THE PALETTE The color palette layers soft blues and greens with warm neutrals to create a space that feels lighter, softer, and less masculine. The goal is a comfortable, collected home that feels appropriate for the entire family while maintaining a polished city feel. Durability will be built into the design without sacrificing the look or feel of the fabrics. We will incorporate performance fabrics that can stand up to younger children and everyday use while still looking and feeling like elevated indoor textiles, not traditional outdoor or performance fabrics. Comfortable upholstery, layered textures, and updated accents will keep the home inviting, refined, and easy to live in.

FLOOR PLAN FURNITURE LAYOUT This first-floor refresh focuses on thoughtful updates rather than a complete renovation. By replacing key furniture pieces, updating select finishes, and refining the layouts, we can improve comfort, function, and style while making the most of what already works. The result is a fresh, cohesive look that feels elevated, welcoming, and built for everyday use.

DINING AREA Shifting the dining table closer to the balcony creates better separation between the dining and living areas while opening up the main walkway between the kitchen, living room, and dining space. Replacing the three existing light fixtures with one statement fixture centered over the table will visually define the dining area and give it a stronger focal point. The new layout makes the entire open space feel less crowded and improves the flow between each area.

the

Kitchen Painting the existing cabinetry a soft, warm white will visually open up the kitchen and help it feel lighter and more connected to the surrounding spaces. We will lower the raised bar top to counter height, creating one continuous surface and allowing for counter-height stools. Updated cabinet hardware and new countertops will give the kitchen a cleaner, more current look. Continuing the countertop material onto the backsplash keeps the palette cohesive without introducing too many competing textures, while warm brass finishes and natural wood accents add contrast and warmth.

the

Dining Area We're keeping the existing booths and dining chairs while updating the tables to give the space a fresh new look. Replacing the tables with soft blush finishes introduces the Gamma Phi color palette in a subtle, sophisticated way. The result is a dining space that feels custom, elevated, and unlike any other chapter house, with a chic café-inspired atmosphere that still works beautifully for everyday use.

the

Master Bedroom The existing bed, wallpaper, and bench will remain, while a few key updates will improve the balance and function of the room. Replacing the console under the TV with a closed cabinet will provide additional storage and give that side of the room more visual weight. On her side of the bed, a desk will replace the nightstand, serving both functions while providing a dedicated place to work or take calls during the day. Updated bedding, a new ceiling fan, and lighter window treatments will help soften and brighten the space. We can keep the existing rug, select a new one, or have a rug custom cut to better fit the room’s unique shape and cover more of the flooring.
