PREPARING YOUR HOME

TO SELL

Good preparation ensures your photographer can focus their time and effort on capturing the best photos for the property. This guide is designed to help you through the process of staging a property for photography.

GENERAL AREAS

• Clean the entire house and remove clutter (Vacuum, mop, clean all countertops, and wash the windows)

• Keep all lights and lamps on. Be sure to turn on undercabinet lights and other decorative lights.

• Replace all burned out light bulbs.

• Light bulbs should be the same color. Keep ceiling fans OFF for the duration of the photoshoot

• Televisions and computer screens should be OFF for the duration of the shoot

Open all blinds and window coverings (unless there is an undesirable view)

• Shutters should be open to expose the maximum amount of window but should not be drawn up completely

• If your property has views that can be seen from the interior, be sure to clean all windows and remove screens if possible.

• Remove as many personal and family photographs as possible

Remove small rugs to show flooring

FRONT EXTERIOR

• Close garage doors

Remove cars from driveways and front curb Tidy landscaping and remove clutter (Cut, mow, rake, hide toys, etc.)

• Remove empty planters

• Remove hoses

Place trash cans inside the garage or shed

BACK EXTERIOR

• Clean and sweep the patio

• Straighten and clean outdoor furniture

• Remove or replace faded outdoor cushions

WILL WE SAVE THE COMMISSION BY SELLING IT OURSELVES?

The greater Salt Lake market today has over 7,000 homes for sale and last month only 882 sold, and 97% are listed and sold by real estate agents. Giving For Sale by Owners a 2-3% chance of selling a property. Also, in a study done over the last three years by the NAR (National Association of Realtors) it was determined that the average seller will end up selling their property for 14% less than one where professional representation and exposure exists.

CAN WE LIST OUR PROPERTY HIGHER AND COME DOWN LATER IF IT DOESN’T SELL?

It makes sense at first thought to list high and leave room for negotiating, however, this creates problems in getting the home sold. Most buyers won’t even bother looking at the properties that are priced too high. When we price the property right, you have the chance for multiple offers versus not having any offers or opportunities to negotiate.

CAN WE LIST FOR ONLY IS IT BETTER TO USE A FRIEND IN THE BUSINESS?

In today’s market almost everyone knows one or two people that in are in real estate. The question you need to ask yourself is, are you selling the house to do a favor to your friend or truly looking for an aggressive agent that will net you top dollar for your home? WHAT DO YOU DO TO SELL HOMES?

There are two types of agents in real estate today: Passive and Active. I am an active agent, meaning when you sign the contract I immediately get to work marketing your property and creating maximum exposure for your home. I have found that a motivated homeowner wants an agent that will work actively and aggressively to get their home sold. WILL YOU CUT YOUR COMMISSION?

No… can I tell you why that makes me nervous if another agent has agreed to this? If an agent isn’t strong enough to stand up to you during their negotiations regarding their own worth and value, how strong can they possibly be defending you and the value and price of your home during future negotiations?
