Rich in history, folsom’s future is golden True to its western heritage, Folsom has always been a renegade. Within the region, the city has always forged its own independent path and as a result, now stands out as one of the best places to live in California. Judging from its many accolades as one of the Best Places to Raise a Family to Most Comfortable, the goal has been met. History here is rich. Folsom has its roots in the California Gold Rush. But even before miners started swirling sand in gold pans, the native Nisenan lived in communities along the banks of the American River. During the Gold Rush, the diverse community included miners from all nationalities including the Chinese who helped build the first railroad in the west – the Sacramento Valley Railroad, and African Americans who carved their own community at Negro Bar. Folsom’s competitive “edge” and strength of will was honed in its history by a number of achievements beyond that first California railroad. It’s the home of the first powerhouse, the Historic Folsom Powerhouse, which generated the nation’s first long distance power to Sacramento. In addition, the state’s second prison, Historic Folsom Prison, was built in 1880. Unlike many gold communities, Folsom didn’t fade after the big rush for gold gradually disappeared. Instead, this thriving community embraced the future by adapting to whatever industry was the brightest star. Instead of the gold pan, the Natomas 8 - Folsom Relocation Guide 2017-2018 - folsom.partners
Mining Company used large gold dredges to churn through the rockpiles until the late 1970s. In the 1950s, the city built neighborhoods to house the thousands of workers at AerojetRocketdyne during the Apollo race to space. To their credit, city leaders have never sat on their laurels. When the dredgers ran out of land and the need for rocket engines slowed to a crawl, the city began building neighborhoods. But they also realized local employment was the key to avoid the “bedroom community” sprawl of the region. So in the early 1980s, city and chamber leaders decided the future was computers and attracted the attention of Intel who located one of its flagship facilities here. The rest, as they say, is history as the city has become an innovative center for technology and development. This quick-gloss of the city’s history shows a long tradition of overcoming challenges and creating an unparalleled quality of life for its residents. Folsom respects and honors its history with several museums and an interactive center where families and youths can experience the past. At the same time, the city is invested in the future – a necessity to guarantee the continued success of this community. With the development of 3,600 additional acres of the carefully master-planned community south of Highway 50 known as Folsom Ranch – the future is getting even brighter.

Economy is rock solid Folsom has a rock solid economy. With the “great economic slowdown” experienced nationwide in Folsom’s rear view mirror, the community is now accelerating and pushing its economy to new heights. Folsom has the lowest unemployment rate in the Sacramento region and ranks 14th lowest in California. Sectors leading the way include professional, scientific, technical services, finance and insurance as well as health care. Job growth exceeded population growth in Folsom from 2010 to 2015 with jobs growing 8.7 percent and the population increasing by 5.8 percent indicating a strong base economy. Large employers in Folsom include Intel, Toshiba, Micron, California Independent Systems Operator, and a host of others. There are 5,620 companies in Folsom. Within the Sacramento region, Folsom boasts the highest household median income – and also ranks 13th in the state. The Sacramento area is home to a labor force of more than 1 million, larger than the San Francisco region. None of this happens by accident. The city has a pro-business government geared

to streamlining approval processes for companies. The Greater Folsom Partnership’s economic development focus – ChooseFolsom – is a concierge service for companies looking to relocate, start-up or scale-up. With strong local leadership, the city’s economy continues to reach new heights. Folsom’s economy is currently driven by private sector companies both large and small with corporate headquarters here such as Safe Credit Union, Green Acres Nursery and Supply and Jimboy’s Tacos. This has created a diversified employment base beyond its history with correctional facilities at Historic Folsom Prison. In 2017, a 3,600-acre master planned addition to the city will begin to take shape offering new opportunities for business and commercial as well as adding population growth. With 30 percent of the area designated as open space, Folsom Ranch will include modern urban design with a walkable town center, bike trails, parks and preplanned transportation corridors. The area is expected to add 13,000 jobs which is in balance to the housing ratio. While living and working within a short bike ride may sound like a pipe dream to many, here in Folsom it is a reality.

Balanced living for young professionals Balanced living, as any young professional knows, is the sweet center of any community. A perfect balance includes professional growth, connectivity, a relaxed pace of life and ongoing outreach programs for the betterment of the community from planting trees to mentoring youth. But it also includes fun. There is life after work and you really can have it all in Folsom. With its vibrant arts scene at Folsom Lake College’s Harris Center, exploding interest in microbrews with the opening of new unique pubs, and studios embracing a popular indoor cycling fitness trend guaranteed to ramp up the heart, Folsom can offer young professionals what they are looking for in a community. The best part is you don’t have to jump in your car to get back to nature. Just walk outside your home or office and there will be a trail to take you on a bike ride to Lake Natoma or a jog along a stream. This bustling city has kept its nature and we encourage you to enjoy it too. Folsom’s Leading Young Professionals (FLYP) is a stand-out resource for networking as it is part of the Folsom Chamber of Commerce. This active group gets involved in the community by rolling up their sleeves and volunteering at various events and causes. It’s all about empowerment while encouraging growth and freedom for success. The group has the opportunity to gain valuable insight through programs featuring informal discussions with Folsom leaders who provide advice both on professional topics and sometimes an insider view of community concerns. In addition, the group manages the Lois B. Young Scholarship program which typically awards two scholarships a year – one to a community college student and one to a student attending a four year college. At the Folsom Chamber, FLYP members are encouraged to make a difference in their community and at the same time develop a career that’s engaging and challenging.

Whatever your lifestyle preference, you can find it here in Folsom. Rambling lots with room to garden? Walkable convenience to shopping parks and trails? Vintage homes steeped in history? All of this and more can be found here. The often-photographed town nestled in the rolling sierra foothills between two lakes and crisscrossed by a river and several creeks, is laid out as an assemblage of distinctive neighborhoods, each with its own time, period, identity and character. Folsom is a landscape of diverse neighborhoods with attractive homes and abundant amenities to meet any family’s wish list. In Willow Creek for example, you can buy woodsy homes on oak-studded acreage. In Empire Ranch you can live on a golf course. Around the historic area, the city’s original settlement dating back to the Gold Rush, you will find restored 150 year old Victorians and classic homes. At higher elevations, you have a commanding view of Folsom Lake and on a clear day, Mount Diablo nearly 100 miles to the west. In the southwest corner, the Broadstone community offers family neighborhoods with safe walkability to nearly everything 18 - Folsom Relocation Guide 2017-2018 - folsom.partners

they would want: shops, schools, a college, restaurants, medical offices, theaters, parks and trails. As a bonus, nearly every community is within a half-mile of a park. Home values have remained strong and stable and did so even through the recent slowdown. In fact, the median house price in Folsom is $449,000 which is an increase of 6 percent over the prior year. Zillow predicts they will rise 4 percent over the next year. With the Sacramento area having a median house price of $310,000, Folsom ranks near the top in the area with a reputation as both a quality, and by California standards, affordable place to live. There are attractive apartment and condominium projects with some overlooking preserved wetlands, as well as rental units and high-end developments for those 55 years and older which appeal to a variety of lifestyles. Much of Folsom’s success is due to being one of the few places where jobs and housing are balanced. With Intel, Micron, Toshiba, California Independent Systems Operator and other well-known companies located in Folsom, the ability to have your home within a few minutes of your office is not only possible, but nearly guaranteed.

Folsom Aquatic Center
It may be a buzz phrase heard frequently – “high quality of life” – but in Folsom the sky is literally the limit when it comes to fun opportunities. And frankly, it’s always sunny in Folsom. 26 - Folsom Relocation Guide 2017-2018 - folsom.partners
For many, the definition of “quality” in their lives is largely defined by what’s outside when they step out their front door. In Folsom, we’ve got outdoors activities covered. There’s ample opportunity to explore our oak
studded nature areas by hopping on a paved trail either by bike or foot. With more than 52 miles of trails, it’s a haven for runners, walkers and cyclists (and their four-legged fur children). The Johnny Cash Art Trail travels along the edge of Folsom State Prison and includes an overcrossing inspired by the architecture of the prison. Phase 2 of the project will include public art and a small amphitheater celebrating the life of Johnny Cash. Since many of the paved trails traverse the city and lead to a destination, you can hop on your bike finish that shopping list, sit on the patio of a coffee shop or simply leave your car in the garage and ride to work. If you’re feeling particularly ambitious and need to get to Sacramento, Folsom’s trails link with the American River Bike Trail which continued on 28

wanders 26 miles along the American River to downtown Sacramento. Being active in Folsom doesn’t just surround the trail system. The city has 47 parks totaling 261 acres. The outdoor facilities include tennis courts, soccer fields, softball and baseball fields, basketball courts, picnic areas, water features (remember, the sun always shines here!) and play yards. There are three large dog parks at Cummings Memorial Park in addition to a skateboard park and a dirt/mountain bike/bmx park for those who prefer hard-core wheeled activities. The Folsom Sports Complex is an indoor sports facility which offers volleyball, basketball, indoor soccer, batting cages, pickleball and a host of arts and craft classes as well as many youth programs. Seasonally, the city publishes its activity guide which is packed with classes, leagues and activities for all ages and athletic skill levels. Plus, the Folsom Senior Center offers classes and other interesting activities from fitness to art. The Folsom Aquatic Center has two pools – a competitive lap pool and a fun pool with water features such as slides and fountains. Plenty of water sports are offered as well as swimming lessons. Put on a safari hat and wander through the exhibits of the Folsom Zoo Sanctuary. Featuring mostly native species and a few former exotic pets, this unique zoo first established in 1963, offers personal stories on its inhabitants. The mission of the zoo is to “teach responsible behavior toward all animals.” This zoo is a truly special place to visit for families. Folsom is nearly surrounded by water. Folsom Lake, Lake Natoma and the American River all are located within the community’s 25 mile radius. The waterways can be easily viewed as three bridges carrying residents over the American River. The Folsom Lake Crossing travels next to massive Folsom Dam which has been under construction for the last ten years as new spillways for flood control have been added. Abundant water means water sports of all types can be found on our lakes. Folsom Lake State Park, the larger of the two lakes, is a prime location for water skiing, jet skiing, sailing and more. Tranquil Lake Natoma is known for paddling style of fun including SUPs, kayaking and rowing. The CSUS Aquatic Center, located on Lake Natoma, is home to competitive rowing and college championships. This quick summary is just to whet your appetite for Folsom adventure and outdoor fun.

Key to greatness is strategic planning
South of 50
Beginning 2017, 3,513 acres of rolling hills of pasture along Folsom’s southern border will be humming with construction equipment as infrastructure such as roads, water, sewer, fiber optics and power are installed for the creation of an exciting master-planned community. Designed with the help of the Folsom community, the area will feature amenities desired by new residents and families including 30 percent open space, 124 acres of parks with two large community active parks with sports fields, several new schools including a new high school and 30 miles of paved bike trails linking to the city’s existing 50 plus miles of scenic trails. And that’s just the tip of this innovative new Folsom community. The centerpiece of this development is walkability for its residents and a sense of community with a true town center. At its core, this area will have shopping areas as well as popular community assets such as an aquatic and community centers and a second civic complex which could house public safety and city government. Residents can park their cars and walk to both work and play. 36 - Folsom Relocation Guide 2017-2018 - folsom.partners
Approximately 10,200 housing units are planned in a variety of configurations from high-end large lot luxury homes to multifamily complexes. Each of the four primary landowners in the area, Easton Development Company, Westland Capital Partners, The New Home Company and Raintree, are developing their own innovative plans to meet the requirements outlined in the master plan for the area. As the area begins to develop, opportunities for new businesses and companies will be attractive as land has been designated adjoining Highway 50 for business Sunset at the Folsom Ranch parks and commercial centers. Simply put, there will be a demand for these goods and services and employees will not need to travel more than a few blocks to work or shop within this innovative urban designed community. For more information regarding plans for this area, visit www.folsomranch.com and https://nwhm.com/neighborhood/ russell-ranch.
