H2OME is built by U.S. Submarine Structures in components at our yard. We also produce the acrylic panels to our specifications by post-processing thermoforming and annealing. We then transport all components to a floating drydock for assembly and testing. The interior is ordered from a supplier specializing in 5-star hotel interiors and superyacht interiors. This Dubai-based firm fits and assembles the interior components and then packs them in containers and ships the components to us where they do the installation. The completed structure is floated off the drydock and is then picked up by a semi-submersible heavy lift ship which transports the H2OME to the site. Previously piles have been driven into the sea floor and the H2OME is floated into place, keyed to the piles and then ballasted for a slow descent toward the sea floor where it is then bolted to the piling. The piling tops are cut off and the umbilical cables run to the access pier and connected. In this way, your undersea residence is available for your use only 48 hours after delivery.

Seascaping We can work with our clients to create a fabulous coral garden area replete with living hard and soft corals, a wide assortment of invertebrates and a myriad profusion of brilliant tropical fish. We work with Dr. Jean Jaubert, recently the Director of Oceanographic Museum in Monaco and a world leader in coral propagation. Your H2OME comes complete with push-button fish feeders so that you and your guests can feed the fish as well as underwater lights to light up the sea floor for a limited period of time each evening. ndrea and her team at Ambience have just arrived from Belgium, where they have completed a fabulous new interior for one of their recurring clients, after having furnished her home in Spain. Andrea tells us about her experience: The idea behind the décor was to portray our beautiful client and her feminine energy of youth, elegance and power.

Her only wish was that we create a classy and elegant interior for the lounge, dining area and the bedrooms and then for the bar area and billiard room something more funky and vibrant! She wanted us to include every single detail and accessory… For youth our colour of choice was vibrant yellow! For power we chose metals such as brass, touches of gold and champagne silver and for a

feminine touch we chose splashes of mauves, purples and pinks with more pastel tones. I cannot decide which room was the funnest to design, to be honest, because each had it’s own special something about it and we tried to give the various spaces their own character, keeping a harmonious design throughout. In the lounge we opted for a spectacular painterly wallpaper, and gave attention

to detail with the hand-sewn piping on the sofa and the armchairs’ shape and fabrics. We chose Bocci pendant lights and made sure to get extra clear glass for the coffee table to avoid green tints. We kept the dining room fresh and crisp, in white and accentuated it with brass accent tones found on the chairs studs and the fabulous feature cabinet.

For the study, we chose a Julian Chichester desk combined with a silver and yellow Louis XVI style armchair, shagpile chairs called “Cutie” by Munna and a beautiful mirror. In the games room we wanted to create a laid back atmosphere, using fun features such as the silver skull lamps and purple cloth on the pool table. Nonetheless, lavish luxury is what we were also after in terms of comfort, so

we chose materials that were plush and soft to the touch. We wanted to mix textures and patterns, so we chose a velvety lilac for the upholstery of the deep sofa, leaving gold as the accent tone on the dragon print scatter cushions as well as on the series of star-shaped tables. The bar area features a cognac tone leather sofa fronted by a square set of solid wood tree stumps to give an organic feel.

We chose a flaky silver-tone industrial wallpaper for the backdrop and curvy deep velvet armchairs for contrast. As the feature light, we chose a midcentury style chandelier in brass & perforated steel by Delightfull and a striking Elle Magazine cover artwork, for expression on the walls.

In the master bedroom, we chose a voluptuous Chesterfield bed by Arketipo upholstered in metallic velvet. The side chair has a special tassel fringe and elegant pleats on the back. A special TV unit was made to disguise the radiator. In bedroom 2, the contrast of the white shiny classical wallpaper and artwork and

the solid look of the custom made wenge side tables give the room a balanced and timeless look. In the third bedroom a dramatically high headboard fills the wall and is flanked by two stunning hanging lights by Hamilton Conte. The lacquered white bedside tables’ sides have a lazer-cut design that was specially designed for them.

NEWS Bath Ladder, an informal and flexible piece of furniture made for storing towels and accessories in the bathroom - clothes in the bedroom - or scarves and coats in the hallway. It’s easy to move around the house and the leather strap at the top (meant to fix the ladder to the wall) almost makes it look like an oversized suitcase, that you can lift and take everywhere. Towel Bar and Toilet Roll Holder are designed in the same simple and recognizable style. They are rounded and soft in expression, while still being visually strong, iconic and masculine. The illusion of the floating band of the wall provides a strong graphic expression, without being too dominating, and the matte surface also provides a sensual tactility to the products. As our last newcomer this year, we have: Wiper.

Kasper Rønn from Norm Architects explains: “With Wiper we really focused on finding the point where there was nothing more we could possibly add or subtract, to make it a better product. It was a bit of a test to see just how simple it could be made”. The result is a wiper, easy to grip and use, and easily maintained as it’s fully covered in silicone and without any joints. The cord in the top allows you to hang it in the shower or on a little hook, to add a clean graphical expression on your bathroom wall. Jonas Bjerre-Poulsen: “As a designer it’s always tempting to think outside the box and try to work your designs into other areas of people’s lives, without losing the existing design aesthetic. With this year’s new additions to the Bath series we’ve slowly expanded into the hallway and the bedroom.

OAK ORCHARD There is often a stigma attached to wood floors that are finished with a natural pigmented coating. In the past manufacturers used solvent based oils and lacquers and applied it on too thickly which resulted in the floor looking very orange and a bit plastic. Thanks to water-based products we are now able to achieve beautiful blonde colour tones that look and feel natural. A product like Oak Orchard is a classic look that will sit effortlessly in any interior. GREY FRENCH OAK This floor is the perfect option for busy families. The reason for this is because it has a matt lacquered finish, which makes it look natural and it has an anti scratch coat on it, great for kids and pets! The wide boards at 220mm are contemporary in design and the dark grey colour makes this floor look elegant and because of the hard wearing finish it’s great for dinner parties and high traffic. NORTH AMERICAN WALNUT Walnut is a bit like Marmite. You either love and embrace it’s natural variation with tones of reddish brown and blondes streaks or you don’t. Douglas Fir is a softwood and so that means that it will need an ongoing maintenance regime to keep it looking it’s best. OAK CHEVRONS The Chevron pattern is an easy way to pull new and old designs together. Chevrons are available in various sizes, grades and colours. No matter what specification you choose, Chevrons instantly add glamour to an interior. PARQUET DE VERSAILLES These are wood panels that come in different designs and sizes. They are usually at the high-end of hardwood flooring because of the labour and skill involved in producing these panels by hand. They have a more traditional feel about them which can be easily paired with a contemporary colour and finish to give a modern twist. The greatest example of this flooring can be seen in the Palace de Versailles. OAK BRENDON BRUSHED By taking this mid range product and applying a heavy brush to the material, it has been given a whole new aspect to this floor. The brushed effect accentuates the grains on the floor and gives a lot more texture to the product. Often when flooring is finished with just stain, it can look a little ‘flat’. By brushing the wood, it lifts the entire grain and makes the floor natural and beautiful.

OAK HAMPSTEAD GREY Products from the Hampstead range are surface planed. This means that the boards are randomly turned against the sanding machine to create machining marks on the boards. This creates a board that has great texture. To add to this industrial look the boards have cracks and partially filled knots. The end result is a floor that looks natural and individual.

RECLAIMED FLOORING The fun behind reclaimed hardwood, is that there is always a story attached to it. You can usually trace you floor back to where it came from. It could be from an old department store, a railway station waiting room or even a old school hall. Reclaimed flooring comes already distressed and aged and that adds even more to the beauty. You are not just restricted to Oak, there are normally a few different species to choose from. Reclaimed wood normally has great long lengths too. OAK TRIBECA This product is very unique in the fact that its colour and finish are achieved without using any chemicals. The unfinished wood is treated for two weeks in extreme weather conditions, such as exposure to rain and then exposure to heat. The same conditions as an exposed beam would be. This creates a floor high in variation with it’s own individual characteristics. In order to protect the floor two coats of Eco Oil is applied.

1 One Hyde Park, London Average price per square foot: $9,906 Penthouse: $227 million The signature development of the Candy brothers, One Hyde Park, though not a skyscraper, is probably London’s most hotly-discussed residential building, according to Wealth-X. The building’s interior designer  Candy & Candy says the penthouse sold for $227 million, while other reports have suggested the actual price was lower. Christian Candy is listed as an owner, along with Qatari financial backer Sheik Hamad bin Jassim bin Jaber Al Thani. Amenities include a golf-simulator, private cinema and squash court. Roger Stirk Harbour + Partners provided the architectural design, and Mandarin Oriental Hotel group runs the concierge.



2 432 Park Avenue, New York Average price per square foot: $6,742 Penthouse: $95 million A Midtown Manhattan neighbor of One57, 432 Park Avenue is the brainchild of property tycoon Harry Macklowe. It was designed by architect Rafael Viñoly, with interiors byDeborah Berke. Due for completion in 2015, it will be the second tallest residential building in New York. The residents-only restaurant is designed by  Bentel & Bentel, and will have an adjacent outdoor terrace above 57th street to accommodate 300 guests. The penthouse will have six bedrooms, seven bathrooms and a library. Other amenities include a wine cellar, a 75-foot indoor swimming pool and a spa and fitness center.

3 One 57, New York Average price per square foot: $6,000 Penthouse: $90 million

Rising 1,004 feet over Midtown Manhattan on 57th Street, this development is the tallest residential building in New York. Developed by Gary Barnett’s Extell, it claims to be a vertical billionaire’s row. There are 95 condos with amenities that include a yoga studio, an arts-and-crafts atelier room and a pet grooming room.

French Pritzker Prize-winning architect Christian de Portzamparc envisioned the project, while Thomas Juul-Hansen did the interiors. The flagship Park Hyatt New York and its health club and spa at the base of the building will open this summer, designed by interior designers Yabu Pushelburg.

4 South Bank Tower, London Average price per square foot: $3,300 Penthouse: $90 million

South Bank Tower was originally a 30-story structure designed by Sir Richard Seifert in 1972. Developer CIT recently acquired the building, and brought in  Kohn Pedersen Fox Associates to redesign it, with interior design from Johnson Naylor. They have transformed the building into a 41-story offering of 191 luxury apartments and office space. Due for completion in 2015, the building is on the River Thames, and overlooks the London Eye and the city beyond. The penthouse will be a triplex with two roof terraces.

5 Tour Odéon, Monaco Average price per square foot: $8,900 Top apartment: $65.7 million At more than 550 feet, Tour Odéon will be the tallest building in Monaco, overlooking the entire principality and the Mediterranean sea. The double tower, due for completion in the next few weeks, includes 70 luxury apartments with floorto-ceiling windows. ArchitectAlexandre Giraldi  and Monegasque family-run developer Groupe Marzocco collaborated on the creation of the landmark, bringing in designer Alberto Pinto  for the interiors and  Jean Mus  to create the gardens. The 35,500 square feet “Sky Penthouse” will occupy the top five floors of the building. Although the price of the penthouse has yet to be revealed, reports put it as high as $387 million, which would make it the most expensive apartment in the world.

6 Opus Hong Kong, Hong Kong Average price per square foot: $10,740 Top published price: $58.6 million Pritzker-winning Canadian architect Frank Gehry  designed the 12-story Opus development, his first residential project in Asia. Located at the exclusive 53 Stubbs Road on the Peak, the building’s eighth floor apartment has already broken records as the most expensive ever sold in the city. Amenities include rainwater recycling for irrigation and electric car charge systems. However, the project has been temporarily derailed by the Hong Kong administration’s property-cooling measures introduced last year, including strict requirements on sales of first-hand property. For now, Opus is available only to rent.


56 Leonard, New York Average price per square foot: $6,000 Penthouse: $47 million This Herzog & de Meuron-designed tower in Tribeca is almost entirely made from cantilevered glass, offering city views through floor-to ceiling windows. The penthouse is under contract for $47 million, making it one of the most expensive residences ever to be sold in downtown Manhattan. 8 Clermont Residence, Singapore Average price per square foot:  $2,360 Penthouse: $47 million Clermont Residence is perched atop the 951-foot-high Tanjong Pagar Centre, Singapore’s tallest building.  Skidmore, Owings and Merrill designed the building, which is due for completion in 2016. There will be 180 apartments, including the 14,500-square-foot penthouse with its own private elevator. Residents of the Peck Seah Street building will be able to step out into Singapore’s prestigious Central Business District. The project is being run by  Guocoland, the developer owned by Malaysian billionaire Quek Leng Chan.

9 One Thousand Museum Condos, Miami Average price per square foot: $1,100 Penthouse: $45 million Designed by Pritzker Prize-winning IraqiBritish architect Zaha Hadid, this building at 1000 Biscayne Boulevard is billed as “creating a six star lifestyle.” Amenities include two floors of wellness and spa facilities, a sunbathing terrace overlooking the Miami skyline and a private helipad. All the interior spaces have customized “building scenting,” with perfumes designed by olfactory consultants  12.29. Developed by Gregg Covin and Louis Birdman, the building is due to be completed in 2018. 286


10 One Madison, New York Average price per square foot:  $5,000 Penthouse: $43 million Located on East 23rd Street in Manhattan, this slim 60-story glass tower already has some celebrity residents, including Tom Brady and Giselle Bündchen. Soon, they’ll be bumping in to Rupert Murdoch, who spent $57 million buying the top four floors of the building after he combined the triplex penthouse and the apartment below. One Madison has 53 units with amenities such as an indoor pool with marble walls and butler service.

recent report released by Savills shows that ski properties have increasingly in demand amongst wealthy investors with both viewings and transactions up by 200% in January and February of this year compared to that of 2013. Here we take a look at some of the Prime Ski Resorts:

Switzerland Switzerland’s position outside the EU cements is appeal as a safe haven for wealth and as such resorts carry a price premium. In the case of Verbier, values can reach €22,400 per sqm or 80% more than the average. It’s therefore no surprise that five Swiss resorts, Gstaad, St Moritz, Zermatt, Verbier and Crans Montana, appear in the Savills Top 10 Ultra-Prime Resorts Index.


The family friendly resort of Saas Fee stands out as offering a long season with good quality snow but with comparatively lower priced property at averages of between €4,000 and €8,000 per sqm. Jeremy Rollason, comments, “Verbier and The Four Valleys remains ever popular and is the destination of choice for many international buyers. Supply restrictions with the new Lex Weber law (limiting the number of second homes to no more than 20% of the total) will begin to bite in the next one to two years, once existing supply is absorbed. Upwards price pressure in the leading Swiss resorts is inevitable, although there are still deals in the resale market for those that shop around.“

For buyers seeking value, Bad Gastein and Zell am See offer lower priced property and average ski conditions, although the latter boasts a particularly strong summer season. The resort of Ischgl, the Ibiza of the alps, is highlighted as one to watch. Prices here are under €4,000 per sqm.

All eyes will be on Meribel next year as it takes the global stage and plays host to the World Ski Cup finals. Prices here range from €8,000 per sqm to €19,000 per sqm and there is room for growth as its profile increases.
