Yes ‘We want to sell for less’ How often have I heard that? Well actually never. Everyone wants to maximise their sale price- but not everyone helps their agent to achieve this for them.

It is really important in the current market where buyers are choosy to present your home well. Yes that does mean a little work and I will present some useful clues. Firstly de-clutter! No, don’t

just shove it all into a hall cupboard. Invariably your prospective buyer will choose that cupboard to open. Buyers need to picture themselves at home here. Not in a comfortable laid back on the couch, remote and beer in hand feet up on the coffee table and the TV blaring way. They are looking for the complete “homely feel” with them and their family in it. They want to picture themselves and approve all rooms (even if that means in their mind, refurbishing). So step one: get the kids to return home and reclaim their junk! Store some in boxes stacked away in the shed, garage or off site if you are a serious collector! Perhaps sell some on Trademe or give it to an op-shop. And while you are de-cluttering remove or reduce the number of those very personal photos. And for you and your agents peace of mind remove any very valuable artefacts. Store out of sight the nudes or any memorabilia that may offend! You don’t want to put up barriers and create reasons for people not to buy when something as simple as de-cluttering can make such a profound and positive impact. Generally it is not even expensive- it just takes a little time and effort. When you are on the market your buyer may call your agent to request an appointment to view at any time. Try to be ready for this - as sales people we too need to be reactive and make their new home choice as easy a process as possible. By Kirsty Walker

The power of age Exposed before the almighty God Most Western Bay churches have their pews packed with them, and church leaders this week learned how to make the most of this “hidden treasure”. Fresh Horizons co-organiser Donald Hegan says there had been a great response from the 80 participants taking part in this week’s conference that focused on the theme of ‘Unleashing the Power of Age’. “It was very informative and inspiring, with everyone getting a lot out of the talks on how to keep the growing number of ‘second half of lifers’ actively involved in ministry.” Donald, the St Paul’s Presbyterian Church minister, says with the aging population it is critical to keep older members of the community active and engaged – both for their own benefit but also to benefit from their experience. He says the conference’s theme was chosen to help churches find ways to encourage their aging parishioners to keep active in the church or broader community. Donald says a conference on a similar theme will be held next year which he hopes will attract more people. Speakers covered topics from leadership development to maintaining great couple relationships, the benefits of missionary work, positive ageing, planning for retirement and how senior and younger generations benefit by working together on projects. Keynote speaker was Reverend Dr Richard Gentzler, from the US, who spoke about ageing and older adult ministries.

I feel sorry for celebrities hounded by the press. Whether its non-flattering photos or dishy stories, some media look to ‘dig the dirt’ on the stars to sell their magazines.

It’s one thing for God to know everything; that’s just what God does. But it’s quite another thing for God to know me. He has searched me like a computer virus checker and He knows me completely. He knows my selfish thoughts and self-centred desires. He knows all about my laziness, vanity and pride, as well as the evil I would wish on others. He knows enough about me to have me shot down in flames. I am totally exposed before the Almighty, Allknowing God… and yet, He still loves me. In the hands of the general public this knowledge about me would be devastating news, but in the hands of Jesus there is no threat. He knows me and loves me all the same. There’s a reason they call this good news.

The threat of being exposed across tomorrow’s newspaper must add an edge of fear and vulnerability to these prisoners of their own popularity. But there’s a greater threat than this, and it’s not just aimed at the rich and famous. In Psalm139 David made a scary admission: “You have searched me, Lord, and you know me. You know when I sit and when I rise; you perceive my thoughts from afar. You discern my going out and my lying down; you are familiar with all my ways.”
