JMS Civils worked diligently on this 11-plot residential development on a brownfield site in Flood Zone 3, Staffordshire Our design incorporates a combination of SuDS features, including; permeable paving and detention basin- providing multiple benefits such as treatment of surface water and added amenity value to the community

We successfully managed the diversion of an existing combined sewer through the site, ensuring minimal disruption and improved functionality for the development.

This luxury mansion offers nearly 12,500 square feet (GEA) of accommodation, including five bedrooms, three swimming pools, a gym, sauna, and steam room

Designed and implemented a unique Groundwater Dynamics system to convey water via pressure differentials to suitable ground depths

Strategic design to fully utilize the 4,500 square feet of each property

JMS Civils team were nominated finalists in the Medium Residential Category at the ProCon awards for this design- the county’s largest and most respected property and construction industry awards

Project Overview

Lancaster House and York House are luxury properties located in Orton on the Hill Neither house had access to mains drainage or open watercourses within the vicinity of the site, so alternative means of drainage had to be sought

JMS Civils designed an innovative system from Groundwater Dynamics which conveys water by pressure differentials to suitable ground at depth This method was used to drain both the treated foul and surface water from the site The final build closely represents the original brief, without compromise and the contemporary look complements the character of the village.
