Chrissy Ortega,
Rosenberg’s 2023 Woman of the Year and her company,
I won’t front that when I was first brought in to cover the vast expansive Fort Bend County just about four years ago and told that it also involved a monthly business publication, I was a little wary. I had never been big into the business scene, whether it was at home in Katy, in college in the Hill Country, or anywhere else.
But that’s changed over the last few years, because as I have covered an increasing number of businesses over the last few years and become more plugged in to that side of the county. And one thing has become clear – exploring what they contribute to the community and how they came to be is fascinating and intriguing, and warms my heart in many cases.
Of course every business owner wants to make money. And especially after the economic hardships encountered during and coming out of the height of the COVID-pandemic, that sentiment was driven home even more as they strived to recoup some of what was lost.
But I’ve always been more of an impact person. What kind of tangible impact can a business or entity have on a community that goes beyond whatever product they’re selling? Because that’s really what it’s all about to me. Anybody can sell a product. But the ones that stand out, at least in my eyes, are the ones who go above and beyond to help in ways big and small.
Service can take the form of many things. It can be a charitable donation, hosting a food drive or blood drive or something in that vein. But it can also manifest itself through small acts, like holding the door for a customer or simply striking up a conversation so that they’re more than just a merchant selling product.
Those are the types of things I have always made special note of when I’m eating or shopping somewhere. And those are the types of places Fort Bend County has in abundance. So I feel incredibly blessed to work covering this bustling county, and its businesses are a pretty big reason why.
A longtime family-owned Sugar Land steak and seafood staple has closed its doors after two decades serving customers in Fort Bend County.
On March 26, Veritas Steak and Seafood owner Kevin Rios announced on Facebook that he is closing the restaurant after 20 years, saying its closing marked “the end of an era.”
For more than 20 years, Rios said on Facebook that the success of the restaurant was thanks not only to the customers, but also to his parents Mario and Maggie, who have helped him run the restaurant. He has been in the restaurant industry for nearly three decades, but said it was the right time to close the restaurant.
“I have been so blessed to have met so many wonderful people. Some of my best friends today came because of my love of the restaurant and service industry,” he wrote. “…. I will miss the everyday grind and meeting new people on a daily basis but the time has come for me to hang my hat up.”
Rios went on to thank many other family members as well as the customers for supporting the restaurant during his two decades of service in the Sugar Land and Fort Bend County community.
“I love you all and I am blessed beyond means with my son Drake, my family and all of my friends who have been there for me,” he wrote. “…. You know who you are and I can’t thank you enough.”

Like everyone, you may have a lot of financial goals. But are they all of equal importance? Probably not. And do they share a similar timeline? Again, it’s unlikely.
So, your first step may be to prioritize your goals — and then follow a process that can help you achieve them.
This process should include the following steps:
• Identify your goals as “must have” or “nice to have.” Making sure you can retire comfortably and won’t outlive your resources is a “must have” goal. For this goal, you can’t compromise — you need to be certain of achieving it, or at least as certain as possible. But if you want to someday own a vacation home by the beach, and you can’t ever quite afford it, you might find an acceptable substitute, such as renting. So, it seems fair to say that achieving this goal would be “nice to have.”
• Prioritize your investment dollars. Unless you have unlimited sums to invest — and very few of us have that luxury — you’ll probably need to prioritize where your investment dollars are going. For your main “must have” goal — retirement — you’ll be helped by the ability to automatically invest through your 401(k) or other employer-sponsored retirement plan. If you’re on track toward this goal, and you budget carefully and potentially receive salary increases over the years, you may also find space to keep contributing toward the “nice to have” goals.
• Put “price tags” on your goals. You need to know what your goals will cost. Of course, you may need to estimate the costs for some goals
based on different factors. For example, when you think about your goal of retiring comfortably without outliving your money, you’ll need to consider some key questions, including these: When do you want to retire? What sort of retirement lifestyle do you envision?
Do you see yourself downsizing your living arrangements? For other goals, though, such as purchasing a vacation home, you could get more specific on how much money you’ll need.
• Follow an appropriate strategy. The nature of your goals, and their estimated cost, along with your appetite for risk, should drive your investment strategy — but another key factor is time. So, for a long-term goal like retirement, you’ll likely need a reasonable amount of quality growth-oriented investments in your portfolio.
While these investments — such as stocks and stock-based mutual funds — will fluctuate in value over shorter periods of time, your hope is
that, over several decades, they will ultimately provide the growth you need to meet your retirement goal. However, to achieve a goal you want to meet in a year or so — perhaps you’re paying for a wedding or planning a long vacation — you may want to consider more stable investments, such as certificates of deposit (CDs), short-term bonds or even cash or cash equivalents. They may not provide much in the way of growth, but you can essentially count on them to provide the amount you need when you need it. You’ll need to regularly review the performance of your investment strategy for each goal to assess your progress.
Achieving any goals — whether they’re “must have” or “nice to have” — can be challenging. But by identifying and prioritizing these goals, following an appropriate strategy to meet them, and consistently reviewing your approach, you can help yourself get to where you want to go.

A new cocktail bar and golf simulator has opened its doors to the Sugar Land community for those seeking another unique option for a night out.
On March 31, The Perfect Round bar and indoor golf simulator opened its doors at 18730 University Blvd. in Sugar Land, according to a post on the bar’s Instagram page. It is the third location in the Houston area and second spot in Fort Bend County, joining a previously-opened location at 6619 West Cross Creek Bend in Fulshear.
According to its website, The Perfect Round offers customers a
chance to sip custom cocktails while either kicking back or renting a golf simulator bay with simulations ranging “from tour pro to beginner.”
Bays start at $20-45 from 10 a.m. to 4 p.m. depending on the day, according to the website, and from $30-55 from 4 p.m. until closing time.
The Perfect Round is open from 10 a.m.-10 p.m. Monday through Thursday, according to the website, and from 10-1 a.m. on Friday and Saturday.

First Colony Mall's Lifestyle Center could soon be the home of a full-scale bar and grill if Sugar Land City Council next week approves an "overlay district" that would allow for such establishments.
The Planning and Zoning Commission on Tuesday unanimously approved recommending that the Council vote to approve the district, which would be the first such entity in the city but is modeled after one in Farmer's Branch, a suburban community near Dallas.
Currently, establishments that earn more than 50 percent of their income from the sale of alcohol are not allowed by the regulations at First Colony Mall. The Lifestyle Center is the large open retail area adjacent to the full mall structure.
City staff explained that Brookfield Properties, which owns and operates the mall, has an opportunity to lease the space now occupied by Breaker's Korean BBQ to Little Woodrow's, a sports bar company that operates at many locations across the greater Houston area.
In the plan presented by Brookfield, the new establishment would include a beer garden that would extend about one-third of the way into the existing greenspace that is used for movie showings and other family-oriented events. Staff told the commission members that the beer garden would have a fence or other barrier as required by Texas Alcoholic Beverage Commission regulations.
The proposed bar would also be more than 200 feet away from the nearest residences, another requirement.
Chuck Charlton of Charlton Auto Body in Stafford understands customers and treats them like family.
The foundation for the success of Charlton Auto Body has always been focused on the customer, and it’s been that way for three generations.
“My grandfather, E.C. Charlton, moved to Stafford in 1950, and opened up the business in 1951, and later named the company Charlton’s Garage and Auto Sales. In 1970 my dad, Johnny Mack, took over the company. When he retired in 1982, I took over,” Charlton said.
Chuck kept the same phone number and business name, and built “Charlton Auto Body into what it is today.”
It’s been 24 years in a very active auto business focusing on collision and insurance work.
“If you wreck your car, that’s the kinda work we do – fix any damage. We’ve repaired them clear up to the value of the cars, so we’ve seen it all. And we work on all vehicles,” he said.
As a successful small businessman in Stafford, Charlton is firmly established in the industry, yet has no plans for expanding the business.
“I like to keep the business small so I can keep an eye on all aspects of the company,” he said.
Charlton is candid about car tips after a collision.
“Number one, insurance companies try and get you to go to shops that work for them. I tell everybody you don’t have to work with shops that work with insurance companies. Most are so big, and they don’t have the hands-on experience we have here at Charlton’s. I tell people you have the right to choose the body shop of your choice. We have a great customer data base and a lot of customers, and most of our work is word of mouth,” he said.
He stays away from cars during the weekend, but talks to customers over the phone if they need him. After discussing any damage issues, Charlton said, “I really don’t recommend customers take the car to the storage lot. Tow it to the house and I’ll get it out the next morning.”
Not a tinkerer of cars in his spare time, Charlton does like his trips to Mexico. It’s one of his favorite fast vacation getaways.
“We can get there in two hours,” he said.
He’s happy to note that customer satisfaction is the key to success of the family business of Charlton’s Auto Body.
“Our customers are not just a name and a number here, you know. We become friends with them, too,” he said.
“Bring your car to Charlton’s. Where you’re treated as family and not just another customer,” he said.

According to news release from NewQuest Properties, Phoenix-based EoS Fitness is planning to open 50 clubs in the Houston metro and Dallas/ Fort Worth area in the next five years. According to the release, EoS Fitness’ springboard into Greater Houston is its acquisition of Texans Fit, a locally based chain with five locations, two of which are located in NewQuest-owned developments – the Shops at Katy Reserve in Katy and Brazos Town Center in Rosenberg.
Its rebranding is actively taking place, NewQuest said, increasing EoS Fitness’ footprint to 75 clubs in Arizona, Florida, Nevada, Southern California, Texas and Utah.
Available amenities at the clubs will include a wide variety of group fitness and cycle classes, according to the release. The 30-year fixed mortgage rate has been bouncing between 6% and 7% this year. If you’ve been on the fence about whether to buy a home or not, it’s helpful to know exactly how a 1%, or even a 0.5%, mortgage rate shift affects your purchasing power.
The chart below helps show the general relationship between mortgage rates and a typical monthly mortgage payment: Even a 0.5% change can have a big impact on your monthly payment. And since rates have been moving between 6% and 7% for a while now, you can see how it impacts your purchasing power as rates go down.
You may be tempted to put your homebuying plans on hold in hopes that rates will fall. But that can be risky. No one knows for sure where rates will go from here, and trying to time them for your benefit is tough. Lisa Sturtevant, Housing Economist at Bright MLS, explains:
“It is typically a fool’s errand for a homebuyer to try to time rates in this market . . . But volatility in mortgage rates right now can have a real impact on buyers’ monthly payments.”
That’s why it’s critical to lean on your expert real estate advisors to explore your mortgage options, understand what impacts mortgage rates, and plan your homebuying budget around today’s volatility. They’ll also be able to offer advice tailored to your specific situation and goals, so you have what you need to make an informed decision.
