Great homes by great builders In the following pages, you can read about all the Bay of Plenty entries in the Registered Master Builders 2011 House of the Year and Registered Master Builders Commercial Projects Awards, in association with PlaceMakers for the Bay of Plenty region. Cast your eyes over the smart workmanship and stunning designs, while reading about all the different projects – from renovations and modernisations, to architecturally-designed executive homes and even the work behind Papamoa College.

How the competition works The competition is structured on two levels – regional and national. Gold, silver and bronze award winners are determined using a pointsbased system.

Gold = 90 per cent or more of the points available.

Silver = 82.5 per cent or more of the points available.

The top residential and commercial gold award winners become national finalists, announced in early September. The competition culminates with national category and supreme award winners being announced at a gala dinner at Auckland on Saturday November 19.

This year’s categories and how they’re judged PlaceMakers Renovation Awards These awards are open to all renovations and restorations and include three price categories: Up to $250,000; $250,000-$500,000; and more than $500,000.

When judging renovations, consideration is given to workmanship and creation or retention of character; integration into an existing home and workmanship of the renovation – as well as design, functionality and style.

New Home Awards These awards recognise excellence in building and workmanship and are open to all new homes built within the last two years. They are judged within price brackets, with judges considering workmanship, design, functionality and style to determine winners. This year’s New Home categories include the Department of Building and Housing New Homes under $250,000; New Homes $250,000-$350,000; $350,000-$450,000; $450,000-$600,000; $600,000-$1million; $1million-$2million; and New Homes more than $2million.

Sustainable Building Awards These awards recognise excellence in sustainable building and are open to all entries in the new homes or renovation categories. Judges assess these homes against sustainability criteria of: water use; energy efficiency; indoor living; and sustainable building practice. Quality affordable homes The Department of Building and Housing is once again sponsoring the House of the Year Awards’ New Homes Under $250,000 The Department encourages the development of good quality affordable housing which is well designed for modern living. The renovation has modernised the apartment – bringing the interiors up to today’s style, providing a livable, attractive home that is in keeping with the gorgeous 180 degree views from the ocean to the bay seen from the iconic Mount high-rise building.

A dramatic arrival is achieved with the entry’s stunning French-style black lacquered doors with beveled glass inserts rising to full height, which is set off against the dark-stained oak flooring. A floor to ceiling mirrored wall creates a sense that the entry is double its actual size.

In commencing this renovation the interior was completely stripped back and all unnecessary and dated embellishments removed wherever possible.

The interior designer opted for a clean pared-down look whilst working with the client’s eclectic heirloom furniture and art pieces.

The kitchen, bathroom and ensuite areas were fully replaced with modern, contemporary fittings in a style to suitably harmonise with the client’s collection. The entire

transformation of the apartment – from the modernisation and creation of space to the rich drama of the colour palette and soft furnishings – centered on this key requirement. The end result is a deep sense of elegance and classic warmth.

Existing bedroom spaces were made sufficiently larger with the removal of an internal glazed wall between both of the bedrooms and the conservatory style space surrounding both sides of the apartment.

New full height sliders were installed for privacy to the bedrooms, however, these still allow for an abundance of natural light to filter through whilst not competing for space when open.

An increased sense of height and space was created throughout by replacing existing doors, archways and scotia with full-height doors. Further space was created with the removal of small walls in the bathroom-toilet areas. Downsizing the kitchen pillars and leveling all ceilings and floors enhanced the sense of a modern living space.

The French connection flows through into the chic new kitchen with its black masculine ‘Parisian’ design. The interior draws on other elements throughout the house – with black lacquered cabinetry and dark-stained oak flooring (linking with the entry),

a colour palette from adjacent spaces, together with honed Carerra marble for the bench-tops and splash backs.

The master bathroom was stripped back then recreated with a simple, timeless feel.

From dark oak in the entry, the flooring is broken by an inlay of dark chocolate marble, before giving way to two-toned floor to ceiling tiling.

This clean design is set off by a custom vanity in vitreous china, black iron and polished chrome, with white painted shutters completing the interior ambience. bathroom before

Renovation revives ridge home This 1970s home on a premier Tauranga ridge has been modernised by Stuart Wood who first enlarged the northern deck 10 years ago.

This was followed by a bathroom makeover. A great relationship developed with the owners along with their dream to do the site justice with a major rebuild.

Home Builders BOP have recently finished breathing new life into this home with quality and function to perform well for many future decades. Jason Benton from Matrixx Architects was instructed to be practical, incorporate the owner’s wish list and provide some wow factor.

On arrival, visitors are immediately impressed by the design, ample parking and two double cedar garage doors.

Your gaze is taken skyward by gleaming weatherboards, sturdy brick columns and

an intriguing roof sloping in all directions playing tricks on your mind.

A cantilevered cedar canopy shelters the over-height entry glazing and door where your arrival has been monitored. A proud smile from the owners welcomes you to an entry of sweeping glass and stainless balustrade, a vertical rock face and sheer walls surround a massive centre chandelier.

From the entry you ascend a few softly lit stairs to the three original bedrooms, modernised bathroom, laundry and toilet. Up a few more stairs to the largely untouched kitchen, dining and living areas, all with great city and harbour views – and Stuart’s first deck extension still performing well.

Another half dozen stairs and the curved landing has you trying to fathom the cedar clad ceiling, which is actually curved both ways, as is the ply substrate and roofing membrane. Stuart says building it provided a challenge and eventually heaps of satisfaction for the tradesmen involved.

A sunken private theatre with 1.8 metre

sub woofers built into the walls ‘rocks the house’ in a way Cantabrians would prefer. C Bus home automation has the house future proofed with lighting, sound and property observation programmable globally from a laptop if desired.

A luxurious master suite complete with heat pump, views you never tire of, and an ingenious tiled shower and ensuite, take prime position.

With new cladding, roofing, insulation, joinery, services, interior linings and doors only a modified foundation, frame and the kitchen remain. While a new build is more economic for some homes, in this case the rebuild saved considerable cost and did not compromise the outcome.

Masterpiece captures coast With awe-inspiring views from the prominent Minden property, the client’s brief was for a home of fitting luxury and quality that maximized the view.

From White Island around to the Coromandel, the gorgeous view mesmerizes the eye.

The site struck an immediate chord with the owners when they inspected it during a visit from England. Thoughts on maybe shifting out to New Zealand one day quickly crystallized into a plan.

The owners wanted a registered master builder for the job – someone who would work alongside his gang, directly project managing the job. When Colin McMillan arrived wearing his shorts after a hard day’s work and with his big calloused builder’s hands – they instantly knew he would be very hands-on.

A year on since shifting in, the owners continue to praise Colin and his team at Colmac Construction for the great job on the 477sqm home with 412sqm decks.

Designed in a ‘V’ form by architectural

designer Robin Baillie, the east-facing wing combines an open living-kitchen-dining space.

The west-facing wing comprises three guest rooms – each decorated in its own theme (Japanese, aquatic, musical) with fitting luxurious ensuite and boasting a unique view. The north-facing ends of both wings have a semicircular design, with the spanning windows offering a 180 degree view.

The V’s base is an open entryway that flows into the living wing or down a staircase to the lower level, then out to the pool area. On the ground floor a TV-den area straddles both sides of the stairs – soaking up the all-day sun.

Two tiers of windows look straight onto the view, with a doorway leading straight out to the pool and outdoor entertaining area.

Entering the home, the visitor is immediately struck by the sprawling view. The main door is a work of art itself with its large koru carved in the Totara to symbolise new beginnings.

The motif is repeated with smaller carvings on main internal doors.

The dark tones of the polished Black Tawa floors contrast with the caramel marble in the adjoining and entry zone. The wooden flooring is complemented by the kitchen’s Macrocarpa benches.

From the entryway, stairs wind up to the top level. The master bedroom, with its tiled balcony, is a magical retreat with spectacular views. Leading off the bedroom is the luxurious ensuite complete with large walk-in robes.

A stunner with extra magic This three-storeyed beachfront home in the heart of Mount Maunganui is ‘one in a million’ with its numerous custom-made elements.

Architectural designer Brendon Gordon – who led the project’s design process from initial discussions to completion – believes the best description for the property is ‘bespoke’.

Virtually every element is custom-made – tailored specifically to the beachfront site by a dedicated team of consultants and craftsmen.

The list of items which were tailored specifically or hand-fitted to the design runs to almost half a page – ranging from the hand-welded and folded zinc cladding to the custom-designed wine cellar, sound system and LED lighting.

The client’s brief was to create a house to be lived in that could easily cope with large get-togethers of family or friends, along with comfortable private spaces. It was to be a beach house with some ‘extra magic’. This is precisely what Kevin Garrity and his building team at Edinbridge Resources have given them – with plenty of extra magic.

Coming into the driveway, you are struck instantly by the clean contemporary lines that are balanced by a warm, natural palette. This is no stark minimalist space without a heart. The choice of materials, colours, fitting

and furnishing all combine to give personality – showing it as a lived-in family home with a depth of character behind its pretty face.

When you drive through the sliding entry gate you notice the large oval design in the concrete tiles. Then your eyes are struck by the stunning sandstone pillars that appear to stop just below the cantilevered living room space above – giving the impression the room is floating. This gap is accentuated by up-lighting. Vertical and horizontal lines accent the exterior walls, complemented by matching louvres.

The Gosford sandstone from Sydney used in the pillars was incorporated throughout the house. It is also used in the exterior pavers and the stonewall that bisects the home with a repeating square grid, flowing from the driveway to the beachfront face of the house.

Kevin says he enjoyed sourcing special materials from overseas such as the sandstone and unique self-closing doors from Italy.

From entering the front door, a corridor can take you along to the ground floor’s dedicated media room, living room with kitchenette or guest bedrooms and bathrooms. The ground floor spills out to a covered deck at the beachfront end of the property. The deck is a popular entertaining zone with its sandstone fireplace, wood-fired pizza oven and barbecue. It is a perfect spot for enjoying a snack and glass of rosé while listening to continued...

It is a big house, covering 526sqm in total – including a 75sqm garage. On top of that, there is another 86sqm of outdoor decks – before we start counting ground floor decks, patio or the pool area. In total, the spacious home has five bedrooms, four bathrooms and four living areas.

The use of matai flooring throughout helps give the house a natural feel. The choice of

matai also extends to the joinery and the beautifully detailed and constructed master bedroom dressing room suite.

In keeping with the coastal environment, Tigerrock porcelain tiles have been chosen in sand colour, while extra attention was given to minimise cladding corrosion risks. The upper storeys had zinc cladding hand-welded and folded to fit perfectly with no exposed fixings.

From one family to another, builder Kevin is delighted with the project. He is pleased to have helped create a gorgeous oasis for his client’s family. But he is also delighted that, in a way, it has been his own personal family project – with eldest son Samuel making the wine room and his younger brother Tom, 24, the project foreman.

“It’s been nice for us all to have been

involved – and it is a great achievement for Tom in his role as foreman being in charge of the gang,” says Kevin.

He says the project involved many members in his ‘business family’ too – the other tradesmen, suppliers and professionals he likes to work with. Among those was award-winning architectural designer Brendon Gordon, who Kevin has worked with on many projects along with his team of many dedicated subcontractors.

Kevin thanked his office manager Sherri Spencer who ran a transparent costing process, ensuring the client had a tight handle on costs with regular reports.

He would also like to thank the tradesmen and sub tradesmen for a superb result they should all be proud of.

Hawkins Construction Ltd New college build sets new record A consortium specialising in new projects for the Ministry of Education completed the construction of Papamoa College in record time.

Comprised of Hawkins Construction Ltd as the main contractor, Buller George Turkington as the consulting engineers, and ASC Architects, the consortium proved its capability by designing and building the Year 7-13 college in only 18 months.

Because the site’s ground conditions could be prone to liquefaction in an earthquake, they sunk 6m timber piles, encasing them in concrete pads at ground level. Together they will share the load in the case of an earthquake – the pads carry the normal vertical load while the piles resist the horizontal loading, giving it the ability to withstand a one in 1000 year event.

Shaped like an inverted ‘Y’, the two-storey structure has two adjacent single-storey buildings – a gymnasium and theatre. At the centre of the ‘Y’ is the bridge that connects the wings via an elevated walkway. The structure has been future-proofed for a projected roll growth from 660 to 1100 when the site’s ‘Y’ structure grows into an ‘X’.

Hawkins’ project manager John Overton says the project’s completion two weeks ahead of schedule was partly due to the enthusiasm and commitment of the 98 percent locallysourced sub-contractors.

John says the sub-contractors went above and beyond the call of duty – something he believes was due to them being mostly local and taking “real Tauranga pride in their work, making this school project outstanding”.

Supporting the main kitchen is a kitchen extension area – with a deep practical Mercer sink, a wine fridge, storage for platters and other difficult items and a large preparation area. When not in use, this extension area is concealed behind a cavity slider.

The open-plan kitchen and dining space offers a relaxing casual area. Linking off this space is the separate lounge for more formal occasions. Both areas boast beautiful, elegant interior design with a quality finish. They are inspirational lofty room spaces with all the elements of luxury – gas fires, surround sound and entertainment systems, with easy indooroutdoor flow.

Energy efficiency has been a priority throughout – incorporating an HRV air quality filtering system, energy-saving lamps, pink batts for insulation and double-glazed windows.
