The striking new structure, now available for rental, has already begun to enhance the skyline of the area, its contemporary lines and thoughtful landscaping a showcasing Heritage4’s vision. “This is a prime, quiet area and we are confident that the tenant will find these qualities attractive,” stated Heritage4, the company behind this project.

Stepping inside the expansive, high-ceilinged industrial warehouse, one is immediately struck by the meticulous attention to detail and practical design. The floor is a vast expanse of smooth, light-coloured concrete, offering both durability and a pristine appearance. The walls, constructed from light grey corrugated metal sheeting, rise majestically, complemented by an exposed framework of metal trusses and beams that underscore the building’s robust construction.

Natural light, a crucial element for any productive workspace, floods the interior through numerous rectangular skylights integrated into the corrugated metal roof.

These are intelligently supplemented by long fluorescent light fixtures, ensuring optimal illumination regardless of the external conditions. Towards the right side of the main space, a small, enclosed structure with crisp white walls discreetly houses two separate restrooms or changing rooms, offering convenience and privacy.

The structural integrity and aesthetic appeal continue throughout the building. The upper sections of the interior highlight the robust grey metal beams and trusses that form the skeleton of the structure, crisscrossing the ceiling to create an open, airy feel.

A unique feature is the elevated walkway or platform in the lower left foreground, adorned with a decorative railing showcasing a laser-cut, branch-like pattern in dark grey metal – a subtle yet elegant touch of modern design.

Adding to its attractiveness is the vibrant green landscaping and strategically placed trees, creating a serene and professional environment.

The building’s thoughtful design extends to its utility and accessibility. Large, closed metal roll-up doors, centrally located on the back wall, serve as primary access points for vehicles and goods, facilitating seamless logistical operations.

The walls in these areas ingeniously combine light green corrugated metal sheeting in the upper sections with lightcoloured brickwork in the lower, creating a visually appealing and durable facade.

The exterior of Stand 4566 Pomona is equally impressive. The building boasts a large, striking glass facade at its modern corner, framed by dark grey metal mullions.

This reflective glass brilliantly mirrors the bright blue sky, allowing the structure to harmoniously blend with its surroundings while exuding a contemporary industrial aesthetic.

Security has been paramount in the design of this facility. A modern, robust security fence, constructed from black welded mesh panels with a tight grid pattern, encircles the property. Multiple strands of electric fencing wires along the top, supported by dark insulators, provide an additional layer of protection.

This high-security perimeter is softened by neat rows of light grey concrete block planters, filled with lush, succulent-like plants, demonstrating that security and aesthetics can indeed coexist.

“We focused heavily on creating a space that not only meets the functional demands of modern industry but also provides a pleasant and secure working environment,” the statement added, emphasizing the comprehensive approach to the development. “From the seamless flow of natural light to the integrated security features, every aspect has been carefully considered.” The aim was to develop a property that truly stands out in the Zimbabwean market.

They believe that the warehouse’s thoughtful design, superior amenities, and strategic location, offers an exceptional opportunity for businesses seeking a prime industrial address. Heritage4’s inaugural project in

BROWN ENGINEERING COMPLETES NEW STEEL STRUCTURES FOR ZIMBABWE LEAF TOBACCO

In a significant boost to industrial infrastructure in Southerton, Brown Engineering has successfully completed the supply and installation of three crucial steel structures for Zimbabwe Leaf Tobacco (ZLT): a new Boiler House, a West 4/5 Loading Shed, and a Woodchipper Shed. This project underscores Brown Engineering’s expertise in delivering robust and purpose-built industrial solutions, vital for enhancing ZLT’s processing and logistical capabilities.

SCAN ME

The comprehensive steel structure project, undertaken for the Southerton-based Zimbabwe Leaf Tobacco, focused on three distinct yet interconnected facilities. Each structure was meticulously designed and constructed to serve a specific operational need, integrating seamlessly with ZLT’s existing expansive industrial complex.

The largest of these additions is the Boiler House, a substantial steel containment structure purpose-built for ZLT’s criticalboiler equipment. With impressive dimensions of 26 meters wide, 36 meters long, and towering 18.5 meters high, the Boiler House is a testament to the scale of modern industrial construction.

Its design prioritizes efficient operation and safety, incorporating architectural louvers for optimal ventilation – a crucial feature for the high-temperature environment of a boiler facility. This thoughtful design ensures adequate airflow, managing heat dispersion and contributing to operational efficiency and personnel safety. Components such as large exhaust stacks and associated ducting, often seen in such facilities, are effectively integrated, ensuring compliance and optimal performance.

Adjacent to this, the Woodchipper Shed measures 32.5 meters in length, 12 meters in width, and 8 meters in height. This structure is specifically designed to house and contain the woodchipper equipment.

Its enclosed nature serves the vital purpose of containing woodchips, preventing airborne dust and debris, and ensuring a cleaner, safer working environment. This enclosure is critical for material management and environmental control within ZLT’s processing chain, particularly given the large volumes of biomass handled.

Finally, the West 4/5 Loading Shed, spanning an impressive 90 meters in length and 16 meters in width, is a vital logistical hub.

Unlike the other two enclosed structures, West 4/5 was intentionally left open. This design choice facilitates safe and easy passage for trucks underneath the structure, streamlining the loading and unloading processes. Its primary function as a high-traffic loading area necessitated a robust, open design to accommodate continuous heavy vehicle movement and efficient material transfer.

The foundation for these imposing structures, encompassing comprehensive earthworks and concrete works, was skilfully managed by ZLT’s in-house engineering team, laying a solid groundwork for Brown Engineering’s steel installations. Brown Engineering then took charge of the intricate process of supplying and installing the structural steelwork.

A key aspect of the construction involved the meticulous selection of materials. The steel framework varied, employing both strong portal frames and intricate lattice trusses, chosen to provide the necessary structural integrity and support for each building’s unique requirements.

For enhanced durability and longevity, galvanized purlins were exclusively utilized throughout the project. The roofing and cladding materials comprised high-quality 0.58mm thick sandstone beige sheets. This specific thickness and material choice were paramount, offering superior durability against environmental elements and contributing to the aesthetic appeal of the industrial complex.Brown Engineering demonstrated efficiency in their installation methodology, notably employing a cherry picker for the cladding work. This advanced technique allowed for precise and safe

installation of the large cladding sheets at varying heights, reflecting a commitment to modern construction practices. While the overall project encompassed several structures, their installation was phased, adapting to the specific timelines and needs of ZLT’s ongoing operations.Regarding utilities, essential systems such as electrical reticulation, plumbing, and ventilation were seamlessly integrated into the steel framework.Brown Engineering ensured that these utilities were securely hanged and/or cable-tied to the steel structure, guaranteeing both functionality and structural integrity.

The strategic design elements, tailored to each building’s function, exemplify Brown Engineering’s capacity for specialized industrial construction. From the well-ventilated Boiler House to the contained Woodchipper Shed and the open, accessible West 4/5 Loading Shed, each structure is a testament to purposeful engineering. This project not only expands ZLT’s operational footprint but also enhances its capacity for efficient processing and logistical flow, solidifying Zimbabwe Leaf Tobacco’s position as a key player in the industry, supported by robust and reliable infrastructure from Brown Engineering.
