CHINA GRILL Aventura, FL The concept and design of this technoOriental restaurant inverts the American style of upmarket exclusivity. Rather than the traditional emphasis on an atmosphere of privacy and quiet, the restaurant was designed for high energy and voyeurism. Conceived as both a dining and entertainment destination, its emphasis is an atmosphere of theater: great food in a crowded atmosphere with abundant visual stimulation. Everything from the materials and forms to the technology and menu were designed with a sense of the provocative. The geometry of the raw space allows the kitchen to be sited as a feature; the chefs can be viewed on wall mounted monitors throughout as well as through a window framed by walls that appear to project through the floor.

ADOLFO DOMINGUEZ RETAIL STORE Miami Beach, FL Adolfo Dominguez opened its first United States retail location on South Beach, introducing the Spanish luxury fashion brand to a highly visible international market.

Stratus customized the store’s interior prototype to reflect the brand’s refined aesthetic while enhancing merchandise presentation. The design emphasizes tailored minimalism through a restrained material palette of stainless steel and glass display elements paired with deep‑toned wood furnishings and limestone flooring.

This neutral backdrop highlights the brand’s signature vivid colors, including lime green and mamey orange. Tall fitting rooms draped in white canvas, paired with elongated wood mirrors, reinforce vertical elegance. A carefully layered lighting strategy combining cove, accent, and pendant fixtures provides focused illumination while enhancing the overall shopping experience.

CINEBISTRO COBB THEATER (NOW CINEMEX) Doral, FL Stratus designed a prototype for a national upscale, mall‑sited movie theater concept redefining the cinema experience for adult audiences. Drawing inspiration from early Hollywood glamour and contemporary luxury, the project extends movie‑going into a sophisticated destination for dining, lounging, and entertainment. The design prioritized creating a refined alternative to conventional mall environments, offering a luxe, immersive atmosphere removed from noise and congestion. The concept integrates an elegant 48‑seat restaurant, bar, outdoor dining terrace, and five private‑style theaters with plush seating and gourmet service, each featuring a distinct color theme. Stratus custom‑designed all 20,360 square feet of interiors, establishing a highly recognizable brand identity later replicated in additional locations nationwide.

BAL HARBOUR SHOPS LIFESTYLE RETAIL RENOVATION & EXPANSION Bal Harbour, FL

Stratus is supporting the transformation of Bal Harbour Shops, originally opened in 1965 as the nation’s first exclusive, high-fashion open-air shopping center. The project delivers a major renovation and expansion, adding more than 325,000 SF of premium retail and over 1,000 new parking spaces. The Master Plan introduces a new anchor store, expanded public green space, and upgraded parking facilities to strengthen the overall guest experience.

Stratus’ planning and design efforts for this significant extension help ensure Bal Harbour Shops continues its legacy as one of the highest-performing shopping destinations in the United States.

BAYSIDE MARKETPLACE LIFESTYLE RETAIL & ENTERTAINMENT REDEVELOPMENT Brooklyn, NY

The Bayside Marketplace Renovation and Addition project includes the renovation of the existing 140,850 SF outdoor mall common areas; the renovation of the existing open-air, 1,200-space, two-level parking garage; the addition of two new levels of parking; and a new 17,500 SF retail liner addition that will comprise a series of tenant shell spaces that face Biscayne Boulevard. The mall renovation also includes new entertainment zones for children and adults, a large-scale signage element, a new paint scheme for the exterior of the buildings, piers, bulkheads and exposed structure, new flooring for the upper level, new staircases and railings, new restrooms, lighting, landscaping, and graphics and wayfinding signage.

PEMBROKE LAKES MALL Pembroke Pines, FL

Stratus provided architectural design, interior design, and contract administration services for a 1,000,000‑square‑foot regional retail mall completed in 1999.

Working with both the landlord and individual tenants, the team delivered interior improvements encompassing approximately 500,000 square feet of retail space. Located in the growing and affluent community of Pembroke Pines, the mall supports a mix of national anchor tenants and in‑line retailers. Stratus’ work focused on enhancing tenant environments, improving functionality, and supporting the long‑term performance and adaptability of this high‑volume, destination retail center.

PRADA AT THE COLONNADE Sunrise, FL

Stratus provided architectural design, interior design, and contract administration services for the Prada store at The Colonnade at Sawgrass Mills, completed in 2010. Conceived as an upscale, exclusive retail environment, the store enhances the character of one of Florida’s most visited shopping destinations. The Colonnade features a curated collection of luxury retailers and dining venues set within a pedestrian‑oriented setting with covered walkways, lush landscaping, and custom paver surfaces. Stratus’ design contributed a refined and highly detailed retail experience that aligns with Prada’s global brand identity. Building on this success, Stratus has continued its relationship with Prada, delivering additional stores in Orlando, Florida, and San Marcos, Texas.

PRADA PREMIUM OUTLETS Orlando, FL

Stratus provided architectural design, interior design, and contract administration services for the Prada store at Orlando Premium Outlets, completed in 2011.

Building on a successful prototype developed at Sawgrass Mills, the Orlando location introduced a refined, upscale retail experience tailored to one of the region’s most highly trafficked shopping destinations. The design showcases Prada’s collections through carefully integrated shelving, lighting, and interior detailing that reinforce the brand’s global identity while enhancing merchandise presentation. The store has become a notable upscale attraction for both residents and tourists visiting the outlet center. Stratus continues its relationship with Prada, supporting additional stores in Fort Lauderdale, Florida, and San Marcos, Texas.

ZENGA Sunrise, FL

Stratus provided comprehensive architectural and interior design services for Ermenegildo Zegna Group at Sawgrass Mills, completing a series of phased relocations in 2013 to support the brand’s expansion within the center’s upscale Colonnades wing. Over a two‑year period, Stratus served as architect, engineer, and owner’s representative, guiding multiple temporary and permanent store configurations through design, permitting, construction documentation, and contract administration. Each iteration adhered closely to Zegna’s Italy‑based corporate standards while responding to local zoning and code requirements. The final 3,500‑square‑foot boutique reflects the brand’s refined elegance through a restrained material palette of soft gray tones, natural woods, and stone finishes, providing an understated yet sophisticated setting for Zegna’s luxury apparel and accessories.

SAWGRASS MILLS COLONNADE MALL Sunrise, FL

Stratus has provided ongoing architectural and interior design services at Sawgrass Mills, one of Florida’s most visited destinations and the second most‑visited attraction in the state after Walt Disney World. Over more than two decades, Stratus has completed interior fit‑outs totaling over 1,000,000 square feet for both national retailers and the landlord within this 3,000,000‑square‑foot retail complex. The center is supported by surrounding hotels, residential uses, major entertainment venues, and a 23‑screen cinema, along with a diverse restaurant district known as the Oasis. More recently, Stratus has supported “The Colonnade,” a 100,000‑square‑foot open‑air luxury retail expansion featuring pedestrian‑oriented walkways and landscaped public spaces.

Stratus continues to serve many of The Colonnade’s world‑class retail tenants.

TEMPT LOUNGE MICCOSUKEE CASINO & RESORT Miami, FL

Stratus delivered architectural and interior design services for Tempt Lounge, a 2,396‑square‑foot entertainment venue developed for the Miccosukee Tribe of Indians of Florida and completed in 2023. Designed to immerse guests in a dynamic yet refined atmosphere, the lounge combines pulsating music, crystalline lighting, and richly layered materials. The interior features velvety fabrics, golden finishes, backlit onyx, and a latticed ceiling inspired by Miccosukee basket‑weaving traditions, providing both texture and acoustic depth. A shimmering central dance floor anchors the space, surrounded by intimate seating areas.

Behind the illuminated bar, a flexible stage and full‑length digital display support live entertainment, visual storytelling, and events, creating an engaging and memorable guest experience.

LA BRISA MICCOSUKEE CASINO & RESORT Miami, FL

Stratus delivered architectural and interior design services for La Brisa, a 4,800‑square‑foot restaurant and bar developed for the Miccosukee Tribe of Indians of Florida and completed in 2023.

Designed as an indoor and outdoor leisure destination, La Brisa reflects South Florida’s natural environment through a light, open palette accented with lush plantings, water elements, and sculptural cypress features.

The space includes a visible kitchen and an integrated indoor and outdoor bar that supports a vibrant Latin fusion dining experience. Cultural influence is expressed through decorative ornamentation and detailing inspired by Miccosukee traditions, including textured metallic screens and sequined lighting elements referencing traditional beadwork. Together, these elements create a dynamic yet relaxed setting that enhances the overall resort experience.

MIA – TERMINAL 2 – STARBUCKS Miami, FL

Stratus provided architectural, interior design, and construction coordination services for multiple food and beverage concepts at Miami International Airport in partnership with HMS Host. Completed in 2019, the 936‑square‑foot scope included the design and delivery of guest refreshment areas and kiosks within one of the nation’s busiest international airports. Key elements of the work included three Starbucks locations, pre‑security at Terminals D and J and airside at Gate B50, along with the Stella Artois kiosk, Concrete Beach kiosk, and Wynwood Warehouse bar and bites concept. Stratus coordinated subcontractor activities, managed on‑site construction progress, and ensured compliance with aviation authorities and all applicable local, state, and federal codes to support uninterrupted airport operations.

MIA – TERMINAL D AND SATELLITE E STARBUCKS Miami, FL

Stratus partnered with HMS Host to deliver the design, planning, and construction coordination for food and beverage concepts within Miami International Airport, completed in early 2019. The 1,035‑square‑foot scope included multiple high‑visibility refreshment areas and kiosks located in both pre‑security and airside zones. Project elements included Starbucks locations in Terminals D and J and at Gate B50, along with the Stella Artois kiosk, Concrete Beach kiosk, and Wynwood Warehouse bar and bites concept. Stratus coordinated subcontractor activities, managed on‑site construction, and ensured full compliance with aviation authority requirements and applicable local, county, state, and federal codes, delivering efficient execution within a highly active airport environment.

CUCCIOLO TERRAZZA NORTH HILLS NEIGHBORHOOD Raleigh, NC

Stratus provided mechanical, electrical, and plumbing (MEP) engineering services for Cucciolo Terrazza, an upscale yet casual Italian restaurant located in Raleigh’s prominent North Hills mixed‑use district.

The project involved the upfit of an existing 5,000‑square‑foot ground‑floor shell space within a multi‑story building, requiring careful coordination to support a refined dining experience anchored by a large marble bar. Stratus collaborated closely with the architect and interior designer to integrate lighting and HVAC systems that enhance the restaurant’s high‑end ambiance. A key challenge involved kitchen exhaust within the vertical building context, resolved through a thoughtfully engineered discharge strategy incorporating air filtration prior to exhaust. Construction was completed in 2021, with the restaurant opening later that year.

BLEACHERS SPORTS BAR Franklinton, NC

Stratus provided mechanical, electrical, and plumbing (MEP) engineering services for Bleachers Sports Bar, a two‑story sports bar and restaurant located in downtown Franklinton, North Carolina.

The project involved the adaptive reuse of an existing 6,500‑square‑foot building, requiring careful system integration to support high‑energy guest spaces, multiple large‑format displays, and a full‑service kitchen. The design supports a warm, inviting atmosphere on the ground floor anchored by a central bar, while the upper level introduces additional seating, a secondary bar, and an open balcony overlooking the downtown area. Stratus coordinated closely with the architect to deliver MEP systems that support comfort, performance, and operational efficiency.

Construction was completed in 2025, with the venue opening the same year.

GRIFFEN FARMS Lake Mary, FL

Griffin Farm at Midtown is a premium mixed‑use destination located in the highly desirable Lake Mary area of Central Florida. Situated on 27 acres, the development combines approximately 200,000 square feet of curated retail space with 500 luxury residential units and expansive landscaped open areas. The shopping center features a diverse mix of national retailers, destination dining, and entertainment venues, serving both local residents and visitors. Designed with a contemporary architectural character, the retail environment includes fashion, home, wellness, and personal service offerings within a pedestrian‑friendly setting.

Outdoor green spaces, walking trails, and gathering areas enhance the overall experience, creating a vibrant town‑center environment that blends convenience, lifestyle, and community engagement.

CELEBRATION POINTE MIXED-USE RETAIL CENTER Celebration, FL

Celebration Pointe is a reimagined mixed‑use destination designed to serve residents and visitors in the Town of Celebration. Selected by developer Unicorp National Development, Stratus provided design leadership through the creation of a cohesive architectural pattern book that established the project’s visual identity. The design draws inspiration from mid‑century modern principles, emphasizing optimism, innovation, and a sense of fun. The pattern book guided the development of the project’s buildings and public spaces, resulting in a vibrant, walkable environment that supports shopping, dining, and community gathering while delivering a distinctive and recognizable architectural character.

JOHNNIE-O’S Various Locations

Stratus is actively supporting Johnnie-O’s retail expansion, with seven locations designed since July 2024. These projects are coordinated through HammerHead Design & Build, the general contractor leading the rollout. To date, Stratus has provided mechanical, electrical, and plumbing (MEP) design services for stores in North Carolina, Virginia, Florida, Connecticut, Maryland, and Alabama. Each location is typically around 2,000 square feet, with an average design turnaround of four weeks.

While HammerHead typically engages architects to support each site, Stratus is in discussions to provide turnkey services, streamlining delivery for future projects. The process mirrors our work with other national retail clients: HammerHead provides site information, prototype standards, and corporate guidelines, and we adapt these requirements to each site’s conditions and Authority Having Jurisdiction (AHJ) standards. Throughout the design process, we maintain close coordination with HammerHead and project partners to ensure each location is delivered efficiently and consistently.

O‑TOWN WEST LIFESTYLE RETAIL & MIXED‑USE DEVELOPMENT Orlando, FL

O‑Town West is a $1B+ lifestyle retail and mixed‑use destination designed to create an immersive, entertainment‑driven experience. The development features a retail boardwalk with shops, restaurants, and entertainment venues set within a lush outdoor environment overlooking a choreographed $4 million dancing water feature with integrated video mapping and day‑to‑night programming. More than 150,000 square feet of retail is organized within a two‑story entertainment‑style center, supported by additional retail pads for quick‑service and standalone tenants.

O‑Town Village connects the broader development, introducing grocery, dining, residential, and community amenities including jogging trails and a dog park, creating a walkable, destination‑oriented environment that blends retail, entertainment, and lifestyle uses.

MIDTOWN MIAMI LIFESTYLE RETAIL & ENTERTAINMENT BLOCK Miami, FL

The northeast portion of the Midtown Miami development site, known as the Entertainment Block, is planned as an intensely commercial zone created for use by the entire neighborhood and will provide continuous pedestrian activity within, and along, its northern edge which abuts the Miami Design District. It includes two office/showroom buildings with ground floor retail, dining, and shopping that are separated by a one-acre park, as well as a condominium hotel with abundant corner uses and a community theater which will offer cultural activities. The western edge of the development is residential over big box and regional retail. The requirements for the residential buildings include serviceoriented ground floor retail and internal parking hidden from the street to further enhance the pedestrian-friendly plan.

DUMBO HEIGHTS MIXED-USE DEVELOPMENT Brooklyn, NY

At the foot of the Brooklyn Bridge in DUMBO, Stratus supported the transformation of approximately 80,000 SF of former warehouse and industrial buildings into vibrant retail and commercial office space as part of a 24/7 high-tech campus environment. The placemaking approach addressed both building character and the public realm, reshaping the street experience to meet evolving tenant and community needs. A dynamic street network was introduced featuring expansive public plazas, balconies, and integrated exterior lighting and signage that enhance transparency at retail and lobby levels. The material palette of glass, industrial metals, and stone respects the context of the surrounding landmark bridges. Operable hangar doors activate entire façades and connect interior spaces to widened sidewalks with outdoor furnishings, creating a new urban gathering destination.

BLVD AT LENOX Miami Beach, FL

BLVD at Lenox is located at the gateway to Miami Beach in one of the most traveled commercial areas. This 5-story development features a contemporary design over 82,000 square feet of retail space and 224 parking spaces. Additionally, it is one of the largest LEED® certified buildings on Miami Beach. The facade of the building includes an architectural concrete feature wall, as well as other cladding materials.

500 BLOCK OF COLLINS RETAIL & PARKING GARAGE Miami Beach, FL

The 500 Block is an ensemble of one- and two-floor townhouse-style retail boutiques with a three-level parking garage. It is built on one of the most visible commercial sites in the historic Art Deco District, a neighborhood of modestly scaled apartments and hotels. The townhouse typology relates to the residential origins as well as to the scale and architectural patterns of this part of the city.
