Forgiven – so forgive in like measure Ephesians 4:32 says we are to "forgive one another, as God in Christ forgave you". Literally, forgive one another just as, even as, or in like manner, as God in Christ forgave you. Our reason or motive for forgiving others is we are recipients of forgiveness. We have been forgiven much, not because of anything of our own merit, but because Christ was the perfect sacrifice for sin. As recipients of forgiveness, who have been forgiven much, we have no right whatsoever to withhold forgiveness from those who have offended or hurt us. The text above says "as God in Christ forgave you" which is past tense because God has already forgiven us in Christ – if we have been genuinely born again through genuine repentance and faith in Christ. Colossians 2:13–14 says "And you, who were dead in your trespasses and the uncircumcision of your flesh, God made alive together with him, having forgiven us all our trespasses, by cancelling the record of debt that stood against us with its legal demands. This He set aside, nailing it to the cross". If we come to salvation in Christ through genuine repentance, we are forgiven every sin that we committed before we were born again. Even though our sin was
red as scarlet, Jesus paid the price and in Him we are made white as snow. The blood of Jesus doesn’t cover our sin – it washes it away. God removes that sin as far as the east is from the west and He calls it to remembrance no more. Therefore, we are to forgive and forget, because we are to "forgive one another, as God in Christ forgave you". Isaiah 53:5–6 says of Jesus: "But He was pierced for our transgressions; He was crushed for our iniquities; upon Him was the chastisement that brought us peace, and with His wounds we are healed. All we like sheep have gone astray; we have turned everyone to his own way; and the Lord has laid on Him the iniquity of us all". That’s how we are forgiven. God Himself took our sin and placed it on His Son. Our sin was punished in Christ so in Christ we might be forgiven. If God has done that for us, how can we choose to refuse forgiveness towards anyone else? We have no right to do so. By Peter Whitcombe, Jesus First Church

It is comparatively easy for buyers to fall into the trap of non-committal. Especially if they inspect a wide range of property types and locations. You may become scared of signing on the dotted line. Fearful that the next house may be better than the one you just saw that seemed perfect, but was it? Funny how rooms shrink and decor deteriorates in the deep of the night. My suggestion is to make a list of those things that are a must for you. For example, number one on a family’s list perhaps it is a particular school zone. For an older person it may be proximity to a bus route or shops. Price is pretty important to most of us too. Then work your way through what are desirable but not critical elements of your next home. Things such as: view, garden, single level, construction (albeit this is often top of the list today), number of bedrooms etc. Then you will reach a picture of where compromise may sit against budget constraints. This will assist both you and your patient real estate agent, most of who are paid on a commission basis, and will appreciate your filtered search criteria. Strangely after establishing a contract most of us relax after the initial (overnight) period of buyer’s remorse and then excitement and anticipation build. You start to see yourself in your new home – perhaps renovating or changing colour schemes – and it is a heady

rush of packing and preparations for our move. And by golly there is still plenty to do. Change insurance, notify friends and relatives (even the IRD seems keen to know). And darn the bills seem to follow you. New power and phone. Schools and medical centres perhaps. Our sales people are in place to help guide you through the process and to make it as easy and low stress as possible. Now, as this is often a highly-charged emotional time, this is not always an easy task. Multiple offers are a common phenomenon in a market short of listings. Each company will have their own format and guidelines to follow in this event. It becomes like a mini tender where you are encouraged to put your best offer forward to place yourself in the most attractive position to the vendor. Not everyone can succeed. Please don’t take it out on your agent if you are not the lucky one. You control the purse strings and outline what you can and can’t do. And please note – the minimum deposit percentage will increase from 1 October 2013. First home buyers, this may well affect you. Get talking to your sales agent now. The internet provides
a good start point for many. Then follow up by establishing a rapport with an agent who can provide background knowledge for you. Teamwork – when you see the right one, deep breath and go for it.
