Cebu Landmasters launches Mesaverte Residences in CDO

More or less three years of meticulous search, homegrown developer Cebu Landmasters Inc. launched in Cagayan de Oro its first project outside their base.

Introduced during the grand launch held last November 6, Mesaverte Residences is a community composed of three mid-rise condominiums soon to stand in the middle of CDO metropolis.

CLI Chief Operating Officer Jose Franco Soberano admitted that it took them years to decide on this project. “We waited patiently and this opportunity, this beautiful 8,700 square meter property was presented to us.”

Mesaverte Residences will be built in the prime neighbourhood between Corrales and Osmeña Extension, parallel and in-between Claro M. Recto Avenue and Capitol University.

It is near to mall, hospitals and universities such as Gaisano City Mall, Centrio Ayala Mall, Northern Mindanao Medical Center, Mindanao University of Science and Technoloy and Limketkai Center.

CEO and Chairman of the Board Jose Soberano III said that this location exactly fits the elements of perfection that their company sees as an ideal place for a residential

condominium. He also said that they painstakingly put an effort to make sure of the preparation. In the selection, they went through processes and come up with the best team possible who make perfect the ideal balance of the location and desired combination of the project.

Mesaverte Residences will be built in two phases. Phase 1 comprises the first two buildings that would house the clubhouse and amenity areas, slated to be completed in 2018. Each building would have 15 floors and 252 units, having four corner units with balcony. Each also has 18 residential units per floor with three 1-bedroom units and 15 studio units in an average area of 20 square meters.

Further, condo buyers could have an option to combine two or more units to expand

and create a more comfortable space.

For Phase 2, the third building is planned for 294 units while the whole cluster is allocated with 239 parking lots.

The amenities for this CDO project include separate adult and kiddie swimming pools with a sunken pool deck. Airconditioned function rooms and fitness gym will contain the clubhouse as well. Moreover, there would be also basketball court, jogging paths and children’s playground, and a retail arcade will then be built at the main entrance. These amenities and the Mesaverte Residences, in entirety, are set to provide an ideal venue for neighbourhood building, family-bonding and healthy-living.

Further, Soberano reported that in just two months before the launching, their team started breaking the ground and with the pre-selling, targeting young professionals, start-up families, and investors. As of the launching date, 180 out of 504 units have been sold already.

He also remarked that residents will be well taken care of even after the condo is built, through their personalized

management.

“We are confident that we will deliver a product that few, the quality-conscious market in Cagayan de Oro truly deserves, and it does not end there, personalized service means extension with the best manner in terms of turnover of

the product... We will continue to property-manage it,” he added. In 30 months or less, CLI will establish their own property management team for the maintenance and up-keep of the condo.

The CEO also proudly said that yes, they are home-grown

developer and they know that they are faced by the challenges of the industry, but they have competed very well through working on their edge in terms of personal service, having a hardworking team and extending service for the benefit of the buyers and investors.

Just don’t panic and be safe

BY this point in time, everyone must have heard about big tragedies that hit several countries around the world.

It scored thousands of lives lost while undetermined numbers were reported missing or severely injured.

It pains us all to hear about them, but there is nothing we can do but praise God for sparing our country from such disasters. To think about it, our government does not offer so much of assistance whenever things go wild.

We should be aware though that the Philippines is prone to major catastrophes as its history reveals. We had so many earthquakes, typhoons, volcanic eruptions, fires, floods, rebellion, vehicular accidents and the like that caused us grave misery and tears. There were moments when, with pains in my heart, I described our country as the world capital of the worst tragedies. Or perhaps next to Japan, which suffered the effects of an atomic bomb during World War II. Crying although, is a natural treatment for sad emotions and heartbreaks,

is not a cure to avoid ugly events. Natural disasters are beyond our control and no one ever has won against them.

But Filipinos are used to such gesture as it battled so much of major events that fell to us. Many years ago when I was a student in Manila, I lived along Avenida Rizal when a strong earthquake struck in the middle of the night. I nearly fell from my bed and utterly lost track of what was happening. Hours later, I learned that a high rise tower apartment nearby went down, killing a lot of people. We were surprised because the building where I stayed was so old, but

it withstood the rigors of a major earthquake. This only showed that my time on earth has not matured to the last moment and I survived until today.

I hope I am wrong, but quietly I expect a major catastrophe in our country.

It can be anything but it will claim lives and properties.

I am praying so hard not because of anything but I have a lot of relatives and friends in the place and besides Manilans have formed part of my life having lived there for quite sometime.

Still fresh in my minds are the memories that refuse to die. At times I think of Plaza Miranda where I ate two balut eggs for dinner after school.

I imagine the streets of Manila where I drove a taxicab to augment my income. I am so proud of all these things and I never panicked for my sacrifices.

As it is now, I just hope nothing takes place and forever will not. Every time I hear of big bad news reports from the Philippines, my heart beats faster than usual and it gives me so much pain. I have been away from

my country for more than twenty years, but still my soul belongs to the Filipinos.

In the USA, I was driving my car when an earthquake hit northern California. I thought I had a flat tire as the vehicle was shaking and dancing the “chacha” so I went out of the lanes and stopped by the side of the freeway. Motorists passing by shouted at me it was an earthquake.

I sincerely urge my kababayans to be prepared all the time when a major disaster strikes, God forbids. Things like these are less expected when it comes the reason why people are injured. Just don’t panic and think where to escape safely.

The power of the mind is just terrific and keep it rolling as you use it intelligently. Never forget to ask for guidance from the Divine Providence every moment of your life.

No one is above the Almighty God or an island and entire unto himself. Many people perish during tragedies because they run wild and do not know where to go. Like a boy scout motto, always be prepared.

-oooAQUINO GOV’T PERSECUTING CHRISTIAN SCHOOLS: So, one would think that the government, particularly the Aquino government, should be doing all it can to help these Christian schools to thrive and to succeed in their operations,

correct? The answer should of course be a resounding “yes”. Unfortunately, however, the education officials of the Aquino government are doing the reverse.

Instead of helping the Christian schools, the Aquino government is persecuting them.

Right now, for instance, the Department of Education under Catholic priest Bro. Armin Luistro, is refusing to honor the special permit given by then Sec. Gloria to the Christian schools for them to operate, excluding them from its list of accredited schools.

What is more, the DepEd is refusing to recognize the graduates of these Christian schools.

Luistro should be reminded that there are laws in the Philippines, including the Constitution itself, that safeguard the teaching of religion to elementary and high school students.

COA: Butuan’s Polysports Complex builder had expired mayor’s permit

BUTUAN City -- J. D. Legaspi Construction won the bidding for the construction of the P252.939,664.26 Butuan City Polysports Complex in Barangay Tiniwisan with an expired Mayor’s Permit.

In their Technical Evaluation Report for the Construction of Butuan City Polysports Complex dated August 18, 2014, auditors from the Commission on Audit disclosed in a Summary of Findings and Observations that the Mayor’s Permit submitted by J. D.

Legaspi Construction had already expired on December 31, 2012, while the bid opening was conducted on January 16, 2013.

They said the attention of the Bids and Awards Committee should be invited to Section 30.1 of the Revised Implementing Rules and

Regulation of Republic Act 9184 which provides, to wit: “Sec. 30. Preliminary Examination of Bids.

30.1. The BAC shall open the first bid envelope (Technical Proposals) of eligible bidders in public to determine each bidder’s compliance with the documents required to be submitted for the first component of the bid, as prescribed in the IRR-A. For this purpose, the BAC shall check the submitted documents of each

Researchers at Ghent University in Belgium have succeeded in stabilizing folates in biofortified rice, which can offer a solution to serious health problems caused by folate deficiency in developing countries.

The human body is unable to make vitamin B9, better known as folate.

Adults need approximately 400 microgram of folates per day to remain healthy, a number which is increased to 600 microgram for pregnant women. Folates are abundant in green leafy vegetables (folium is Latin for leaf ), such as spinach and legumes (e.g. beans).

Most staple crops, such as rice and other cereals, contain very low amounts of this vitamin.

Inadequate folate intake can have severe effects on human health. In addition to certain forms of anemia, folate deficiency in pregnant women can result in an im-

paired development of the neural tube (the precursor of the spinal cord) of the embryo. These developmental problems often result in spina bifida: the so-called “cleft spine”.

Folate deficiency is also associated with Alzheimer disease, cardio-vascular diseases and the development of a range of cancers. Due to the marginal levels of folate in rice, consumed by about half the world population as the sole energy source, folate deficiency is highly prevalent in developing countries. Several studies show that in certain regions – for example, in China and India – the occurrence of neural tube defects is at least 10-fold higher than in Western countries.

In 2007, a research team from Ghent University, coordinated by Professor Dominique Van Der Straeten, reported the development of a first generation of rice

lines with 100-fold higher folate levels as compared to normal rice. This result was achieved through metabolic engineering, the modulation of the biosynthesis pathway of a plant compound. Their new study shows that about half of the folate content in these rice lines degrades after half a year.

Vitamins are unstable molecules that degrade easily upon contact with oxygen, light, humidity, increased temperatures and changes in acidity. For this reason, it is important to consume food products, such as vegetables and fruit, as fresh as possible.

A lot of vitamins get lost, not only during food processing and preparation, but also during storage.

Evidently, these problems occur in harvest products that are stored for a longer period, such as rice grains.

Greenpeace believes that a policy on EPR is urgently needed in the Philippines to tackle this “unprecedented tsunami of e-waste,” especially now that technology advances at a very fast rate, and electronic products are becoming obsolete and not useful in a few years. Such a policy addresses both waste and pollution problems and makes consumption both more economically and environmentally sustainable.

“We need a strong and united civil society to push for the passage of the EPR bill to protect the environment and its inhabitants from pollution brought about by the proliferation of e-waste,” said Abigail Aguilar, Toxics Campaigner of Greenpeace Philippines.

Last month, its 65 percent dark chocolate won silver in the 2015 International Chocolate Awards’ World Drinking Chocolate Competition in Hanover, Germany under the Dark Drinking Chocolate category, specifically drinks made with milk.

Charita Puentespina, owner of the Puentespina Farm where the Malagos Chocolates is made, is credited for having put the city on the “map of chocolates” in the world.

The Malagos Chocolates requires about 40 metric tons of cocoa beans a year, she said.

“We partner with the farmers who are willing to do quality fermentation, and follow the proper way of harvesting of cacao beans,” she said.

The firm is also exporting at a small quantity to London, Japan, Singapore, and the United States.

Puentespina envisions Malagos Chocolates as one of the leaders in the chocolate industry in five years “because we have very good quality beans.”

“We are working on the production from the side of the farmers to produce the required amount of the beans, so that we can be able to supply the export market. The interest now because of the awards, a lot of people are wiling to buy our product. Our product, the dark chocolate, is the chocolate that is good for the health,” he said.

She said the company trains the farmers on the best farming method so that cacao trees yield good cacao beans.

There are at least three partner cooperatives, each having around 100 farmers who sell beans to Malagos.

9 military personnel sustained injuries as chopper crash lands

A Philippine Air Force (PAF) UH-ID combat utility helicopter crash landed in Sarangani after encountering strong winds while on casualty-evacuation (CASEVAC) mission Saturday.

The mishap took place 9:40 a.m., Eastern Mindanao Command public affairs office chief Capt.

Alberto Caber said.

He added the UH-ID crash landed in Sitio Lamsalo, Barangay Upper Suyan, Malapatan, Sarangani.

Caber said the aircraft was on a CASEVAC mission in the area to help troopers of the 73rd Infantry Battalion when the UH-ID encounter strong winds while landing.

The nine military personnel aboard sustained slight injuries in the accident.

Caber said Eastern Mindanao Command head Lt. Gen. Aurelio Baladad has deployed additional helicopters from the 11th Tactical Operations Group to help in the CASEVAC mission and rescue of the crew members and passengers of the stricken aircraft. (PNA)

Honda Club Officers Workshop

Honda Philippines Inc. (HPI) recently held the Club Officers Workshop at the Honda Safety Driving Center in Taguig City. It was organized in cooperation with the Honda Owners Group Philippines and Honda Riders Club Philippines.

A total of 72 delegates from 28 Honda Clubs all over Metro Manila and nearby provinces attended. Seats were limited to 2 Officers from the Main Club

and 1 Officer from each chapter. The workshop topics included Motorcycle Organizations, Basics of Club Management, Key Components to Success, How to Manage Conflicts and Practical Rules in Club Management. In an open forum, specific issues experienced by clubs were discussed. The event was conducted by Nilo C. Fernandez, the founding President of Honda Riders Club Philippines.
